We met up with our good friend, Alex Koch de Gooreynd, to talk about the local market - and what makes Mapro Knight Frank the perfect partnership.

Can you tell us what inspired Knight Frank’s partnership with Mapro?
It’s a market Knight Frank really wanted to move intobut we had to find the right partner to work with.
Mapro has local knowledge and insight, but we also share the same values, and that’s very important to us. Their history here speaks for itself, but more than that they believe real estate is about people and building trust, so it’s the perfect fit for both of us. We are very proud to be working alongside them here in the Algarve - and have received a warm welcome!

It’s a very welcoming place... Exactly, but it also offers great luxury, there’s pristine golf courses, so many different restaurants - all of amazing quality.
The natural landscape, the golf, the dining… it’s so impressive. There’s a genuine sense of community, everyone speaks English, everyone is welcome, it’s a safe, relaxed place to spend time amongst friends and family.
It’s accessible from all over the world, even direct from the US now, and this means that you can use property here to work from, they’re not just being used as a secondary home anymore.
The Algarve is a unique place, I think it’s really about a better quality of life, there’s a community here from all around the world, and clients come here to find that.
What brings ultra-high wealth clients to Quinta do Lago and Vale do Lobo?
Ultra-high wealth can live anywhere, and after covid, people were looking at the way they lived their lives, they started to feel they could spend more time somewhere like Quinta do Lago or Vale do Lobo. They could work from here remotely or even commute to London or wherever they want - society was changing its priorities.
This has changed the market in recent years? Well, there’s been a real change in the expectations of our clients in terms of lifestyle, traditionally we’ve always seen people coming to the Algarve looking for a holiday home, somewhere they only use for a few months of the year. Most of the time they’re renting it out, so what they are looking for is not a primary home at all.
But, since the pandemic, there’s been a real shift in the work-life balance, and we’ve seen that reflected in the way they want to live their lives, and how they use their homes in the Algarve. This has meant that resorts like Quinta do Lago or Vale do Lobo have become much more of a year-round destination, with massive improvements in the infrastructure here, the quality of schools, the quality of healthcare, giving people the confidence to spend far more time here.
More and more we see people looking for a primary, or at least co-primary home, where they can easily work from while enjoying a better quality of life. That demand has really driven the prime and super-prime market.
Can you explain the difference between the prime markets?
Prime describes properties above one million, superprime above 10 million, and ultra-prime above 25 million. It’s remarkable to think that the Portugal market has grown so much to now be considered not only in the super-prime category, but even in the ultraprime.
Recently, we’ve seen transactions in the 25 million range here, and even outside the Algarve, in Cascais for example, we’ve seen regular transactions coming in above 10 million, so we’re seeing a huge demand for these kinds of properties throughout the country.

Part of that is down to the quality of construction here, there is a really high standard of finish, and in an established destination like Quinta you can find turnkey products ready and waiting - you can just turn up with your suitcase!
These are the sort of factors that have always driven these prime markets in other destinations, and now we are seeing them really change the property landscape in Portugal.

DEFINING AN ICONIC STYLE
Melissa offers a unique insight into the history of Quinta do Lago and talks us through her personal approach to interior design.

Designing the most beautiful homes in the Algarve for over 15 years, Melissa Jane runs a full service interior design company, working on projects ranging from refurbishment, through full building renovations, to large scale new villas.
She has also been holidaying, living, and working in Quinta do Lago since its very beginning and so has a unique perspective on how the Quinta style has grown and evolved over the years. We met her at her showroom in Quinta Shopping to talk about the history of the resort and her role in defining its unique sense of style.
Thanks for showing us around the showroom Melissa! You’re from the UK originally, when did you first come to the Algarve?
I first came here many years ago, in 1985, my husband at the time worked with André Jordan, and was involved at the very beginning in the creation of Quinta. He had a helicopter business, we used to fly down from Cascais - I suppose that was the start of something here!
At the time they were just starting Lakeside, I think the Four Seasons club was there, and Gigi’s of course. It was a very different place back then, but even then it was a place of some memorable days.
Quinta must have changed a lot since then? In the last 8 years or so it’s completely changed as it’s become a year round destination. We used to spend 6 months here and then 6 months abroad, and I dreaded the winter months because there was no one here. But now there’s a great sense of community the whole year round.
The financial advantages, year-round events, new facilities, you can really see the effects. There are so many people that come here now, it’s become a lively place to visit throughout the year and the whole place has a different vibe from 15 years ago.

How did you get started in interior design? Well I started doing it in England - and it used to drive me crazy! But we noticed a gap in the market here to renovate properties turnkey, for clients who wanted to just show up and unpack.
So we started our own development company, buying properties and renovating them, and luckily we just got out of it before the financial crash. Then as we neared the end of the recession, in 2014, we decided the time was right to open a tiny shop in Bougainvillea Plaza - but I never thought it would take off like it did!
One year later we had the shop in Quinta Shopping, people saw the houses that we’d done for ourselves and since then it’s been renovating homes for other people instead!
It grew organically, it was never planned, our portfolio was the work we had done before the crash and that showed the quality of our work - and as people started to buy here again there was a huge surge of business.

You have the shop in Quinta Shopping as a showroom?
Yes, we don’t sell from the showroom, it’s just to give clients a space they can really explore, so they can get a sense of our style, and it helps build trust in what we can deliver.
We redo the shop twice a year to reflect the current trends and styles, and we also have another office with all our samples and textiles for clients to go over all the details. It separates the two experiences, the overall style and then the fine details.
How would you describe your style?
Trends change, twice a year we go to a huge trade show in Paris, that keeps me ahead of current colours, trends, and fashions.
But I still have to like these trends myself. I think if you look through our portfolio, you can see that the interiors feel harmonious, that they flow through the home. I mean some clients want bold statements, but I tend to lean towards a more timeless style. Blending and flowing - but still with room for bold touches.
What is trending right now?
It’s funny because when we first opened everything was stainless steel, glass tops… 5 years ago it all swung towards brushed steel, wood, and more tactile elements. It’s like a cycle, that’s why people renovate every 5-10 years. It’s funny, because of this, we’re getting some of our original clients coming back now!
You get a lot of repeat clients?
Yes, we do. Most of our clients are Irish, English, some Americans, and, increasingly, Central Europeans, but it’s interesting, wherever they’re from, most clients want that Algarve style, it has to fit the lifestyle here, its minimalist, people want it open, uncluttered, outdoorsy - different to what they have back home.
We work closely with our clients, we love when they have a clear idea of what they want. We can do everything for them from here, from project management to interiors. We have built a network, a great team and long-term relationships with local tradesmen and suppliers.
Do you ever miss the UK?
Well I’d never move back! Waking up to blue skies is too great a feeling. It’s understated here, in Quinta no one dresses up, everyone is relaxed, everyone's the same - it’s only the cars that give it away!
AN ICONIC MASTERPIECE
One of the most iconic marvels in Quinta do Lago, join us as we take a tour of the unique Blackbird guided by its award-winning architect David O’Shea.
A true passion project, for this exclusive interview we are delighted to be able to share with you his insights into the creative process of this one-of-a-kind project - and what inspires his architecture, design, and philosophy.
Thank you for joining us to talk about this extraordinary property, can you tell us where you found the inspiration for such a striking design? We were heavily influenced by the brutalist period, which I have always been fascinated with, but wanted to tone down some of its more extreme elements. We introduced more tactile colours, textures, and materials to try and achieve a harmony of luxury and design. We aspired to honesty, uniqueness, homeliness, functionality and attention to detail.
It was a long process, taking between 5 and 6 years to complete, but I think the end result is a product of all that time invested. So even though it has been challenging at times, you have to go that extra mile to create something extraordinary!

