Auctions that flush out our interested buyers are actually selling well under the hammer. For properties that are battling to attract buying interest, we have seen a lift in conditional offers. Also, the ratio of conditional offers then being declared unconditional has strengthened.

All properties still need to compete for buyers as there continues to be a surplus of listings in the market. The trifecta of excellent advertising for whole market exposure, a trained and skilled agent, and a vendor who understands their property’s market value, is paying dividends.

Tony Alexander: Tear up the rulebook on mortgage ratesvolatility is here to stay

Don't assume NZ will enter a new golden age once interest rates fall.

One of the main characteristics of monetary policy tightening periods in New Zealand since the 1980s has been rapid appreciation of the Kiwi dollar. High interest rates in New Zealand have generated flows of shortterm money seeking good yields and this has pushed the Kiwi dollar upward.

The stronger currency would cause profitability problems for exporters and in particular those in the primary sector largely shipping minimally processed commodities offshore. Our news feeds would be filled with stories of struggling farmers and manufacturers closing down as well Kiwis enjoying cheap holidays overseas.

Pain from the monetary policy tightening would tend to start in the exporting regions and only slowly feed through into the cities. And when the pain did reach the cities the intensity of it would be constrained by the fact the economy was already suffering from lower exporter incomes.

This time around things are very different. At the same time as interest rates have risen strongly in New Zealand, they have also gone up rapidly overseas. This means that we have not seen flows of hot money into New Zealand money market assets and the Kiwi dollar currently sits over 5% lower on average than it was three years ago.

This is good for exporters because they are not feeling an extra degree of monetary policy pain. But it is bad news for homeowners with mortgages because it means that more of the burden of restraint on the economy from high interest rates has to be borne by these very people and not shared to the same degree with the farmers as was the case previously.

On the face of it this might seem like a good situation because growing exports and maintaining one’s export base tends to be the best way to achieve good economic growth and growth in household incomes over the long term for an economy. But in New Zealand we seem to be failing to achieve these outcomes even with our newly constrained currency.

Back in the 1970s the ratio of our exports of goods and services to the size of our economy averaged close to 24%. The ratio improved to average 29% in the 1980s and 1990s, 31% in the 2000s, and 28% in the 2010s. It is now 24% having been at 27% just before the pandemic.

Even with our currency newly suppressed, the strong growth in our exports to China over the past two decades, development of sectors like aquaculture, viticulture, and horticulture, we are failing to grow our export base as far as we are growing our economy overall. This is a problem because household spending changes are becoming a more important influence on our overall economic performance and when households pull their horns in there is not the potential offset from exporters doing OK as happened before.

The main housing market implication for this particular cycle is greater weakness than would otherwise be the case and a greater reliance of the Reserve Bank longterm of influencing consumption and housing when they both tighten and loosen monetary policy. That means no one should assume once interest rates fall, they will enter a new golden period of stability, or that the house price cycle will settle down to only mild fluctuations.

Volatility is going to stay with us from here on out and it will pay borrowers to remember that when mortgage rates once again reach whatever their lows are going to be – whenever that does happen to occur. Fixing for just one year has been the lowest cost interest rate strategy since the end of the Global Financial Crisis. But that may not be the case once the muchanticipated easing cycle kicks off hopefully before the end of this year.

How to introduce Japanese minimalism into your garden

Known for being minimal, considered and serene, bring the soft, lush elements of Japanese style to your urban haven.

When we think of a Japanese garden, tranquil visions of raked shingle, bonsai, mossy rocks and lone pines float past.

While there are many such beautiful and serene gardens to be found, usually around temples and public parks, the reality is very different for most of the country’s gardeners. They have to contend with pocket gardens, small courtyards, tiny balconies and roadside strips.

Grand or humble, Japanese gardens are fascinating and inspirational.

Here are six ways to introduce Japanese style to your garden

The Japanese love for and veneration of trees is deeply embedded in their culture. Despite being a heavily populated country, more than two-thirds of it is covered in trees.

The care lavished on them is astounding and inspiring. Pruning even the largest trees is an honoured craft, each snip and cut carefully, thoughtfully made. The older the tree, the more cherished it is and great lengths are taken to keep them alive.

