The developer’s vision is to develop a luxury hotel with serviced apartments. The development is to capture an aura of vibrant dynamism in usage. It will offer restaurants, bars, beach club, retail and spa at a landmark site with parallel views of the sea, the upcoming canal and Dubai’s city skyline. The site is strategically located within 15 minutes drive of all major landmarks in Dubai and at the steps of a major upcoming entertainment district.

Our approach to the design is providing a contemporary and visually stunning building with architecture that maximizes its aspect towards the sea while projecting its engaging usage to the surrounding community. It is a building that provides the perfect mix of style, fun and luxury setting itself apart from other hotels within proximity.

The building inspired by a wave and a ship delivers a unique shape with a cascading effect while maintaining spatial design conformity and functionality.

The masterplan development for 24,000,000 sqm of land in Al Riyadh is a visionary project that seamlessly integrates modern amenities with the timeless charm of the city's old architectural language. The mixed-use development is designed to cater to a diverse community, offering a harmonious blend of villas, residential buildings, and community facilities.

The masterplan development revolves around creating a dynamic and sustainable community centered around the 2nd largest park in Riyadh. The park becomes the heart of the development, acting as a focal point that brings residents together while providing them with ample green space for recreational activities and relaxation. The residential development is thoughtfully planned around the park, ensuring seamless connectivity and easy access to the natural oasis at the center of the community.

The design draws inspiration from the rich heritage of Al Riyadh's old architecture, reflecting traditional elements and local aesthetics. The aim is to create a sense of cultural continuity and a deep connection to the city's history while providing contemporary living spaces for its residents.

Each townhouse features private gardens or terraces overlooking the water, allowing residents to enjoy the serenity and beauty of the waterfront in their own intimate settings.

Place making and creating a breathable urban space comes at the core of the design strategy of the proposal. Given the ambitious targets required, the regular design direction would entail a very dense fabric and would not eventually deliver the required design image. Hence, the core of the design emerged form the notion to increase the efficiency of the building component to aim at decreasing the build-able space, saving densities as well as construction costs.

The requirement of providing 1,920 units with a GFA 313,000 SqM would be severely harsh on the urban fabric in terms of building density. Therefore, the design aimed at providing above average buildings’ efficiencies where the required number of units would be met with less than the GFA required. This would not only result in an increase in the urban permeability and enhancement of the human scale experience, but it would also lead to immense cost saving for the project where less GFA automatically less construction area.

The number of units required was measured on an 85% efficiency of NLA on GFA; although already firm, the proposed design suggests an average efficiency of 92%. The 7% increase in efficiency are a result of carefully crafted floor plates and units to suit the architectural and the urban requirements. This 7% savings in the area is translated into a general increase in the units’ sizes as well as some saving in the construction area; around 7,100 SqM of GFA. If the construction cost of the SqM is as low as 2,500 SAR/SqM; it would result in around 18M SAR of savings in buildings’ construction. 5StarHotel,ServicedApartments&BankHeadquarter

The developer’s vision is to develop a luxury hotel with serviced apartments and a new headquarter for his Bank. The project is a mixed-use high-rise commercial and hospitality development in Khartoum, Sudan. The hospitality component encompassing a 5-star Hotel and Serviced Apartments 17 stories on the southern end of the property while the Bank headquarters occupies the northern end of the property in a 13-story structure. Both building masses are unified architecturally by a three-story podium with two levels of basement accommodating parking, services, and building systems for both the hotel and bank.

Separation of banking and hospitality functions is maintained throughout the Ground, Mezzanine, and First Floor of the three-story unified podium mass, and continues into their separate building masses with the Bank rising 12 stories above the podium terrace and the Hotel/Serviced apartments rising 15 stories, respectively. features a contemporary architecture with a primarily curtain wall glass façade applied across a multi - faceted mass with different planes cutting at slightly different angles, allowing each building structure to rise like a finely cut gem in to the skyline of Khartounm. The different planar angles of the curtain wall also provide a monumental feel to entering Khartoum from the Airport Exit road. A unique and staggered vertical mullion scheme provides appropriate shading for the interior spaces while also accenting the angled curtain walls wrapping the buildings. The three-story podium wraps a stone-clad façade between both buildings to unify the proposal, anchoring it firmly into the site while providing a green space relief on its shared terrace.

RakBayResidence

This mixed‐use retail and residential Development is located on Min AlArab island in Ras Alkaimah, UAE. Min AlArab is one of RAK’s projects inspired by Dubai’s development activities.

This development has two accesses: vehicular access is from a lagoon facing street, while the retail is accessed by pedestrians on a sea facing promenade. The program consists of the podium that houses parking and retail at the promenade.

Townhouses flank the vehicular street with lagoon views while towers consisting of high‐end apartments rise up above the podium with the majority of the views towards the ocean. The top of the podium consists of pool decks, roof gardens and other community amenities.

Located in Alexandria, Egypt. The client vision was to re-develop the whole master plan of Al Muntaza area which is located directly on the sea and to introduce Hotels, chalets and commercial spaces to activate the development while maintaining the historical buildings and trees. The goal is to make the development as tourism hub and attractive for visitors

The project scope was in master planning, commercial space activities, hotel and chalets design.

The project was an international competition along with other 20 international companies, and we have successfully won and awarded the project through our initial proposals

This state-of-the-art office building comprises two stories with a figure ‘8’ parti. The two wings with open courtyards are occupied by office spaces while the middle connector contains the Main Entry Lobby and vertical circulation. The middle connector also contains Rest Rooms and other dead areas that require little or no natural daylighting.

Each wing is allocated to one of the two departments of the organization. The Staff entry is designated to one wing while the management entry is allocated to the opposite wing. The introduction of courtyards allow daylighting into the surrounding corridors and some of this daylighting is able to spill into open offices.

The architecture of the office building is contemporary, comprised of stacking masses that are articulated with a mixture of large openings and a pattern of narrow vertical openings against narrow solid walls. These masses are toned down with the application of intermittent vertical louvered screens.

The office building nestles in the surrounding formal landscaping created by a patterned mix of hardscaping, predominantly oriented along the Formal Entry axis, while softscaping and water elements are relegated to the sides.
