Welcome to the Summer edition of the Grapevine. We hope you're all enjoying this warm weather which hopefully is set to continue over the coming weeks. This newsletter contains a wide range of articles and news from our readers which is great to see. We were delighted to see so many of our younger readers taking part in the Spring colouring competition. Pages 4 and 5 showcase all of the runners up and the winning entry. For our Summer gardening competition, turn to page 28! On pages 12 to 15, we have plenty of information on our planned maintenance programme, including the work we have carried out over the last year. A Message from the Chair of the Tenant Panel Hello Readers, We welcomed some new Panel members to our last meeting and we would just like to say what a pleasure it is to see new faces. We also welcomed Board Members who shared some information about Linc's future priorities along with the challenges ahead. As a Panel, it was good to have our say on issues such as: • Welfare Reform – We said we wanted to dedicate more time to this subject so we held a welfare reform briefing at our last panel meeting. • Tenant Engagement – It was good to hear about Linc's plans to increase their communication with tenants. It’s important that tenants feel they can get in touch with Linc especially as more and more people become affected by changes to benefits and services. • Rent Arrears and Lettings – We said we would like to hear more about how we are doing in comparison with similar housing association landlords which we did in our last meeting - the results were impressive! • Renting Homes (Wales) Bill – We were updated on how all landlords in Wales will be reducing the number of tenancies to just two types. At the moment there are about seven! Summer Events There is a wide range of events that we are planning to attend over the Summer in a range of communities, including more events in Caerphilly so watch this space! Finally, I’ve been asked to thank everyone who responded to Linc to let them know that you are now online. Remember Linc want to support you to get digital. Get to know the Tenant Panel The Tenant Panel is a partnership between Linc tenants and staff which puts tenants at the heart of the organisation. Panel members meet regularly to understand what Linc is doing and to share ideas and get involved in some of the decision making. The Panel help to make recommendations for improvements to the services that matter to you. In the Spring edition of Grapevine, we introduced three members of the Panel. Now, meet Irena our newest member and John who has been on the Panel since 2014. I joined the Tenant Panel in March 2016. I have a lot of respect for Linc. I’m a graphic designer and an illustrator. I’d like to help Linc improve the way they promote "I am delighted to their services, especially the homes they build as they are have the opportunity of outstanding quality. I can to join the Tenant support Linc to connect with Panel and work more tenants through the design of closely with Linc to literature and by helping Linc help them connect." to make sure their publications reach a wide range of people.

I joined the tenant panel in 2014 as I wanted to do my bit in helping the community. The Tenant Panel gives us a voice, and we have the opportunity to represent tenants’ views to Linc. The Panel is diverse and we come together and share each other’s experiences and knowledge. I’m also a member of the Tenant Service Testers where we make sure Linc meet their commitments to tenants.

"Since joining the Panel, I’ve grown in confidence and I feel comfortable in expressing my opinion in meetings and in public speaking. I’ve even presented twice to Linc’s Board."

Local community garden volunteers win merit Congratulations to volunteers from St Mellon’s Community Garden who, for the second year running, teamed up with local charity Grow Cardiff to create a fantastic 'Show Feature Garden' at the April Royal Horticultural Society (RHS) Show in Cardiff, and went on to win a Merit Award. Gill and her husband Kevin (Linc tenants and founding volunteers of St Mellons Community Garden) worked hard with the team of volunteers to create the winning garden.

"Our idea was to create an edible, wildlife friendly kitchen garden to showcase all of the amazing things local people grow in community gardens, without spending a fortune."

The St Mellons Community Garden has been running for several years. It is owned by Wales and West HA and has become a real community hub, with events planned throughout the year. When Gill first visited the ground that was to become the garden. She said how over grown it was with nettles and it hadn’t been touched for years. The unloved patch of earth has been turned into a well-designed beautiful garden, growing both flowers and vegetables. Plans for a summer BBQ are currently underway so if you'd like to attend, please visit the Garden's facebook page.

Hundreds of visitors stopped at the show feature over the weekend to enjoy the garden which won Merit. Well done to all involved!

