I think for everyone Easter represents the end of summer.

It’s been a superb summer season but as temperatures cool and daylight saving kicks off, change is in the air.

Our family Easter was a long, lazy weekend on the beach at Orewa. Activities were dictated by the movement of the tide. Tide in - paddle boards and swimming; tide out - a football pitch marked out by the kids in the flat wet sand. Paradise.

And like the ebb and flow of the tide, the real estate market never stands still. The market today is flooded with homes, few sales, and buyers concerned about current interest rates. This will change of course. Buying today is opportune with sensible prices and interest rates predicted to ease in the future.

As you mark the change in the season, anticipate that change is also coming in the market – and it’s going to be a good one.

Interest rate deductibility: How much money will landlords be saving each year?

Tax rule change will affect some investors differently.

The National-led Government has brought back interest rate deductibility for property investors, which means some landlords are in line to pay less tax.

But the trouble with interest deductibility is that the tax calculations are complex and they will affect property inventors differently. Some will save tens of thousands of dollars a year, others will save nothing at all.

This is because the rules will vary according to property type, date of purchase and who is renting the property.

To illustrate this, imagine three houses next to each other. They’re all identical. All three are worth $800,000 and have a $600,000 mortgage. Each is rented out for $700 a week and the owners have the same interest rates.

The only difference is that the houses were bought at different times and are rented out to different people. Yet, one of these three investors will be $152 a week better off under the new rules, while another will be no better off at all.

House No.1

Peter and Sally bought own the first of the three houses. They purchased it in April 2021, directly after Labour announced it was scrapping interest rate deductibility.

Because of this, they have never been able to claim back tax on their interest rate payments. They’ve borne the brunt of the rules straight away.

They’ll get 80% deductibility over the next 12 months, which could save them $7896 in tax in the first year alone - that’s $152 a week.

Because Peter and Sally paid a lot of tax under the soon-to-be scrapped regime rules, they stand to benefit the most.

House No.2

Next door is the investment property bought by Kendra and Shae in February 2021, just before Labour announced the tax changes.

That means the couple have been operating under a slightly different set of tax rules.

Over the past 12 months, they have been able to deduct 50% of their interest costs when calculating their tax. As of April 1, this has gone to 80%, which will save them $38 a week.

They won’t save as much on tax because they didn’t pay as much tax to begin with.

House No.3

The last of the three houses is owned by Deborah and Honi.

When they bought the house they decided to rent it out through the local Salvation Army, which is a social housing provider. That gave their property a special tax status. Deborah and Honi have been able to deduct all their interest costs, which meant they dodged the impact of the interest deductibility changes in March 2021.

Now the tax rules have switched back, nothing changes. They will continue to deduct all their interest costs, which means there is no difference in the amount of tax they pay.

The outcomes of the above scenarios might sound unfair, but the investors who will be better off are the ones who already faced the full effect of the rules to begin with.

Rather than creating an uneven playing field, these changes make the rules fairer. It means that no matter when you bought the property and no matter who you choose to rent it out to, the same tax rules apply to all property investors.

You may not realise the true value of these common op shop finds.

It can be hard to see the wood for the trees when you’re browsing your local op shop. We all scour them in the hope of unearthing a prize for a bargain. But what are we really looking for?

Armed with a list of must-haves helps make for a more efficient browse and others in your shopping party may have more patience if you can scan the wares efficiently and move on to the next.

The top 13 treasures you must keep on your op shop hit list

1. Silverware

Often dumped in together in a bin, basket or back aisle of the op shop, a careful sift through for precious metals may yield the real thing – real silver will look tarnished, but polishes up a treat with a little care and baking soda.

It doesn’t matter whether it’s an egg cup, a candle holder, dessert spoons or an entire set of tableware, silver is always worth buying. Not sure if it’s genuine silver? Give it a tap – it’ll make a ringing sound if genuine.

2. Old books

These are few and far between and there are many practiced eyes ahead of you but, if you can score a first edition you’re happy to sell on, you’ve hit a payload. A collection of similar bindings or colours make a beautiful vignette and a bigger haul can become a feature.

If you don’t find any valuable old books, keep an eye out for design or coffee table books. Buying these books brand new can sometimes set you back hundreds of dollars, so if you spot a gem on the secondhand market, you should definitely snap it up.

3. Corningware or casserole dishes

Did you know that some Corningware casserole dishes are extremely valuable? Dishes with rare patterns have been known to sell at auction for upwards of $10,000.

Even if you only ever come across the brand’s most recognisable (and common) ‘Cornflower’ pattern, old casserole dishes in good condition are still worth collecting.

