If your home's become too small and you'd rather not move if you don't have to, there's one 'room' that you might not have considered converting...

D

O YOU use your garage as more of a dumping ground than anything else? As important as storage space is for bikes, power tools and things you hardly use, converting the garage into a playroom, kitchen extension, bedroom, dining room, home office, or any other room you need, could be a brilliant way of making your home bigger and better. If your car rarely sees the inside of the garage, is it time to think about redesigning and reusing the space? The size of an average single garage is around 150 sq ft, which isn't big enough to fit many family cars comfortably, but it could be valuable living space if you've outgrown your home. While converting the garage may involve upgrading the walls, insulation and foundations, etc, the main change externally will be replacing the garage door with a window, window and door, or French windows and then rebuilding the wall to blend in with the rest of the house, so it should be relatively straightforward. A garage conversion is usually cheaper and quicker (in most cases, two or three weeks, rather than months) than moving home or building an extension. And, unlike a loft conversion, you'll have the new room on the ground floor, where it may be more useful than at the top of the house. The conversion should also add value – and who doesn't want that? Another plus point is that planning permission isn't usually required to convert a garage, as you can do the work under your home's permitted development rights. However, councils can remove these rights, so check this hasn't happened with your home. With listed buildings, you'll have to apply for listed building consent from your local council. You should check, too, that your home doesn't have any restrictive covenants in the deeds about changing the appearance of the front of it. Some companies specialise in converting garages and if you get one of these to do the work, they should be able to deal with all aspects of the process. You may prefer to employ an architect and builder instead, or if they're happy to work without architect's plans, just a builder. If you're a really experienced DIYer, you may even be able to do the conversion yourself. Whoever does the work, it must comply with building regulations. A good garage-conversion company or builder should know what's involved, but ask the council's building control department if in doubt, and check out www.planningportal.gov.uk/ permission/commonprojects/ garageconversion as a starting point. Building control will want to inspect the work to ensure that it complies, so speak to them before you begin to find out what the process is. As with any building work, if the

conversion involves a shared wall or boundary, you may need a party wall agreement with the adjoining neighbour, and if your home's leasehold, you may need the permission of the freeholder. This could mean more hassle, but compared to the stress of moving, you'll probably be glad you stayed put and made better use of the space you have.

If you want to strip a painted door back to the wood, the easiest thing is to get it professionally dipped and stripped, but if you'd rather do it yourself, you'll need a good heat gun, like the powerful Bosch PHG 600-3, £34.98, www.amazon.co.uk. It's lightweight and comfortable to hold and has a really long power lead, but the best feature is the three heat settings, including a cool one, so you're less likely to scorch the wood, which is a problem with using heat guns.

House price gloom revealed CONFIDENCE that house prices will rise in the next year has weakened in the last few months amid continued economic uncertainty, a study has found. Just over a third of people believe that homes in the UK will increase in value over the coming 12 months, compared with almost a fifth who predict a decline, Halifax found. But the balance between the proportion of people who expect a rise rather than a fall has dropped from 19 percentage points when a similar study was carried out in March, to 15 percentage points in June, when the latest survey was conducted. The shrinking gap suggests that confidence in a house price rise has eroded. Official figures released earlier this week showed a North-South divide in the housing market, with prices having risen in England and Wales over the last year but falling in Scotland and Northern Ireland. House prices increased by 2.3% in the 12 months to May, reaching £228,000 on average, the Office for National Statistics (ONS) said, but if London and the South East were stripped from the figures, the typical price would be £183,000. Beneath the surface, much of the increase was driven by a 7.2% rise in London, which has had strong interest from overseas buyers, making it the biggest rise seen by the English capital since November 2010.

A pretty dangerous As schools break up for summer and the children venture into the garden, keep a watchful eye on the poisonous plants they may be mixing with, Hannah Stephenson reports.

CHOOL'S out for summer – and despite the wet weather, many children will be enjoying the freedom and fresh air that the garden offers. You may have already considered pond safety for toddlers and the need to put potentially lethal garden tools out of reach, but curious children may also put flowers or leaves into their mouths which are poisonous, while uninformed gardeners may brush against something which sets off an allergic reaction. Many plants give off their own warning signs. Some have an unpleasant taste which reduces the likelihood of a dangerous quantity being eaten, while others just do not look edible. Of course there are the usual suspects to watch out for including monkshood (also known as aconitum), which is extremely toxic. Often planted under trees or spring-flowering shrubs at the back of a border, bearing tall spikes of helmeted flowers in blues and purples in the summer, all parts of the plant are poisonous and a skin irritant, causing burning of the lips and mouth, intense vomiting, diarrhoea and spasms.

