YOUR REAL ESTATE CORNER Joe’s Realtor Alley The Market Just Hit a New High. Here’s What That Means If You Live in Wayne, Fairfield, or Montville. The housing market hit an all-time high in June 2026. That is also true for Wayne and Montville where Wayne’s median hit $844,500, up 14.9% year over year, and Montville hit $922,000, up 12.4%.Both towns also saw tighter supply, as did most parts of the country month over month from May to June, however. The likely reason for higher sale prices since demand remains high but inventory dropped. Fairfield looks different on paper, with median price down 23.8%. But Fairfield only had 12 homes on the market in June and only 7 closed. The numbers tend to be much more drastic when there are so few homes to go by. National stories about buyers gaining leverage don’t apply in NJ, or the Northeast in general. Supply is tight, demand remains high, and sellers still hold the leverage. If you’ve been thinking about selling, this market is still working in your favor. If you’re buying, you already know that hesitation can be costly.

Call me for advice on any real estate topic.

Pete’s Mortgage Corner Finance Your Dream Renovation: Adding Value the Smart Way If you’re planning improvements, it’s worth focusing on updates that add real value. Kitchen renovations consistently deliver strong returns. Adding a bathroom or bedroom increases both functionality and resale appeal. Expanding square footage — whether finishing a basement or adding an addition — can transform how your home lives and what it’s worth.

The question becomes: how do you pay for it? For existing homeowners with equity, a Home Equity Line of Credit (HELOC) offers flexibility. Draw what you need as the project progresses and only pay interest on what you use. For buyers eyeing a fixer-upper, an FHA 203K loan rolls the purchase price and renovation costs into a single mortgage, letting you finance the potential rather than just the current condition.

Let’s talk about which approach fits your plans.

September Is Style Time To Find Yours

September 2026 PUBLISHER

Phillip Barone | phillip.barone@citylifestyle.com E D I TO R

Don Seaman | don.seaman@citylifestyle.com

Dear Readers,

S O C I AL M E D I A C O O R D I N ATO R

Welcome to September! As the summer heat fades and the crisp autumn air begins to settle across our area, we naturally find ourselves reaching for cozy layers, rich textures, and fresh perspectives. September always holds a special place in my heart—not just for the seasonal shift, but because it marks our beloved annual “Style” Issue. Style is far more than the clothes hanging in our closets. It is a living, breathing expression of who we are—and more importantly, who we are becoming. Our personal style isn't static; it evolves as we grow, shifting effortlessly to reflect our changing seasons of life, our triumphs, and (hopefully) our newfound wisdom. In this issue, we explore the many fascinating facets of personal expression: • Fresh Starts: Family Law Attorney Jessica Sprague contributes a moving piece, “Style Begins Again,” sharing how major life transitions, like a divorce, can serve as the perfect catalyst to redefine your personal identity and aesthetic. • Our Cover Story: We are thrilled to feature Emma Keyes—Grand Kyiv Ballet ballerina and former Miss Grand Canada 3rd Runner-Up. Emma speaks with poise and passion, reminding us all that the absolute greatest style any of us can wear is pure, unshakeable confidence. • A Taste of Autumn: Gather your favorite people and toast to the new season with our delicious Apple Cider Sangria recipe—the ultimate cocktail for an autumn gathering with friends. Alongside these features, you’ll find a vibrant collection of articles celebrating the countless ways we define style in our homes, our wardrobes, and our everyday lives. As you flip through these pages, I hope that you feel inspired to embrace your own evolution. Finding your style isn't about following trends—it’s about stepping into the freedom to comfortably, authentically be exactly who you want to be. Here’s to evolving boldly and owning your unique look this season. Go With Style... PHILLIP BARONE, PUBLISHER @ W AY N E L I F E S T Y L E M A G

CONFIDENCE is style My Most Worn Accessory Isn’t in My Closet

ARTICLE BY EMMA KEYES | PHOTOGRAPHY BY WARSHAW, BOLDISZAR, MILENKOVIĆ, & ABDULOVIĆ

“Elongate your spine, lift your chest, and hold yourself” are some of the corrections I listen to on a daily basis. As a professional ballet dancer, posture – or alignment – is at the center of everything we do. It’s the foundation of preventing injuries, building core stability, and finding balance. Better said: it’s a tool to balance strength and elegance. But beyond my work in the studio and on stage, I’ve come to realize that good posture is much more than a simple correction. Posture doesn’t just belong to the stage. It is a performer’s necessity to style. Correct posture has shaped the way I move and present myself to the world. It has shaped the way I walk, talk, and act. Part of that comes from one of my former ballet teachers who repeatedly said, “stand tall, I want to recognize a ballet dancer on the street when I see one!”. But jokes aside, discovering the power of my posture helped me realize that no jewelry, outfit, handbag, or heels would shape my style. It was confidence, carried through posture. Fashion trends in 2026 have become micro-trends. They come and go with extraordinary speed and often change aesthetics. Consider this: before you notice what someone is wearing, don’t you first notice how someone is wearing it? Think about it. The human mind perceives body language before anything else: good posture equals a confident and approachable outlook. A luxurious outfit can lose its impact when it’s presented on slouched shoulders. This is called the “Hanger Effect”. Posture is the non-verbal presence that won’t fade away with other trends.