They make a great gift, especially for new parents or a neighbour knocked over by the flu. Simply bake a delicious meal in it (like this nourishing vegetarian lasagne) and send it on – you don’t even need to worry about asking them to return the dish.

4. Wicker baskets

If you’ve ever tried to keep clutter at bay in your home, you’ll know you can never have enough baskets to keep it all contained. Wicker baskets are also beautiful to look at and can instantly add warmth and texture to some of the home’s most unsightly areas.

Laundry piling up? Pop it in a wicker basket. Shoes collecting by the front door? Pop them into a wicker basket. Toys taking over the living room? Throw them all into a wicker basket. You get the idea.

5. Kids’ toys

While we’re on the subject of toys, it’s worth talking about second-hand toys. Duplo and wooden Montessori-style toys are so wonderful for toddlers, but collecting numerous sets can set you back a small fortune.

They’re also used for only a very short period before your child moves on to the next big thing. Buying these items secondhand is a great way to save money and prevent perfectly useable toys from entering landfill.

Concerned about germs? Many plastic toys can be safely washed in the top rack of the dishwasher on a gentle cycle. Soft toys can be washed on a cold, gentle machine cycle and hung out to air dry. Alternatively, soak soft toys in a solution of oxygen bleach before hand washing, rinsing and allowing to air dry.

Other collectible vintage toys include: Polly Pockets, original Tamagotchis, Pokemon cards, ViewMasters and Cabbage Patch Kids.

6. Mirrors

It’s amazing how much a single mirror can completely change the look of a room. They create the illusion of more space and help to bounce light around a room.

They also add functionality, and it’s a great idea to have a mirror positioned close to the front door so you can do a last-second onceover before you leave the house. But the best thing about a mirror? They never really go out of style. So if you see one hidden behind some bric-a-brac at your local op-shop, squeeze it into the boot of your car and take it home.

7. Interesting vessels

Old earthenware jugs, coloured glass vases, handmade pottery –all are worth collecting if you see them collecting dust on an op-shop shelf. One of the hottest interior movements at the moment is the ‘Urban aunt’ trend which involves styling your home with collected finds and interesting, one-of-a-kind pieces. Vases and urns are a great way to add sculptural beauty to your home and you can leave them empty or fill them with bunches of your favourite flowers.

While picking up interesting vessels is more of a style hunt than a treasure hunt, there are some valuables to be found.

8. Collectible porcelain

Tea is literally heaven in a cup. If you agree with this statement, then you should consider collecting porcelain teaware. There’s nothing quite like brewing delicate tea leaves in a pot and sipping your favourite tisane from a vintage cup adorned with a stunning pattern.

Collectible brands include Crown Lynn, Royal Doulton, Wedgewood, Noritake, Spode, Royal Copenhagen and Shelley.

9. Original art

It’s always a good idea to look up and scan the walls above the shelves – you never know, you might spot a piece of original art that just tugs at your heartstrings. It could be a tiny watercolour, a timeworn original oil painting by an unknown artist or a delicately sewn cross-stitch.

When shopping for art at an opshop, look for pieces that have been professionally framed, items with an artist’s signature and pieces that just speak to you.

10. Picture frames

Even if you don’t see a piece of artwork that you love, keep an eye out for beautiful frames. Custom frames can set you back anywhere from $150 for an A4-sized artwork, and even more if you select a complex style. A vintage frame will save you plenty – and can always switch out the artwork later.

11. Mid-century furniture

Whilst we’ve all enjoyed this trend for some time now, there are still bargains to be had. The trend is moving into the 70s too and with upholsterers on every corner it’s now more affordable to revive an armchair, bar stool or lounge chairs – with cane insert panels if you’re lucky!

12. Preserve jars

These have a pretty price tag as well as charm in some cases so beware! Add a small candle and decorating with these beauties adds charm to a dining table, outdoor soiree or bedside table. Fill with cotton balls and pop on your vanity.

13. Vintage suitcases

Whilst it’s not wise to hold your breath for a Louis Vuitton, there’s great styling and storage opportunities in smaller, mainstream pieces with a wellworn look.

We’re a country that’s been in a tight economic situation for a few years now fighting inflation and with homeowners under pressure from high mortgage interest rates. And, recently verified, in a second recession. Tight fiscal governance is ahead for the country and households.

The real estate market has been flooded with great homes for sale and in my front line experience, most of these vendors understand the market and have reasonable price expectations. They understand that market values are down. Buyers are active but cautious about spending and borrowing.

