Cradled by the red-rock formations of Roxborough State Park and bordered by the untouched wilderness of Pike National Forest, this one-of-a-kind estate feels as though it emerged from the land itself. A stone archway carved into the rock face creates a dramatic threshold, an architectural statement that roots the home in its rugged setting. Within, European influence and Colorado’s raw beauty converge, echoing the craftsmanship of centuries past while embracing the quiet luxury of life in the mountains. It’s a home that doesn’t simply overlook the landscape, it belongs to it.

Like a rare collectible, this estate draws on centuries of design—stone, timber, and arches that recall Old-World charm—reimagined for today. Conceived in the spirit of a timeless Italian farmhouse, every detail was chosen with a collector’s eye. Antique doors. Timeworn textures. Crafted finishes that balance historic character with modern comfort, much like a collection built piece by piece.

Finding Balance

Letter from the President

Headlines thrive on extremes—“It’s a seller’s market!” or “It’s a buyer’s market!” But as with most things in life, the truth is found in the middle.

What we’re experiencing now in Colorado real estate is balance, not chaos. Many neighborhoods have seen a double digit increase in inventory over 2024. Sellers should translate this as competition, and increased competition gives buyers more leverage. In other areas, inventory still remains historically low, and well-priced, turnkey properties continue to sell quickly. It’s simply supply and demand on full display, an age-old principle often disguised as market drama to fuel action, or noise in the attention economy.

The misconception across media that prices are “dropping” only tells part of the story. The truth is this: there has not been a market-wide, dramatic fall in value. What we’re seeing are price adjustments big and small on properties that were not completely aligned with the market to begin with. Gone are the days of only pricing based on recent sales. Pricing is now a comprehensive formula including current competing properties, the story behind each relevant sale, the number of buyers actively looking in your area, and off market inventory. A thoughtful pricing and savvy exposure strategy saves clients time and money. When homes are priced right from the start, they sell—and often, quickly.

September was a historically strong month for our team. The success wasn’t built on luck or timing, it was grounded in clarity, strategy, and precision. Buyers recognize value and move decisively. Sellers who approach the market with realism and readiness are reaping results. This is equilibrium: a healthy, confident moment where informed decisions, not speculation, drive success.

At LIV Sotheby’s International Realty, we remain grounded in this truth. The market doesn’t favor the loudest headline; it favors those who understand how to navigate nuance, who price with wisdom, and who move with confidence. Because in every market, as in every masterpiece (check out our art-icle on collecting!), discernment is what defines value.

Finally, I’m so proud to celebrate our in-house marketing team who were honored with the 2025 award for “Most Innovative Marketing Technique” for our bold, industrydisrupting Varsity Elite campaign at the 28th annual Who’s Who in Luxury Real Estate awards. This campaign brought new life to our culture, our team, and what it means to operate as an original—a true one of one. Our celebrations continue as our relocation team has been recognized with the 2025 Circle of Excellence Award by Aires, one of the top three relocation management companies in the world.

Much to celebrate and look forward to in our purpose to help you live #thelifeyoulove.

Your partner in the market,

President, Colorado

The Things We Keep

For decades, parked in a busy driveway outside a home in the city of New Bedford, Massachusetts, a bright red 1973 Dodge Charger waited. Not just as a car, but as a promise of family legacy. In Paris, the first Hermès Birkin bag—created in 1984 for Jane Birkin—recently commanded more than $10 million at auction, a testament to its enduring allure. From vintage cars to timeless handbags, the things we keep are never just objects. They

are extensions of identity, vessels of memory, and legacies waiting to be passed down.

Collections embody more than just aesthetics or value. They tell stories. They connect us to our past and preserve our passions for the future. They are where sentiment meets sophistication and where the institutions that safeguard and celebrate these treasures uphold the prestige of collecting itself.

The Psychology of Collecting

The draw to collect dates back to the pharaohs of Egypt and the European Renaissance, when individuals amassed collections that focused on beauty, power, memory, or meaning. Today, approximately 33-40% of Americans have a collection.