What was the biggest challenge you faced during the project?
The concrete was by far the biggest challenge. The problem with concrete is that it’s very unforgiving, there’s no veneer, no covering, nothing to hide how it looks after it’s set. This meant we needed to make sure that we got it right the first time, because we wouldn’t get a second try! We went through endless sample pours to get that perfect, tactile finish that we needed.
The other challenge was that concrete is poured into a shuttering, like a mold, so we had no way to see what it would look like until after it was set despite the endless testing. You just have to hope that it’s ok, so it was kind of a dark art in creating the structure itself. We kept thinking, “Why did we do it like this?” But we did - and it’s amazing to sit back and see this weird and wonderful creation that we came up with.
It paid off in the end!
It still feels unique! Every time I come here, I get that bounding giddiness inside. When you walk into Blackbird, it makes you stop and take it in. I see so many projects that don’t have that, you just go from room to room, with no impact or feeling, it’s just flat. It’s the emotions we inspire that can make architecture so interesting.
You incorporated some interesting architectural features and finishings at Blackbird…
We wanted, above all, for this to be a comfortable, liveable home, not just an architectural exercise. The walls were built trombe style, harnessing heat, absorbing it during the day to keep it cool, then emitting it as a warm glow at night. We designed the building to surround a central courtyard, creating natural cross-ventilation, so it’s not relying solely on air conditioning. Even the way we used light and shade, we wanted a natural, welcoming environment.
And how did you source the materials and finishings?
All the timber and joinery is local, we used local materials wherever we could. The floor flows from the inside to the outside areas to inspire that sense of barefoot luxury. It all has a tactile, textural feel, we even sourced retro furniture at markets to give it that understated, lived-in feel.
The planting also has a mature look, helping to break down the barriers between the inside and the outside. We intended that when you’re indoors, you feel like you’re outside. There’s a lot of planting indoors to give it that feeling of a wild, living environment.

Why did you choose to build this project in Quinta do Lago?
There’s tremendous freedom here, in terms of design and architecture, we felt we weren’t constrained by a specific aesthetic, which was really liberating. The market itself here has grown steadily, remaining strong even through covid.
From a lifestyle perspective, it’s a safe, welcoming place, with a great community. There’s families here, people can work remotely from here, and that’s increasing more and more since the pandemic. We can talk about the golf courses, the restaurants, the endless beaches, but the investment Quinta has made in facilities like the Campus have really made it a world class destination.
It’s not just a place for tourists, it’s a place to live now. The sun, the weather, the light… it all has a tremendous impact on your wellbeing - and that’s something that we can never take for granted.

MARKET REPORT
In 2023, the Portuguese housing market displayed resilience, maintaining a growth trajectory despite a deceleration in demand towards the year's end. The Housing Price Index (HPI) surged by 8.2%, although this growth rate was 4.4 percentage points (pp) lower than the preceding year. Notably, existing dwellings experienced a more robust increase of 8.7%, outpacing the growth rate of new dwellings, which settled at 6.6%.
As the year drew to a close, the final quarter of 2023 witnessed a year-on-year HPI growth rate of 7.8%, marking a modest uptick of 0.2 pp from the previous quarter. Despite this positive momentum, the total number of dwellings sold last year amounted to 136,499, translating to a transaction value of 28 billion euros. These figures denote significant declines of 18.7% in volume and 11.9% in value compared to the year before, indicating a nuanced market landscape.
This trend of distinct adjustments is observable across most of the Portuguese territory, with property prices exhibiting an upward trajectory across 17 districts. Particularly noteworthy is Viana do Castelo, which led the surge. The Faro district, secured fifth position ahead of major urban centers like Lisbon and Porto. This distribution underscores the broad-based nature of the market dynamics, revealing pockets of heightened activity and growth beyond the traditional metropolitan hubs.

Despite successive interest rate hikes in 2023, the luxury residential market remains strong. Let’s take a closer look using Knight-Franks’ Prime International Residential Index, which tracks the performance of 100 city, sun, and ski locations globally.

At the start of 2023, economists were fearing the worst, stock markets were headed for more trouble, inflation was veering out of control and the pandemicfuelled property boom was set to end as borrowing costs hit 15-year highs in some markets.

But The Prime International Residential Index (PIRI 100) revealed that, surprisingly, of the 100 markets tracked, 80 recorded flat or positive annual price growth.
Sun locations continued to outperform, up 4.7% on average with ski resorts close behind (3.3%) and cities on 2.7%. Iberia proved a hotspot, occupying five of the top 20 rankings with the Algarve and Ibiza (both 12%) showing the most growth.

The global research team at Knight Frank share their insights on the key risks and opportunities facing their prime markets:
Ultra-high-networth individuals calling Portugal home is set to increase by 25% over the next five years, above that of Germany and the UK:
Enquiries and sales volumes are likely to pick up in the first half of 2024, with early indications brighter than they were this time last year. Inflation in the Eurozone has dipped below 3% and, in the UK, it is currently 4%. Market conditions are better now than they were a year ago. Inflation in the Eurozone, at least, appears to be under control and financial markets are pricing in three or four rate cuts in the second half of the year.
Market conditions have improved significantly compared to last year, largely due to the control over inflation in the Eurozone. This has provided a more stable economic environment, relieving consumers and businesses and fostering greater confidence in economic prospects.
Financial markets have responded optimistically, with expectations of interest rate cuts by central banks in the latter half of the year. Lower interest rates are supportive of economic growth, as they reduce borrowing costs for consumers and businesses, potentially increasing spending and investment.
Market fundamentals remain strong, particularly in labour markets with low unemployment and steady job creation, which supports consumer spending. Additionally, the limited supply of housing helps maintain price levels, contributing to market stability even amidst potential economic challenges. Overall, controlled inflation, anticipated interest rate cuts, strong labour markets, and limited housing supply create a favourable market environment.
Market fundamentals remain firm, labour markets are solid, forced sellers are largely absent and limited stock, both existing and new-build, is cushioning prices.
That said, the geopolitical outlook remains precarious and conflict escalation could lead to a rebound in energy prices and inflation. This does, however, also mean that there is a window of opportunity for both buyers and sellers to come to us with their needs.
WHAT DOES IT MEAN FOR THE ALGARVE?
The recent performance data indicates a notable trend in travel and tourism sectors, with sun destinations leading the way. Locations renowned for their sunny climates have seen an impressive average growth of 4.7%. This category encompasses popular beach destinations, island getaways, and tropical retreats, attracting tourists seeking warmth and relaxation.
The Iberian Peninsula, comprising Spain and Portugal, emerged as a particularly dynamic region within the tourism sector. Five of its destinations ranked among the top 20 for growth, highlighting its increasing popularity. Specifically, the Algarve in Portugal and the island of Ibiza in Spain saw remarkable growth rates of 12%. These areas are benefiting from their scenic beauty, favourable climates, and well-developed tourist infrastructures, making them highly attractive to international travellers.
The Central Algarve region remains at the forefront of Portugal's luxury property market, offering an unparalleled quality of life at a fraction of the cost compared to other European coastal areas. Quinta do Lago stands out as one of Europe's most enchanting and exclusive resorts, boasting some of the most stunning villas in the Algarve. It continues to be a premier destination for thriving investments. Many resorts in the Algarve, including Vale do Lobo and Vilamoura, are embracing eco-friendly practices in preservation and sustainability. Meanwhile, newer developments like Ombria and Verdelago have already integrated these essential principles into their infrastructures
Global anticipated changes may prompt a flow of wealth towards markets favoured by Ultra High Net Worth Individuals (UHNWIs), particularly those providing privacy, security, favourable tax environments, appealing lifestyles, quality healthcare, convenient accessibility, excellent international schooling options and easy international accessibility.
The significance of how we chose our cover, starkly illustrates a pivotal change in the narrative of private client investment. The transition to higher interest rates in 2023 marked a significant departure from the trend of consistently decreasing debt costs that had defined the previous two decades. Although rates are expected to be reduced throughout 2024, they will still be notably higher than the recent ultra-low levels. Coupled with a global surge in elections, an increasingly complex geopolitical landscape, and a convergence of disruptive forces in real estate, the old playbook is no longer relevant. For investors, it's time to embrace the next chapter."
NON-HABITUAL RESIDENT (NHR) 2024