But as smooth 1960s crooner Sam Cooke sang “ A change is gonna come”.

Inflation will be coming down and interest rates should plateau; then ease. Immigration continues to be strong. Real estate typically withstands the winter and climbs again in spring. The last few years have been all over the place, but we can anticipate that normality will prevail as the market slowly improves over mid to late 2024 and into 2025.

A lot of real estate salespeople (probably the majority) haven’t ever operated in a market like this. Fortunately or unfortunately, this is my third time in a market like this. After this, I reckon I’ve potentially got one or two more of these cycles to negotiate as a real estate professional.

I’d like to share my thoughts for the real estate salespeople who are finding it really tough.

Firstly, protect your mental health. Today with sales volumes down and listing numbers up, it’s twice as tough. You’ll be feeling anxious about your vendor's position and worrying about your income. You may question your own ability and whether you’re even an effective real estate salesperson. If that sounds familiar it’s because with few exceptions, this mental stress is being felt currently by agents.

Here’s a couple of tips: Firstly, remind yourself that you did not stall the market. Did you drive up interest rates? Have you created employment uncertainty in New Zealand? Obviously you didn’t. You don’t control the market and you’re never responsible for the market that you and your vendors are operating in.

What can you control? Your role is to educate vendors on methods of sale, craft powerful advertising campaigns, to not miss a single potential buyer and to negotiate a successful sale.

You as the agent have enough to focus on mastering these areas. This is how you do your utmost to achieve a sale for your vendors.

Beyond that, you aren’t a magician, and you won't sell every listing. It's impossible with the current stock levels. At the moment, the number of homes for sale substantially exceeds demand from the buyers.

Don't be scared of advocating auctions. In any market, especially hard markets, auctions will sell quicker than other methods like price by negotiation, or deadline sale.

If the auction doesn't sell on auction day (routinely day 21 or 30 of the campaign) don’t conclude it wasn’t worth doing. It will still sell faster than those specified ‘invisible methods’.

You must understand the process to be able to coherently explain the next steps to your clients and their need for further investment in advertising. It’s as straightforward as that.

And to vendors: you have far more competition at the moment so you must adopt strategies to consistently stand out to get your buyers’ attention.

Locking in all potential buyers is very simple. Pay them more care and respect, listen to them, and engage with them.

Negotiating is something you learn over time and it improves with practice. An effective agent will have invested heavily in this skill before now. If you haven't yet, then in the meantime be sure to engage a professional negotiator who loves it, has years of experience, and has mastered the skill of negotiating.

I’m having invaluable short sharp strategy conversations at the moment with my salespeople. Before putting deals or counter offers together we exchange thoughts around how best to manage the situation. We are talking about words to use, price increments to move by, and ‘what if’ scenarios.

However, when I'm not able to be there as the front line negotiator for our sales agents and at auctions, a trusted and well trained member of my team takes the reins and runs around doing the deal. I see my role as akin to a tactical controller that the team can rely on to help them in the field.

So salespeople, in a nutshell - only worry about what you can control. Continue bringing auction listings to the market.

And most critically, don't let yourself or your vendor down by not retaining for both of you a skillful, supportive and superior negotiation team.

Loan Market Lending Update

The housing market in Auckland is expected to see some growth, with most market commentators predicting a modest rise in house prices in 2024.

Independent economist Tony Alexander is among the more optimistic with his forecasts, while others adopt a more cautious approach, predicting a slow "patchy" recovery.

Migration and demand for new-build homes are significant factors driving these predictions. New Zealand has experienced a surge in population growth, with over 100,000 more people entering the country than leaving in the past year. At the same time, fewer new homes are being built as construction costs remain elevated, leading to a decline in building approvals for new houses.

Home loan interest rate rises are expected pull back in the latter half of this year with most economists calling for RBNZ to start cutting rates sooner rather than later as the economic downturn in NZ (official recession) and weaker than expected economic performance (in spite of the significant migration boost) should provide sufficient confidence to RBNZ that they have done enough "damage" to tame inflation and OCR cuts are needed to stimulate our economy.

First home buyers are expected to face more competition for houses due to policy changes reintroducing investor-friendly tax measures.

From 1 April 2024, you can claim 80% of the interest incurred for funds borrowed for residential property. This is regardless of when the property was acquired or when the loan was drawn down.

From 1 April 2025 interest deductibility will be fully restored, and you will be able to claim 100% of the interest incurred.

Double beef, cheese & bacon burger

This burger is big in both flavour and size.

METHOD

SPECIAL SAUCE:

Mix all the sauce ingredients together, cover and set aside.