Historically, monkshood was used by people to commit suicide by eating the leaves. Hunters in the Amazon rainforest also poisoned the tips of their arrows with it to kill animals. Many of us have laurel in our gardens – it belongs to the family that includes apple, cherry, plum and almond. But be warned that when you chop your laurel hedge the sap gives off an unbelievably soporific effect and you may fall asleep. Some people may suffer an allergic reaction from the sap of some plants, such as rue (Ruta), a low-growing plant with yellow

Best Of The Bunch Astilbe WITH all the rain we've been having lately, my astilbes are happier than ever, in moist, damp soil, their delicate feathery plumes brightening up a semi-shaded corner of my garden. These pretty perennials, in shades ranging from creamy-white to lilac, pink and red, rise above neat mounds of deeply cut foliage in summer. If they are kept in the right conditions – moist or boggy ground – they are easy to grow and don't need support. Some will cope with drier soils but most do best in rich soil in partial shade, which makes them ideal in a woodland setting by a pond or between shrubs. Plant them in drifts 45-90cm (18-36in) apart, depending on the variety, watering them well until established. They look great planted between foliage bog plants such as hostas or rodgersias. Good varieties include A. chinensis 'Pumila', with its pinkish-purple flowers appearing from August to September, and 'Bridal Veil', a white-flowering type which blooms from June to August.

Anyone who has been to the famous Poison Garden at Alnwick Castle and Gardens in Northumberland will have recognised some pretty common garden stalwarts there. Hemlock, aquilegia, autumn crocus (colchicum autumnale), laburnum and hellebores are all common plants you might find in your garden or in a hedgerow, and all have different levels of toxicity. The amount you would have to

ingest to do real damage varies from plant to plant. So what other plants are potentially harmful? ◆ Glory Lily (Gloriosa superba) – A summer-flowering climber, producing red flowers with yellow tips. It's poisonous, particularly the corm. ◆ Foxglove (Digitalis) – Both the wild and hybrids produce tall spikes bearing bell-like flowers in a variety of colours, and are often grown in partial shade, reaching heights of up to 6ft. All parts of the plant are poisonous ◆ Dumb cane (Dieffenbachia) – This large-leaved houseplant is

poisonous, while the sap can cause skin and eye irritation. ◆ Morning Glory (Ipomoea) – This lovely garden climber, with heart-shaped leaves and large, trumpet-like flowers, adorns many trellises and archways in summer, but it is also poisonous. ◆ Fremontodendron – In terms of bright yellow colours, the flowers of this Californian beauty are unsurpassed. It is called the flannel bush in its native land for the hairy undersides of its leaves, but it is a skin and eye irritant, so be careful when pruning. ◆ Woody Nightshade (Solanum dulcamara) – Most species of solanum are poisonous and this scrambling perennial is often found in hedgerows and on shingle beaches, with oval leaves and purple flowers with yellow stamens, flowering from May to September. The berries are red and poisonous while the rest of the plant is a skin and eye irritant. ◆ Sumach (Rhus verniciflua, R. radicans, R. succedanea) – This tree has extremely toxic sap. If you are taking one down, clean your chain saw afterwards. ◆ Giant hogweed (Heracleum mantegazzianum) – The hairs on the stems and the undersides of the leaves of this invasive wetland plant carry poisonous sap. Brushing against this plant can leave you with large and very painful blisters. It's a severe skin irritant in bright sunlight. If you think your child has eaten part of a poisonous plant or suffered an allergic reaction to it, don't panic but do seek medical attention from the accident and emergency department of your local hospital, taking a plant sample with you, the RHS advises. The main message from the RHS is that you should be aware of the plants which are toxic – and teach your kids that if it isn't a recognised food, don't eat it.