Individuals with NHR status will not be affected and will continue to enjoy the benefits under the scheme until the 10-year period ends. These individuals should take advantage of the unique opportunity and tax plan for their future, especially for life after NHR where tax rates can reach 48% (plus 2.5%/5% solidarity tax). Even if Portugal is not a permanent move, there are opportunities to wash out capital gains or draw lump sums at potentially lower rates than other countries.
/ TRANSITIONAL NHR RULES
NHR is still open to individuals who qualify under the transitional rules and applications are open until the end of 2024. The criteria are:
1. On 31ST December you meet the conditions to qualify as a Portuguese tax resident, or
2. You become Portuguese resident by 31ST December 2024 and have either:
Work contract or agreement dated prior to 31st December 2023, the duties under which are carried out in Portugal.
Property lease signed prior to 10th October 2023.
Promissory contract for Portuguese property signed before 10th October 2023.
Enrolment of a dependant in education in Portugal by to 10th October 2023.
Residence visa or permit valid up until 31st December 2023.
Initiation of the process for visa or residence before 31st December 2023.
If you are eligible but are not sure whether to push forward with the application, the benefits are very attractive. The main benefits being:
0% tax on certain types of foreign source income and capital gains.
10% tax on foreign pension income.
Lower rates of employment and self employment tax on “high value activities”.
/ NHR 2.0 - THE NEW REGIME
Although qualifying for the new tax regime is more difficult than the old NHR, the major benefit is that for 10 years there is 0% tax on all foreign source income and gains. The only exceptions to this are income from backlisted jurisdictions and pension income.
The new regime is open from 1ST January 2024 and the main qualifying criteria are:

If you cannot qualify for either of the two tax schemes, Portugal can still be a financially attractive place to live – there is no wealth tax, inheritance tax or tax on transfer of capital into or out of the country. Standard rates of income and capital gains tax can be comparable or better than the UK, depending on each person’s situation. It is also possible to establish investment and pension structures as a Portuguese tax resident to benefit from lower rates of tax.

Thank you for joining us today Judy, can you tell us about how the Algarve inspires your work?
We’re surrounded by nature here, from the Ria Formosa Natural Park and the local pine forests of Quinta do Lago to the beaches and the ocean, we find a real connection to nature and the outdoors. Landscaping often reflects this, it’s just part of life here.
The Algarve has a unique charm that we try to incorporate into our outdoor living spaces. We try to use local materials, colours, and design motifs, to create something authentic. Portuguese tiles, or azulejos, textile accents and locally crafted pottery, we try to truly encapsulate the essence of the region.

How do you think landscaping adds to the lifestyle at Quinta?
The outdoors is such an important part of day-to-day life here, so we try to bring the buildings into their surroundings. The design of the outdoor areas, the planting and the materials we use need to create a comfortable and relaxing environment which invites you to enjoy the perfect climate we have!
What are some of the challenges working in the Algarve and its climate?
We are local, so we are used to designing spaces appropriate to the hot climate and we rely a lot on our experience working here. We always need to think about creating functional, as well as beautiful spaces, we need to think about how shaded areas, planting, and seating should reflect this. These are places to live - not just admire.
Sometimes the key lies in selecting the right outdoor furniture and thinking in terms of comfort and convenience. We tend to recommend the use of natural materials like ceramic and teak, or durable,
powder-coated aluminium instead of heavy wrought iron.
How do you help the client find the right inspiration for an outdoor space?
I believe our surroundings should inspire us. For properties along the Algarve coast, embracing a nautical theme can celebrate the proximity to the sea. We can incorporate maritime colours, and go for textures that evoke the beach…
For us, it’s about helping our clients realise how important their outdoor spaces will be for them. Many clients leave the decision about outdoor furnishings to the end of their renovation or decorating process. But this is where you’ll spend most of your time in an Algarve property!
We help outdoor living seamlessly merge with your interior, so why not start to think about the exterior when first choosing your colour palette and designing mood boards?
How has your work changed as clients have become more aware of sustainability and ecofriendly practices?
That’s really important to us. We’ve always embraced sustainable practices when designing outdoor spaces. We like to choose native plants that thrive in the Algarve’s climate, reducing water consumption and maintenance needs. We also like to incorporate recycled materials and implement water-conserving irrigation systems - in order to minimise the ecological footprint of our projects.
Recent changes have been really positive, a lot of high-end brands have become more conscious of their ecological footprint and material choices too. This means our clients have more options for durable, quality, and beautiful outdoor pieces to incorporate into their gardens.
We want to create outdoor areas that feel modern and elegant - but, and importantly for us, also organic and authentic. Because of this, sustainability is a key factor in what we do. So that this amazing place we live in will stay as beautiful tomorrow as it is today!

Sandra, congratulations on 20 years of success with Mapro | Knight Frank! You must have seen real changes during your time here?
Thank you! Yes, it has changed a lot, I’ve seen Quinta do Lago really grow, today I think it’s setting the highest standards in the Algarve, and in Europe. And that’s something that has developed for over 50 years now. In this time it’s changed a great deal, but its roots remain the same.
I think that’s like how our team has grown, we’ve become a reference point for the luxury market here, so it’s a way of life that we understand, but we’ve stayed true to ourselves too. I think selling properties is more than just showing up, using the right words and telling the client “everything’s great, everything’s wonderful.” Especially in today’s market, I believe it’s about honesty and empathy.
I remember we used to fax all our offers! Now it’s all done digitally. Even clients, instead of driving around neighbourhoods, they’re a lot more informed because of the internet. Real estate websites and mobile capabilities have changed the entire process - more than 95 % of buyers start their search online.
What’s your favourite thing about working in real estate?
I came into the industry having grown up on building sites with my dad, so that experience, along with the discipline, dedication, and passion that I bring to my work made it a perfect fit. I love what I do, no two days are ever the same!
My clients are great and frankly, my fellow agents and the collaborators, property managers, lawyers, and service providers that I deal with on a daily basis are among the finest, most generous people that I have ever met. I am 21 years into this game, and the learning never stops!

