Everyone has a different definition of home. “Home” for me was never about the newest trend or the size of the house, it was the people inside. It’s the memories framed on the wall, the picture stuck on the fridge that I drew when I was ten, and the nicks on the walls that show how much I’ve grown over the years. Your home is an exhibit of your life, a space that speaks volumes about who you are. Infuse every corner with love; display the items that make it all yours.
Thinking back, I realize my mom had this special ability to transform our four walls into a humble abode where everyone felt welcome. Her warmth made our house more than just a structure, it became a haven. When I landed my internship with this magazine, a huge accomplishment in my college career, I returned to that same house, where I was greeted with hugs. The joy in their faces reminded me that, no matter where life takes me, I’ll always have a place to come back to, surrounded by love and support.
Since moving out of my childhood home, I find myself trying to replicate that same feeling. The soft ambiance of low-lit lamps and the family photos displayed proudly are the little touches that bring the feeling of home. I fill my space with the same warmth and love she gave ours, making sure it’s not just somewhere to live, but a sanctuary where comfort is a priority.
Don’t hesitate to buy that rug with vibrant colors or those quirky throw pillows you’ve had your eye on! Your space is a reflection of who you are, and the possibilities for making it uniquely yours are endless. My hope for you, as you peruse our home issue, is that something sparks your excitement; whether it’s a new idea, a piece of décor, or a shift in how you see your own space. Home is where you get to tell your story. Make it one that feels like you.
Our goal is to become part of your Winter Park experience, curating meaningful opportunities alongside our physical publication. Spring is here, bringing a wave of vibrant renewal to home décor trends for 2025. This season is all about infusing personality into your space with warm colors and unique thrifted finds that tell a story.
Hero Colors for Spring: Butter Yellow, Mocha Mouse Brown, Lilac, Pastel Pink, and Deep Blue define this year’s palette. Yellow adds cheerfulness, mocha brings earthy depth, lilac offers romance, pink adds femininity, and blue grounds it all. Incorporate these hues with thrifted tableware, cozy throws, or striking art to create an optimistic space.
Curated Maximalism: Say goodbye to minimalist spaces. Layer textures, patterns, and eras with vintage rugs, bold curtains, and eclectic gallery walls to make your home uniquely yours.
Natural Textures: Rattan, cane, and jute remain trendy but with modern updates like moss-green wicker chairs or butter-yellow frames for a fresh look.
Vintage Glassware: Colorful glassware in butter yellow, lilac, and pastel pink adds a playful retro touch.
Reimagined Florals: Oversized patterns and abstract designs in floral thrifted pieces bring the outdoors inside with modern flair.
Blend these trends with thrifted finds to create a home as fresh and vibrant as spring.

Access to affordable housing is essential for building thriving families and communities. It provides stability and peace of mind, allowing families to focus on what truly matters: education, health, and a brighter future. When families have a place to call home, they not only survive but thrive, contributing to the social fabric of their communities. Affordable housing reduces financial strain, offering relief while enabling people to live closer to where they work, alleviating the stress of long commutes.
Kait Doulou, President of Build Ventures Construction, is a passionate advocate for making housing attainable and accessible. As a for-profit provider of affordable housing for the Affordable Housing Advisory Board (AHAB) of Orange County, Doulou takes immense pride in the impact of her work. “Building affordable/attainable housing isn’t just about constructing 4 walls and a roof; it’s about investing in stronger communities,” she says. “It’s about thoughtfully building homes that offer security, sustainable comfort, inspire pride of ownership, and create generational wealth for our locals.”
“Building attainable housing isn’t just about constructing 4 walls... it’s about investing in stronger communities” -Kait Doulou
Doulou’s commitment to providing homes that balance cost, quality, and accessibility is at the heart of her vision. She believes developers have a responsibility to design homes that not only meet the needs of today’s families, but also create lasting opportunities for future generations. For Doulou, affordable housing is more than just a business—it’s a means to ensure everyone has the chance to live where they work and build a thriving life.
Ready Set Orange, a key initiative in Orange County, exemplifies this commitment. The program offers a variety of pre-designed attainable housing models, making it easier for residents to build homes on their properties. The program includes four single-family starter homes, all reviewed to meet Florida Building Code standards.
Through her work as Chairwoman of the Development Advisory Board (DAB) for Orange County and an alumni of the Political Leadership Institute (PLI) with the Orlando Economic Partnership, Kait Doulou is helping families secure the foundation they need for a stable, fulfilling future. She believes that each home built is a stepping stone toward a better life, giving families the opportunity to grow, prosper, and create lasting memories in a place they can truly call home.