BEEF PATTIES:

Combine all the ingredients together in a large bowl. Divide the meat into 8 balls and set aside.

Bring a barbecue hot plate to a high heat. Add a little oil to the plate and add the patties, allowing at least 10cm between each. Using the back of a spatula, press down on the patties until they are roughly 1cm thick. Grill for 2 minutes on each side or until cooked to your liking.

While the patties are cooking, fry the onions in a little oil until golden and grill the bacon on each side until crispy.

TO ASSEMBLE:

Spread the butter on each half of the burger buns and briefly grill until lightly toasted.

Put a slice of cheese on each patty, close the lid and briefly heat to allow the cheese to melt.

Smear a generous spoonful of special sauce on each burger bun base. Top with gherkins, a patty, fried onions, a second patty, bacon, more onions and special sauce.

SERVES: 4

INGREDIENTS

SPECIAL SAUCE

• 1 cup good-quality egg mayonnaise

• 3 tablespoons tomato sauce

• 2 tablespoons American mustard

• 1 tablespoon pickled gherkin brine

• 1 tablespoon pickled jalapeño brine

• ¼ small red onion, finely diced

• 3 tablespoons chopped pickled gherkins

• 1 tablespoon chopped pickled jalapeños

• 1 tablespoon chopped fresh chives

• 1 tablespoon hot sauce sea salt and ground pepper

BEEF PATTIES

• 800 grams premium beef mince

• 2 cloves garlic, crushed

• 2 tablespoons Worcestershire sauce

• 1 tablespoon tomato sauce sea salt and ground pepper olive oil for frying

TO ASSEMBLE

• 2 brown onions, sliced

• 1 tablespoon extra-virgin olive oil

• 250 grams streaky bacon

• 4 brioche burger buns

• 1 tablespoon butter, softened 8 slices cheddar cheese

• 20-25 sliced pickled gherkins

How to care for a Mediterranean style potted olive tree

Warm tones and white linen will get you so far, but if you truly want to bring a Mediterranean aesthetic into your home then you should look to one of their most iconic plants.

Olive trees are as happy in New Zealand as they are on the coast of the Mediterranean Sea. Although this ancient species is typically an outdoor plant, they are becoming a popular choice for indoor gardeners, especially in modern country homes. With its delicate, soft green leaves and thin grey branches, an olive tree will make an elegant statement.

So turn your home into a Greek oasis with a potted olive tree, be it indoors or outdoors, with these handy care tips and watch it thrive.

How to pot olive tree plants

Olive trees, or olea europea, need to be potted in a large enough pot for their roots to have room to grow, otherwise you risk it becoming ‘pot-bound.’ If you fill it with olive tree soil mix the tree will have an extra boost, but potting mix will also work fine. Every couple of years give it a top dressing of fresh soil and fermented fertiliser to keep it flourishing.

How to care for a potted olive tree indoors

One of the most popular indoor plant trends in recent years is indoor plant trees. Not only will they bring a nature-inspired aesthetic to your space but they’ll turn an empty corner into a feature.

As they are accustomed to growing outdoors, you just need to make sure you pop them in a sunny spot in your home and take them outside occasionally for a good dose of UV light. Water regularly, but only lightly as they do not like over-watering.

How to care for an outdoor potted olive tree

Olive trees need less maintenance outdoors as long as they are in a sunny spot. As they are a fruit tree they love a light annual prune, usually at the end of winter, of any branches that are sagging downwards. A regular water, will suffice, just avoid drowning it in water.

If where you live is prone to freezing it can be worthwhile bringing them indoor in winter to avoid the roots freezing in the cold weather.

Battens and slats can add architectural interest to a plain space with practical function.

Battens and slatted wood panels have often been confined to practical uses in interiors and exteriors.

While wood battens and panels offer excellent functionality for things like privacy, draft prevention and noise absorption, they can also add architectural interest to an otherwise plain space.

Paint them in vibrant Resene colours and you have the makings of an eye-catching visual feature, that might have a practical function, or could simply be a work of art.

Practical installation tips

Resene Colour Expert Rebecca Long has some simple tips for ensuring your batten design looks its best:

• Start by drawing, either digitally or by hand, the type of look you want.

• Choose your wood. If you’re colouring your finished battens with Resene Colorwood wood stains, remember the colour of the wood will influence the finished result. Use testpots to experiment first. You'll also need to decide on the width and thickness you want for your battens.

• Measure the length and height of the area where you would like to add the wood accents and work out what type of spacing you are after. Will the wood accents be close together or spaced out? This can also help you work out how many battens you need.

