Returning to The Life You Love

Just four years ago, our lives were somewhat effortless — brunches with friends, exhilarating tennis matches, cinematic adventures, and the invigorating rush of spring skiing. Little did we realize then the profound richness of those simple moments. In early 2020, the world as we knew it shifted, plunging us into uncertainty, isolation, and adaptation. The pandemic’s grip was universal, its effects stretching across ages, backgrounds and geographies, casting shadows of loneliness, fear, and anxiety.

Yet, amid the gloom, rays of hope continue to pierce through. Today, as we witness the resurgence of cherished pastimes and the rekindling of human connections, we stand at the threshold of a new dawn. A Gallup poll from a year ago hinted at a yearning for

normalcy, with 47% of Americans unsure if they would ever return to pre-pandemic routines. But now, as life pulsates back into our communities, let us seize this moment to not merely exist but to thrive, finding the extraordinary in the ordinary.

Life happens in the small moments. This is an empowering realization. It’s the intricate tapestry of human connections and the bonds we form with those we love and the passions we fervently chase. Emerging from the pandemic, in Colorado, we’ve seen our mental health suffer, notably depression and anxiety. Many people recoiled and stopped chasing their joy as a way to adapt to the pandemic’s strain.

It’s time to get back to living with intention, igniting your passions, and surrounding yourself with the people and places that infuse your soul with love and light. It’s time to get back to the life you love.

As more people open up about their struggles, we learn we are all intertwined. According to Matt Mishkind, Ph.D., deputy director of the Helen and Arthur E. Johnson Depression Center, University of Colorado Anschutz Medical Campus, “We’re doing a much better job of having people talk about mental health, so it’s difficult to know if the numbers are truly going up or if more people are just opening up about it.”

Today, immense progress has been made, and people are returning to the hobbies they love — the rhythmic dance of pickleball, the lyrical pursuit of art or getting back into the saddle with equestrian pursuits. Coloradans took to outdoor activities like hiking, camping, and taking adventurous road trips to neighboring states.

“Hobbies are important and give you something to do. There’s a socialization aspect, and it allows you to build your network,” said Mishkind.

According to a 2015 study by The Society of Behavioral Medicine, the benefits of engaging in a leisure activity resulted in better mood, less stress and lower heart rate. “Hobbies, friendships, and engaging in the things you enjoy are all incredibly important. Self-care has had an industry built around it, but something as easy as going for a 20-minute walk, your stress levels start to reduce. If we could all do a little more of that it would be beneficial to our mental health,” said Mishkind.

It’s a fact that our brains are innately predisposed to fixate on the negative, a trait deeply rooted in the survival instincts of our cave-dwelling ancestors. Although we have evolved, this predisposition to home in on what’s amiss only contributes to stress and feelings of unhappiness. “Rewiring your brain takes practice,” said Vincent Atchity, president and CEO of Mental Health Colorado. “Have the self-awareness to recognize your own tendencies and thought processes. There’s no sure-fire way of stopping negative thoughts, but acknowledge that it’s possible and then interrupt and redirect your thoughts when you’re aware of them.”

When we experience too much stress in a short amount of time, it can erode our sense of agency, paving the way for a deterioration of mental well-being in the form of depression, anxiety, and addictive tendencies. Redirecting your attention toward the aspects within your control offers a powerful antidote. “Focus on breathing and remembering to breathe. When you feel something — breathe. Also, letting go. Everything is constantly changing, so learn to let it go,” suggests Atchity.

By evaluating overall lifestyle and engaging in stress-reducing activities, we can effectively alleviate these physical and mental symptoms, moving into an optimistic mindset. Getting there may require the help of a professional, but not always. By reframing societal perceptions of mental health support, we come to realize that something as simple as having a heartfelt talk with a friend holds remarkable therapeutic potential, noted Mishkind.

Access to care has historically posed challenges in Colorado, but organizations such as Mental Health Colorado are spearheading efforts to prioritize well-being for all residents. This includes building mental health support for schools and enhancing overall access to care. However, as Atchity highlights, the real hurdle lies in translating these ideals into tangible, effective practices.

In Colorado’s resort communities, Eagle Valley Behavioral Health is an American Hospital Association case study in creating accessible mental health care in their community. With the help of Vail Health and a generous gift from a local real estate developer, a 5,000-square-foot inpatient behavioral health facility will open in Edwards in 2025. Additional initiatives include prevention and education, crisis response and transition services.

“Eagle Valley Behavioral Health has done a great thing and made a lot of progress. Funding and good commitments have helped with the success, but those things aren’t commonplace,” said Atchity. He would like to encourage people to take on more well-being behaviors ourselves: “Be mindful about how you put yourself and your well-being together. Know what works for you because it’s different for everyone,” he advises.