Those new to our beloved town may picture theme parks, cookiecutter neighborhoods, and crowded highways, but those of us who call Central Florida home know the beauty that lies in the quiet oaklined streets of our historic neighborhoods. A treasure trove of unique properties, our quaint brick roads host unique homes which blend timeless architecture with whimsical design. Each beloved home tells a captivating story, offering a glimpse into the area’s rich history, creativity, and dedication to preserving its architectural identity.
Overlooking downtown Orlando’s skyline on serene Lake Davis in historic Delaney Park, the Tugboat Resort is an iconic property that has charmed visitors and residents alike since 1941. Shaped like a tugboat, this mid-century modern home combines subtle nautical themes with bold, artistic design.
Though the exterior maintains an understated profile, the interior is a revelation. The round dining room forms the “bow” of the boat, setting the stage for a home filled with imaginative touches. As avid art collectors, the owners have tucked subtle nautical nods among the opulent and vibrant interior. The expansive kitchen boasts an extensive mosaic backsplash featuring tropical flamingos and panthers. Hidden behind secret bookcase doors, the Bird Bar offers an unexpected surprise, opening onto a lush tropical paradise. At the center is a piano-shaped pool, with steps cleverly designed to mimic piano keys. This unique feature, combined with the home’s artistic details, cements the Tugboat Resort as a standout example of creative architecture and design. The interior continues to evolve as renovations on the master suite occur, under the careful eye of resident Christopher Miller, M.D., an anesthesiologist who moonlights as a luxury interior designer of not only his own home, but other residential and commercial spaces.
Built in 1883, the Bonnie Burn House stands as a historical gem in Winter Park. The journey to its current location in 1940 is surrounded by legend, including a tale of the second floor partially falling during the move. Despite this storied history, the home has preserved its charm and authenticity.
Many original features remain intact, including the heart pine floors, hand-carved mantels, and a study paneled with pine harvested from the home’s original property. The historic cast iron fireplace serves as another nod to the craftsmanship of its era.
Modern updates by current homeowners Kristi Peterson and William DeCampii have added functionality while honoring the home’s past, creating a seamless blend of old and new. The Bonnie Burn House serves as a bridge between generations, offering a tangible connection to Winter Park’s architectural heritage and a timeless example of enduring craftsmanship.
Nestled in the former orange groves of College Park’s Ardsley Manor, this mid-century modern home, built in 1953, is a celebration of thoughtful restoration. The neighborhood, once a sprawling agricultural area, is now a lively community filled with charm and history.
Purchased by its current owners in 2013, the home has grown from its original 1,100 square feet to 1,500 square feet, thanks to carefully planned renovations that honor the home’s integrity. A covered patio, an in-ground pool, and an expanded master bath are all seamlessly integrated to preserve the home’s original mid-century aesthetic.
The interior reflects the era’s design ethos, with vintage furnishings carefully curated to maintain the mid-century modern aesthetic. This dedication to authenticity earned the home a spot on College Park’s Mid-Century Modern Home Tour, where 400

visitors marveled at its timeless design. Adding to its allure, the home was featured in the movie A Christmas Karen , where it served as the childhood home of the main character.
These diverse and charming homes offer just a glimpse of the architectural diversity that defines our historic neighborhoods of Central Florida. From the imaginative Tugboat Resort to the historic charm of the Bonnie Burn House and the timeless appeal of College Park’s mid-century modern gem, each property is a testament to creativity and individuality.
Through meticulous preservation, innovative design, and thoughtful restoration, these magnificent homes transcend time, reflecting the character of their owners and the vibrant communities they inhabit.
