1 Wood Crescent Completed At Television Centre

Stanhope, on behalf of investors Mitsui Fudosan and Alberta Investment Management Corporation (AIMCo), and some of their clients, is announcing today the completion of 1 Wood Crescent at Television Centre in West London and its availability for letting to prospective tenants.

1 Wood Crescent is a new nine storey building comprising 112,247 sq ft of prime office space located on the west side of the Television Centre campus which includes multiple terraces, all with views over Hammersmith Park and the surrounding White City area and beyond. The building is designed by architects Morris+Company and constructed by Laing O’Rourke. PVH Corp., parent company to brands including Calvin Klein and Tommy Hilfiger, has already leased the top five floors of the brand-new building as its new UK headquarters, totaling 50,000 sq ft of office space.

Marchini Curran Associates Delivers

Landmark Design Works For £6.7M Expansion Of Leicester Cinema And Arts Venue

The award-winning architects and interior designers at Marchini Curran Associates, have led on design services for the expansion of the independent Phoenix cinema and art centre in Leicester. The pivotal scheme, funded by Arts Council England, Leicester City Council and the European Regional Development Fund (ERDF), alongside independent funding organisations, has transformed the city centre venue with an extension of the Midland Street site, which has been the cinema’s purpose-built home since its relocation to Leicester’s Cultural Quarter in 2009.

The project, which started in September 2021 under the Scape National Construction Framework has involved adding two new cinema screens, a large digital art gallery, extended café bar, a multi-purpose events space and rooftop terrace bar, to accommodate more visitors and expand the programme of this much-loved independent cinema and arts venue which has been part of Leicester’s cultural scene for 60 years.

The client design brief was a fully inclusive environment catering for the diverse spectrum of user groups, staff, and visitors - to create a multi-functional space that changes its personality from the day into the evenings. The integration of spaces was key and the concept of the building was designed to counterbalance the enhanced box office within the existing building with a new café bar space, forming a bookend within the new extension, to create a seamless harmonisation between old and new.

To achieve this Marchini Curran introduced a new two storey spine wall that runs from the two existing cinema screens through the building to link the gallery, café bars and new screens together. A feature staircase runs up the side of the spine wall giving visual access to the upper floor roof terrace, allowing natural light to penetrate the centre of the ground floor dining area.

Bloomsbury Mansion Apartment, London - LLI Design

LLI Design were commissioned to completely redesign and refurbish a period apartment in a grand mansion block in the heart of Bloomsbury London. Situated in the historic heartland of the west end and close to the theatres of Covent Garden this 2 bedroom apartment hadn’t been renovated in many years so was in effect a blank canvas to create a beautiful pied a terre for the clients. The brief was to keep and enhance the period details of the apartment, incorporating the clients' inherited furniture pieces and combining them with new contemporary pieces to create an eclectic mix that suited the clients aesthetic.

By way of reconfiguration, clever use of colour and lighting together with bespoke joinery elements throughout, this property was completely transformed from a dark tired apartment into a light filled pied a terre for the clients. It was essential that the apartment kept its character and atmosphere and by taking an holistic and sensitive approach to the design and layout LLI Design created a warm, friendly and practical apartment for the clients whilst staying true to the character of this grand mansion block.

As with the majority of LLI Design’s projects, the construction, joinery and home automation were carried out by their in-house vertically integrated teams - Pegasus Property & Pegasus Automation. LLI Design offers a comprehensive design service, taking projects from briefing through to Handover; creating beautifully crafted interiors for discerning clients. The creative team is led by Co-founder and Design Director Linda Levene. Her background as a fashion and textile designer is reflected in her love of form, texture and colour.

FHP Secures London’s Greenest Logistics Hub

Building services and engineering consultants FHP has completed a contract to support the multi-million-pound design and construction of the most sustainable logistics hub in London.

The work saw FHP provide a package of RIBA Stage 5 mechanical, public health and 3D Revit design services to the leading developer of modern warehouses and industrial property SEGRO, which recently completed the development of eight grade ‘A’ industrial units with office accommodation and landscaped outdoor terraces on a Zone 3 site in Tottenham.

Achieving a BREEAM ‘Outstanding’ status and an EPC ‘A+’ rating, SEGRO Park Tottenham, which offers almost 200,000 sq. ft. of commercial space incorporating photovoltaic cells, green walls and external amenity areas, reflects a new generation of industrial and logistics parks on the fringes of central London.

FHP was closely involved in the construction design phase to meet occupiers’ wellness and wellbeing needs; utilising carbon negative concepts to improve energy efficiency while delivering high levels of water services, ventilation and drainage across the site building occupiers. This is the latest success for rapidly growing FHP, which currently employs 52 people and continues to recruit staff to strengthen its team to meet strong demand as it targets revenues in excess of £3.5 million in 2022.