Community day at Wyncliffe Gardens During June, we held a Community Day at Wyncliffe Gardens, Pentwyn. Children took part in fun activities such as juggling, walking on stilts, playing with diabolos, football, rugby, hockey, face painting and glitter tattoos. Linc staff were on hand to chat to tenants and provide useful information and advice. A member of Cardiff Council’s Recycling Team also attended to offer advice and to hand out recycling bins and bags. Here are some photos from the day...

Eton Mess Ingredients

Recipe from George McDermaid, Chef Manager at Capel Court extra care scheme in Newport

500g/1lb 2oz Strawberries

For a simple, tasty summer treat why not try this quick recipe (no cooking involved)...

4ooml/14fl oz Double Cream 3 x 3in. Ready-made Meringue Nests, Crushed. Sprigs of Fresh Mint (optional)

Method

Suitable for vegetarians

Serves 4

1. Puree half of the strawberries in a blender. Chop the remainder and keep four for decoration. 2. Whip the cream until stiff peaks, fold in the strawberry puree and crushed meringues.

3. Fold in the chopped strawberries. 4. Spoon equal amounts of the eton mess into four serving dishes. Garnish with a strawberry and mint.

News in pictures Lloyds Bank volunteers make a difference at Glyn Anwen Glyn Anwen extra care scheme in Newport welcomed staff from Lloyds Bank again this year to help make a difference to the lives of our tenants for a whole day. They were very productive, painting indoors and sanding and staining the garden patio furniture. They took a break from the hardwork to enjoy sandwiches and cake with the tenants. A big thank you to the Lloyds Bank staff for giving up their time and for all their hard work. Here's what the tenants said:

Upgrading of sheltered schemes Linc own and manage six sheltered housing schemes which are designed for tenants aged 55+. The schemes are now over 25 years old. We are committed to keeping these properties fresh and a pleasant environment for our tenants. The Royal National Institute for the Blind (RNIB) gives us guidance on lighting around the building. We are dedicated to achieving RNIB standards for you. The sensors that trigger the lights to turn on and off reduce the cost of electricity and maintenance for you. We have completed lighting works at Ty Canol in Cwmbran, Llys Yr Efail in Blaina, Cwrt Gwalia in Ogmore Vale and Aberavon Court in Port Talbot. What works are happening soon? Over the next 12 months, we will carry out lots of improvements to homes across Linc as part of our planned maintenance programme. We will spend almost ÂŁ1 million on the replacement of kitchens, bathrooms, boilers, windows, doors and other components as well as the external and internal redecoration of some buildings.

Re-decoration 561 properties, 1 nursing home, 1 sheltered housing scheme and 1 block of flats The appearance of your home within our communities is important to you and us. We paint them every six years to keep them looking tip top. This year we will paint 561 properties, as well as the exterior of Capel Grange nursing home in Newport, Cwrt Gwalia sheltered scheme in Bridgend and Cwrt Alexandra flats in Abertillery. Some of our extra care schemes such as Llys Enfys and our nursing homes have painting works every year. Unicorn (Southern) are our contractors working with us to deliver this work. 12 ways to make your money go further this Summer Hoping to reduce your outgoings and make it through the summer holidays without spending a fortune? We’ve put together a range of handy tips to help keep costs down this summer.

Switch. Why not use comparison websites to make sure you’re getting the best deal on your gas and electricity? You could save money by changing providers and it’s quick and easy. Use sites such as www.moneysavingexpert.com or www.uswitch.com. You could also save money on your water bill by finding out about Welsh Water schemes and considering a water meter. Contact our Money Advice Team for more information.

Spend less on laundry. Most of a washing machine's energy is spent on heating water so wash your clothes at 30 degrees. Air dry laundry instead of using the tumble dryer, especially in warmer weather! Make sure you always put in a full load when using your washing machine (or dishwasher) as a half wash uses almost as much water/ electricity as a full one. Consider using your washing machine overnight if your tariff gives you cheaper energy during off peak hours (if it doesn't disturb your neighbours!).