So what are today’s buyers looking for?
Well, today’s first time holiday home buyers are very different to those from years gone by. There are more clients looking to move here on a more permanent basis, Quinta in particular has become far more than just a tourist location, people want to live and work from here too.
This means that buyers are prioritising lifestyle and community more and more, holiday home buyers want their homes away from home to be close to amenities, they want to have access to the activities that they enjoy.
Buyers looking for something more permanent want homes that fit their lifestyle, open concept, indoor and outdoor living - and flexible spaces that can easily be converted into an office. A lot more people want to be able to work remotely.

People still come here for the weather, I always say that because we have 300 days of sun in the Algarve, we have a unique privilege. To be able to live with clear skies and bright sunshine every single day isn’t a luxury you find everywhere in the world.

Austa is passionate about the small, independent projects and producers of the Atlantic and Andalusian coasts; quality-driven minds who provide them with seasonal ingredients and stories that represent a better future for food, both in the Algarve and beyond.
The menu at Austa shifts and evolves with the seasons. Their vegetable garden - planted and freshly picked by the team before service - inspires the kitchen to create culinary stories of their surroundings, experiences and memories. We met with Austa’s owner Emma Campus to find out more.
Can you tell us what first brought you to the Algarve?
We moved to Portugal from London in 2019 having spent the last 10 years working in the luxury fashion and fintech sectors. Scratching a mutual itch to seek a different way of living, we set out on a new adventure, backpacking around the world, to travel and learn from different cultures and viewpoints.
When the pandemic hit in early 2020, we had to make the decision to put our travels on hold, and so came to Portugal to be with family. What we thought would be a 3 week pause became 3 years, a restaurant, and a ruin up in São Bras that we are renovating into a small hotel!
Where did the concept for Austa come from?
With the travel bug still burning, and the savings we had for our trip still sitting untouched, we decided to start getting to know our newly found surroundings by traveling through Portugal led by our shared passions - culinary culture and creative communities. The slower pace here meant we were able to spend precious time with the people we met along the way; the producers, winemakers, artisans and craftspeople who were doing things differently.
This got us thinking about what we wanted to do next and when an opportunity presented itself within a family business endeavour, we decided to bring our shared passions and learnings from our travels together under one roof. A place that could bring our findings together and act as a physical and metaphorical gateway for others to discover more about the cultural tapestry of Portugal. We had no experience in hospitality before, but we have experience in marketing and brand building, so we set to work surrounding ourselves with people that could help us with the rest!

How would you describe the Austa food concept? Our farm-to-table menu evolves with the seasons and is centred around storytelling, beginning always with the provenance of the crops on the plate which are sourced with the best intentions. We put the producer first and focus on minimum mileage, bringing Algarvian ingredients from small, independent suppliers and quality-driven minds in our region, together with those from across Portugal, the islands and nearby Andalusia.
Dishes are led by founding head chef David Barata (ex. 1* Michelin restaurants Eleven and Feitoria in Lisbon, 1* Michelin Bon Bon in the Algarve, Maemo in Norway, and Ceia in Lisbon) and the kitchen at Austa presents truthful and grounding dishes with simple and authentic flavours that represent the provenance of their ingredients.
While his background is predominantly in fine dining environments, we all wanted to create a more relaxed experience and casual setting for food that guests could come back to eat two or three times a week, ordering and sharing as many, or as little, plates as they wish with a glass of wine or a cocktail made with ingredients from the garden.
During the day we operate as a café, and in the evening we switch to a full restaurant concept.
How important is it to you to work with local producers?
The process of sourcing our carefully selected producers at Austa has been a collaborative effort between us and our chef David Barata. Each ingredient is thought out in detail and always carries a reason for its presence on our plates. We don’t gatekeep them either and feel it’s important to share them with our community. It works both ways too as we have many clients who have also directed us to interesting projects. A conversation and a sharing of knowledge is created which is really important and super nice for us as really it’s about the bigger picture of more and more people supporting a better way of eating and consuming.
We place importance on visiting our producers with our small team too, with the view that through their own personal learning and experiences they are able to best translate the stories of our farmers and producers. It’s our plan to hold some producer pop ups and on site events this year too to take our community to the farms. In this way we aim to act as a gateway for our guests’ further explorations and travels through Portugal - providing ideas and inspiration for deeper discovery.
Where did the name come from?
The name - Austa - is a play on words derived from the Latin word auster, meaning ‘south wind’. South, for a couple of reasons. First because we are located in the most Southern part of Portugal and want to focus on sourcing ingredients from producers as close to us as possible to minimise mileage.
Second because we were always drawn back to the Algarve while on our travels and believe that there is so much more to the region than a lot of people think of at first. It’s part of our goal to shift the perspective on the region and tell its stories beyond sun, sand and sea. ‘Wind’ represents the idea of change as we are driven to be a part of a better movement for food and more thoughtful, sustainable choices.
Sustainable, seasonal ingredients are a key part of your menu. How does this inspire Austa?
Our menus evolve with the seasons, our producers’ crops, and what we are harvesting ourselves in our onsite vegetable garden. Eating with the seasons can be exciting as small details are always changing. For example, at some moments during the year we serve deliciously ripe citrus juices (orange, tangerine, mandarin) sourced from our fruit orchard, but in other moments we will only have stone fruit juices available as that is what is in season at that exact moment.
This winter we served a pink grapefruit and rosemary negroni, and as we move into spring we are adding a loquat and ginger kombucha to the menu. Perhaps in the summer we will have tomato salad, but in the winter this will shift to more root vegetables like beetroots and carrots. The seasons inspire us to always think on our toes and get creative with what’s available, experimenting with interesting combinations.
How do you highlight foraged ingredients?
The restaurant is surrounded by beautiful Mediterranean gardens that we planted for guests to dine amongst or wander around after eating with us to gain insight into where the ingredients presented on our plates have been grown. We focus on sustainably minded planting to produce maximum crops for the kitchen in our on-site herb and vegetable ‘horta’ that we look after as a team, picking things daily for the menu and pickling and preserving over-abundant harvests to ensure nothing goes to waste.
How would you describe life in the Algarve?
Life in the Algarve is full of contrasting opportunities. While we moved here for a slower pace, starting a business here has perhaps provided the opposite effect! But we wouldn’t change a thing. It has fulfilled our desire to be closer to nature, to delve into, and explore another culture and to take on a new challenge all at once - and for that we are very grateful.
What makes Austa unique?
For each guest there is a different thing that makes Austa unique. Whether it’s our design-led space, gardens and farm-to-table mentality, our focus on seasonality and better ingredients - or our list of wines that can’t be found everywhere.
But for us, what we feel makes us unique is that we are trying to think of ourselves as a business where hospitality is just the beginning and only one aspect of our overarching model. Instead, we are trying to create a community, of course through the producers, but also through the people who choose to come and spend time with us.
We hope to achieve this through thinking more about the full experience of our guests when they visit us: whether that means they are exploring our gardens or browsing in our ‘mercearia’ full of curated cookbooks and kitchen related design objects from local makers, picking up local wine to take home from our bottleshop, joining us for a guest chef pop-up dinner or exploring the region with us through a trip to visit or a beautiful dining experience with one of our producers. It’s moments like this, beyond the simple act of dining out, that we believe can set us apart and get people excited about the Algarve and all of its possibilities.