Steel windows and doors manufacturer Crittall Windows is offering architects a unique chance to win a rare original lithograph poster that celebrates the work of the famous Swiss architect Le Corbusier, one of the pioneers of modern architecture and design. The StrongMen charity provides support to men who can often be overlooked after a bereavement and can suffer severe emotional and physical health conditions. Many men can struggle with crippling anxiety, depression and PTSD but do so in silence as there is often an assumption that they are OK. CPG’s Flowcrete Launches New RIBA Approved Car Park CPD Seminar

Britannia Brick Slips Contributes To Sustainability

Brick is the traditional building material in the UK and although architectural styles may come and go, brick seems to be a constant. There are however limitations to the use of whole bricks, particularly as they require a lot of energy to manufacture. The increase in the cost of energy has had a dramatic impact on brick manufacturers and led to significant price increases. The need to improve sustainability means alternatives to whole bricks are being sought to reduce the embedded energy of projects.

One such alternative to whole bricks is extruded brick slips. Made from natural clay and fired like traditional bricks, extruded brick slips are manufactured as thin slips or tiles requiring only 3040% of the energy used to manufacture whole bricks, which is quite a substantial reduction in energy consumption. Furthermore, manufactured brick slips are usually around 15mm thick and are packed up to 3000 slips to a pallet as opposed to up to 600 whole bricks to a pallet. This means fewer pallets of brick

slips will be required to cover a given area compared with traditional bricks, reducing associated transport costs. Their Britannia range is a selection of kiln fired natural clay brick slips that provide excellent quality and great value, offering a wide range of colours and textures. The smooth finish and clean edges of some brick slips in this range complement contemporary designs while others offer the more traditional aesthetic that is always in demand.

Manufactured in standard UK metric sizes, the nominal size of the Britannia range brick slip is 215mm in length by 65mm height with a thickness of just 14-15mm. Corner pieces are also available and nominally measure 215 x 65 x 100 x 14-15mm. Eurobrick also have a specially formulated pointing mortar called Europoint which is designed for bag or gun injection into the joints of its brick slip cladding systems. Leading Sussex Brickmaker Joins The Brick Development Association

Sussex Handmade Brick, one of the most successful independent brickmakers in the south of England, has joined the Brick Development Association (BDA). The BDA is the national authority on clay bricks and pavers, advising and promoting the interests of its members, who comprise all the leading brickmakers in the UK. Harry Harrison, director of Sussex Handmade, based at Three Oaks, near Hastings, explained: “We have been considering joining the BDA for the past couple of years now. We will now have the opportunity to enter the BDA’s prestigious Brick Awards, the Oscars of the brick industry, and to showcase our products and skills to the right customer base, especially architects and housebuilders.” The company, established in 1896, produces 2.25 million handmade bricks a year in 14 different styles.

Bespoke bricks can also be created for customers. Keith Aldis, the chief executive of the BDA, commented: “We are delighted to welcome Sussex Handmade Brick as a new member. The company has an illustrious history and has recently completed some absolutely stunning projects of which they are rightly proud. “We look forward to working with Sussex Handmade to promote their products, look after their interests and to engage with them on two of our key campaigns - one on sustainability and one on antislavery."

“We are committed to a sustainable future for the brick industry and we have launched an anti-slavery campaign to combat the terrible conditions in which bricks are made in S-E Asia and then sold over here as British bricks. Sussex |Handmade have already indicated they will support both campaigns.” Mr Harrison commented:

“Joining the BDA is a significant new chapter in the proud history of our company. As we continue to successfully restore and to renovate existing period buildings as well as creating sensitive new builds, it will be very reassuring to have the support of the BDA.”

Sussex Handmade have recently completed three prestigious projects.

They are: Athlone House in Highgate –formally known as Caen Wood Towers was built in the. 1870s and has been the home of several important industrialists. It has recently been transformed from a derelict house to the impressive grande mansion, estimated to be worth in excess of £130m.

The company provided over 200,000 handmade bricks and 40,000 bespoke handmade brick specials and worked with another BDA member, Marshmoor Bricks

on this magnificent project. Winchester College is an all-boys private school with approximately 700 pupils. This modern housing project, which was undertaken by architects Cowper Griffiths presented many challenges. Located close to the Kings Gate area of the college, the development comprised 11 beautifully designed terraced houses. Sussex Handmade Brick manufactured over 70,000 bricks and specials in a bespoke blend of Guestling Red, Waverely Orange and Westfield Bricks to echo compliment the area’s rich history. 

The Galleries, Brentwood, Essex. Originally built in the 1850s as a hospital, it closed its doors in 2001. After standing derelict for 14 years, City & Country painstakingly and sympathetically restored the buildings. After helping with several of City and Country’s projects, Sussex Handmade was approached to assist with this particularly challenging project and provided in excess of 150,000 bricks in a blend of Guestling Red, Waverley Orange as well as blue glazed headers to restore and renovate the existing period buildings onsite as well as creating sensitive new builds.

Mr Harrison concluded: “We are very proud of our part in these three projects and our role in keeping the art of handmaking bricks alive. All our bricks are hand thrown into traditional hardwood moulds, sanded and cut and turned by hand. Now, thanks to our membership of the BDA, our story is going to reach a much wider audience.”

