Holidays and Giving
December 2022 PUBLISHER
Douglas McDermott | douglas.mcdermott@citylifestyle.com EDITOR
Julie Brown Patton | julie.patton@citylifestyle.com
The holidays are here and as the spirit of the season is among us, we often try to replicate what made the season feel so magical to us in our youth. The traditions we set for our own families often mirror some of what we experienced as a child, whether it's the smells, the sounds, the lights, the holiday activities or a combination of it all that reflect that best. Don't forget to check out this year's Professional Gingerbread House Competition in downtown West Chester, as sponsored by Delphi Wealth Management Group. Contestant voting will be available through Jan. 2 via the Greater West Chester Chamber of Commerce website. We send best of luck wishes to the John Serock Catering team, whose entry will be on display at Bryn Mawr Running Company-West Chester, 24 S. High St. While this season can be beautiful for some, it can be painful and lonely for others, especially those who've recently lost a loved one. In the true spirit of the season, let’s reach out to those in our community who need assistance or who are alone. My hope for you this season is that you feel love and peace and that we all remember to take care of each other by extending grace, empathy and love.

O PE N H OU SE | HOM E + DE S I GN
As the cusp of a new year approaches, West Chester Pike-based EXP Realty Realtor Jack Sweeney says many people ask him which home remodeling projects offer the best return on investment. He says the 2022 Remodeling Impact Report from the National Association of REALTORS (NAR), in cooperation with the National Association of the Remodeling Industry (NARI), analyzed recent remodeling results, including cost recovery estimates. "The report includes feedback from three unique perspectives: consumers, remodeling professionals and real estate agents," he adds. REALTORS staffers provided an estimate of the potential dollar value each project would add to a house during resale, and NARI members estimated the cost of each job. Finally, the figures were combined to tabulate recovered project cost estimates. Jack says the following top five remodeling projects are ranked by cost recovery:
1. HARDWOOD FLOORING REFINISH The estimated cost recovery for refinishing hardwood floors was 147%, significantly higher than any other remodeling project included in the survey. Hardwood floors can become scratched and dull over time, although the cost to refinish them is substantially less than installing new wood flooring. So, it’s not surprising that this remodeling project can yield high dividends.
2. NEW WOOD FLOORING
REALTOR JACK SWEENEY SHARES TOP FIVE HOUSE REMODELING PROJECTS BY RETURN ON INVESTMENT ARTICLE BY JULIE BROWN PATTON
Even if homeowners have to install them, new wood flooring can make sense from a financial perspective, with a 118% cost recovery estimate. According to the research, the pandemic had more notable impacts on some wood flooring projects than others. For example, more than three-quarters (77%) of consumers who installed new wood floors say they would have undertaken the project regardless of the pandemic. But 100% of respondents who refinished their wood floors say the pandemic had no impact. CONTINUED > D ECEMB ER 2 0 2 2 | C I TYL I FE STYL E . C OM/WE STC HE ST E R PA

3. INSULATION UPGRADE According to remodeling and real estate professionals, insulation upgrades provide an even payback, with a cost recovery estimate of 100%. Improving a home’s insulation is a popular and practical remodeling project that can make a home feel more comfortable and reduce the occupants’ heating and cooling bills.
The estimated cost recovery for finishing a basement was 86%. Not surprisingly, many homeowners have felt cramped for space during the pandemic, and adding square footage in the basement can be a practical and economical option. Nearly three-quarters of home remodelers (74%) say they would have converted their basement to a living area regardless of the pandemic. Among Realtors, 17% reported increased demand for basement living areas during the pandemic.
5. CLOSET RENOVATION Closet renovations rounded out the top five renovation projects with an 83% cost recovery estimate. Homeowners achieved better functionality and livability from their closet renovations, and 86% of them would have tackled their closet renovation project regardless of the pandemic. Considering all the projects included in the survey, 83% of consumers said the pandemic didn’t impact their decision to remodel. However, 86% of respondents also report that remodeling one area of their home inspired them to tackle other projects. Remodeling professionals confirmed this result. Three out of five NARI members (60%) said the scale of projects grew either into a larger project or remodeling more than one room due to the pandemic. "I'm happy to discuss further details of these remodeling endeavors, as well as others we typically assess," Jack says, adding that he maintains a thorough database of dependable contractors and vendors who can assist with various remodeling projects. Jack has lived in Chester County with his family for 20-plus years. He's been a fulltime Realtor for more than five years, and says in addition to buyers and sellers, he also works with investors to locate cash-flow properties for them. jack.sweeney@exprealty.com 484.631.5720 JackSweeney.EXPRealty.com