Energizing Green Smoothie

Total Time: 5 minutes Yields: 1 Serving

Make this energizing green smoothie next time you need a refreshing pick-me-up.

Ingredients:

1 cup chopped fresh pineapple

1 cup packed chopped kale

1 cup frozen green grapes

1 tablespoon fresh lemon juice

1 teaspoon finely grated fresh ginger

1 teaspoon ground flaxseed

Directions:

Put the pineapple, kale (stems removed), frozen grapes, lemon juice, ginger and flaxseed into a blender. Blend on high until very smooth, turning off the blender and pushing down on the ingredients with a spatula or wooden spoon as needed to help the blending process. Add 1 to 2 tablespoons of water if needed to adjust consistency. Pour into a glass and garnish with a pineapple wedge.

If cooking was once a passion of yours, make more homecooked meals. Although the ease of ordering take out has been rising in recent years, that doesn’t mean cooking healthy meals at home must be hard. If the joy of cooking is missing from your life, start by planning and choosing simple recipes with few ingredients to start, such as a green smoothie for breakfast or in place of an afternoon snack. Then talk about it. Atchity recommends telling people about your passion, say cooking, so they ask you about it, and it becomes present again when it wouldn’t be there otherwise.

Add fitness to your life by reconnecting to the natural world around you. This is a key recommendation from Atchity, who suggests engaging in activities such as fly fishing in a tranquil stream, mountain biking on a rugged trail, or watching wildlife in their natural habitat. These activities have immense benefits, as does playing with your pet or getting sun on your face at one of Colorado’s spring festivals.

Colorado is dedicated to preserving and promoting outdoor recreation with an extensive network of neighborhood trails winding through various communities. Trails are a great way to connect with others because they become a place to meet neighbors, socialize with friends, and strengthen community bonds. All it takes is 20 minutes outside to start feeling the benefits.

While going to the movie theater or a concert at a smaller venue has had a slower return to pre-pandemic levels, travel has rebounded and steadily increased over the past two years. Companies encourage their employees to utilize their vacation time to relax, regroup, and recenter. Whether that’s a weekend mountain getaway to Vail, a staycation in Downtown Denver or a road trip embarking on a journey of our state’s history, ensure it’s something you love.

Keep the excitement of your vacation alive, before and after, by sharing your plans and reflecting on your experiences. “Those feelings enrich us, so we remember how much we enjoyed our vacation and the benefits of taking it last longer,” said Atchity.

Dare to celebrate every second and be thankful for where you’ve been and where you’re going. Simple mindfulness techniques such as yoga or deep breathing cultivate a sense of calm and focus.

This year, it’s important to stay connected to friends and family to combat loneliness and improve overall mood. According to a Meta and Gallup study in 2022, 72% of people felt very or fairly connected to others. According to Mishkind, “It’s about connection, depth of connection and changing up your routine.”

Colorado’s Luxury Home Market Thrives

The frenzied market over the past few years is beginning to stabilize, and the Colorado market is full speed ahead. With inventory levels moving up slightly, prices holding steady, and buyers adjusting to the new normal in interest rates, we’re finding balance.

This year comes with geopolitical challenges and several conflicts ensuing around the world simultaneously, making it difficult to predict what the future of the real estate market will bring and the impact these conflicts could have on our financial markets. For now, Colorado is seeing strong economic growth ranking 15th in economy size among the states (and Washington, D.C.) in the third quarter of 2023, according to the Bureau of Economic Analysis. Colorado’s economy is doing very well and optimism is high as business confidence turned positive this month for the first time in two years.

Market watchers predict a positive 2024 for the real estate market, and as it stands currently, worries about the market stalling because of high interest rates haven’t come to fruition. People are moving to upgrade their homes, and with it, their lifestyles, as well as for major life events such as additional children and relocating for a job. For those seeking to expand their real estate portfolio, the appeal of the Colorado lifestyle entices second homebuyers looking for a mountain property. This, as concerns over inflation and a recession start to ease.

Colorado’s Lifestyle Beckons

While high-net-worth investors own property in Crested Butte, Telluride and the Vail Valley, resort towns such as Keystone, Grand Lake, and Breckenridge are seeing increased attention. Property values for luxury homes in the resort markets have held steady with the median sold price seeing a 55% increase in 2023 from the previous year at $3M. With a mix of single-family homes to ski-in/ski-out condos, Colorado’s resorts region is known for world-class skiing, an abundance of hiking trails, restaurants, laid-back nightlife, and understated elegance.

Buyers continue to seek properties with access to recreation, wilderness, and open space throughout the region. Tourism, fueled by skiers and other adventure-seekers who visit the area, are lending to the strength in the market. In Grand County, Grand Lake held the highest median sold price for luxury properties at $2.2M, whereas Breckenridge had the highest median sold price in Summit County at $2.9M. For the resort region, Vail Valley had the highest sold price at $20.5M, followed by Telluride at $18.9M.