Yeoman Shield Extend Lifecycle Of Walls At Pinderfields Hospital

Yeoman Shield engaged with Equans and The Mid Yorkshire NHS Trust to continue to improve the lifecycle of wall coverings in key areas of Pinderfields Hospital. Previously Yeoman Shield Imagery wall protection panels had been installed on the lower section of walls in the gate areas of the hospital.

These panels perfectly replicated the design of the wallpaper which was becoming damaged and starting to look unkempt. Showing to be successful in fending off impact damage, scratching, and marking the decision was taken to repeat the same process to the upper part of the wallpapered walls.

Yeoman Shield’s team copied images and dimensions from the printed pattern on the original wall covering taking care to align the top and bottom graphics.

The designs were programmed into Yeoman Shield’s in-house CNC machine then cut from Yeoman Shield’s 2.0 mm Falmouthex protection panels and fitted together to emulate the design and colourways. The

panels were installed by Yeoman Shield’s fixing operatives to provide a decorative, hygienic, and impact-resistant covering that remains true to the original design brief. Minimising future redecoration and repair requirements, the panels will assist in reducing maintenance budgets providing a long-lasting, durable solution to impact damage.

Modern Materials For Modern Schools

A new €74 million 23,500 square metre school has been built in Freising, Germany as a showcase of how modern design and educational requirements can be designed in harmony to create a lively and vibrant learning space filled with space and light.

Ion Glass, which provides bespoke structural glass solutions for a range of distinctive buildings, including churches, specified ESG’s Switchable™ glass as part of a stunning refurbishment of the historic Anglican church building.

Using meticulously cut ESG Switchable™ panels, Ion Glass installed new glazing to gothic arches at the rear of the church, separating the main worship area from the newly enclosed area. They also added new privacy glazing to shield the church hall from the public gaze, so that meetings and functions such as weddings can take place in privacy.

The church’s gothic arch shapes made for quite a challenge for leading glass processor ESG, whose expert technicians cut the required panels to the precise shape of each arch using advanced CNC techniques while preserving the functionality of the privacy interlayer. This complex task also required the Switchable™ interlayer to be cut to the exact shape and dimensions of each arch with pinpoint accuracy, making each panel a truly bespoke project.

ESG and Ion Glass worked together to ensure that not only did the ESG Switchable™ glass fit to perfection, but that the connections for mains wiring to provide privacy at the touch of a button were positioned so that the wiring itself could be routed as discreetly as possible in this historic setting.

Netzero - One Aim Needs All Industry Voices To Be As One

Rinnai’s Tony Gittings calls for industry unity in delivering practical, economic and technical benefits of decarbonisation

For UK decarbonisation aims to be successfully achieved a shared and consistent approach must be formulated and agreed upon by all acting parties within the HVAC and building services industries. At present there is widespread preference towards heat pump technology by mainstream media, and other interested groupings toward consumers and customers seeking clean and alternative methods of home or commercial property heating and hot water delivery.

Fact, logic and reason must be employed to achieve optimum practical, economic & technical outcomes for all of us. We need decarbonisation, we need NetZero, and we need it as soon as possible but in such a way that is pragmatic in terms of catering to the existing populations and markets. To further encourage decarbonisation the industry must look past just simple financial motivation. No one single product alone is presently capable of delivering NetZero, so rather than fracture into competing groups, the heating & hot water sector will benefit from a platform of cross-communication and information sharing that can be relayed to positively assist the UK end-user and customer. We need to look at this from the consumers’ viewpoint. We need to be putting accurate information in the public arena.

At the moment there are a lot of interested bodies and companies showing understandable self-interest in wanting to know they have a future in the marketplace. In our sector we have manufacturers of similar or like-for-like products which are looking to what will replace natural gas as the fuel of mass consumption and how that will affect them. We also have the pragmatic logic of trying to find affordable fuels for the mass market. Alternatives on their own are simply not an answer.

We also need to look at the range of innovations and developments such as Hydrogen, BioLPG and rDME that will come on stream. Yes, individual products have a place. But what would be the NetZero answer, as an example, to a commercial or industrial unit or site that has the added complications of needing Legionella prevention regimes and constant high temperature hot water in large volumes. How would electrification and heat pumps, for example, be attractive

in terms of capital, installation and ongoing operational costs and performance? Everything has a role to play and everything non-carbon can have a future. And a collective, equable effort will give us the result we all want, the result we must have, if we are to have a sustained quality of life.

We are a business based on engineering excellence and are employing technological creativity to achieve the targets. It will mean, in the UK, that we begin to offer a wider range of products under the H3 umbrella of Hydrogen, Heat Pumps and Hybrid Systems to enable our customers to achieve their own carbon reductions and eventual neutrality. It is possible that all residential and commercial sites can provide customers with heating and hot water systems that produce the most practical, economic and technical solutions - on and off grid. Heating Controls – A Quick Q & A With Leading Controls Company, ESi

Q. Controls have come a long way in recent years – what are the main features of the latest devices that heating engineers should look out for?