Share lifts. Reduce your transport costs by sharing trips with neighbours. Maybe you could do your weekly shop together, take it in turns to do the school run or car share to work with a colleague that lives nearby.

Reduce the cost of your grocery shop. If you usually buy branded items, try the supermarket's own brand for a week and see if you notice the difference. You could even try the supermarkets value range and see how much you save! 2-4-1 deals are not always the most economical - shop wisely! Don't food shop when you are hungry - you will buy more than you need.

Entertain the kids on a budget. Visit www.dayoutwiththekids.co.uk to plan a fun day out in your local area. You can get money off attraction tickets too. The National Trust offers free entry to all its venues for children under 5. National Parks, castles and gardens are great ways to keep the children entertained on a sunny afternoon! A number of museums are also free to access so why not battle summer boredom by visiting one?

Recycle water. Use a water butt to catch rainwater and reduce your water usage. You can use this to water plants and even wash your car. If you don’t have a water butt, use some old pots or pans instead.

Unplug it! Electrical items still use a significant amount of energy when left on standby, so make sure you turn them off at the socket. Don’t leave your phone plugged in to charge all night either, it should only need a couple of hours so charge it before you go to bed instead.

Make your own ice lollies. Homemade ice lollies are a cheap (and healthy) alternative and keep little hands busy. Ice lolly moulds can be bought from most supermarkets. Just fill with fruit juice or squash and chunks of fresh fruit and freeze overnight. Encourage children to experiment with flavours to see what they like.

Sign up and receive mother and baby promotions. Boots, Early Learning Centre, Mothercare and Heinz all offer discounts, offers and vouchers with their weekly emails. It’s free to sign up and with some you’ll even receive a discount voucher just before your child’s birthday!

Get cheap Cinema tickets. Cinemas offer discounts to children during the weekend and summer holidays. Odeon, Vue and Cineworld all offer discounts and have viewing times especially for children. They offer discounts and special viewings for older people too, so check if your nearest one is participating!

Find your nearest Food Co-op. Food co-ops are set up in your community as a way to buy fresh fruit, vegetables, salad and stir fry whilst supporting local businesses. Simply visit your local food co-op, place and pay for your order, and then collect the following week. The bags usually cost around £3.00 each. Search online for your local Food Co-op or contact the Money Advice Team.

Don’t waste food – cook once, eat twice. Cook large quantities of food like stews or casseroles and freeze what you don’t use. This will help save energy costs by only cooking once, and also keep your freezer full. You will be buying food in bulk this way which is cheaper, and you will have less waste afterwards. This should also avoid expensive repeat visits to the shop.

Housing benefit changes Housing Benefit rules have changed and if you have signed a tenancy after 1st April 2016, you may be affected. If you started your tenancy after 1st April 2016, the amount of Housing Benefit (or housing costs element of Universal Credit) payable to you will be restricted from April 2018 and may not cover all of your rent. This change applies to all tenancies (and probably exchanges and transfers) that are signed for on, or after, the 1st of April 2016. So if you signed for your tenancy before this date, you won’t be affected. Before signing for a new tenancy, you’ll need to think about whether the rent charge is higher than the Local Housing Allowance for your household size and whether you will be able to afford to pay the shortfall from 1st April 2018 if it is. Before this time, you may want to consider how you will manage. Some options include: moving to cheaper accommodation, finding work, or if you’re already working, increasing your hours or consider sharing your tenancy with a friend. You must check with your Housing Officer first. You’ll be especially affected if you’re under 35 and live alone as your housing benefit will be capped at the Local Housing Allowance Shared Accommodation Rate. This is much lower than the rate currently paid for a one-bedroom property.