Thanks for taking the time to talk to us Juttacan you tell us a little about your background? I was born and raised in Germany, in a beautiful place called Wiesbaden. It’s actually famous for its architecture, so it definitely inspired me being surrounded by all the incredible buildings there. I think that’s always led me to being really influenced by what’s around me.
I first came to the Algarve 25 years ago - I was working on a project redesigning a hotel. But I just fell in love with the way of life here. So much so that I decided to stay, before I knew it I had founded JSH Algarve. Now we specialize in bespoke design across Portugal, including both interior and exterior architecture, new builds, renovations, and remodeling…
How do your surroundings inspire you in a case like Sky?
The location is beautiful, the views are spectacular, so that connection to the outdoor space becomes so important here, it’s part of the lifestyle. But we have to balance letting that outside world in with the comfort inside. We want those incredible views, but we also need to create homes that are comfortable to be inat the end of the day we have to live in them!
We have to carefully consider shade and light, it’s easy to underestimate the impact the sun has on architecture and design here. At Sky, we played with the orientation - both north and south facing - and created the front facades to filter sound, give privacy and offer protection and shade. It follows the local tradition of having a courtyard as you enter the home, so you enter in stages. I think it’s very restful, it gives your soul some time to rest before you go in.
It helps you to create that connection with the outdoors?
Yes, that transition helps. It’s very important to keep that outdoor connection on a project like this, in architecture we often play with this. The way we use materials, the tactile elements, and even the way we use the traditional Algarvian architectural languagewe can create shade and contrast.
For me, it’s about composition, bridging all these elements to work together in harmony. It has to flow, that outdoor-indoor movement. I think being able to achieve that comes from an understanding of this climate and lifestyle - and how clients want to experience these things. We all love the blue skiesbut not everyone wants to be sat in direct sunlight!
Everywhere we can find inspiration to try something new, the location, the view… inspiration is all around us.”
How do you first approach a project like this?
Everything starts by talking with the client, discussing ideas, learning their tastes and preferences. We then define and study the location and topography which we can transform into a 3D design concept. I love to work closely with the clients and be able to turn their vision into a reality, today we can even show them the idea using virtual reality! That’s so rewarding, to see their reactions.
Technology allows you to do so much more than before…
Things have changed a lot in this way, even culturally. Now we can introduce all kinds of sustainable technology and elements. We see this a lot more now, and that’s good, but for us it has always been the standard. I try to integrate this philosophy into the concept from the beginning, sustainability needs a long term commitment.
I think it’s really important to stay true to who you are, to your identity, so I try to keep that integrity in my work.
How would you describe your philosophy towards architecture and design?
I think it’s really important to stay true to who you are, to your identity, so I try to keep that integrity in my work. But I also think it’s really important not to repeat yourself, to keep moving and evolving. So many times, it’s easier to stick to the formula, to not try anything new, but I feel we should try things. For me, every client is new, every home should be different. Everywhere we can find inspiration to try something new, the location, the view… inspiration is all around us.

Anja and Philip tell us how a historic building at the heart of Loulé inspired them to create Portugal’s first high-end photography gallery.

Over the past few years, photography is becoming increasingly popular as an art form, with photography auctions, art fairs, and galleries inspiring a surge of interest in contemporary photo art. Founded by Anja and Phillip Burks, In The PInk is at the heart of this movement, creating a centre of excellence for photography and promoting local Portuguese talent.
Located in a beautiful restored palacete in the historic centre of Loulé, they also curate contemporary photo art from internationally renowned artists. They joined us to tell us the story behind their passion for the artform - and how a unique building inspired them to share it with the world.
Where did the name In the Pink come from?
PB: The building itself! A lot of places are named after the owners - but we wanted to name it after the building. We like to do things a little differently! It did inspire the gallery after all.
AB: We worked on the brand and everyone had all these crazy ideas, and one came out and it stuck straight away. Being in the pink means feeling really good about yourself, and that’s how we feel about being in the Algarve!
Can you tell me a little bit about the history of the gallery? It’s an incredible building…
AB: It’s an interesting building because it’s become used as a reference for historic reconstruction here in Loulé. There’s so much history here, and so many buildings that could be renovated in the same way. The gallery is over 100 years old, it’s so old we found it really difficult to find any details about it in the local archives. Most buildings have some photographs and records - but this one we really had to research.
PB: When we first visited the building, it had no stairs, the walls were crumbling, so the challenge was to rebuild it while still maintaining the history and beauty of the original architecture. All the original elements remain, but the entire building had to be wrapped in carbon fibre and cement.
This gallery is our passion project, it’s something we built together.”
It’s a true passion project, so what first drew you to the building?
PB: I actually started in property, I began as a chartered surveyor in London and eventually went into commercial property development and investment. I’d seen the property on the market for a long time, and it was always something we felt we could do something with. We just didn’t know what!
The building had consent as an art gallery from a previous owner, and we’d been collecting photography for many years. So we put two and two together, it was a natural fit, we took our passion and we created the first, and only, high-end photography gallery in Portugal.
So the building actually inspired the gallery?
AB: We traveled a lot, and we wanted to slow down a little and try something new. We always thought someone should do something with the building - we just didn’t think it would be us! When we bought it we didn’t plan on it being a gallery, the story just inspired us.
AB: It’s such a beautiful space, and it’s wonderful to be able to give new life to a building like this, a lot of the older buildings in these towns and villages fall into disrepair or are not used…
Once we had the historic photos we found out so much more about the building, on the ground floor they sold suits, and on the first floor was a tailor. After the owners passed away the building wasn’t used and started to fall apart, so it was amazing to be able to give it a new life.
PB: It was an investment that grew into something else. Some of the photography collections here, like the one on display from Vasco Celio, find the beauty in everyday things, and I think this is what happened here. We found the beauty in this old building and complemented it with beautiful art.
Loulé is filled with culture and we wanted to give it a home. The concept was to go for high end photo art, to really stand out in the market. We actually thought the hard thing would be finding the right artists, but it turned out that these artists were not being represented by anyone in Portugal, so again we were lucky to find that opportunity.
You are also opening in Quinta Shopping?
PB: We love the contrast between Loulé and Quinta, so we are setting up a shop in Quinta Shopping to help bridge that gap. We’re working with our interior designers to create a simple, minimalist space that will frame the photography in a home environment, to show them in a living space and how photo art works in that context.
AB: It will be like a coffee table book made real! It’s a little different from what we’ve seen in other galleries, so we’re very excited to see it become a reality.
What brings clients to the gallery?
PB: We get a mixture of clients, some looking for collections, others looking for one-off statement pieces. We ve been building our reputation, showing different artists, different styles. It’s a great option for homes in Quinta, considering the cost of more traditional artforms.
AB: We’ve had clients who come to Loulé market and end up buying 4 or 5 pieces! We have a huge collection of photography in the gallery and in storage - so clients can come here and look through our books. Our website too has a virtual gallery, so they can take a look at everything we have.
What do you love about life in the Algarve?
PB: When I first came around 30-35 years ago, Quinta was still young. It’s changed so much. But some things haven’t, the Portuguese people are still so lovely and welcoming. They are kind and open minded to foreigners here. It feels like home here, we have friends from all over the world here.
AB: We live a happy life here, we met each other here, and we enjoy it so much. This gallery is our passion project, it’s something we built together, it’s a challenge, but we love it! We look at it from different perspectives, myself from the art world and Phil from the property world - but they both came together here.