There's science behind the phenomenon of wanting something rare, known as the oddball paradigm, an experimental design used in psychology research. First developed by Nancy Squires, Kenneth Squires, and Steven Hillyard at the University of San Diego in 1975, the study discovered that the rarity of an object only makes it more valuable, and its uniqueness can stimulate certain parts of the brain. By measuring this activity, psychologists observed specific areas of the brain light up when subjects were shown something outside of the ordinary.

Another motivating factor in collecting is pride. Gathering like items creates a heightened feeling of self-respect and, during the search for these items, excitement at finding a rare piece that sets us apart from others.

For some, there is social motivation for collecting. Finding others who share your interest in the same pieces creates a feeling of belonging. These reinforcers—the need to own something rare, self-pride, or new associates— involve anticipation. Acquiring the object is great, but the anticipation behind acquiring the object is greater.

The history of an item, called “provenance,” might play into deciding to start a collection. Memory-keepers, such as a car passed down through generations, create a sense of nostalgia and make us feel closer to the past or to the previous owner who passed it along. As Frank Everett, Sotheby’s senior vice president and vice chairman of Jewelry Americas, observes, “The nature of any collection is how personal it is.” Offering a sense of history while looking toward the future gives collectors a chance to build a legacy for upcoming generations.

Collections can define a family’s story, becoming a testament to their tastes, experiences, and values. Serving as a talisman, these pieces carry worth and meaning. For many, curating a collection is an act of confidence, creating an identity and a legacy for future generations. “Provenance can add tremendous influence on a collection,” says Everett.

Collections are not without complexity, though. Market value ebbs and flows, and heirs may or may not share the same interests. Without love for the pursuit, perceived value becomes purely financial. This is why collectors often consider what happens to their keepsakes: whether to keep them whole, divide them among heirs, or eventually offer them at auction. Everett notes that allowing collections, such as jewelry, to be broken up into individual pieces for others to acquire into their own collections is a way of keeping those stories going for years to come.

Consider car collecting—a passion that blends craftsmanship, scarcity, and timeless design. Top brands for collectors, such as Porsche, Ferrari, Bugatti, and Aston Martin, represent the pinnacle of luxury, while Chevrolet, Ford, and Nissan fuel more mainstream traditions.

For Johnny DeBrito, LIV Sotheby’ s International Realty global real estate advisor, collecting isn’t about amassing dozens of vehicles. It’s about cherishing just one. Having recently inherited a bright red 1973 Dodge Charger from his father, he now has a car first purchased by his Uncle John (Johnny’s namesake) on his 21st birthday.

Ten years later, tragedy struck when John passed away. “I never wanted the car; I wanted my brother,” recalls DeBrito’s father. “But I realized I couldn’t have anyone else driving the car. They wouldn’t love it in the same way I would.”

At DeBrito’s wedding, Johnny’s father handed him the keys, cementing the car’s place in family history. Now, fast-forward to 2025—once Johnny and his wife purchased their first home in Colorado, the Charger finally joined them. “This is a legacy car,” he says. “There’s no other car I want. I always loved Ferrari, but when I think

about another collector car, no car will ever mean the same. I’ll pass it down to my son one day. In fact, my dad already told him he’s getting the car, and at one year old, his excitement was visible.” For many collectors, that’s how it begins. A collection starts with one.

Icons in the Making

However, not every collection is vast or grand. Some are intimate heirlooms of emotional as well as financial value. A handbag passed from mother to daughter might carry as much resonance as a multi-million-dollar diamond.

Certain bags have become icons in their own right. The Birkin, of course, holds court as the most coveted, but others—the Gucci Jackie 1961, the Bottega Veneta Andiamo, and more recently, The Row Margaux—carry legacies of their own. The Jackie recalls a golden age of effortless elegance, the Andiamo blends modern sophistication with artisanal craft, and the Margaux is already whispered about as an heirloom in the making. Beyond celebrity associations or market trends, their enduring value comes from what they represent: moments in fashion, markers of identity, and touchstones of memory.

