Home. It is meant to be a place of retreat, rest, love, and a shelter from the outside world—a place where you can let your guard down and just be. Some homes feel just like that, and some can be filled with conflict and strife. It is never too late to change the climate of our homes. In a world that can be cruel, let the home be a place where we build each other up. Make a continual effort to teach with love, correct with love and express love everyday. Take time to enjoy all the small moments with family instead of getting caught up in all the daily tasks that can steal our attention away—to be truly present when spending time with our family instead of dividing our attention with our technology or to-do list. Although we usually aren’t perfect at accomplishing these things, it is worthwhile to strive for it everyday. March is our Home and Design issue. Creating a home that you want to spend all of your time in isn’t easy. The memories that are made within the walls of our home are what lasts regardless if our home has the latest trends or if it hasn’t been updated in years. While it is fun to look at beautiful homes and dream about renovations, we all know that the love we share in our homes is truly what matters most. In this year’s Home issue, we take a peek inside some local homes that boast beautiful designs that I hope will leave you inspired. From our home to yours, we wish you love, peace and happiness.

THIS FULL-SERVICE SHOWROOM HAS THE DESIGN SERVICES YOU DIDN’T KNOW YOU NEEDED. When you walk into The Water Closet, you’ll see hardware, lighting and plumbing, but what you’ll notice is the tile. “I know tile really well,” says owner Caryn Evans. “I was doing design work in Fort Worth, and when I went out on my own, I decided to do a bath and tile showroom. There was nothing like that in the area.” The full-service design showroom opened in 2008; they carry handmade artisan tiles

and many unique lines you won’t see anywhere else. They also work with builders and other designers and sometimes collaborate on tile projects. Evans majored in interior design at Tarleton State University and says it’s the structural side of a remodel she loves the most. “My favorite part is when the new space starts to take shape. It’s exciting when the first piece of tile or cabinetry

goes in. I get giddy on cabinetry day.” She also loves demo day. “Most of the homes we work in are quirky, so we’re always finding quirky things.” When asked, Evans had a hard time picking a favorite project. “They’re all just so different,” she says, but there was one kitchen remodel in particular that she loved. “It was a transitional project. The house is traditional, but the homeowners gravitate towards the modern, so it had a modern twist with brushed gold plumbing. There are many aspects to the business. Caryn and her team, including project manager Tiera, work with their clients from beginning to end. “Every project is so unique. We aren’t designers that do the same things over and over.” There are a few things, however, that always make the

process flow smoothly. “It’s easier when clients have already thought the project through. It’s important to know what you want and don’t want,” she says. And according to Evans, where the budget is concerned, homeowners should try to think outside of the box. Being open to change, considering the way the house was built or where the sinks were placed, looking at all aspects and options of a remodel is essential. And what if your budget doesn’t include a total remodel? Caryn stresses that there are so many little changes you can make to freshen up a space. “Change up your hardware, pick a new paint color—paint makes a huge difference!” Reach out to The Water Closet for your next design project 817.332.0607.

Gift of Letter

Writing There is a lost art in letter writing that I wish to hold onto. In this speedy world where anything can be done lickity-click, a handwritten letter takes time and shows thoughtfulness. Much like a fingerprint, a person's handwriting- as elegant or clumsy as it may be- is as much a piece of them as the color of their eyes or the sound of their voice. The handwriting of a loved one that has passed or the writing of a child that time has aged will forever be treasured because of who they are, not how beautiful the calligraphy.

I invite you to join me in handwriting a letter to someone you care for this month. It could be as short as a sentence, as practical as a favorite recipe, or as light-hearted as a joke. Whatever is written, write it in your own handwriting as a gift to be treasured by the person you give it to.

WAX SEALS Since a handwritten letter is a gift then the envelope should be treated like wrapping one. Sealing a letter with a wax stamp is a beautiful way to turn a standard paper letter into the gift that it is.

SUPPLIES NEEDED 1. Wax Sealing Stick 2. Sealing Stamp 3. Match or Lighter

HOW TO APPLY A WAX SEAL 1. Light the wick and hold the stick parallel to the work surface. 2. Let wax slowly drip into a coin sized circle onto the paper. It’s tempting to angle the stick down to increase the speed of drips but avoid this as pieces of soot will fall into the wax and discolor it. 3. Blow out the flame and set the stick aside. 4. Press the sealing stamp onto the melted wax. Hold for a few seconds before lifting away. If it sticks, gently rock the seal back and forth to release. *Wax seals are able to be sent through the mail but you may consider an additional outer envelope to protect it from potential damage. The Fort Worth housing market is booming as more and more people flock into the area in record numbers. This ‘seller’s market’ may seem like easy money to prospective seller’s but League Real Estate agent, Christa Holbert, cautions against entering the market too nonchalantly. “I think some people assume that because we’re in this really aggressive seller’s market that they don’t have to do anything (to their homes).” Holbert explains, “I would say even in a seller’s market it’s really important to try and put your best foot forward, you’re going to get better quality buyers and better quality offers.” So, what needs to be done? Thankfully Christa Holbert stuck around with us to break down her 5 major areas of focus when getting your home ready for a seller’s market.

28

EXP E RT H E LP | HOM E + DE S I GN

1. CURB APPEAL Getting potential buyers in the door starts with landscaping, asserts Holbert, “whatever is there needs to be taken care of. If there isn’t a lot of landscaping, mulch will go a long way.” Holbert also suggest paying attention to your entryway, “touch up the paint, put a nice welcome mat, a welcoming wreath, (and) power washing those inevitable cobwebs that collect especially after the winter,’’ she suggests.

2 . PAINT “Paint is really important,” Holbert insists, “(focus on) touching up the existing paint on the walls, trim, and cabinets. Oftentimes it doesn’t require painting everything new but if you see a chip in a baseboard match it and touch it up.” Holbert also cautions sellers to switch out louder paint colors in favor of neutral hues.

SELLER’S MARKET

3. LIGHTING Recessed lighting goes a long way” says Holbert, and “lamps are another easy way (to add proper lighting).” Holbert concludes, “we want the house to be as bright as possible inside, and lighting and paint will really help with that.”

4 . S TA G I N G Holbert explains that staging is essential for showing a home’s maximum livability. “(A professional stager) is a great third party to come in and look at the house objectively. Oftentimes the way that we live in a house and what’s comfortable to us and our family is not necessarily the most attractive way to view a house,” she concludes.

TOP FORT WORTH REALTOR, CHRISTA HOLBERT, SHARES WHAT IT TAKES TO GET TOP DOLLAR AT CLOSING.

TIPS FOR SELLING YOUR HOME IN FORT WORTH’S

5. RE PAI RS Holbert emphasizes that you want to take care of repairs before a buyer has the opportunity to get involved, prolonging and complicating the process; but repairs also “give the buyer confidence that the home has been taken care of and well maintained.”

While Christa Holbert’s tips are invaluable, she still stresses the importance of working alongside a realtor. “Hire a professional realtor,” says Holbert, “once there are offers, it’s selecting the best offer; the one that’s most likely to get to closing and not have any issues.” And with a hot seller’s market and plenty of qualified DFW realtors available, closing without issues should be a breeze. Reach out to Christa Holbert for more information 214.734.0285 or christa@leaguere.com.

Real. TEXAS. Wine. For generations, the small town church house has been the spiritual and social heart of the community. Cheerful celebrations take place through large wooden doors, under the watch of soaring steeples. Our Texas wines bring together the best from our family’s High Plains vineyards. Fruit driven and well suited for any occasion.
