Home. So much contained in that little four-letter word. Home is our grounding. Our base. Our launchpad. It’s where we start and end each day. And while the particulars look different for each of us, the meaning and value it holds for all of us is undeniable. Author Wendy Wunder said, “The magic thing about home is that it feels good to leave, and it feels even better to come back.” As we thought about home - we wanted to highlight what makes it special to our readers. That of course includes the food and drinks, the aesthetic and design, but most importantly - the people. My life can be pretty hectic, and I’m sure the same can be said for many of you reading this. It seems the busier or more stressful life is, the more important the idea of “home” becomes to me. Sure, I may walk in at 8:30 pm exhausted from the 3 events I just came from and Ava tells me about a school project she needs help with that’s due tomorrow. Or, I may be grumpy from the overnight work editing the latest issue and PJ asks me to fix his tablet and I have no clue what’s even wrong with it (that’s when I usually call Brian Skaff). And LeLane? Well, never mind. I’m smart enough to never complain about my wife here. The reality is though, this is where I recharge and these are the people that refill that well within me that runs dry…this is my home. I feel like the lucky one as I get to learn more about the businesses and people that comprise our communities and hope the small lens through which we look into their lives and work can help bring people within the community a little bit closer. As you flip through the pages of this issue, I hope you’ll feel encouraged and connected to the people around you - in your city, neighborhood, and most all of - your home. Every month, I hear from readers who keep this magazine for longer than just the month labeled on the cover. They say they hold onto it for months as coffee table art or an accessory in their home. I am proud to create a resource that is valued in our community and strive every month to deliver the value you expect. Thanks for letting me be a part of your home. Happy March!

26 listings. According to one report, that was the number of homes that had been on the market in Wayne in one recent month. That means that of the 19,129 housing units in town, 0.14% of them were for sale. In Montville and Towaco, it’s not much better. Only about 0.3% of the households were on the market in December. Fairfield is a relative boom town: 0.7% of homes were listed that month. The Covid migration is over. The time of the great urban pandemic exodus is behind us. People are staying put as interest rates climb, so inventory has dried up. Now, it’s all about investing in the home you have, not for resale but for your own preferences. For those of us lucky enough to have had the foresight to have settled here, we know a good thing when we see one. So instead of packing up and finding something new, perhaps the better investment would be inward, whether it’s a fullscale remodel, updating a dated bathroom, or

simply redoing those kitchen cabinets that have always bothered you. According to Zillow, 76% of Americans would rather remodel their current home than make a down payment on a new one. The fact is, we settle into a home for a variety of reasons; we make emotional attachments that can override financial considerations. And right now, while you might be in a strong position for selling, you’d be jumping right into the deep end when finding your new home. So if you’ve become somewhat disenfranchised about your home, perhaps it’s worth some introspection. Chances are, you can regain some of that lost excitement by simply making some changes to your current home. Reinvention is invigorating, sure. But uprooting isn’t the only way to recapture that. You might be surprised just how much joy you can get from a few upgrades to your current home. And let’s face it, there’s a reason that moving is seen as the third most stressful event in life, behind losing a loved one and divorce (according to The Science of Health). Admit it — just thinking about packing up your life into all of those boxes is enough to give you some agita. Why not reinvest in what you already love?

A CONTRACTOR WEIGHS IN For contractors such as Picco Partners' Vince Priore, this changes the game a bit. It’s no longer a matter of rebuilds and renovations to increase home value for sale, but house value for living. “Reinvesting in what you have — whether it’s a total tear-down and rebuild or making smaller tweaks like updating a room, finishing

a basement, or fixing lingering issues that have developed — those can really have as big of an impact as simply moving to a new home. It takes some vision and planning, but in the end, if you move, you’re still not putting your own stamp on things. Moving simply means accepting someone else’s choices, which may not always be what you’d want anyway. Why make the choice of ‘what you can live with’ when you can just make your own home into what you want without moving to do it?” “Additions and added space became a lot hotter during Covid,” Priore adds. “It got almost uncomfortably busy for us for a while. Kitchens and baths are always a high priority for people. But when everyone was fleeing the city, a lot of them really wanted to add space before they got in.” “Most people put the cart before the horse,” explains Priore. “You’ve got to understand what your renovation costs are going to be before you buy. That’s what’s going to dictate what you can pay for with a particular property.” A growing part of Priore’s business is in consulting during the design phase of the process, CONTINUED >

