IN 2024 DESIGN TRENDS

I

f clothing is a way of expressing yourself in public, then the interior design of your home is a way of expressing yourself to those invited inside your personal space. Keeping your home fresh and modern oftentimes means embracing new trends, which can sometimes feel impersonal. But the good news is there are ways to incorporate trends into your home’s design, whether you prefer timeless classics, futuristic and modern features or something in between. Using individual design elements to create harmonious spaces that cater to the needs and desires of the modern homeowner should be the focus of any design.

Creating a home with personal spaces that excite and exude sophistication may not be as hard as you think. We spoke to two local highend interior designers, Andrea Schumacher of Andrea Schumacher Interiors and Eve Treschitta of Eve’s Creations, to get their take on what trends they’re seeing in Denver metro area and how you can incorporate modern elements into your home’s design.

As 2024 approaches, here are some interior design trends that will shape the way we decorate our living spaces, with a focus on indoor/outdoor living, showcasing homeowner personality and a return to earth tones. Bring the Indoors Out or the Outdoors In In an era where connection to the outside is highly valued, design elements such as outdoor kitchens and glass pocket doors allow for a seamless transition from indoor to outdoor spaces, and they have become expected in luxury homes. Other ways to incorporate this trend are to hang plants instead of artwork or to add organic elements such as natural wood inside or a stonework fireplace outside. According to Treschitta, who services clients nationwide, outdoor spaces are high on the list of must-haves right now. Homeowners want these spaces to feel more finished and seamless and not just an afterthought.

She notes that the past couple years have heightened a love of the outdoors, something that was already sought after on the Front Range. “People who live in Colorado like being outside,” she said. “When outdoor spaces are visible from the inside of your home, it is important to make them both inviting and cohesive with contiguous interior spaces.” Bringing the outside in feels fresh and open, like enjoying the fall weather outside with a fire and glass of wine or allowing ample natural light to come in with oversized or floor-to-ceiling windows.

Make a Statement With Your Ceiling Ceilings have long been thought of as a fifth wall, and modern homeowners are embracing statement ceilings by using bold colors, exposed beams and creative light fixtures to add character, drama and uniqueness to a room. Treschitta notes that wallpaper is a fan favorite with clients, but have you thought of using it on your ceiling? And if a fresh coat of paint seems like too much for an entire room, try painting the ceiling a bold color to complement the rest of the room. Tray ceilings can be recreated by adding crown molding for an easy visual effect.

Earthy Color Palettes There’s been a shift back to the earth tones we saw fifteen years ago, with homeowners choosing warm hues such as terracotta, ochre, olive green and various shades of brown in their color palettes. These tones evoke a sense of grounding and comfort. From paint colors to furniture and accessories, earth tones can be brought into a space in a fun and modern way. “I find that the design process can be beautifully driven by a single piece of fabric or item that holds sentimental value. I draw inspiration to weave a tapestry of colors and elements that envelop the entire design,” said Schumacher. Take on our next trend by adding a bit of bold color to a room through fabric, making it pop against the neutral color palette.

Maximalism — More Is More

Maximalism will continue to gain momentum in 2024. Embracing bold patterns, vibrant colors and an eclectic mix of furniture and accessories can create visually captivating interiors. Mixing prints such as animal and floral, ornate light fixtures and large photo galleries spanning entire walls are all examples of the maximalist design trend.

Express Yourself Homeowners have realized over the past two years how important it is to love the space where they live. Be a storyteller through the design of your home by weaving several elements together or choosing one conversation piece. Treschitta said she doesn’t look for one design element when designing a home for a client but instead wants design to evoke a feeling. “I think the best design is a compilation of a ton of details that are well executed,” she said. “So when someone walks into the space, it just feels right … there isn’t one element that hits you over the head.” Design details such as handcrafted items, unique artwork and custom-designed furniture can produce a positive feeling within a home to create a space that reflects the personality and taste of the homeowners. Schumacher, who has won several design awards including the 2023 Best of Houzz Design award for Design and Service, notes, “Many of our clients seek that remarkable, standout piece that will elevate their home to that one-of-a-kind charm. They yearn for something extraordinary, a piece that not only captures attention but also tells a captivating story.”

While Treschitta doesn’t gravitate toward trends, she said, “a very traditional home can be freshened up in a way that is not discordant (or too modern). I usually take a multifaceted approach. Editing out old, cluttered, outdated elements is step one. This could be anything (and everything) from heavy moldings to tired draperies. Once a space is cleaned up or cleared out, mindfully bringing in elements in updated colors, finishes and scale is very impactful. Elegance is timeless.” Design trends are fluid, but if you make choices based on intention by adding personal touches you’ll create a space that feels like home and make a lasting impression for years to come. 6 Hidden Gem Neighborhoods

W

hile Colorado real estate may feel unpredictable right now, the lifestyle offered in the Centennial State continues to be a draw, creating demand even in a neighborhood considered off the beaten path. Nationwide media coverage of popular neighborhoods such as Cherry Creek, Washington Park, Boulder and Castle Rock created heightened awareness about these well-known neighborhoods, which were already experiencing tight inventory, resulting in a buying frenzy.

A state built on the hopes and dreams of prospectors seeking riches is sure to be full of hidden gems, and we have six neighborhoods you may not have considered but are worth a look. These intriguing neighborhoods can be as captivating as a pink sapphire, whereas others might be hiding in plain sight. And while there are hundreds of hidden gems in our state, we chose to focus on those around the Front Range.