There are a plethora of heating controls on the market that heating engineers should carefully select from for their individual installation requirements. An engineer replacing or installing a new boiler should purchase controls which meet Boiler Plus regulations which came into force in April 2018. Most controls manufacturers now offer boiler plus compliant controls which offer time and temperature settings plus load compensation which provides the ability to modulate the flow temperature from the boiler based on the actual room temperature. This requires the control and boiler to communicate, sometimes via OpenTherm communication.

OpenTherm ensures the boiler modulates the flow temperature to provide an accurate control over the desired room temperature and stops the boiler cycling on and off, therefore reducing gas use, saving money for homeowners. Boiler Plus compliance can also be met using a Smart Control which provides automation of time and temperature settings and optimisation which calculates the time needed for the heating system to reach the desired comfort level, optimising the heating system’s operation to ensure it uses the least amount of energy to attain the desired temperature.

Q. With a lot of new technology the look of the device and its ease of use are as important as its functionality. How important is the design and user interface for smart heating controls?

The design of a new smart control must provide the user with a simple, easy to use and understand interface between them and their heating system. Manufacturers now provide a range of controls which offer different features and functions to suit the homeowner’s age range and personal requirements such as larger clearer screens for the visually impaired and larger temperature selection buttons to allow elderly and vulnerable people to simply turn their heating up or down subject to their comfort levels. Similarly, smart controllers now offer sleeker designs which blend into a modern home featuring glass and stainless steel with a lack of switches and buttons with the controls being touchscreen or app based to suit a younger demographic.

Q. With rising utility prices, energy efficiency is on everyone’s minds. How can the latest Smart Controls help deliver energy savings?

With many heating controls being controlled from apps on smart phones and tablets, the ability to control your heating at any time of day and from virtually anywhere means you can be in more control than when you are at home. Modern controls allow you to control several heating zones in the home and control these individually and more accurately so you can easily increase the temperature in the rooms you will use as you head home after work, for example. And you can monitor the temperature levels in different parts of the home, reducing temperatures in rooms

that will not be used but leaving enough background heat to keep them comfortable.

With energy prices increasing its important to take a close look at every way in which energy can be saved and costs kept to a minimum and this is why our controls are OpenTherm compatible. The way OpenTherm works allows far smoother transition of heating control, which reduces energy and saves money. Using OpenTherm will save between 10 and 15% on the gas bill. We’re optimistic that we’ll see increased awareness of OpenTherm controls in the next few months as people begin to realise the savings these controls offer when connected to a modern condensing gas boiler.

Q. Is the same level of control available via a smart phone or tablet?

It can be – yes. Most manufacturers now have an app that allows you to control your heating from pretty much anywhere from your smart phone or tablet. As Smart control grows in the UK you will be able to control most of your appliances and electronic devices remotely via an app and one of the options will be to control your heating across the different zones in the home so that its comfortable for when you arrive home after work or to reduce energy consumption when going out.

Q. The latest Smart Controls may not be appropriate for all customers – what options are available for users that crave, or require, a more straightforward solution.

This is essential and we think so important. The type of heating controls you install should reflect the individual users of those controls not the latest technology available. We know of social housing providers who claim that as many as 90% of their call outs for heating problems are because the tenant cannot use the controls properly.

Elderly and vulnerable people may prefer a simple control that they can understand easily and operate without needing to think about the complexities of smart controls. The latest wi-fi controlled touch screen controls may be the height of functionality for younger homeowners and tenants and they may cope well with them, but some older people may struggle. York Handmade Project Wins

Prestigious Stirling Prize

One of the York Handmade Brick Company’s most acclaimed projects has won the prestigious 2022 RIBA Stirling Prize. York Handmade, based at Alne, near Easingwold, in North Yorkshire, provided more than 300,000 bricks for the magnificent new Magdalene College Library at Cambridge University. The library beat five other projects to triumph in this year’s Stirling Prize, the highest accolade in architecture.

It is awarded for the UK’s best new building of the past 12 months. The contract was worth £300,000 for York Handmade, one of the leading independent brickmakers in the UK. The prize-winning architects for the new library at Magdalene College were London-based Niall McLaughlin.

David Armitage, chairman of York Handmade, commented: “It is a tremendous honour to have played a pivotal role in creating a building which has won the Stirling Prize. There is no more significant or coveted prize in the architectural world. We were so proud when we were asked to provide our bricks for such a prestigious project. Magdalene has a rich cultural heritage and this stunning new building reflects this."

“The finished building is absolutely magnificent and provides a wonderful place for Magdalene students to work. It is one of our flagship projects over the past few years and we are proud of what we have achieved.”