Quintessential Japanese trees include the cherry and plum, treasured for their blossom and autumn colours. Small maples, with their bold colours and weeping forms, are popular in small gardens. All are carefully shaped to attain the desired effect.

1. The magic is in the trees

In smaller gardens, one carefully positioned and cultivated tree may be all that is needed. A single persimmon tree with its lantern-like orange fruit dangling from bare branches outside a dwelling in the grey winter of semi-rural Japan is an iconic sight easily replicated.

2. Embrace bamboo

Bamboo is synonymous with Asia and ubiquitous in Japanese gardens, where it is both an attractive and revered plant; and a building material for much in the garden. Most designs are deceptively simple such as diagonal or square latticing tied together with rope, or hoops as edging for beds and paths.

Bamboo is one of the fastestgrowing plants, some are reputed to grow more than a metre a day. To avoid being overtaken by it, make sure to get a clump-forming variety, not a spreading one. One of the many beauties of bamboo is that it can grow in very small spaces yet still achieve a good height.

A popular variety in urban settings is the slender Bambusa textilis ‘Gracilis’ (fairy bamboo), loved for its slender stems and rich, almost fern-like foliage. When the leaves are removed from densely packed lower stems, they resemble a fence, with the top unstripped upper half providing a cool and delicate hedge.

3. Stone lanterns

Originally used as lighting in Shinto shrines and Buddhist temples, then later teahouse courtyards, stone lanterns are now commonplace in gardens throughout the country. Coming in a variety of shapes and sizes, many have their own traditional setting.

Yukimi-doro, for example, with its large roof and two to four legs is often found near water. Most desirable are those lanterns weathered, and clad in moss, which is usually an indication of their age.

Stone lanterns are readily obtainable in New Zealand, with cheaper options available in concrete and other manmade materials. For authenticity (not to mention ease of shifting) they should come in sections and are best placed among shady foliage.

Encourage moss growth. Remember moss prefers moisture and shade, and is easily destroyed by hot afternoon sun, having shallow filaments that dry up faster than roots. Moss is easily encouraged by applying milk or yoghurt to the damp surface of stone or concrete. Or it may be dug up or removed from another source and pressed onto the damp surface of the lantern.

4. Consider narrow hedging for privacy

Hedges in Japanese gardens and courtyards can be extraordinarily narrow, as little as seven centimetres deep. Just as pretty as their thicker counterparts, these hedges are effective screens, though they may lack some of the sound barrier qualities. Usually, they are grown up and around a bamboo frame.

A wireframe is a suitable substitute for bamboo, a frame being necessary to keep the shape of such a delicate feature. Training needs to begin when the hedging plants are young and continue with regular clipping throughout their lifetime. Easiest to keep narrow are the smaller-leafed species, such as yew, box, box honeysuckle and some pittosporums.

5. Make the most of your space

With more than 90 percent of Japan’s population living in urban areas, most dwelling gardens are small or nonexistent. Often gardeners have to make do with balconies and narrow strips between houses and lanes. But no space is too small for a plant. Flowers burst out of cracks where the road and wall meet. Fences are covered in vines. Pots are massed in shelves, hung up and jammed in.

As if to make up for the paucity of space, the gardener musters an often bewilderingly eclectic assembly. These collections have an urban edginess and plants are shuffled around according to the seasons or their current state.

Matchy-matchy is out and any container is in. Plastic pots, tin cans, buckets, and just about anything a plant can grow in are heaped together, filled with potting mix and planted.

6. Enjoy the process

The slow-garden movement is alive and thriving in Japan, where it likely never went out of fashion. Much of the gardening is by hand and enjoyed for what it is.

As with the raking of shingles into intricate and preordained patterns, clipping shrubs into geometric shapes, snipping branches, weeding, and sweeping can create a calm Zen state. Getting up close to a plant also engenders better awareness of it, its health and that of the surrounding ecosystem.

Biff the power tools – apart from being noisy, their speed is often counter-productive to finely crafted work – and invest in hand tools. The short-handled, crane-necked sickle has myriad uses for weeding, cultivating soil and as a hatchet. (These are popularly known in New Zealand as Niwashi, which is a brand name.)