In 1996, Sotheby’s auctioned the estate of Jacqueline Kennedy Onassis, including the 40.42-carat diamond engagement ring given to her by Aristotle Onassis, which sold for more than $2.5 million. Years later, in 2010, the auction house represented a landmark sale of jewelry and objets d'art formerly in the collection of the Duchess of Windsor. Among the highlights was a Cartier emerald, ruby, and diamond brooch commissioned by the Duke of Windsor to mark their 20th wedding anniversary. The heart-shaped jewel, set with calibré-cut emeralds and etched with the entwined initials W and E, fetched $319,451, a testament to the enduring allure of the personal history rendered in precious stones.

“The general public has a real appetite for a collection of a person’s particular style or point of view, especially with jewels.” notes Everett.

Wine, too, has become a defining collectible. At Sotheby’s, a bottle of 1945 Domaine de la Romanée-Conti once sold for 17 times its original estimate, commanding $558,000. Beyond record prices, wine carries a unique duality, an investment that evolves with time. A Burgundy, Bordeaux, or Super Tuscan matures in both flavor and value as it ages, with a young red slowly developing layers of spice and earth or a white revealing unexpected richness after years in the cellar.

Collecting wine is less about ownership and more about ritual. It is the patience of storage, the anticipation of opening a bottle at just the right moment, and the joy of sharing it with others, knowing each glass holds both heritage and memory and perhaps future nostalgia.

Custodians of Legacy

Courtesy of Sotheby's. From 'A Legacy of Elegance: Jewels from an Exceptional Collection'.

At Sotheby’s, every consignment is more than just a transaction. It is a responsibility to history, to memory, and to those who came before. Their role is not simply to sell but also to safeguard, ensuring that each object entrusted to them continues its journey with dignity and meaning.

They have brought to market Freddie Mercury’s grand piano, Andy Warhol’s personal collection, Winston Churchill’s dispatch box, Paul Newman’s Rolex Daytona wristwatches, JFK’s rocking chair, and Bunny Mellon’s art collection, among so many others—objects that resonate far beyond their material value. Each carry with it the imprint of the lives it touched, preserved not only for its financial worth but also for its story. In this way, the auction house becomes a brief custodian for the world, bringing the past to the present through the things we choose to keep.

Curating a collection is often years in the making. Everett recalls, “When I came to Sotheby’s I did what they call an ‘objects test.’ Here, I’m shown different objects, and I must use my knowledge to describe them. When one of the objects I was shown during the test went to auction years later, I felt like I had a connection with that piece. As a curator, there’s an intimacy with a collection.”

He describes a meticulous process for every piece of jewelry that comes to auction: condition reports, cataloging, and photography. Each report acknowledges the smallest scratch on metal and every inclusion in a gemstone. “We’re here to make sure you’re getting something of extraordinary quality that you love, and that assurance is something I am very proud of.”

RM Sotheby’s, born in a modest garage in 1976 with just one employee, founder Rob Myers, has grown into the world’s leading auction house for investment-grade automobiles. What started as a passion for restoring rare vehicles has become a global stage where the finest cars find new caretakers. Whether meticulously breathing life back into a century-old motorcar or unveiling long-lost treasures, RM Sotheby’s continues to uphold the belief that collecting is as much about preserving legacy as it is about celebrating beauty.

For collectors, the act of collecting reflects a belief that certain objects are worth preserving—whether a car, a sculpture, or a brooch—and that they can stand the test of time. Trends may come and go, and even a pop-culture moment, such as a high-profile engagement, can spark renewed interest in particular pieces (Everett is keeping an eye on cushion-cut diamonds at Sotheby’s upcoming jewelry auctions in Geneva and New York) because it is the enduring value of these objects that resonates.

As the world rushes on, collections remind us to pause. They teach us that beauty, meaning, and legacy endure if we choose to preserve them, and that time itself can seem to slow in the presence of the things we cherish.