Heading up this team is João Fonseca, whose experience in design and engineering helped guide the project from its initial purchase and design to the recent completion of their show houses. We met with João to talk about his vision for One Green Way, his journey to and his experience on a project many years in the making…
Maybe we can start with the original vision for One Green Way?
So, I started my career as a civil engineer, but I wanted to use my skills in real estate and investment. I was already aware of the potential of the project that would become One Green Way. We knew it could become the best address in Quinta do Lago.
Portugal attracts a lot of attention from international buyers, it’s one of the best places to live in Europe. Within Portugal, Quinta do Lago is by far one of the most desirable places to live, its only 3 hours from most cities, it has a fantastic infrastructure, and a truly international community. With this in mind, we were scouting the market for a sizable investment opportunity in Quinta do Lago - and that came along with One Green Way.

You felt the location was perfect, but it was a long journey to make it a reality?
Well, a lot of things were changing. We decided to buy during the pandemic, so it was a bold move. Myself and Daniel Schnieder, from SPX, sat down many times looking at what we felt the world was going to look like as we came out of this. We believed they wanted to invest in quality of life, and they were now able to be mobile and work remotely.
We had spent most of our time abroad, so we understood that Quinta offered a safe haven for the international market. So with our team’s considerable international experience, we were able to create a product that is now the best on offer in Quinta do Lago.
It’s so easy to commute to the Algarve now, you had a vision for a place that would attract international buyers by offering a unique lifestyle? Quinta do Lago is already known for that experience, we wanted to elevate it even further. We wanted to design with our hearts, somewhere we could actually see ourselves living with our own families. The pandemic meant that, at the time, we didn’t know if this wasn’t actually a real possibility! We were in a strong position though, and were able to put our money where our mouth was. We were able to take advantage of the market at the time, and build to an extremely high standard because of this.
More than that though, we wanted to add an emotional side to One Green Way. Our gardens, for example, will be fully matured from day one, its attention to every detail that will create a complete experience. From the moment you enter these gates, you are in your perfect place to be.
The idea of experiential luxury was key to the concept?
Absolutely, absolutely. It’s not just about bricks and mortar...it’s about the sense of community. It’s about creating a feeling that every detail is carefully curated, that you’ll be surprised over and over again. The quality of your surroundings, the quality of your life here.
We removed two residences from the masterplan to create a clubhouse that will be the heart of this community, a place that will bring people together and inspire connection. On site we have a fitness centre, golf simulators, racing simulators, cycling and running paths…all for our owners. It’s not just a product, it’s a more holistic approach that is paying off. We see a like-minded community where everyone shares an exclusive way of life - one only two and half hours from London.
How would you describe what this community shares in common?
So first and foremost, they all have international experience, they have all been travelling around the world. They know the brands, they know that lifestyle. We see families coming back again and again, Quinta do Lago is a place to spend quality time together, it’s a welcoming, low-key luxury. Obviously you need a level of wealth to buy here, but it has a more relaxed mood than other similarly prestigious destinations. It’s a feeling people fall in love with.
The philosophy of One Green Way seems perfectly aligned with that?
We love Quinta do Lago. We work very closely with them, with Sean and his team. In recent years, they’ve really taken on what was here and taken it even further. When he stepped in as CEO you could buy here for between three and five million euros - now it’s so far beyond that. We take inspiration from the work they’ve done here and that’s why we are so closely aligned with their vision, it’s that lifestyle that brings people here.
One Green Way will be fully managed by their team, from daily cleaning to concierge services, we have learnt so much from them - and look forward to continuing to grow together. Quinta do Lago has been around for the past 50 years, their trust is recognition of everything we have achieved here. It’s a perfect partnership.
What challenges have you faced while making this vision a reality?
We were always taking this project in a calm manner. We are well-funded, and when you have that stability it makes dealing with challenges much easier. Because of this, inflation, interest rates… we feel blessed that we are in such a unique position that we can push ahead without any problems. At the same time, people are reassured that we are able to show them the progress we are making. It gives great reassurance in us - and in the project.
Going back to lifestyle, what is it that makes Quinta do Lago so appealing?
I think people are looking to find a new balance in life. You can see after the pandemic, the number of full time residents in Quinta do Lago rose from 15% to more than 50%. People realised that it’s better for them to live here, for their families to live in such a safe, welcoming place, while still being able to work internationally.
Quinta do Lago aside, the way of life here is just so much better. It’s safer, it’s simpler, it’s more laid back and relaxed and I think One Green Way is the answer to a lot of questions people have been asking themselves. It’s easy to get to, and for people who could live anywhere in the world to choose to live here - it shows how successful One Green Way has been.
How did you bring together the right team for One Green Way?
Well, again, I think it came from our experience in the market. So, from the beginning we chose our architects because they already had a deep understanding of the project. They knew the region, they knew how the sunlight would affect each residence, and they knew how we could benefit from the natural park of Rio Formosa.
We wanted local quality, but with international flair, our interior designers are from Portugal but had a proven track in England, France, and the Middle East. They understood the level we were aiming for, and exceeded those expectations.
But also, alongside our landscape designers, Cracknell, the entire team was committed to be creative, to think outside the box, and really make something exceptional. It’s a unique blend of skills, and we’re very proud of what we have accomplished together.
Did all this passion that went into One Green Way inspire the way you will approach new projects in the future?
When you’re new to the market, you need to get things right. There’s no second chance to create a first good impression. So I think that we have set our standards very high, and this will inspire our work in the future. But we feel our first responsibility is to get this project over the line without compromising our vision.
We have a huge engineering team - currently our workforce is the largest in a private development in Portugal - and we are working to ensure, and exceed, the level of quality that our buyers will demand from us. For us, this is our commitment and our passion, and this is what we want our clients to benefit from at One Green Way.