Replace your garden broom with a twig broomstick – the swish-swish and side-to-side, back and forward motion is both effective and physically rewarding.

Bonus Tip: Using short-handled tools necessitates much squatting and kneeling, which along with the associated getting up and down, are very good for one’s flexibility and mobility to digestive health.

Wayne Maguire: The first quarter of 2024 has been unlike any other in real estate.

We started the year with low buyer activity and yet across the market vendors poured in. All the major real estate companies listed many more properties than before.

It's hard to understand why vendors rushed into the market when sales volumes were low. Perhaps it was a signal of ever-increasing and widespread household financial pressure.

Inflation is slowly but steadily dropping, but costs and unemployment are still going up. There is an unpleasant price to pay when it's time to rein in high inflation. That price is being paid now and will be more visible over the next few months.

To drive down inflation the OCR needs to stay up. This cools any enthusiasm for spending but also adds huge pressure to interest rates. And in a country like ours with our huge appetite for home ownership, large mortgages are common. High interest rates and big mortgages translate to a growing number of vendors who just want out.

Currently we discuss three prices with our clients. Asking price, Selling price and Exit price.

To briefly explain what I mean when I’m referring to those three different prices:

The first is the asking price. This is the worst one. Typically it’s based around a “we’d like to get this, we are hoping someone will pay this” mindset. Or even better “we won't sell if we don't get this”. Typically this attitude fails to appreciate that the selling value of their property is not set by them, it's set by comparable properties’ selling prices. This sets the level the buyers will pay for their equivalent property.

The next one is the selling price. We take a more aggressive position here on setting and defending the price level. It's set at a level that makes your property attractive but retains some pricing tension. In my experience the vendor isn’t over the moon about the price and nor is the buyer. But when it sells, the vendor is really happy with the sale. Your agent can credibly defend your price. “The property is listed at $x. It's not an asking price, it's sharp, and the first buyer at that level gets it.”

The third price is an exit price. This is the pressure point scenario. Whatever it is, be that financial, relationship, job transfer, for example, it’s confirmation that you're better off selling and moving on.

Unfortunately when clients are heading towards an exit price or exit position they normally burn valuable time sticking to a high price and simultaneously discouraging buyers and often, their agents.

If you are getting to an exit price I hope you have an agent you trust. If you do, be 100% upfront and confide in them. Ask for brutal honesty about what your price needs to be to sell now.

Most salespeople hate the exit price. Over 20 years I’ve seen consistency around this tough situation. Stress, tears, and fears before selling followed by instant relief straight after it’s sold and unconditional. Whether that’s under the hammer or by private treaty, the weight of the world visibly lifts off a vendor's shoulders and there is huge satisfaction in seeing that happen for our stressed clients.

Loan Market Lending Update

The most common question from everyone at the moment is how long should I fix my mortgage. The answer depends on your personal circumstances i.e. are you anticipating any changes to your financial situation in the coming year and are you looking for a shorter fixed term for flexibility or longer fixed term for stability.

The second most common question, when will we see some rate cuts? The current floating mortgage rate is 8.55%, while the average 1-year fixed rate is 7.18%. (Special rates of 6.85% remain available with 20% deposit). However, economists and experts predict interest rates will start to decline in the coming months and years: While no one lender or economist will know exactly what interest rates will do. The common consensus is downwards from here.

• Kiwibank's chief economist forecasts that fixed interest rates could decrease by 1% by late 2024.

• ANZ predicts that 1-year fixed rates will start to decline from September 2024, reaching 7.1% by then and further decreasing to 6.4% by June 2025 and 6% by December 2025.

• ASB forecasts that all fixed home loan rates should decrease in the 12 months, with 1-year rates seeing the biggest drops (from around 7.75% to 7% by April 2025)

In summary, the New Zealand housing market remains challenging, but there are signs of recovery, particularly in more affordable areas. Interest rates are expected to start declining in the coming years, which could provide some relief for homebuyers and homeowners.