Blocked drains can cost you money A blocked drain can become a pain especially to your pocket. We are appealing to our tenants who are flushing wet wipes or nappies down their toilets. You will be charged £50 should our contractors find that your drain has been blocked unnecessarily. Please make sure you put these items in the bin! Madoc Close, Bridgend

Work has commenced on eight, one bedroom flats at Madoc Close in Brackla, Bridgend. Kingfisher Developments (Wales) Ltd is the contractor and anticipate completing this small development by the end of the year. Mandrake House, Newport Progress is continuing well at Mandrake House, to provide 28 one and two bedroom flats for rent at Jubilee Park in Rogerstone, Newport, with completion expected end of 2016. Self help scheme Linc has doubled the self help contribution available to you. Improving your home? You may be able to get help with the cost. Linc has doubled the amount of self help available! Self help is based on the sharing of costs 50:50 between you and Linc. Annual report to tenants Each year we present to you our Annual Report which tells you how we are performing as your landlord. This is also known as our self-evaluation. We look at the facts and figures, the feedback you have given us and what we have done as a landlord. We also look to the future and share our plans and priorities with you. Last year we adopted a new approach. We produced a detailed publication that put facts and figures in context, that was easy to read and understand and could be viewed on our website or as a printed copy. You helped us do this! News in pictures 105th birthday celebrations One of Gwent’s oldest residents recently marked her 105th birthday with a tea party. Queenie Prowse from Wellwood House, our extra care scheme in Newport, has survived two world wars, seen 24 prime ministers come and go and lived through 23 Olympic games since her birth on March 29, 1911. The mother-of-two, who received cards from the Queen, the Welsh Government and the department for work and pensions on her big day, has four grandchildren and four great-grandchildren. Paying tribute, her son, Edward Williams, 68, said:

"Mrs Prowse is a “good mother” who has only needed help at her home at Wellwood House in Ringland in recent years. She’s pretty independent. She’s dependent on other people to do things for her, but she’s not in a home. She’s outlived everybody to make 105 - I certainly won’t make it.” Mrs Prowse, who held part-time jobs at a hospital for servicemen in Chepstow and at Newport Laundry, moved to Wellwood House seven years ago. She lived on London Road for most of her life with her husband William, a builder by trade, who died more than 25 years ago. The couple had been married for 54 years.

Tenants at Llys Enfys raise money for the Alzheimers Society Tenants living at Llys Enfys extra care scheme in Llanishen recently welcomed Claire Carwardine from the Alzheimer’s Society to their home where they handed over a £150 cheque for the charity. The money was raised at a birthday party for tenant Fred Rees who generously paid for all the food and drinks in the restaurant at Llys Enfys and bought a small gift for each tenant attending. In return, Fred asked for each tenant to donate a small fee towards the charity.

Claire said: "We would like to thank Fred and the tenants at Llys Enfys for this very kind

Product recall on tumble dryers There have been a number of recent fires caused by certain types of tumble dryers. A fault has been found with the machines and a product recall has been issued as described below. Please remember any tumble dryer, if used incorrectly, is at risk of causing a fire. If you have any type of tumble dryer it is important that you follow the manufacturers guidelines on its operation and maintenance. Ideally, do not use it unsupervised and never be tempted to put it on overnight. Statistics show that any fires that occur during sleeping hours are far more likely to result in death or significant injury.

Products affected: Hotpoint, Indesit, Creda, Swan and Proline brand condensor and vented Tumble Dryers manufactured between April 2004 and September 2015. Reason for Recall: There is a risk of fire caused by fluff coming into contact with heating elements.

As of 1st July 2016, an update will introduce case sensitive usernames and passwords. Gas safety - keeping appointments We have a duty to ensure that you are safe in your home so it is really important that your gas boiler is serviced each year. Linc will now charge you £25.00 for each appointment you fail to keep. What if we can’t get access every year? Where we have difficulty each year in gaining access to service a gas boiler we will consider fitting a device to the boiler to limit it’s working time. This will be to encourage you to provide access so that the boiler can be serviced, ultimately keeping everyone safe. If we fail to gain access twice, where possible, we will cap off your gas supply. If your meter is inside and we are not able to do this we will have to take action very quickly against your tenancy, this may include an injunction and/or forced entry. Ultimately we could seek repossession of your home if access is repeatedly denied.

Please ensure that you let us carry out the service as soon as we tell you it is due to avoid inconvenience both to yourself and to us. Grapevine Summer | Page 25