The Stirling Prize judges praised the new library, called it "exquisitely detailed and solid and confident, yet deferential new kid on the college block". Simon Allford, president of the Royal Institute of British Architects (RIBA), commented that: “It had been a significant challenge to create a building that would last at least 400 years, but that the architects had managed it with 'the utmost skill, care and responsibility'. Well-designed environments hugely improve student success and wellbeing. They should be the rule for all students and teachers in all places of learning, not the exception".

York Handmade was selected primarily for the colour and the character of its brick, but also because of the company’s ability to manufacture a wide range of intricate specials and sizes to fit in with the design specified by the architect.

Mr Armitage explained: “We supplied no less than 40 different sized or special-shaped bricks for this scheme and the quality of the brickwork is outstanding. We must pay tribute to the contractor and especially Julian Redpath, who is the site manager for Cocksedge Building Contractors Ltd."

Tim Allen-Booth, associate with architects Niall McLaughlin, commented: “Our design for the new library was for a bold, modern building, while also having a settled quality that fits with the mediaeval character of the original college buildings. The character of the new brickwork is central to this aim.

“We chose York Handmade’s bricks for their texture, range of colours and ability to produce the range of special shapes and sizes required. The colour mix was developed in close collaboration with York Handmade’s team. The end result echoes the tapestry-like quality of the college’s mediaeval walls and is a key part of both the interior and exterior of the new building.”

Mr Armitage added: “This commission continues our strong relationship with colleges and university buildings at Oxford and Cambridge. We have provided bricks for Christchurch College in Oxford, as well as Oxford’s Said Business School, and Jesus College, Cambridge. It is an immense privilege to be associated with such important buildings and projects in historic and sensitive environments. Stella Rooflight Offers Stunning Focal Point For Stroud Bungalow Renovation

When David and Elaine Tonge set out to completely renovate their 1960s bungalow in the village of Sheepscombe, Stroud, they had a clear end goal in mind – to create a light, bright modern home, that would combine innovative and sustainable building materials. Achieving high levels of energy efficiency was a major factor in the overall design. As such they opted for a warm roof system, consisting of a layer of insulation above the rafters and immediately below its waterproof membrane, which allowed for heat to be conserved without the need for a ventilation system. Externally, a steel roof construction and bespoke conservation stainless steel rooflight, from Stella were key to achieving the stunning modern look, a large area of natural daylight and excellent thermal performance required. The architect, Geoff Luxton, had initially specified another rooflight company for the project, however, David had researched the conservation rooflight market in some detail and was adamant that he wanted Stella Rooflights for his home.

David Tonge said: “Due to the fact that the rooflight was going to be such a crucial element in the overall design, I spent a lot of time researching the various products on the market. Stella’s conservation rooflight, with its flush fitting design and high quality materials was the only product that ticked all the boxes.”The architect was so impressed with the rooflight quality that he has subsequently specified Stella on several subsequent projects.

The Tonges were equally impressed with the customer service provided by Stella; David said: “I came across Stella Rooflight’s website late one Saturday evening. I sent an initial enquiry via their online chat and was surprised to receive a response over the weekend at such a late hour! Their level of responsiveness continued throughout the project and I was impressed with how they worked so well with the wider team.”

Working closely with the client and the project team Stella created a final design for the rooflight that would sit in between the steel purlins and create a wall to wall appearance stretching the exact length between the two walls in the stairwell. Creating a rooflight of the exact shape and size to fit the space was only made possible through the bespoke design service offered by Stella.

A design which also enabled them to get the exact look they were after with a European Oak interior liner, a powder coat finish to match the colour of the roof, and high specification self-clean glazing with genuine glazing bars designed to match the clean lines on the steel roof and finish the look perfectly.

David continued: “The rooflight regularly draws complimentary comments for how it opens up the space – it’s one of the first things you notice of the property from the outside and has created a striking focal point on the inside. Cupa Heavy 3 Slate Provides The Key To Scottish Bothy’s Grand Renovation

Heavy 3 slate has been specified as part of a unique self-build residential home in the Scottish countryside. Showcased on the latest series of Channel 4’s Grand Designs, Heavy 3 was selected to renovate the roof of a Grade II listed bothy that had to be incorporated into the property’s overall design. The slate was the ideal solution to replicate the aesthetic of the original Scottish slate. Architect Iain Shillady, Director at Staran Architects, decided to carry out an ambitious conversion of the bothy – a form of basic accommodation for gardeners working on country estates – and walled garden, turning it into his ideal family home.

However, planning permission dictated that the architectural heritage of the property must be maintained, meaning that the bothy and garden wall had to be preserved to allow the project to take place.

As a result, Iain developed an innovative architectural design that divided the family home into two separate sections, split by a 13-metre skylight. In this design, the bothy, which was positioned against the garden wall, would be restored to house several bedrooms and act as an entrance to the property, with the rest of the house built within the large garden, hidden on the other side of the wall.

Due to the bothy’s lack of upkeep, the original roof slates were damaged beyond repair and several sarking boards and head ends had succumbed to rot. However, the main ridge was salvageable. Iain approached Allan Liddell, CUPA PIZARRAS Technical Sales Manager for Scotland, to work with the project team and find a slate solution that would maintain the bothy’s original aesthetic.