So if you're fixing your mortgage at present, a one year term is likely to get you through the current uncertainty and into a period where rates are beginning to fall. But if you wish for more certainty a 24 month fixed period already comes with implied "future" cuts built in.

Finally no one knows your personal circumstances better than you. Seek professional opinion but ensure the final decision is based on having the right structure and the right products in place to get you through what has been some of the most trying times for homeowners in recent years.

Date, walnut & caramel chocolate truffles

Soft, rich and addictive, these truffles make the perfect accompaniment to a strong cup of coffee.

SERVES: 12

INGREDIENTS

• 150ml cream

• ½ cup salted caramel sauce (see recipe on next page)

• 250 grams milk chocolate, roughly chopped

• ¾ cup finely chopped Medjool dates

• 1½ cups finely chopped walnuts (easily done by pulsing in a food processor)

METHOD

Heat the cream in a small saucepan with the Salted Caramel Sauce until just simmering. Remove from the heat, add the chopped chocolate and leave to sit for 2 minutes then whisk until smooth.

(If necessary return to the heat briefly, then whisk again until smooth.)

Add the dates and ¾ cup of the chopped walnuts and stir to combine. Pour into a container and refrigerate until set, at least 6 hours.

Use a tablespoon to scoop out chocolate and roll into small balls, finishing off by rolling in the remaining finely chopped walnuts.

The rolling is a messy business, but worth the effort.

Refrigerate until half an hour before serving.

Salted caramel sauce

This sauce can be used to add an indulgent caramel kick to so many luscious winter desserts, and even transforms vanilla bean ice cream in an instant. Once cooled it stores in the fridge for up to one month.

INGREDIENTS

• 2½ cups caster sugar

• ½ cup water

• 1½ cups cream

• 50 grams butter, chopped

• 2 teaspoons sea salt

MAKES 3 CUPS

METHOD

Put the caster sugar and water in a clean pot over a medium heat and whisk to start dissolving the sugar. Use a small pastry brush to brush down any sugar that gets stuck to the side of the pot to stop it burning. Bring to a simmer, giving the pot a gentle swirl now and again to help it heat evenly.

Meanwhile, heat the cream in a microwave-proof jug until warm (not boiling).

As soon as the sugar is pale amber – it will first become white and crystallised, then start to clear and turn a pale golden amber – add the cream in four lots, whisking hard after each addition. The caramel will froth up madly but keep whisking and it will settle down.

Whisk in the butter and salt and leave to cool. Reheat gently to serve.

The secret to growing rosemary from cuttings

A step-by-step guide to propagating rosemary for all your cooking needs

Rosemary is an easy-to-grow, woody herb plant that, once established, will thrive on neglect. It is versatile on the plate, in a mocktail, and in the garden.

Clip it into a tidy hedge for a manicured garden, or for a more cottage-style look, leave it to grow wild and develop pretty blue flowers (that also happen to be edible!).

Rosemary propagation will save you plenty of money on store-bought herbs. The best part is that you can get it started in your garden for free! Have a friend with a rosemary bush? Ask them to cut off a couple of 10-15cm-long healthy sprigs, and you’ll never need to pay for this fragrant herb again.

Want to learn how to grow rosemary from cuttings? It’s simple!

Taking rosemary cuttings:

The secret to propagating rosemary successfully boils down to healthy cuttings from an established plant.

Cut a 10-15cm sprig from the bush with clean, sharp scissors. Then, strip leaves from the bottom third of the sprig. Removing the leaves will prevent rot from developing.

Can you plant rosemary cuttings directly into the soil? Yes, rosemary cuttings can be planted directly into the garden or a container. Simply dip the sprig in rooting hormone and plant directly into a garden bed or a container filled with well-draining potting mix (succulent and cactus potting mix is a good choice).

Tip: If you don’t have any rooting hormone on hand, try dipping the tip of the sprig in honey instead.

Can you root rosemary cuttings in water?

Yes, you can root rosemary cuttings in water! To do this, simply place the cutting in a clean glass jar filled with water and leave it in a sunny spot until roots develop. Once roots have developed, you can then plant the cutting straight into the garden or a container.

Where does rosemary like to grow?

