We’ve been eager to interview the owner of one of our favorite new businesses in Knoxville — Jade Adams of Oglewood Avenue, The Modern Houseplant Boutique. Time and time again, we’ve been blown away by entrepreneurs who’ve taken risks and opened successful businesses during the pandemic, and Jade is no exception. She followed her instincts and pivoted when the chips were down. So far, so good.

We also interviewed Ashley Garner, owner of Nest and another woman who learned to take chances on herself. She’s expanding her home design business in the only direction it’s meant to go: towards joy.

After more than a year of working together, we finally got some one-onone time with Jack Neely and Paul James from the Knoxville History Project.

When Jade Adams moved from Nashville to Knoxville to start her pre-med education at the University of Tennessee, she had a career plan that would eventually position her in the ER. Upon graduating in 2019 with a degree in microbiology, that’s exactly where she ended up, working as an ER tech with plans to continue with medical school.

However, one unforeseen event, followed by a pandemic, shifted the trajectory of her life entirely.

“My boyfriend at the time was in a car wreck, and we got an ambulance to the hospital where I was working,” she says. He didn’t survive, which made working at the ER more traumatic than she could bear. “I was applying to med school, but there was just too much death, honestly. It wasn’t bringing me any joy. So, I took a year off. I called it my gap year, and I started doing photography, which was completely different.”

Just as she got a handful of proposals, weddings, and graduations photographed, the pandemic hit.

People stopped getting married, and graduations were going online. Once again, Jade’s plan shifted.

“Things were really locked down, and everyone was cleaning out their houses, and one thing I knew I needed to clean out was my plants. I had over 300 plants in my sunroom,” she says. The first plant she parented was a Pothos leftover from her boyfriend’s funeral, a little life she was determined to keep.

“I’d buy a plant when I was bored, when I was happy, when I was traveling. It just snowballed.

Whatever plant was out there, I needed it. Once you know how to keep them alive, it’s a fast-growing hobby,” she says. “So, I made a Facebook post that I was having a sunroom sale, and people commented and followed. All the plants sold quickly. I

was using my new camera and new skills, and it just took off.”

Jade’s passion for her plants was obvious, as each one she gave away had a story and, often, a name. It was less of a sale and more of an adoption process. (“I bought him in Michigan, and his name is Fred.”) Soon, what started as a collection clean-out morphed into a brick-and-mortar shop on Broadway called Oglewood Avenue, The Modern Houseplant Boutique, which boasts more than 16,000 followers on Instagram and 4,000 on Facebook.

“It’s been a whirlwind because I came in with no business experience. I had to Google how to do sales tax, which I do not recommend,” she says, laughing. “I had a vision, but I had no clue about budgeting or how to have employees. I’m still learning how to be a business owner. In the beginning, I was repotting plants and labeling them until midnight, but now it’s answering emails and getting systems together. I have six employees. It’s been 365 days of learning something new.”

Ultimately, the plants still bring her a lot of joy, and seeing customers leave with their new adoptions is icing on the cake. Jade keeps a good balance of tried-and-true, hardy plants – perfect for first-timers – with a rotating selection of plants that require a careful touch from a green thumb. The store is restocked on a weekly basis, and no one leaves the store without instructions. Plant education is key.

“One customer started with a Pothos and now she has 35 plants. She started out as a novice, but people get on their own plant journey.

Education sets us apart,” says Jade.

In addition to selling plants, existing plant owners can take advantage of Oglewood Avenue’s repotting service, which is particularly helpful when folks want to repot heirloom plants and are nervous about it. Jade also enjoys helping businesses and homeowners with interior design.

“If you have an office but don’t want to design it, I’ll come in and we’ll talk about what you want, and we’ll deck out your space. We’ll take the guesswork out of it,” she says. “We did a little bit of design in 2021, but it’s a main focus for 2022.”

While some customers are new to plant keeping, nostalgia brings in a fair amount of people.