Allan recommended Heavy 3, a popular choice for projects needing a durable building material and a similar aesthetic to traditional Ballachulish Scottish slate. “Once we replaced the sarking boards and head ends, installing the Heavy 3 slates was a very straightforward process,” commented John Carey, Director at Carey Roofers. “CUPA PIZARRAS offers the best slate on the market so I’m happy to install its products whenever possible.”

Approximately 6,000 Heavy 3 slates were nail fixed to the bothy’s roof. Produced in two thicknesses, in this case the extra thickness and weight of the 7-8mm variant provides the strength to withstand the high wind speeds and driving rain that is common throughout Scotland.

Also available in a number of sizes, Heavy 3 size 300 x 200mm slate is widely used on conservation projects and comes with a 100-year warranty as standard.

“I’m very pleased with the final result,” commented Iain. “The quality and the aesthetic of the slate were essential. I was already familiar with Heavy 3 as it is a common choice for our listed building work, so I was confident in the product. We opted for a slightly smaller format to closely replicate the Scottish slate originally removed from the bothy.”

Linear in its form, the property’s main three storey block features large areas of full-height glazing to the upper floors which is shielded by external timber fins, assisting with shading but also adding a natural aesthetic feature.

These timber elements blend comfortably with the local stone masonry to achieve superb aesthetics and make this property a stunning example of modern European architecture. The brief was to provide a door that capable of spanning a four-bay garage and be consistent with the rest of the timber used throughout the property.

Balustrade Manufacturer Urges Diligence In Meeting New Staircase Regulations

Balustrade manufacturer, Neaco, is urging construction companies to be wary of compromising safety in managing the extra cost of new regulations requiring a second staircase on tall buildings. The government has been consulting on a plan to force developers to include two staircases in their designs for all new residential blocks above 30m in height, a proposed step which has already been adopted by London mayor, Sadiq Khan, for planning applications in the capital. The Department for Levelling Up, Housing and Communities said the extra fire safety measure could cost developers around £1.6bn over a decade, prompting concerns that some companies will use cut-price solutions that are not reliably tested to meet fire safety compliance.

With the government consultation envisaging a very short transition period, new developments are being encouraged to prepare for the change now. Having worked on balustrade specifications for high-rise buildings throughout the UK, Neaco believes that time and cost pressures could lead to flawed decisions in the design of staircases.

Ryan Bainbridge, Technical Lead at Neaco, said: “The direction of travel appears to be heading towards a mandatory two staircases and a coalition of industry professional bodies, including the Chartered Institute of Building, have joined fire chiefs in calling to extend the rule to residential buildings above 18m in height. Many developers will be busy revising their designs and assessing the cost of the change. In some cases, there could be an incentive

to reduce cost with economy solutions, but that carries a risk as many of these solutions are not rigorously tested with thirdparty data and supporting documents. “For example, balustrade and other staircase elements must achieve the required fire classification to BS EN13501.Those credentials must be certified by a credible third party – in other words, an independent and authorised testing body. If a balustrade manufacturer has not invested in third party certification and instead tests its products in-house, it cannot be relied upon to supply a genuinely compliant solution.”

The introduction of more robust oversight under the Building Safety Act will throw a spotlight on decisions made at the design stage whenever safety issues arise. In that context, a lack of diligence in specification could expose developers to costly remediation measures.

Las Vegas Raiders Connect With Lindapter

In 2017 the NFL team, Las Vegas Raiders, announced plans to build a world class stadium in Las Vegas and move from their old stadium in Oakland. Construction of Allegiant Stadium began in November 2017 and was completed by the summer of 2020.

The stadium is one of the most impressive, high tech and expensive sports venues on the planet costing $1.8 billion. One of the distinctive features of the stadium is the huge 275 foot electronic media mesh video screen on the exterior of the stadium.

During construction it looked like a delay in connecting the steel framework for the screen would occur because the original connection method did not meet the ‘Authorities Having Jurisdiction’ (AHJ) requirement that proprietary connectors should have a 3rd party approval. The contractor contacted a local Lindapter distributor to see if they had a solution to this problem and avoid costly delays.

After receiving details of the structural columns used in the stadium construction and the expected load demands of the screens steel framework, Lindapter’s technical support team were able to propose a solution.

Several connection details were designed incorporating steel brackets and plates connected to the structural steel using Lindapter Type AAF adjustable high slip resistance girder clamps. The design included Type AAF clamps with ½” diameter grade A325 bolts in standard 2-bolt and 4-bolt configurations. The contractor used 4,200 Type AAF Girder Clamps to connect the brackets and plates to the structural columns.

Installation was quick and easy as the connection assemblies could be positioned close to where they were needed before final adjustments were made and the clamps fully tightened using a calibrated torque wrench. Before the electronic media mesh video screen was installed the clamps and assemblies were all painted black to match the color scheme of the stadium.