Rosemary will thrive in a full-sun position (it requires at least 6-8 hours of direct sunlight per day) and prefers well-draining soil. While it can adapt to almost any soil conditions, it will not tolerate wet feet. Plant it in a spot that is protected from strong winds.

How to grow rosemary cuttings:

1. Snip 15-20cm from the top of a vigorous shoot using sharp, clean secateurs.

2. Strip the lower leaves, then dip the cut end into root-promoting hormone gel or powder.

3. Fill a small pot with seed-raising or sieved potting mix. Insert the cutting to just below the leaves and firm the soil around it.

4. Gently water the rosemary cutting and place it in a warm, bright spot.

5. Keep moist and when roots form in about six weeks, carefully transplant them into the garden or a larger pot.

Use colour to bring the outside in

The key is to choose the shades that call to you.

Connecting the indoors with the outdoors has become one of our most desired design trends.

It might be a seamless flow from a living room through French doors to a sweeping deck, or it might simply be connecting through colour to create spaces that are soothing and comforting.

Adding Resene colours inspired by nature to our interiors can be one way to find a little bit of that serenity until you’re next able to run barefoot through the grass or take a long walk in the bush.

Earthy neutrals

Neutrals are a good place to start on a colour palette that connects your room with nature and the outdoors. Resene Colour Consultant Jill Marsh suggests looking at warm whites, or even soft subtle greens and warm earthy browns, like Resene Open Sesame, which is a soft milky latte colour perfect for layering with sandytoned Resene Tua.

“Resene Rice Cake is a stunning light warm white, or you could try Resene Peace, which is a soft green that can feel fresh or tranquil,” she says.

Try warm white Resene Rice Cake paired with the fresh herbal green of Resene Caper. Or try the blackened finish of Resene White Pointer to anchor bolder colours like Resene Raspberry, or the chameleon-like sandy beige of Resene Half Fossil with the deep primordial green of Resene West Coast.

Green and beyond

When we think of using colour to connect our interiors with the natural environment, the tendency can be to go for greens. Green is a widely appealing colour that comes in a huge spectrum of shades. Try the colours of a rainforest canopy in Resene Permanent Green or Resene Rolling Hills, the pale leafy green of Resene Transcend or the lush lawn of Resene Green Pea.

Greens work very well with a variety of different whites and neutrals, and when they are paired with bare or washed timber, create a simple, fresh Scandi-inspired space. But interiors don’t need to stay neutral to connect you to the natural environment.

If you want a colour scheme that connects you to nature that you will find uplifting, inspiring or calming, think about the natural environments that most stimulate those feelings for you and try to recreate them through your colour palette.

For rose garden or other floral prettiness, try soft pinks like Resene Valentine or classic red Resene Rudolph. Try the classic Kiwi red Resene Pohutukawa against pale grey-green Resene Eau De Nil or opt for deep fruity red with Resene Red Berry.

If you want to try tonal layers in your interiors, sunset - or sunrise - shades are beautiful ones to play with. Lime, honey & sriracha roasted salmon

Roasting can be fast and hot and that is exactly what this salmon dish is about. I love it served chilled but the choice is yours.

SERVES: 4

INGREDIENTS

• 4 x 200-gram pieces centre-cut salmon, pin bones removed

• 1 lime, halved through the stem, thinly sliced

GLAZE

• 2 tablespoons melted butter

• 2 tablespoons runny honey

• 1 tablespoon soy sauce

• 1 tablespoon wholegrain mustard

• finely grated zest 1 large lime

• 2 cloves garlic, crushed

• 1 teaspoon sriracha chilli sauce, or more to taste

• 1 teaspoon sea salt

METHOD

Preheat the oven to 200°C fan bake.

Place salmon on a well-oiled, lipped baking tray and make 1 cut along the length of each piece but not right through to the skin. Tuck slices of lime in each of the cuts.

GLAZE:

Stir all the ingredients together to make a thick glaze.

Spoon evenly over the salmon. Roast for 6 minutes, then turn the oven to grill and cook for a few more minutes until the tops of the salmon pieces are a good golden colour. Serve the salmon hot, warm or chilled.