working with architects and clients to give them advice on real-life costs of their selections. That way, they don’t end up designing the project of their dreams only to find that it’s way above what they’d anticipated — and way more than they can comfortably afford. He helps to keep people’s dreams attainable from the outset. To that end, Priore makes sure that his process is very transparent for all of his clients. His company uses sophisticated software that keeps the client involved with and in the process, as well as organizing the entire job. For him, it keeps the mythos of the “unreachable contractor” at bay. “I push information aggressively because by the time someone calls me, they’re already annoyed. By keeping them purposefully in the process, that doesn’t happen.” Vince also is happy to call out a familiar name to readers of Wayne Lifestyle. He recently finished work building Pasta Ramen in Montclair. Pasta Ramen is the new fusion restaurant recently opened by Robbie Felice, owner of Viaggio in Wayne, profiled in our October 2022 issue. "We just finished working with Robbie with his great new place in Montclair and we're about to work on two new restaurants for him."While building new restaurants might not have much of an impact on reinvesting in your home, more seating availabilities at a Robbie Felice restaurant in our area sure is a good reason to stick around. Homeowners... Appraise Thyself This Mailman Doesn't Deliver Letters - He Delivers Home Value ARTICLE BY DON SEAMAN

7 years. That’s the average amount of time a family will live in any one house, says appraiser Dave Mailman. In that time, what the market value of your house is when you actually go to sell can be vastly different from when you first moved in. “As an appraiser, I would say that knowing what your asset is worth is knowledge, and knowledge helps you make decisions. But houses aren’t really investments, no matter what people think. Investments generate income, a house is just going to cost you. So in the time that you’re in your house, you want to enjoy your surroundings, you don’t need to concern yourself with what the market is going to be like (when you sell).” “What you might think might bring a high rate of return on what you spend to upgrade your home might bring in much less than you’d expect. For example, I’ve seen reports that say that new windows translate almost dollar for dollar in value, but a new kitchen may not. You can easily put $50,000, or $100,000 into a new kitchen, especially in high-value properties, but you won’t make that up in resale. People who are buying million-dollar houses are going to want to redo the kitchen to their own taste anyway — they’re not necessarily going to like a redone kitchen and agree with your taste.” Realistically though, nothing that you’re going to put into your house as an upgrade will give you back your value, dollar for dollar. You can’t quantify what a person might pay just because you put new siding on your house. “You’ll never have a buyer say ‘You know, I’d have paid $600,000 for this house, but since they put new

siding on, I’ll pay $640,000,’” Mailman spells out. You can’t make it into a line item of value for each part of a house, it’s really the overall value that matters.” Having your house appraised as you go to sell will help you understand what the banks will think and how a potential buyer’s willingness to pay meshes with what the banks are willing to lend. “Do you want to tie up your negotiations with someone who can’t possibly get financing for what the house is actually worth?,” Mailman asks. “You might miss your market opportunity as the buyer struggles to get the deal you’re willing to make.” Another reason to have your own appraisal done, as a seller, is to use an appraiser with substantial local experience in the market. Many banks will go with the lowest-priced appraiser who may not have that local knowledge, so their assessment of the property may be skewed. Appraisals provide data about market value. But homes aren’t sold because of data. They’re sold for emotional reasons. Just as you can’t quantify each upgrade, you can’t quantify emotions, either. They’ll justify the “good bones.” The knowledge that comes with an appraisal helps to make good financial decisions. For a history buff, it might come as a surprise that there’s a bit of White House history right here in Wayne. “But we already know about George Washington’s Headquarters at Dey Mansion” is what most of them would say. But this bit of history isn’t a presidential one - it’s a dairy one. Well, it was a dairy one. Now on the site that was once reportedly among the first self-sufficient dairy farms in the nation sits White House Living — one of the area’s premier interior design shops.

At the turn of the last century, New York City’s Sheffield Dairy owned many acres of land on Black Oak Ridge Road. The operation was entirely self-contained, everything from growing the feed for the cows down to pasteurization to delivery. There were even six small houses where the employees lived. It was an early example of a true “farm to table” operation, well before such a term ever existed. Over time, the original farm ceased operations, and in 1978, Karen Arakelian opened Red Barn Furniture on the site, taking care to preserve the site’s history and integrity while repurposing the buildings for a new direction. Unfortunately, in 1988, the barn that housed the cows and the feed silo was lost to a fire, despite the efforts of the volunteer Wayne fire department who worked tirelessly in below-zero weather to save what still stands today. But in the over 100-year-old building that remains, you can still see the original beams and the hooks that kept the cows in place as they were milked. If you're lucky, Karen might even show you the original barn doors that she has stowed away. Today, the building is the Wayne location for White House Living, a more casual, comfortable sister store to the more elegant White House Luxe in Fairfield. In Wayne, the focus is on lifestyle furnishings. The renovated space is a unique showroom filled with CONTINUED >