Ballet has taught me that elegance does not come from perfection. It comes from awareness. Every step I execute has meaning behind it, along with technical precision. I don’t simply move. My job is to create a story through movement and therefore, the way I present myself must be held at the highest impressionable level. There is meticulousness in every detail, from the placement of my fingers to the positioning of my head. The same principle applies outside of the studio. I find that the way ballet dancers present themselves to society not only transforms their wardrobe, but it gives them the freedom to let their personality shine through their attire. What I really want to say is that unlike seasonal trends, which come and go, or the clothing we wear on a day-to-day basis, confidence becomes a part of who we are. It doesn’t have any requirements. No particular definition of beauty is necessary to have it. No wardrobe limitations, age - nothing. Absolutely no limits. All it requires is the decision to stand tall. To make yourself noticeable. To take up space, and to recognize the value in your presence. In ballet, sometimes the most unsuspecting dancer is the one that steals the show. The captivating moments are the most silent ones – a dancer standing tall and proud before they begin their piece; a deliberate breath before they begin moving; the story they’re telling on stage. Elegance comes from intention, and confidence works in the same way. It’s never about being the loudest one in the room, but rather about embracing who you are. So today, before you step out the door, look at your outfit. Analyze it. Whether it be a stunning dress or baggy sweatpants; have you added the most important accessory to your outfit? It may not be something hanging in your closet or placed in your jewelry box, but it will be something that everyone notices about you: your confidence. Wear it with power. Let it mold the way you move, make eye contact with strangers, and change the way you react to silly mishaps during your day. After all, the most timeless pieces of clothing aren’t the ones I put on. From my perspective, it’s the confidence I carry with me. It’s the accessory that will never go out of style, the posture I have practiced, and the grace that has become my most-worn accessory.

Redefining Yourself After Your Love Life Changes A major life change can be a scary time for anyone. But it can also be seen as an opportunity. An opportunity to re-invent yourself. An opportunity to get to know yourself. An opportunity to become the best version of yourself. There is no exact timeline, and everyone will move at their own pace. This process can start when you are first contemplating a change, working through it, or well beyond it. When you are ready, whenever that may be, take the time to think about where you want to change things.

This is an opportunity to shift some of your focus to getting your own health back on track. This does not mean neglecting your children's health or needs. It means intentionally making the time to support your own health needs. A good first step can be picking up the phone and calling your doctor to schedule a physical, or making a conscious effort to go for a daily walk. Start small if that is all you can manage, but start somewhere. Your health matters. Take this chance to remember that.

YOUR STYLE:

A major life transition is stressful no matter what the reason. In all likelihood, it was stressful long before things came to a head. Big changes don't begin at the moment they become official. Put the work into your mental health. This could mean going to therapy. This could mean listening to podcasts. This could mean reading articles, or downloading apps. At the end of the day, nothing bad can come out of working on yourself and your mental health. It is okay to be vulnerable. Big life changes require processing. Take the time to process.

Have you ever imagined what you could look like with a blank slate? A new hairstyle? New clothes? A makeover? Humans have a tendency to stick to what they are used to. We get comfortable with routine. It doesn't have to be that way. What better time to make this transformation than when you find yourself starting over? Become a new you. A new look, be it hair, clothes, or makeup, or a combination of them all, can make you feel good about yourself. It does not even have to be dramatic — though it could be! A change in style can be a huge confidence boost — one that can give you a new lease on life regardless of the step you may be on.

YOUR HEALTH:

When life gets complicated, we have a tendency to put ourselves last. We schedule everyone else's appointments but push off our own. Schedules can be crazy. It might feel like there isn't time for workouts, cooking healthy meals, going for a walk…I get it. I have been there. There always seems to be not enough hours in a day.

YOUR MENTAL HEALTH:

YOUR CAREER:

During a long-term relationship, did you stay at home to raise the children? Did you work a job that you found fulfilling? Did you work a job that fit certain hours to meet household needs? Did you dream of doing something else? Or just doing something? Finding yourself suddenly single may be the opportunity for you to find a new career or simply a career. This may not be an option for everyone — there are bills to pay, kids to support. But it could be a huge potential for you. Take the risk that you may find something that you are truly passionate about.

Sometimes the best healing occurs while cultivating a new relationship, not just when you are working on yourself. CONTINUED >

View this as a second lease on life. You have the opportunity to find the right partner for you, YOUR SOCIAL LIFE:

Did you find yourself during your relationship neglecting friendships? Or not taking the time to cultivate or nourish them? This is an opportunity to get them back, re-establishing old friendships or making new ones. Pick up the phone. Call an old friend. Schedule the dinner. Join an activity or club. Meet new people. Make new friendships. Book the outings. Book the friend vacations. It will give you some joy during an otherwise difficult time.

