Hi everyone, Finally, after some two years of extraordinary property price rises in Sydney, the property market would appear to be coming off the boil. New figures from the Domain Group show the auction clearance rate declining sharply in recent months to 72%, the lowest rate recorded in three years, and down from 90% in May. What’s more, many experts believe the slide is not over yet, and it’s only a matter of time before the clearance rate hits 60% as more and more properties come onto the market during spring. (I’d suggest any investor or first home buyer who has just bought into the Sydney market of late would be feeling just a tad nervous right now). So what does this mean for Western Australia, and the property market of Mandurah in particular? Well, the good news is that Mandurah is not in any sort of free-fall with clearance rates, or indeed property prices. The latter is still to be played out in Sydney, and while the words ‘bubble’ and ‘burst’ is never mentioned in the same sentence by

anyone selling real estate in Sydney, there are plenty of experts who think it’s on the cards. Mandurah is a very different market to Sydney, just as Mandurah is to Perth. Property price rises here have been modest in the last 12 months or so, which comes off the back of two to three years of solid growth. Now that the warm spring weather has arrived, we’re seeing a new influx of listings, and lots of interest from new buyers entering the market. This shows there’s still plenty of confidence in the Mandurah market (and the Mandurah economy). In terms of affordability and lifestyle, Mandurah continues to offer something very special that many battling home owners (and renters) living in the unpredictable and highly stressful property environment of Sydney would love to be a part of right now.