The luxury home market in the resorts offers a range of options from single-family homes to townhomes to condos. Those seeking a condo in the high country are looking for large, one-level floor plans, outdoor spaces, and home offices. With historically low inventory in the Vail Valley, home values remain high. This information is crucial to making a well-informed real estate decision. Working with a broker who can guide you through these local nuances and how they affect a geographical area, such as Vail, will aid you in the process.

Buyers in the Front Range are drawn to the area’s proximity to the mountains for outdoor adventure, and to the vibrant restaurant scene and access to nightlife in Denver. Recently, Colorado’s culinary scene expanded with five restaurants awarded a Michelin star in the inaugural selection for the Centennial state. The property-viewing experience for buyers has become more innovative with the ability to explore real estate in different regions worldwide. With 3D virtual staging and drone technology, buyers get a bird’s-eye view of a property. This improves the home-buying experience by allowing buyers to gain a feel for a property prior to seeing it in person and save time by quickly eliminating properties that do not meet their criteria.

With hybrid work here to stay, buyers’ desires have changed substantially. Buyers are looking for homes in the suburbs with parks and outdoor spaces as well as a built-in office space. Suburban areas are competitive, but Denver Metro luxury home prices have stayed steady with a median sold price of $1.4M in 2023. The highest sold price in the region in the luxury market in 2023 was $15M, a 15.4% increase from 2022.

With the rise of smart home technology and sustainable construction, brokers are now able to help homebuyers who prioritize homes that integrate more renewable energy and reduce their carbon footprint. Once a specialty market, sustainability is now a core part of real estate developers’ focus to ensure what’s best for the environment is at the center of the design.

Colorado Earth makes a locally produced structural block manufactured in Brighton. The blocks are fireproof, breathable, and biodegradable. Moving to a product such as this instead of wood construction is a new concept, but one many savvy Colorado buyers will be eager to embrace. Energy efficient windows, doors and appliances can provide cost savings as well in the form of lower energy bills at a time when buyers are more conscious of rising prices.

Smart technology is more than just using your phone to turn off the lights you left on while leaving the house or changing the thermostat before you get home from work. Implementing this technology will minimize waste by reducing energy consumption, which contributes to sustainability while making life more comfortable.

CoreLogic recently evaluated environmental risks to 154 million properties, identifying 124 current leastrisk counties. Using Climate Risk Analytics: Composite Risk Score to rank U.S. cities on natural hazards on a scale of 1 (the lowest) to 100 (the highest), Colorado counties Conejos, Summit, Saguache, Eagle, San Juan, and Chaffee are all considered climate safe. This means risks from wildfire, inland flooding and severe storms are low in relation to other regions of the country.

Once a specialty market, sustainability is now a core part of real estate developers’ focus to ensure what’s best for the environment is at the center of the design.

Luxury in the Resorts

In Eagle County, the Vail and Beaver Creek luxury markets have been busy with seekers of a sophisticated ski resort area that offers a vibrant arts and restaurant scene. The 2023 median sold price in the Vail Valley was $4.4M, and there was an 82.9% increase in the number of properties sold in the luxury market.

The pandemic put the spotlight on Colorado’s resort communities, allowing people to spend time in the mountains to take advantage of the beautiful landscapes and myriad seasonal outdoor activities. Telluride and Crested Butte are two of the resort communities experiencing low inventory, but their median sold price held in 2023 at $5.1M and $2.8M, respectively.

Telluride’s most expensive sale in 2023 was $18.9M, which was a 10.5% increase from the year before. Crested Butte’s highest sold price in 2023 at $10M was a 35.1% increase from 2022. Indicative of the low inventory in the resorts, several new developments have seen strong sales, including Frontgate Avon, Red Sky Ranch in Eagle Valley, and Kindred Resort in Summit County. These new developments offer luxury buyers amenities such as valet parking, ski valet, and private clubs. For second or

third homebuyers, having a property with ski-in/ski-out access is desirable and, in some cases, a dealbreaker.

Branded residences, such as the Ritz-Carlton Vail, are becoming popular with high-end buyers who seek trusted brands when buying a second or third home. Around 40% of buyers at the hotel were international, and because of the brand, they could purchase with confidence knowing the quality they were receiving. Since 2016, prices have more than doubled to own a residence in the hotel.

The Colorado lifestyle continues to be a huge draw for homebuyers, and interest continues to grow. Our burgeoning restaurant scene, outdoor adventure opportunities and open spaces are an incredible lure. Whether they seek the cosmopolitan atmosphere of the Denver metro area or the quiet splendor of the Front Range and resort areas, buyers desire luxury and sustainability.