Type AAF Girder Clamps provided a drilling and weld free connection that was quick and easy to install whilst working at height. They also satisfied the AHJ requirements as the Type AAF girder clamps have independent technical accreditations, including ICC-ES approval for structural and seismic design. www.lindapter.com

Powering Up More Sustainable, Healthier Outdoor Public Spaces

Many of the UK’s town and city centres are being redefined to ensure they fit more closely with today’s urban lifestyles and the expectations of tourists. Howe Green Supports Successful Specification At Bond Street Station

As one of nine new stations developed as part of the construction of the Elizabeth line, Bond Street Station will facilitate up to 137,000 passengers per day, with up to 22 trains passing through the station every hour at peak times from November 6 this year and up to 24 trains per hour from May 2023.

Providing interchanges for the Central and Jubilee lines, the newly constructed Bond Street station will significantly improve accessibility for travellers, whilst simultaneously increasing capacity at one of the busiest shopping districts in the UK.

The development of the station included the specification of 200 Howe Green stainless steel floor access covers as part of the structural and architectural design process to provide secure and concealed access to under-floor services. Installed throughout the entire station, which includes two newly constructed ticket halls at street level and all underground passenger platforms that can

be as long as 255 metres, the medium-duty 7500 Series Floor Access Covers were manufactured to meet the project’s extensive requirements.

Manufactured with unobtrusive barrel cover lifting points that can only be accessed with unique lifting and securing keys, the access covers are protected from unauthorised access, without impacting the overall design scheme, as only the securing bolt and barrel edge are visible.

The method of removing the covers also ensures the products can be handled easily and safely by contractors, eliminating any potential strain or harm, regardless of the covers’ combined weight with the hard flooring finishes. This is due to the lifting blocks being anchored to the inner frame. Throughout maintenance-only areas, the lifting mechanisms of the floor access covers are mechanically assisted with pistons so engineers can securely lift the covers from underneath.

Installed in conjunction with terrazzo flooring across the platforms, and Portuguese granite throughout the ground floor public areas, the 7500 Series Floor Access Covers seamlessly blend with the architectural finishes of the station for a streamlined visual effect. This sleek aesthetic is further enhanced by the tiling modules, which create a unified and cohesive finish, simultaneously eradicating any potential trip hazards, as the access covers are installed entirely

flush with the hard flooring. The minimal profile of the edges also reflects the dimension of the joins between the tiles to create a perfect finish, even when working with the radial sections of stone tiling on curved passages and walkways, which required individual access covers constructed of curvilinear profiles to deliver a high quality, bespoke finish.

Each of the covers withstand up to five tonne pneumatic tyre wheel loads. Manufactured to BS 476: Part 22: 1987, the covers’ ability to eliminate the potential transmission of smoke and fire from the underground services in the event of a fire was another key consideration of the specification process. www.howegreen.com

Upward Extensions With Eurobrick

Adding floors to existing buildings is economically attractive, however designs and building methods have to avoid overloading the foundations. Lightweight cladding systems can help to simplify the process. Eurobrick has been leading

extending its functional life. This is far more sustainable than demolishing the existing and constructing a new building.

Chiswick High Road - An extra floor was added to the existing 2 storey, mixed-use, end of terrace property in London which had a ground floor retail unit with residential spaces above. The upward extension allowed for an internal reconfiguration to provide 7 self-contained flats, with the extra floor allowing the contractor to add 3 more flats than the building previously contained. Planning requirements stipulated that the building must not harm the character and appearance of the surrounding area, so a brick finish was required.

Hauraton Channels Drain Blue Badge Scheme Parking Bays At RHS Wisley

The first phase of The Welcome Building and surrounding landscape at Royal Horticultural Society gardens, Wisley, Surrey has transformed the experience for visitors to the gardens with buildings including a spacious arrivals hall, café, shop, plant centre and a 100 seat restaurant. There are now three large car/ coach parks including Blue Badge scheme easy access bays for visitors in park two.

One hundred metres of Hauraton RECYFIX® PRO 100 channel system, fitted with FIBRETEC® C250, 9mm HEELSAFE slot gratings, was used by groundwork sub-contractor GPB Construction Ltd to drain the asphalted Blue Badge parking bays for visitors. The channels were installed between the bays and the path leading to the entrance of the new arrivals hall.

The material, PA-GF used to make the FIBRETEC® grating, was especially developed by Hauraton; the tough, UV

resistant, fibre reinforced moulding offers high stability and huge strength for its weight. Complying with loading category Class C250 (BSEN 1433) the grating can easily take the weight of cars and commercial delivery vehicles. The design is a real innovation as its non-corrosive material provides a visually appealing surface finish that retains its black colour.

The FIBRETEC® C250 HEELSAFE slot grating was specifically designed by Hauraton R&D engineers to enhance the flow of water into the channel. The slots are super smooth, elliptical openings with the moulded bars having slightly raised triangular bosses along their outside edges. As well as providing an elegant appearance, the feature ensures surface water is directed into the slots. This configuration also helps eliminate any cross-flow over the grating.