STEP BY STEP
BUYING A PRIVATELY OWNED PROPERTY
1. BE INFORMED
Before buying your property, make sure you understand the process and the costs involved. Appoint a good lawyer. An experienced local lawyer will check the property’s ownership status, taxation history and deeds before drawing up the purchase contract, while an independent surveyor can inspect the property, once a full agreement is in place between all parties.
2. CONDITIONS OF SALE
In addition to agreeing a value for the purchase of property, it is important to agree an outline of the terms and conditions with the seller.
3. PREPARE YOUR
DOCUMENTS
In addition to your formal identification, you will require a Portuguese Fiscal number to purchase property in Portugal, while your residency status and whether the property is your main or secondary residency, will determine the amount of purchase tax (IMT) you will have to pay. Copies of these documents, proof of your primary residential address and proof of employment, will be required by the agent dealing with your purchase in compliance with the anti-money laundering regulation. A KYC will need to be duly filled in and signed by you.
4. PROMISSORY CONTRACT
CONTRATO PROMESSA DE COMPRA E VENDA - CPCV
After the bill of good standing has been checked and validated, the terms and conditions will then be drawn up on contract. Normally, a deposit of 10% is exchanged at signing of the promissory and the difference paid at the deed/ exchange of final contract. If the buyer defaults, they will lose their deposit. If the seller defaults, then the buyer must be compensated for double the deposit paid.
5. FINAL DEED ESCRITURA
The deed takes place at a public notary or a local land registry office. A third option is now available, which is through a private authenticated document to be prepared by a lawyer. Payment of the purchase tax (IMT) will be required before signing the final contract. Once completed, the contract will be registered under your rightful ownership.

BUYING COSTS OF A PRIVATE PURCHASE
/ PURCHASE TAX (IMT) FOR A PRIMARY RESIDENCE PROPERTY
The Property Purchase Tax is levied on the buyer before signing the final deeds.
Properties bought for less than €633.453 are taxed on a scale from 2% to 8%, offset by a fixed deductible value.
Properties sold between €633.453 up to €1.102.920 are subject to a flat rate of 6% for a secondary property.
Property over €1.102.920 will be subject to 7.5% purchase tax.
Urban building plots are subject to a rate of 6.5%.
Rustic plots are subject to a rate of 5%.
Property with a touristic habitation license will pay 6.5% IMT.
In the event that a property is bought for less than the rateable value, the IMT will be taxed on the higher value (i.e. the rateable value).
The flat rate charge at 6% for a secondary residence starts slightly lower at €607.528.
If you are under 35 years of age and buying a property as your primary residence, you qualify for IMT exemption.
/ STAMP DUTY
Stamp duty is paid by the buyer and levied at a rate of 0.8% of the deed value.
/ NOTARY FEES
Notaries have a minimum fee outlined by law, but in addition the full fee is calculated on a sliding scale subject to the value of the property purchase.
/ REGISTRATION FEES
Registration of the property purchase in the Land registry office costs €250.
/ LAWYERS FEES
Lawyers' fees are generally around 1% + VAT of the agreed property purchase price.
/ SURVEYORS FEES
Surveyors fees will depend on the size and nature of the property, along with the extent of the survey carried out. Fees start at around €1000 + VAT
THE BUYING PROCESS OF A COMPANY PURCHASE
BUYING COSTS OF A COMPANY PURCHASE
The buying process for a property held in a company, is not dissimilar to a standard purchase process of a privately owned property. In addition to running the local checks on the title of the property, a thorough due diligence will be carried out by your lawyer to include the history of the company, its activities and accounts, along with warranties and liabilities. Once a full bill of health is approved, your lawyer will draw up the Share Purchase Agreement also referred to as the Share Transfer Agreement. A 10% deposit is paid at promissory with a set deadline on the completion date, whereby the outstanding balance is exchanged. The management company handling the corporate structure will then transfer the share ownership to the new beneficiaries. Your agent will require copies of your full identification, your Portuguese fiscal number (*), proof of your primary residential address and proof of employment, in compliance with the anti-money laundering regulation. (*) This may not always be mandatory in a non-resident company purchase.
Company structures are held in various jurisdictions, such as Malta and Delaware being the more common. Recently we have also experienced more Portuguese company structures too. It is compulsory to fully declare all beneficial owners. Company transactions are completely transparent and frequently used in estate planning or asset management. Beneficiaries must be registered on the official Ultimate Beneficiary Declaration list.
Legal and property survey fees are similar to purchasing a privately owned property.
Non-resident companies are exempt from the Purchase Tax (IMT) and Stamp Duty.
For Portuguese companies, the IMT is only exempt if one beneficiary does not own more than 75% of the shares. In this event Stamp duty is also exempt. Husband and wife do not qualify as separate shareholders.
Wealth Management will be determined by the scale of the service.
MANDATORY REQUIREMENTS
/ KNOW YOUR CLIENT (KYC)
A (KYC) holds significant relevance in various industries, particularly banking, finance and real estate. By verifying the identity of customers, KYC helps institutions mitigate the risk of fraud, money laundering, and terrorist financing. It ensures compliance with regulatory standards and fosters trust between customers and businesses. In an increasingly digital world, where transactions occur remotely, robust KYC measures are indispensable for safeguarding financial systems and the legitimacy of funds. It is a mandatory procedure which licensed real estate agents need to follow. It involves collecting information from customers, such as their identification documents, proof of address, and sometimes additional information depending on the regulatory requirements and risk profile of the customer, such as a politically exposed person (PEP). These details will be put together on a KYC form, to be duly signed by both the buyer and the seller.
RUNNING COSTS
/COUNCIL TAXES: IMI
The Municipal Property Tax (IMI) is an annual cost levied on all properties. This payment is made in arrears, 2 or 3 times a year, depending on the amount due. The IMI rates vary from council to council and property to property. A rateable value (VPT) is attributed to property by authorities using coefficients including the year of build, construction area, location and amenities – the tax applied to the rateable value (VPT) of the property is usually between 0.2% and 0.5%. Within the Loulé Council, the current rate is 0.3% for urban properties, 0.8% for rural properties. Properties held in white listed companies have a flat rate of 0.4%, while properties owned in blacklisted jurisdiction, identified by the Portuguese authorities are subject to a IMI rate of 7.5%. Some exemptions can apply if the property is bought as a primary residence.
/COUNCIL TAXES: AIMI
The AlMI is an additional municipal tax introduced in 2017, levied on residential property and urban plots.
The rate is applied to rateable values (VPT) over €600.000 per person. 0.7% is only levied on the VPT which is greater than €600.000 but less than €1.000.000.
1% is applied between €1.000.000 - €2.000.000. Over €2.000.000 – 1.5% is applied. The additional tax will only apply to the excess levels.
Some exemptions can apply if the property is bought as a primary residence.
Properties held in white listed companies have a flat rate of 0.4% on the full rateable value.
Properties owned in blacklisted jurisdiction, identified by the Portuguese authorities are subject to a IMI rate at 7.5% on the full rateable value.