“When older customers come into the store, they’ll say, ‘Plants are back!’ or ‘I had this as a kid!’ I always ask people and they’ll say plants gave them something to care for during the pandemic. It gave people a hobby, something to care about, and [plants] connect us to nature,” she says. “They give us a sense of peace and comfort.”

JADE’S TOP PLANT TIPS: 1. Resist overwatering, which is the No. 1 way to kill your plants. Most plants need water once every other week. Plants handle underwatering much better than overwatering.

2. Choose plants that fit your lifestyle. If you travel a lot, don’t buy plants that need a lot of attention.

If you work from home, you’re better equipped for plants that need more care.

3. Figure out your light conditions before buying a plant. In fact, bring in a photo of the space where you want to put a plant and Jade will help you figure out what might work best. She suggests using the compass app on your phone to help determine the orientation, and therefore the intensity, of the sunlight.

(Southern and western light is more intense, while northern light is more subtle.)

The last couple of years have prompted myriad life changes for many people, some by choice and others by necessity.

Ashley Garner is no exception.

“When the pandemic started, I thought, ‘Great. I’m done, because I am the literal definition of a non-essential worker’,” she says.

Born and raised in South Knoxville, Ashley has spent the better part of the last decade refinishing furniture, refreshing vintage pieces, and building a business focused on helping clients create comfort and style in their homes.

She piecemealed together a good living as a single mom of three young boys — not only in furniture redesign but also as writer, consultant, and active participant on various organization boards in the community. By 2020, she’d hit her stride and things were looking up.

Yet, as soon as the pandemic hit, she thought she was in for the biggest professional slow-down. To her surprise, that’s not at all what happened.

“What actually happened is a couple of people saw that I’d refinished some kitchen cabinets, and now they were stuck at home and wanted their cabinets painted,” she says. “One thing led to another, and this became the backbone of my business.

I went from, ‘I know you do furniture, but do you do cabinets?’ to ‘I know you do cabinets, but do you do furniture?’”

What followed were two of the busiest years of her professional career, taking on one cabinet job after another. She was working seven days a week, fielding calls from clients at 9 p.m. on a Saturday, networking, planning, and rarely resting. By the fall of 2021, Ashley was physically and emotionally spent.

Something had to give. She took a long, much-needed break to catch up on sleep and reevaluate her business plan.

“I’d become a painting robot. It finally caught up with me. I’d dropped so many balls, but I was just trying to cling to a ledge. There’s a fine line between being hungry and

acting starved, and I couldn’t ever really find the balance,” she says. “Yes, I wanted to make money and be successful, but I wanted to make my own schedule. I sat down and figured out what brings me joy, which is going to markets, finding vintage things that make others happy, and breathing new life into them.”

On the top of her list of goals for 2022 is opening up a brick-and-mortar store and workshop in South Knoxville where she can fully immerse herself in her work and interact with clients and shoppers on a regular basis. The vision is there, but so far, the perfect building hasn’t yet presented itself. If there’s one thing she’s learned from every course correction she’s ever made, it’s that she’d rather try and fail than be left wondering what if.

For example, after graduating from Belmont University in 2008 with a degree in Music Theatre, Ashley took a chance on herself by moving to New York City, no job or place to live, and only $500 in hand. She’d already enjoyed a slew of audiences and opportunities, so why not? Little did she know a recession was right around the corner. She moved back to Knoxville in 2009 to rethink her career.

She also took a chance on herself in 2018 when she left a bad marriage, taking one small step after another, refinishing furniture, and tucking away money for her and her sons’ future. (Nest was born out of that endeavor.)

Sometimes the risks paid off, and sometimes they didn’t.

Ashley forges ahead regardless. She believes in the art of making old things new again, whether reinventing both the look and feel of a room without the waste or heavy expense or turning over a new leaf in her life.

“I grew up loving old architecture, and the quality is often better. Instead of being cast off, sometimes a piece needs new hardware or a new finish. Knowing the footprint we have, sure, we can throw pieces out and go to IKEA for

something new. There’s nothing wrong with IKEA, but when you throw something out, it has to go somewhere,” she says. “Know better, do better, right? Once you understand the impact, you’ll want to keep those things out of the landfill or burn pile.”