• To ensure you create a balance and symmetrical look, use a calculator to work out the spacing you will need between each accent to ensure it works cohesively in your space.

• Use a level and pencil to mark where you want to install your battens.

• Sand the wood to remove any rough edges or splinters or, if you’re recycling older wood, remove any old paint or stain.

• Always use a spirit level when installing to keep your battens straight

• Use a nail gun, screws or construction glue to attach the battens to the wall.

• If your battens will be a contrast colour to the wall, consider painting or staining them before attaching to the wall. It will help avoid any paint splashes on the wall, though, if you’re attaching the battens with screws or nails you will need to fill and touch up those areas with a topcoat.

Inside vs outside

Wood accents like battens or slatted screens can work beautifully both inside and out, whether to create a design feature, or a more functional space. The important thing to remember, Rebecca says, is to treat the wood differently for outdoors than you would for indoors to ensure the best finished result and a long life for your project.

“Internal wood accents need to be protected for wear and tear such as scuff marks, knocks and dust,” she says. “If you’re looking for a painted finish, often wood accents are treated the same as the wall or joinery paint, depending on where they are located.”

“Resene Colorwood Natural and Resene Colorwood English Walnut are great shades to try if you’re looking to achieve a natural look,” she says.

Outside, wood accents need to be protected from UV and weathering so Rebecca recommends Resene Waterborne Woodsman stains and Resene Woodsman Wood Oil Stain as your go-to stains for protecting your external wood accents.

For painted exterior wood features use Resene Hi-Glo gloss or Resene Sonyx 101 semi-gloss tinted to your chosen Resene colour.

Stain the panelling in a classic shade like Colorwood Dark Oak and stain the wooden beading in a paler shade like Resene Colorwood Rock Salt for contrast. Alternatively, keep your panels as wainscoting over just the bottom third of the wall and paint the walls in a plush deep shade like Resene Red Oxide or Resene Cioccolato.

White choc & salted caramel cheesecake

Brace yourselves, this is one decadent beast of a cheesecake.

METHOD

Double-line the base and sides of a 23cm removable-base cake tin with baking paper, making sure the paper comes at least 5cm above the top of the tin.

Whizz the biscuits, pretzels and melted butter together in a food processor until it forms the texture of damp sand, then tip into the tin. Squash the biscuit crumbs into the base and up the sides of the tin, using the base of a glass to press the sides firmly, and a tablespoon to compact the base. Pop the base in the fridge for half an hour. Heat the caramel condensed milk, salt, golden syrup and peanut butter together in 30-second bursts in the microwave until warm enough to whisk together. Pour over the chilled base and chill again for half an hour.

Preheat the oven to 160°C fan bake.

SERVES: 8-10

INGREDIENTS

• 120 grams plain biscuits

• 125 grams mini pretzels

• 90 grams melted butter

• 395-gram tin caramel condensed milk

• 1 tablespoon sea salt

• 1 tablespoon golden syrup

• ½ cup good-quality crunchy peanut butter

• 200 grams white chocolate, chopped into chunks (I used Whittaker's caramelised blondie)

• 625 grams cream cheese, at room temperature

• 250 grams sour cream

• 1 cup caster sugar

• 3 large eggs

• 2 large egg yolks

• 3 tablespoons custard powder

• 2 tablespoons vanilla extract

TO SERVE:

• Whipped cream or Dulche de Leche (I used Barkers ‘Milk Caramel’), optional

EQUIPMENT:

• Double-line the base and sides of a 23cm removable base tin with baking paper making sure the paper comes at least 5cm above the top.

Melt the white chocolate in a heatproof bowl over a saucepan of simmering water (don't let the base of the bowl touch the water). Whisk until smooth. While the chocolate is melting, wipe out the food processor and put in the cream cheese (chopped into big chunks), sour cream, caster sugar, eggs and yolks and whizz until smooth. Mix the custard powder and vanilla to a smoothish paste and add to the cream cheese mixture and briefly whizz again to incorporate. Add the white chocolate and whizz briefly to combine. Pour the mixture into the chilled crumb base and cook for 60-65 minutes, turning the oven temperature down to 150°C for the last 5-10 minutes. The cheesecake is ready once it is fully set, but with just a bit of wobble still in the middle. Turn the oven off and open the oven door, then allow the cheesecake to cool in the oven for 10 minutes to help avoid surface cracking. Once cold, refrigerate until half an hour before serving. Serve either with a dollop of whipped cream or slathered in extra caramel sauce.