The RECYFIX® PRO 100 channel component is made from 100% recycled polypropylene (PP). The six sizes offered are 160mm wide and range in height from 75mm to 250mm with the FIBRETEC® grating factory fitted on all models. Norwood Road - Another London based project involved the redevelopment of an existing commercial building. The original building included a large ground floor retail unit with snooker club and offices above. The proposal was to demolish the upper floors and build nine new residential apartments over the retail unit. This project was particularly challenging because the retailer had to continue trading throughout the build. And although they wanted to add two floors above the retail unit, the existing foundations and structure of the building could not be altered.

The new parts of the building were constructed with an insulated timber frame with an exterior sheathing using Eurobrick’s P-Clad rainscreen system. This is a faster construction technique than traditional building methods and was important for minimising disruption to the retailer and its customers. P-Clad was installed with specially ordered brick slips alongside render panels to create a distinctive mixed finish to the building.

Pechiney House - This ambitious project in Slough involved the conversion and redevelopment of a 2-storey office building into residential apartments by adding a 4-storey upward extension to the existing building. X-Clad was the lightweight solution that helped to simplify the process, as it was attached to a

ply panel on the lightweight steel frame construction, reducing the overall weight of the upward extension considerably.

The resulting redevelopment contained 42 new residential units, including studios and 1 & 2 bed apartments. The mixed palette of finishes, using both bricks and timber, created a contemporary look that was sympathetic to the original building.

Bilco UK Sets The Standard For Safety At Glasgow Housing Development

Glasgow’s latest redevelopment project, located on Langside Road, is built upon the former site of the city’s Victoria Infirmary and consists of a large housing development that includes 413 flats, offices and retail space.

The 3.75 hectare site, which is situated next to Queen’s Park on the south side of the city, forms an important part of the Battlefield area’s character, with the buildings’ exterior reflecting and complementing the surrounding heritage by using the city's traditional blonde coloured sandstone. As part of the construction process,

Bilco UK was commissioned to supply six ESW-50REM Smoke Vents, in addition to seven E-50TB Roof Access Hatches, to provide the highest standards of safety and efficiency, whilst being sympathetic to the project’s overall design. Installed onto the roof areas of four blocks of flats by Scottish contractors, Procladd Small Works Ltd, Bilco UK’s ESW-50REM

Smoke Vents were specified to provide essential ventilation in the event of a building fire. Featuring a linear actuator operating mechanism that opens the cover to 140 degrees within 60 seconds, the smoke vents ensure compliance with Building Regulations Approved Document B, BS9999 and EN12101-2.

The built-in wind deflector also provides protection against smoke being blown back into the vent in the event of a fire., whilst the newly-designed closed-cell EPDM sponge gasket helps meet Building Regulation air leakage targets by providing a better seal of the cover to the curb. With the addition of a fixed vertical ladder, the smoke vents can also be used by maintenance engineers for roof access.

Schöck Isokorb For Iconic Nestlé Factory Site Regeneration

No other UK product for concrete-tosteel applications satisfies the necessary load-bearing requirements, or meets the current and future thermal performance required by building standards (Part L), than the Schöck Isokorb structural thermal break T type SK.

It is a complete system structural thermal break and is used widely on Block B, a collection of nine buildings which make up around a third of the 1400 hundred or so new properties at the Hayes Village development. This is an extensive regeneration programme in Hayes, West London and is built on the original site of the locally iconic Nestlé Factory, which dominated the area for some 80 years before production relocated to Derbyshire.

Hayes Village is situated along the Grand Union Canal, surrounded by nine acres of green space and includes play areas and allotments. Original features from the Nestlé factory, including one of the listed art deco style buildings, are carefully woven into the fabric of the new development and although all the buildings have distinct characteristics, the existing factory buildings have inspired the overall design.

As a result, the nine buildings that make up Block B are broken up into a series of elements and layers, each of a different brick tone and although very different in character, have façades with common themes. As a counterpoint to the solid masonry walls which wrap the primary steel frame, the metalwork of the balconies is used as a feature to enrich the façades.

Minimising thermal bridging is critical - The entire project is built with sustainability in mind and minimising any risk of thermal bridging at the balcony detailing is critical for a number of reasons. Local heat loss will result in more energy being required to maintain the internal temperature of the building, while low internal surface temperatures in the area of any thermal bridge can cause condensation.

This in turn is likely to result in structural integrity problems. Mould growth too is a possible risk, which in a residential situation can cause asthma and allergies. Incorporating the Schöck Isokorb T type SK minimises any chance of these outcomes, as it prevents the risk of thermal bridging between cantilevered steel constructions on reinforced concrete components.

All products have the security of independent BBA Certification, which provides NHBC approval. The temperature factor requirement (fRSI) used to indicate condensation risk at localised junctions, which must be equal to, or greater than 0.75 for residential buildings, is also easily met by incorporating the Isokorb.