She applies that same concept to herself. Know better, do better. She sits on the board of a domestic violence organization. She works with Maker City and Aught, an all-female entrepreneurial company. She’s a mom, a small-business owner, and says no when her schedule is already full. Ashley is someone who wants the very best for her clients’ homes.

“To me, home is the place where you can be your most authentic self. You can wear pants or no pants and be

exactly who you are on a cellular level. That comfort extends through your surroundings,” she says. “One of the things I’ve already tried to do is keep my price points attainable because everyone should have something in their home that is comforting and aesthetically pleasing. I taught myself how to do a lot of things because I couldn’t afford to buy something new. Now, everything I do in my business, whether it’s restoring something or finding a vintage piece, I want to do what makes people feel joy.”

Q&A WITH JACK NEELY AN D PAUL JAMES KNOXVILLE HISTORY PROJECT Jack Neely has a long history as a local journalist, first in magazines and eventually in the now-folded Metro Pulse.

In addition to covering local news, he wrote a long-running, city-centric weekly column called “Secret History,” a series that transpired into a collection of books. Jack’s interest in Knoxville’s history deepened over time, so much that he started writing full-length narrative books about Market Square, the Tennessee Theatre, and the Old City. At the same time, Paul James was enjoying his role as executive director at Ijams Nature Center, a position that connected him to Jack when WBIR-TV produced a documentary on the Ijams family for its Heartland Series.

By 2014, both Jack and Paul were looking to shift their careers, and it just so happened that Knoxville didn’t have an official organization solely devoted to researching and conserving the city’s history. The next step felt like an obvious one for both of them.

WHAT IS THE HISTORY OF THE KNOXVILLE HISTORY PROJECT? Jack Neely, Executive Director: We put it together about seven years ago, mainly just as a way to make a living when it appeared my time as a print journalist was coming to an end. When the bottom fell out of Metro Pulse in 2014, it took us all by surprise. With few other options, a few of us tried to start a new paper. Originally, KHP was partly a way to help launch a nonprofit newspaper called the Knoxville Mercury. But to me, there seemed to be a need for a city historical organization anyway.

WHAT IMPACT DOES KHP HAVE ON GREATER KNOXVILLE, BOTH SEEN AND UNSEEN? Paul James, Director of Development: Through KHP’s research, programs, and publications, local residents and visitors can gain a better sense of Knoxville’s history and culture—in short, how Knoxville got where it is today, or why it looks the way it does today. Publicly, we give talks and tours and our books are widely read locally. Our

Historic Knoxville: The Curious Visitor’s Guide has sold almost 6,000 copies since 2018 and has been embraced by the city’s flagship programs, Introduction Knoxville and Leadership Knoxville. Our series of 30 Downtown Art Wraps on traffic boxes elevate the city’s artistic heritage by showing local artworks from the past—they beautify the city and are seen by thousands daily. What is less visible is the research we do for landowners, developers and local government departments, to help them understand the history of buildings and properties, providing important clues on how to preserve them, maintain character and culture—not only for the building, but also for the communities in which they reside.

JN: We weren’t the only factor, but I do believe Knoxville has a much keener and more sophisticated sense of its history than it did, say, 25 years ago. People used to think Knoxville history was mainly Cas Walker, but now people recognize the names of people like Beauford Delaney, George Barber, Cal Johnson, James Agee, Lizzie Crozier French, Everly Brothers, Parson Brownlow, Ida Cox, many others.

WHAT ARE THE THINGS YOU’RE WORKING ON EACH WEEK? JN: Every week’s different, which is one thing I love about the job. We’re always working on small research projects, histories of buildings, neighborhoods, and occasionally homes—a few months ago, we did a rush job on the history of the baseball stadium site, which is very complicated and also dramatic and has a lot to do with the biracial heritage of the city. But we also get occasional big projects, like a centennial history of the Knoxvillearea United Way, which like most organizational histories turns out to be much more complex and fascinating than you might assume, especially in terms of the lives of the people involved.