SELLING COSTS

/CAPITAL GAINS TAX (CGT)
Selling a Portuguese Company holding a property, will trigger a capital gains tax of 28% of the profit, but your tax residency and tax agreements with Portugal, will determined any potential benefits. For example if you are a Portuguese Tax resident and the company is deemed a Micro company, under Portuguese tax law, this rate will be on half the profit. A UK tax resident can pay their CGT in the UK due to the double taxation treaty between Portugal and the UK.
Selling a Property out of a Portuguese Company will trigger IRC at a rate between 17 - 21%, depending on the amount of profit, but beware of dividend payments and your tax residency status as both may have an influence on taxation.
Selling non-resident companies are subject to a capital gains tax of 28%. Any shareholders loans can also be considered to deduct from the capital gain liability, if the company is deemed a transparent company. However your tax residency may influence this taxation.
Selling a Property out of a non-resident company will trigger a capital gains tax of 25% on the profit. Renovation costs invoiced to the company have a 12 year limited validation period for tax deduction. Tax residency may influence taxation.
/OTHER TAXATION
INHERITANCE TAX
There is no inheritance tax in Portugal to direct ascendants and descendants residing in Portugal. Any transfer of property by death or gift between spouses or to direct descendants and ascendants are exempt of inheritance tax, but subject to Stamp Duty at 0.8%. Any other individuals or corporate bodies, will be subject to a flat 10% rate. If you are not a resident in Portugal, you should consult the legislation in force in your country of residence.

/ D2 VISA – ENTREPRENEURIAL VISA
/GOLDEN VISA
Since the introduction of Golden Visa in October 2012, the government have granted over 12.500 Golden Visa Permits of which just over 11.300 has been through acquiring real estate. The permit allows foreign nationals outside the EU to reside in Portugal and circulate within the Schengen countries without a visa for short periods. However on July 19th, 2023 the Portuguese parliament approved the final version of the “More Housing” bill that significantly impacts the Golden Visa program. It will no longer be possible to attain a Golden Visa through the acquisition of real estate, a real estate related investment fund or a capital transfer of €1.500.000. However the other options still maintain: The creation of 10 jobs; Minimum capital transfer of €500.000 in a qualifying venture capital fund (not real estate related), the same minimum amount for research activities conducted by public or private scientific research institutions, or forming a commercial company based on national territory with the creation of 5 permanent jobs.
/ D8 VISA DIGITAL NOMAD VISA
Introduced in 2022, the D8 visa is more commonly known as the Digital Nomad Visa or temporary visa as it defines the applicant as 100% remote worker. There are two possibilities for this visa: Either as a freelancer or self-employed business with the application for the visa for a period of 1 year with an option to extend for six months. The requirement is to prove a stable income of 3.040€ per month with minimum savings of 9.120€ if you apply with a dependent spouse/partner. Proof of tax residency outside of Portugal. Clear criminal record. Health insurance is mandatory.
Alternatively an entry stamp visa may be granted which will be valid for four months and allow two entries to Portuguese territory, during this time a residency permit should be applied for which is valid for two years and renewable for a further three years before Citizenship may be considered. The requirements are the same; proof of minimum stable income 3.040€ per month plus the 9.120€ in a Portuguese bank account. Proof of tax residency outside Portugal. Clear criminal record. Health insurance is mandatory.
/ HQA (HIGHLY QUALIFIED ACTIVITY) VISA
The HQA visa is more commonly known as the Hybrid start up visa. This program is aimed at residency visas intended for highly skilled professionals willing to work in Portugal. It is designed to fast track and prioritise residency for business professionals, SME´s, entrepreneurs and innovators.
Golden Visa applications and future renewals will be diverted to the D2 visa, commonly known as the entrepreneurial permit. Entrepreneurs may apply for the D2 Visa if they start or buy a business in Portugal with no restriction on the activity. This will allow the applicant to get a residence permit and all its benefits including visa-free travel to other Schengen territories.
There is no limited investment threshold currently defined for the D2 Visa, although applicants must provide proof of sufficient funds to start and run their business in addition to owning or renting a property, health insurance will also be mandatory. Applicants must be over 18 years old with no criminal record. The visa validity is for four months in which time the applicant must enter Portugal in order to enable them to start their company and sort out their housing in order to apply for a residency permit. The residency permit is valid for two years and can then be renewed for three years. After five years, citizenship or permanent residence may be applied for.
Family members may immigrate to Portugal with a residence permit for family reunification, however the entrepreneur and their family members must stay in Portugal for a minimum of 6 months a year.
/ D7 VISA – RETIREMENT OR / PASSIVE INCOME VISA
Introduced in 2007, the D7 Visa is more commonly known as the “retirement visa” or “passive income visa”. This visa program allows non EU, EEA and Swiss citizens to apply for temporary residency in Portugal conditioned on the applicant proving a regular passive income derived from either a pension, rentals, dividends or financial investment application of a minimum €9.120 per year, which should increase by a further 50% for your spouse and a further 30% for a child, a clean criminal record, proof of owning or renting a property long term. Spend a minimum of 16 months in Portugal during the first two year period of application (Minimum six consecutive months or eight months non-consecutive, each year). The applicant is advised to open a Portuguese bank account with a deposit of one year of the minimum passive income and secure mandatory health insurance. Upon approval the applicant is issued with a residency card valid for two years and then renewable for a further three years, after which citizenship may be acquired.
The applicant must provide a higher education certificate, proof of work agreement or written guarantee from the Portuguese employer for a minimum term of one year and gross monthly salary must exceed €1.330 per month. A clear criminal record and mandatory health insurance is also required. The residency permit will be valid for two years and then can be extended for a further three years before permanent residency/citizenship can be applied for.

What was the inspiration behind this project?
This project grew inspiration from the location, it’s very close to all the amenities on offer at Quinta do Lago, the campus, the shopping centre, the beach, of course, and the wonderful golf here. That’s my own personal inspiration too!
I was able to work with a great architect, Vasco Vieira, who took this inspiration and created this beautiful building.
This is not your first time working with Vasco?
No, I’ve worked with him a number of times before, we work very well together, so it was great to collaborate again on a project like this.
Tell me a little more about some of the interior spaces, you’ve created a seamless flow between the interior rooms…
I worked with another long-term collaborator, Vanessa Rolf, on an open plan design, to allow for a complete al fresco lifestyle.
All the doors to the gardens open into the walls, you can come from the lounge straight through to the garden area seamlessly - it gives a constant feeling of being outside. Tell me a little more about some of the interior spaces, you’ve created a seamless flow between the interior rooms…
The property enjoys some spectacular views… There’s beautiful views of the golf, it’s south facing so we can make the most of all the fresh air and sunshine. We have an almost olympic sized, 37 m pool, but we also included a number of sustainable features too.
Our irrigation system, for example, feeds the gardens from beneath the ground, saving approximately 60 % of the water usage. This is one of the biggest problems facing the Algarve, water wasted on irrigation, so this was very important to us.

What were some of the must haves for the interiors?
In the master bedroom we have a completely unique walk-in wardrobe, along with an incredible ensuitewhich is a must. But one of the most important musthaves is the sense of space the master bedroom has. It’s south facing with wonderful panoramic views.

When I saw his work, it had this incredible wow factor, and I wanted this property to have those moments; the staircase, the lighting, the interior design, the location… in my opinion everything here is a wow.

I think the staircase is absolutely unique, it sold me on the concept when I first saw it on a Vasco’s design! But bringing together an exceptional architect, my own experience, an interior designer with so much flair - that’s really a unique combination.