Congress Park is a vibrant neighborhood located east of downtown Denver that borders Cherry Creek. With historic singlefamily homes in several architectural styles, including Craftsman and Tudor, it has a mix of older homes and renovated properties. Tree-lined streets give the area a charming, hometown feel while the neighborhood’s proximity to downtown Denver keeps it close to the heart of the city. Congress Park offers diversity to the individuals who call this neighborhood home, attracting families, young professionals, and retirees. Several factors make this area desirable, including access to the Denver Botanical Gardens and City Park, which has a large urban green space for activities and events, the Denver Zoo, and the Denver Museum of Nature and Science. Congress Park is centrally located within Denver and includes green spaces, tennis courts and a newly refurbished public swimming pool, creating an intimate neighborhood setting surrounded by a larger urban environment. What does this mean for homebuyers interested in Congress Park? Recent market data from August 2023 suggests that Congress Park homes are on the market an average of ten days, whereas Denver homes are on the market an average of 29 days. In the first half of 2023, 20,483 properties sold in the Denver metro area, with an average closing price of $667,438. Seventy-eight of these homes sold in Congress Park at a list price slightly higher than this average at $684,500, whereas Cherry Creek boasts a median list price of $1,660,000. The sale-to-list ratio was 100% in Congress Park, an indicator of the neighborhood’s desirability.

One of the defining features of Skyway is its breathtaking views of Pikes Peak, the Garden of the Gods and the Rocky Mountains. Streets in this community are named after the constellations, and the area is surrounded by a forest of mature trees, creating a tranquil setting that feels like a retreat. Skyway offers spacious single-family homes with architecture ranging from classic ranchstyle houses to contemporary designs that blend seamlessly into the neighborhood’s natural beauty. Picturesque Skyway is known for its stunning surroundings and convenient location. Situated at the base of Cheyenne Mountain, this charming community is ideal for those who want a serene and peaceful environment. Close to the Broadmoor Hotel, downtown Colorado Springs, and a short drive from Manitou Springs, Skyway is at the heart of it all. The latest market reports point to homes in Skyway spending an average of 76 days on the market. Homes in this neighborhood sold in August 2023 at an average price of $642,345 with a 100% sale-to-list ratio. Year-over-year, Skyway saw a 25% decrease in the number of properties sold within the month of August.

This hidden gem sits in a not-so-hidden location, offering the breathtaking scenery of Colorado’s picturesque landscape. Home prices in Genesee are typically over $1 million, with historically low inventory. Only 25 homes have sold in the neighborhood as of August this year, while in nearby Evergreen, 21 homes sold. Evergreen homes were on the market an average of 34 days, whereas Genesee homes spent an average of 37 days on the market in August 2023. The sale-to-list ratio in the area is 94%, meaning buyers will need to offer as close to the listing price as possible, but may have room to negotiate. Those looking for a close-knit neighborhood will find what they are looking for in Genesee, which fosters strong relationships among locals and provides a peaceful atmosphere away from the city yet close enough to see an NFL football game, or show at the Denver Performing Arts Center.

With a median list price of $839,950, down 11% from July 2023, homebuyers should be prepared to pay the listing price or even more. It will be worth it when you strike gold in this picturesque setting, with a myriad of opportunities for outdoor enthusiasts to explore and stay active. Families can also partake in nearby parks, trails and open spaces that offer playgrounds, picnic areas and sports courts.

Green Oaks is a subdivision built in 1972 with community in mind—a “no fence” neighborhood where friendly banter between neighbors is encouraged and where kids can run freely between yards. Because the area was established over 50 years ago, mature trees add to the allure, providing lush green foliage for residents. The Highline Canal runs through the center of the community. Open spaces encourage outdoor activities such as walking, running or throwing a ball with the kids while soaring vistas create stunning views of the foothills and add to the relaxed atmosphere. It was not always like this when in the 1860s Greenwood Village became home to many prospectors in search of gold. Later the area thrived with orchards of apple, pear, plum and cherry trees. Today the city has grown into a mecca for businesses, from technology to real estate and finance, making the area a leader in Denver’s economic growth and a desirable

place to live. Greenwood Village West, where Green Oaks is located, had 12 homes sold in August 2023, up 20% from the previous month. The average sale price in the area was $2,412,500, and the sale-to-list ratio was 100%, after properties spent an average of 30 days on the market. Prices in Greenwood Village seem to be higher than other cities in Denver, but as we’ve proven in these hidden gem neighborhoods, low inventory has created high demand. The Green Oaks subdivision is made up of 159 homes, 25 of which are equestrian properties, and the remaining 134 homes sit on half-acre lots. Homeowners seeking a familyfriendly community with access to good schools will not be disappointed. As a bonus, a neighborhood pool, seasonal events, a community center, and three courts for playing tennis, or the ever popular pickleball, add to the brilliance of this neighborhood.

Niwot is an unincorporated town in Boulder County that offers a unique and charming experience with its diverse neighborhoods. One of the most enviable neighborhoods is Somerset Estates, offering residents distinctive character and a luxury suburban environment. Boulder County had a slightly higher average sale price of $966,054 in the first six months of 2023, with properties also on the market for an average of 55 days. Niwot’s appeal is seen through the town’s gorgeous natural landscape and historic local charm, such as the tree carvings and murals positioned throughout the town and the overwhelming sense of community, making Somerset Estates the perfect neighborhood for anyone seeking a quiet, rural life.