PJ: We might be researching a story for our ongoing biographical series, Knoxville Lives, on fascinating

Knoxvillians (that has spawned three books already). In the past few years, I have written about Prof. Joseph Ijams, who managed the Tennessee School for the Deaf here after the Civil War; Jim Thompson, the city’s most prolific photographer and conservationist; and Col. David Chapman, a Knoxville wholesale druggist who arguably did more to help establish the Great Smoky Mountains National Park here than anyone else. Many of these individuals have rarely been written about in depth before. Alternatively, we might be working on a fundraising appeal or a social media campaign to engage the community. There’s never a dull moment!

TELL US ABOUT THE NEW BOOK FOCUSED ON DOWNTOWN KNOXVILLE PHOTOGRAPHY. PJ: This is something new for KHP. So far we have published our own books, but this one is with Arcadia Publishing as part of its highly popular “Images of America'' series. Having written a title myself for this series on the Ijams family back in 2010, I saw a similar opportunity to tell the city’s story through the visual lens of downtown where most of its memorable stories and events have happened. This new book combines long held classic photographs of Knoxville alongside ones that you are unlikely to have seen before—several have definitely never been published before.

IS THERE ANYTHING ELSE YOU WANT READERS TO KNOW ABOUT YOU OR THE KNOXVILLE HISTORY PROJECT? JN: Maybe just that we’re wide open. We’ll take on almost anything, in any format, as long as it’s earnest history. I never knew how flexible we were until 2020, when suddenly the bottom fell out of several of our business plans. We couldn’t bring people together for our talks and tours. We couldn’t have book signings for our books, including our then brand-new Bearden book, which already had a gala launch planned. We couldn’t

host our annual fundraising luncheon. But we came up with a series of driving tours, a short documentary, an audio cell phone-accessible walking tour, and our first experiment with podcasts. People seemed to appreciate it, because our website visits skyrocketed during that shutdown period.

WHAT ARE SOME LONG-RANGE GOALS YOU HAVE FOR THE ORGANIZATION? JN: My goal is to make myself obsolete, so that people will know these stories as well as I do. But basically we want to create good access to all of Knoxville’s history, for anyone who might find it useful or instructive or inspiring, through our books and programs, including tours, and the multiple options on our website. And I want people who live in other states to have heard of the place, and to make an impression in the American mind.

PJ: We want Knoxville’s history and culture to become better known and appreciated, not just by residents, but also visitors to the city as well. Our bestselling guidebook, Historic Knoxville: The Curious Visitor’s Guide was designed for everyone to gain a good overview of the city’s history and highlight where you can find historic homes, buildings, important cemeteries or learn more about UT campus, as well as the history of interesting neighborhoods.

In future years, when we have the luxury of looking back, we want all facets of the city’s history to be available in all kinds of media. We want Knoxvillians to collectively say, “Through the work of KHP, we know and appreciate our history and understand why the culture is what it is.”

We want our work to be recognized as a model of how to cover the history of a city.

The Daily Sentinel Established in 1886, the Daily Sentinel, whose offices were on Reservoir Street (later Commerce Avenue near modern-day Summit Hill Drive), went on to become one of the city’s most durable businesses. By 1893, its name changed to the Knoxville Sentinel and continued that way until 1926 when it merged with the Knoxville News, becoming the Knoxville News-Sentinel. Fire Chief Boyd In 1900, the same year that he became chief of the Fire Department, Sam Boyd (1865-1929) proudly shows two large horses named Ned and George. L&N Station The L&N’s (Louisville and Nashville) Railroad’s passenger station, finished in 1905, and designed to look just a little fancier than the Southern station a few blocks away, is described in James Agee’s Pulitzer-winning novel A Death in the Family, set in 1916. In this circa 1920s shot, friendly-looking staff at the station’s Crescent News Lunch Room, associated with a nearby news stand, offer pastries on the marble-top counter, a very fancy coffee machine, and a variety of bottled drinks. Despite the “lunch” in its name, the café was open from 5 a.m. until 11 p.m.