West Chester Cheers For Hometown Hillary Torchiana In NBC's TV Singing Competition
West Chester-based singer Hillary (Ward) Torchiana, 34, sang one of Adele's lead singles "Easy on Me" during the Oct. 3 episode of The Voice, and was selected as a contestant for the show's 22nd season by accomplished judge Blake Shelton. At press time, Hillary was preparing for the contest's Battle Rounds. The Voice is an American singing reality competition television series broadcast on NBC. Hillary told Blake she was hoping he'd turn his chair because he reminds her of her then-fiancé (now husband), Joseph "Joe" Torchiana IV, who appeared from backstage. “When you started singing, I didn’t know that was an Adele song," Blake responded. "But I did detect some twang in your voice. It was there and it was enough that I thought, 'I am not sure exactly where this girl is coming from but I want to be a part of it.'" During that same episode, Hillary shared how she previously lost her possessions, including her beloved pet cat and dog, when her house caught fire in March 2015. After a few years of suffering in silence from the trauma, Hillary says she decided to heal through joyful activities, especially singing. She formed her own band, where she met her fiancé. Things began falling into place, which prompted Hillary to audition for The Voice. "I’ve been a performer my whole life and relocated to West Chester in 2018," she says. "West Chester reminds me so much of my hometown (State College, Pennsylvania) and that's very inspiring musically. I love the feeling of our community, and walking through town on the weekends is one of my favorite things to do." Hillary sings lead for a trio known as the Blues Berry Hill Band. She studied vocal performance at Penn State
University and lists Aretha Franklin, Janis Joplin, Bob Dylan, Adele and her mom, Lisa, as her major musical influences. Locally, the band played private parties and in addition to open mics nights in the area, have performed at Brickside Grille in Exton. "Follow us on Instagram and Facebook for our most up-to-date gig schedule," she suggests. Hillary says her family was extremely supportive of her singing throughout her life. She adds, "My mom and my gran encouraged me, and sang with me the most! My mom went out to LA with me, along with my husband, and they are huge supporters. My sister, her husband, and kiddos live in Conshohocken, and my nieces and nephews are arguably my biggest fans!" She asserts that her experience on The Voice has been life-changing. "Not only because I got to work with incredible celebrity mentors and professional musicians, but also because of the friends I made. The season 22 cast is an incredibly talented, gracious, and humble group of people and many of them will be friends for life," she says. Hillary's future plans include playing more local gigs and continuing to write music from home in West Chester. "I’m so honored to have the support of the local (and online) community, and hope to continue to share my music in Chester County and beyond!" Another show contestant selected, Chello, 22, hails from nearby Chester in Delaware County. In addition to Blake, the other three coaches are John Legend, Gwen Stefani and Camila Cabello. The Voice Season 22 premiered Sept. 19 with blind auditions, and is expected to conclude with a live finale on Dec. 13.

Mortgage Solutions New Year Could Be Buyers' Market, With Sales Prices Coming Down ARTICLE BY JULIE BROWN PATTON
U.S. mortgage rates have climbed at a historic pace in 2022, and many are wondering what 2023 mortgage patterns will manifest. Lee Mundy, mortgage sales manager, has three decades of experience in the mortgage industry, and can help analyze fluctuating details. In 2017, he joined Fulton Mortgage Company, a division of Fulton Bank. He provides mortgage services to the West Chester, Montgomery and Bucks region.“I've been helping people with the financing of their homes for over