Things to do this week ● Lift and dry off garlic when the foliage yellows. ● Rake up infected fallen leaves if your roses have blackspot, to reduce the risk of the disease being carried over to next year. ● Continue to pick off slugs and snails in the early evening or after rainfall, to stop them doing further damage. ● Cut flowers for drying such as lavender and statice. ● Plant autumn-flowering bulbs as they become available. ● Prune newly planted conifer hedges so they establish a dense structure early on. ● Thin rows of crops sown in June, including carrots, turnips, beet and lettuce. ● Cut delphiniums back hard as the flowers fade, to encourage new growth and the chance of a second display. ● As gloxinias finish flowering, remove faded blooms and gradually withhold water until the leaves wither, then stand the pots in a dry position where the bulbs can rest until they resume growth in spring. ● Obtain cabbage seed for sowing later in the month or in early August for spring crops. ● Propagate shrubs including aucuba, berberis, escallonia, lavender and pieris using semi-ripe cuttings. ● Prune summer-fruiting raspberries as soon as they finish cropping.

YOU can sow rocket and other summer lettuces, oriental vegetables and winter purslane now for eating in autumn – and it couldn't be easier. Sow the seeds thinly in drills about 23cm (9in) apart, water them in and don't bother to thin them out, just cut them as you need them. Oriental veg also look attractive in your vegetable garden or grown with ornamental plants in borders. Chinese radish, pak choi and mizuna greens can be sown in rows 30cm (1ft) apart and thinned to 15-30cm (6-12in) between plants.

Winter lettuce are particularly cold-hardy, selected for sowing after mid-summer, for harvest in autumn - and with a bit of protection, on into winter. In August you can make final sowings which should give you autumn crops but use varieties that are resistant to downy mildew, which strikes in cool, damp weather. In colder areas, cover autumn crops with cloches and in all areas cover winter lettuces with cloches.

Hand pollinate the flowers if there aren't many bees about in early spring by dabbing a small paintbrush into all the open flowers throughout the flowering season. They are self-compatible so you don't need a partner for cross-pollination.

If you have limited space, buy a dwarf variety for a pot but remember to water frequently, especially in summer when they are carrying fruit, or the fruits may fall off prematurely.

Housing market ’dysfunctional’ and likely to get tougher FAMILIES in the UK are among the worst off in Europe when it comes to the cost of running a home, a charity warns. Around one in six people in the UK (16.5%) is spending more than 40% of their income on housing costs such as rent, mortgage payments and other household bills, which charity Shelter says is evidence of the “deeply dysfunctional” housing market. It highlights European Union research, which found that the UK has three times the share of people weighed down by high housing costs than its neighbour France, where 5.2% of people were spending more than 40% of their income on such costs.

Only Denmark and Greece were found to have a bigger share of people paying high housing costs than the UK out of 29 countries analysed. Countries such as Spain, Italy and Portugal fared better than the UK in the study. In Portugal, 4.2% of people were found to be spending more than 40% of their income on housing. Meanwhile, 11.2% of people in Spain and 7.5% of Italians faced the same strain. Shelter says that a lack of affordable homes caused by a succession of governments and years of easy access to mortgages has helped to drive up house prices. Campbell Robb, chief executive of Shelter, says: “These figures are the evidence that the

UK housing market is deeply dysfunctional. “With so many families spending huge amounts of their income on their rent or mortgage, people will be making daily trade-offs between food bills, filling the car tank with petrol, and paying their housing costs.” Households have come under intense pressure from high living costs at a time when they are seeing little return on their savings, although there are signs of the situation improving as inflation eases off. However, a study published by SpareRoom.co.uk earlier this week found that four in 10 people living in rental accommodation cannot afford to

save anything for a deposit to buy their own home, as high living costs and loan repayments are already swallowing up their cash. Just over one in seven people included in that survey said they are having to spend more than two thirds of their take-home pay just on their rent. Rents have soared over the last year as people unable to get on the property ladder, because they cannot raise a deposit or meet tightening borrowing criteria, have stayed in the rental sector. A recent study from LSL Property Services, which owns chains Your Move and Reeds Rains, found that strong competition among tenants has

helped the average rent to rise to £712 a month on average. Average mortgage payments for new borrowers stood at 27% of disposable earnings in the fourth quarter of 2011, the lowest share since spring 1997 when a 26% proportion was recorded, and well below the 37% average over the past 27 years. But mortgage lenders have been steadily increasing their rates for both new and existing borrowers in recent months, blaming the weak economy and the increased cost of funding a mortgage. Borrowing is expected to become more expensive and tougher in the coming months, particularly for those with a small deposit.
