Preparation

Paint or touch up walls, refinish floors, de-clutter, fix appliances, replace light bulbs, re-organize closets, pay attention to curb appeal.

Staging

Consider getting your condo staged by a professional stager.

Key Decisions

Decide whether or not to do a pre-listing inspection or offer a “Home” Warranty with your listing.

Pre-listing

Determine the “market test” price of your condo, the list date and any special showing instructions, and list of exclusions and inclusions.

Documents

These include the Listing Agreement, Attorney General’s Letter, Consumer Information Statement, Sellers Disclosure, Lead paint Disclosure and any rates and regulations of the Condo Association (financials, applications etc.).

Marketing

Arrange with your sales associate for a floor plan, photos and write-up for a color brochure of your condo and listing on the LSR website.

Your listing will be posted on the Garden State Multiple Listing Service and over 50 real estate websites and portals.

Negotiations

Your sales associate will help negotiate a sale price and terms after a written offer is presented.

Secure an attorney for attorney review, home inspection, buyer’s mortgage commitment and closing.