35 years. I really enjoy helping clients find the best mortgage program for their particular financial situation. When it comes to mortgages, it's not one size fits all. I assist clients in taking all information -- from employment, assets, debts and other information -- to determine optimal solutions for each situation," Lee says. He adds whether someone is a first-time home buyer or a seasoned homeowner, he's happy to steer them through the process and answer questions.
Lee says his business is built on 100% referrals, so customer service is his top priority. "I guide customers throughout the entire mortgage process, from the pre-approval letter to closing. "Fulton Mortgage Company, a division of Fulton Bank, has an array of mortgage programs to help individuals or couples: Fixed and Adjustable Rate Mortgages (ARM), First Time Homebuyer Programs, FHA/VA/USDA Loans, Jumbo Mortgages, Second and Investment Programs, Construction and Renovation Loans, NonQualified (QM) and Exception Mortgages. They also have a specialty option called the “Physicians Mortgage” product. Lee says the Physicians Mortgage is for physicians, pharmacists, dentists and veterinarians. "This program offers 100% financing with no private mortgage insurance. We offer competitive rates on 30- and 15-year fixed rates as well as ARMs.” According to industry sources, mortgage giant Fannie Mae (Federal National Mortgage Association) predicts 30-year mortgage rates are going to cool significantly, averaging 4.5% in 2023. Federal Reserve board members are expected to raise rates by another 1.25 percentage points before the end of the year, Lee shares. They're also expected to raise rates another 0.25 percentage points during January 2023, he adds. "Interest rates could start to settle down by the third quarter of 2023. I think buyers will be using ARM Mortgage products through the coming year. We have ARM programs with lower rates to enable greater buying power," Lee offers. Lee says he believes 2023 will be a good year to buy a home, as home prices will start to drop.
"We should also see a less competitive real estate market for homebuyers during 2023," foresees Lee Mundy, Fulton Mortgage Company mortgage sales manager.
"Interest rates have jumped from 3% to 7.5% in less than a year. What goes up must come down, so purchase your new home with an Adjustable Rate Mortgage and look to refinance in the next two to three years when rates drop. If FNMA is correct and the rates go to 4.5%, we will have a busy home market," he concludes. 800.220.9034 FultonBank.com

The City Lifestyle
Giving Campaign Now in its third year, the City Lifestyle Giving Campaign will give away $300,000 this holiday season to help individual community members who would benefit from a helping hand during their time of need. But they need YOUR HELP to make it happen! Maybe you know of a single parent struggling to provide, an elderly person who has experienced loss, a child enduring a health issue, a co-worker suffering a sudden, unexpected tragedy or a neighbor with a financial hardship who has fallen between the cracks of getting assistance. Chances are you know someone with a specific need—even if nobody else does. To preserve and protect the dignity of every recipient, the City Lifestyle Giving Campaign is completely confidential. No identities will be revealed or publicized in ANY way. (Even those who nominate others may remain anonymous if they choose.) Last year, City Lifestyle was able to give to more than 70 recipients all over the country by sending checks in the mail through New Year’s Eve. (This year, the goal is to double that number with checks ranging in amount up to $3,000 each.) With nominations flooding in from community members and leaders such as judges, police officers, teachers, nurses, social workers, mentors and readers like you, we were able to reach people who might otherwise go unnoticed. “We believe in giving back and serving the communities where we live in a real and tangible way,” says Steven Schowengerdt, CEO and founder of City Lifestyle. “This Giving Campaign is all about personally impacting the lives of people we know with an unexpected check in the mail just to say that someone thought of them this holiday season.” Together with Matthew Perry, Chief Sales Officer, Steven adds that the outpouring and gratitude from the recipients was overwhelming and affirmed that this is a tradition they want to continue. “We believe God has blessed our company with continued success,” Matthew adds, “so we in turn want to be a blessing to others.” City Lifestyle has also enacted an internal giving program whereby every employee in the company receives $100 to give away to someone in the community. “The idea is to encourage our employees to keep doing it on their own,” Steven says. “Taking care of one another and blessing others is so rewarding that it perpetuates a cycle of giving. It’s extremely important to me as a person and as a company to foster that culture of generosity.”