Street Performer In Knoxville, country music started on the streets, and street performers, many of them blind, offered a soundtrack for a walk around downtown Knoxville. In 1936, an unidentified guitarist plays and sings, with a tin cup lashed to the neck of his guitar, as his female associate holds out another cup, in hopes of a stranger’s buffalo nickel or Mercury dime. • Life Insurance: If the income earners in your household were to pass away, could your family afford your mortgage payment? Our goal for our clients is typically to have a mortgage paid off upon a wage earner’s passing, as it reduces stress to the surviving family.

A term life insurance policy aligned with the term of your mortgage is a reasonably priced way to protect your family’s home.

• Disability Insurance: Like life insurance, disability insurance with ample benefits to cover a mortgage payment should a primary wage earner become disabled is also important to consider. Sadly, a severe disability can at times be more financially devastating to a family than a death. Sufficient disability coverage can allow a family to stay in their home when they may otherwise be forced to move.

• Umbrella Insurance: This coverage protects against liability exposure over and above that covered on your auto/home coverage, which is particularly important if you have a pool, trampoline, etc. It’s also reasonably priced. Your financial advisor can help you determine the appropriate level of coverage, but you should also discuss with your insurance agent to make certain the underlying coverage is structured such that the umbrella policy will “kick in” should it be needed.

“Penny wise and Pound foolish” was a phrase I heard constantly growing up in a home connected to my parent’s corner shop in England or later their hospitality business in Mississippi. I find this phrase motivating in my 14-year law practice in giving small business owners a refined, focused, and deliberate contract rather than the boilerplate, one-size-fits-all downloads that I often see when a business owner urgently needs my help after a critical issue arises from these online turnkey templates.

After numerous years of serving small business clients in the aftermath of a failed business transaction, disputes regarding the agreement, and costly litigation, a common question that, without fail, follows such tragedy: How do I avoid these types of scenarios and the often inevitable and unfavorable results that follow?

The answer to this question takes me back to that proverb echoed by my parents throughout my childhood, and I reiterate the importance of engaging the assistance of an experienced business attorney at the beginning of a small business dream.

THERE ARE SEVERAL MUST HAVES FOR STARTING A SMALL BUSINESS: • Business Contracts (Terms and Conditions) – Providing a service? Or Selling Goods? A customized contract that is prepared for your business is critical. It can be incorporated into your price quote, added before entering an online payment portal, or a stand-alone agreement for each of your customers to sign.

• Service Contracts and Independent Contractor Agreements – Is your business receiving services provided by another company or an individual that is not an employee? Be specific and outline all aspects of the agreement and expectations that either party may have. Transparency is priceless.

• Release of Liability – Does your business need its patrons to sign an agreement to release it from any injuries or damages that may be sustained? Or, how about

protecting your business from unknown events i.e., COVID-19 disruptions. DIY downloads are not always state specific and fail to protect your business if it Is not customized for the service or activity you offer.

Lease Agreement – The benefits of well-prepared real property leases, equipment leases, or a lease for personal equipment to your business can protect not only your business with valuable protection, but it could also eliminate your exposure to personal liability.

Non-Disclosure Agreement – Perfect to protect your business from competitors by having all potential employees, possible investors, interns, service providers or independent contractors sign this agreement that is narrowly tailored to protect confidential information that may be learned as you grow your business.

Employment Agreement – Be proactive and smart by specifying the rights and obligations of all of your fulltime or salaried employees.

Non-Compete Agreement – The state specific laws with regard to non-compete agreements must be fully understood in order to prepare this agreement for it to be effective and enforceable. If employees of business partners competing against you could be detrimental to your business do not attempt to navigate this without an attorney.

Employee Handbook or a Business Policy and Procedure Manual – Transparency is key to any successful business. Make sure your employees and/or independent contractors understand what is expected of them at all times.

You may not need to have everything on this list for your small business, but seek guidance as early as possible.

Remember, “an ounce of prevention is worth a pound of cure.”