YOUR FUTURE RELATIONSHIPS:

Starting over does not mean that you won't find love again. Companionship is a part of basic human needs. While it may feel like it is the end, a major life change is not the end of companionship. You just have to open yourself up to the possibility of a healthy relationship. This may be the hardest part for some. It will take some real reflection on why your previous relationship did not work out in the first place. It may mean being open to simply dating people in the beginning purely for the sake of making connections and learning about yourself through the process. Many people commit young. They did not truly have the opportunity to discover what they actually wanted in a partner. They wanted the things — the wedding, the house, the kids, the happy ending — or placed societal standards on when they should be settled down. They chose the partner at the end, not necessarily the right partner for them.

the one that matches your needs (don’t neglect those!).

View this as a second lease on life. You have the opportunity to find the right partner for you, the one that matches your needs (don't neglect those!). The one that will be your safe place. Learn your love languages. Find out what really makes you happy. Take it as slow or fast as you want. There is no perfect timeline. Sometimes the best healing occurs while cultivating a new relationship, not just when you are working on yourself. I have been a divorce attorney for twenty years. I have seen a lot of transformations over those years. I have also dealt with my own. It's not easy but there is so much opportunity for you out there. Work on one area at a time or work on them all. See yourself become the person you want to be, not the person that people expect you to be. You have been there. You have done that. The only person's opinion that matters about you is you. Just make yourself feel good in the process. Vertical Gardens Are Moving Indoors

The Stylish Home Design Trend That Will Have You Saying, “Oh, Grow Up!”

Humans have always had a penchant for propagation. Since King Nebuchadnezzar II built The Hanging Gardens of Babylon (one of the original Seven Wonders of the World) in the sixth century BC, artful gardening has fascinated folks. Today, there is a growing trend (pun intended) in home design that echoes that need to nurture, albeit on a much smaller scale. It goes by many names. Environmentalists refer to them as “green walls” or “ecowalls.” Gardeners may prefer “garden wall” or “edible wall.” Designers have dubbed them “statement walls.” But for our purposes here, we will refer to them as the architects do — as “vertical gardens.” A vertical garden is essentially a wall, or part of a wall, that is covered with plants growing in soil or another type of medium. Though they began as outdoor architectural attractions, these wonderful wallscapes are popping up indoors, and their benefits go beyond a fancy facade. The most obvious benefit of a vertical garden is the visual beauty it brings to the room. Its unexpected presence adds surprise and drama, while its living tenants, with their varied textures and individual personalities, add energy and a bit of charm as well.

Beyond the aesthetic advantages, living walls have health benefits. They improve the air quality by adding humidity, trapping dust particles, and absorbing many harmful gasses, replacing them with oxygen. They can help with cardiovascular issues like blood pressure as well as breathing problems associated with allergies and asthma. Because they lend a sense of calm and well being, they can even improve concentration, elevate mood, and reduce stress. Because these living walls are becoming more popular, demand is driving the price down, making them more affordable for the average homeowner. Kits are available and most feature an integrated water delivery system which makes them low maintenance as well. As for which types of plants to grow, succulents, mosses, grasses, and ferns are all good choices. Tropical vines work well also, as they can trail down or climb up. Pothos and philodendrons have great climbing capabilities, are fast growing, and low maintenance. The design possibilities are as endless as the plant combinations. So bring the outside in! Simply choose a location with bright, indirect light, and turn your wall into a living piece of artwork with a vertical garden.

Wear Colors That Truly

LOVE YOU A quick guide to finding flattering shades for life.

KNOW YOUR UNDERTONE Your undertone doesn’t change with the seasons. Check your wrist veins: blue means cool, green means warm, and unclear may be neutral. Cool tones love jewel colors; warm tones glow in earthy, rich shades.

CONSIDER CONTRAST Do you have high contrast between your hair, skin, and eyes (like dark hair and light skin)? High contrast looks great in bold, clear colors. Low contrast (like blonde hair and fair skin)? Softer, blended tones often suit you best.

THE WHITE VS. CREAM TEST Hold a white and ivory shirt near your face. If white flatters, you're likely cooltoned. If ivory glows against your skin, you're likely warm-toned. This quick test reveals your undertone with ease.

BUILD AROUND YOUR “WOW” COLORS Once you identify a few colors that make you look and feel amazing, use those as the base of your palette. These are your power colors—build your wardrobe and makeup around them!

PRO TIP You don’t have to follow rules perfectly. Your color palette is a guide, not a limit. Mix, match, and most importantly—wear what makes you feel beautiful.

sangria A LATE SUMMER/EARLY FALL TREAT

Combine all ingredients together and stir. Refrigerate for an hour or so (or longer) before serving. The drink can be enjoyed immediately, if desired, but the longer you let the ingredients sit and mix, the deeper the flavors will be. Giving it time to develop will make the drink more captivating and interesting.

NOTE: Regular brandy can be used, but ginger brandy gives it an extra kick of flavor.