a host of interior and exterior design ideas and furnishings. Karen admits that while the site’s history is an important influence, it’s not simply a throwback to rustic farm lifestyles — it’s not an antique shop. “I like to say that our space is a visual treat in itself but the best part is the relative treasure trove of unexpected finds you will discover inside.” But while it’s not an antique store, it’s not just a furniture store, either. Karen has assembled a team of designers who excel in creating rooms you’d love to live in — even if it’s outside. It's an experience that can help guide you to design the best space for your home, inside and out. “There’s nothing that’s ‘too big’ or ‘too small’ for our team to handle. We do everything from full-home redesigns to assisting with a cocktail table.” Karen says. And who knows? If you ask nicely, Karen’s team might even be able to help you design your own dairy farm. After all, she probably has the original plans lying around in the back somewhere.

FOR WHEN YOU WANT IT JUST RIGHT We know many of you have been to Gary & Meg’s Chicken and Ribs and we are the first ones to testify to the absolute heaven-inyour-mouth flavor of their bonesucking ribs with side orders of their Sinful Mac’n Cheese and Meg’s Corn Concoction but when they break out their homemade chili, called Chili - Gary’s Way, you know things just got real.

ingredients: • 5 lbs of sausage meat of your choice (we fresh grind our own in-house so pre-ground store-bought may taste a little different) • 29 oz can diced tomatoes • 29 oz can red kidney beans • 29 oz can sweet corn • 2 onions (large dice) • 4 poblano peppers (large dice) • 1 qt. of tap water • 2 tbsp salt • 2 tbsp pepper • 1 tsp cayenne pepper • 2 tbsp smoked paprika • 2 tbsp chili powder

directions: Brown the sausage meat in the pot you will cook the chili in. After the meat is browned, pour in the water and tomatoes. Stir while scraping the bottom of the pot to deglaze the greatness that came from the sausage. Add in the salt, pepper, cayenne pepper, smoked paprika, chili powder, onions, and poblano peppers. Simmer for 1 hour then add the corn and beans. Simmer for another 30 minutes. Serve while hot and prep for the high fives that follow. When designing your dream kitchen, it’s important to balance timeless features with elements that reflect your personality and design aesthetic. You may not plan to remodel your kitchen each year (does anyone do that?), but that doesn’t mean there aren’t creative ways to keep your space feeling modern and fresh. We spoke with interior designer Brooke Cover about the trends in kitchen design she’s seeing this year, touching on everything from cabinet colors and lighting to tile and countertop combos she’s loving.

WA R M I N G U P THE WHITE We doubt the classic white kitchen will ever completely go out of style, but trends show people are going away from the white kitchen and gray cabinets. They’re opting for white mixed with warmer wood tones, dark greens and blues. Some homeowners are mixing vintage in with the new and modern through butcher block islands or other unique cabinetry choices. Black is making a bold comeback in some kitchens, while

others usher in warmth through painted islands or other darker contrast tiles in the bar area. You don’t have to leave behind the timelessness when you warm up your space if you opt for equally timeless black and wood-stained accents. If you want a quick refresh, consider adding pops of wood through cutting boards or other decor accents on countertops or open shelves.

HIDDEN STORAGE, VISIBLE APPLIANCES Gone are the days of it being a given to hide the fridge behind custom cabinets. Many brands of appliances are so beautiful and sleek these days, homeowners want to see them rather than hide them behind a cabinet facade. Small appliances, however, are another story. Custom cabinets and “appliance garages” aren’t going away anytime soon. Form and function make them a desirable addition to any kitchen.

BOLD H A R D WA R E Mixed metals and sizes are having a moment in kitchens across America. Brooke says not to shy away from a variety of sizes of pulls and handles, depending on the drawer and door size. For instance, you may see a mixture of longer pulls on larger drawers and square knobs on smaller glassware cabinets - and that’s more than just ok - that’s recommended. As the heart of the home, kitchens shouldn’t feel sterile and hyper-coordinated - they should feel inviting and tailored to the space. Since no two kitchens will be exactly alike, feel free to boldly mix the hardware sizes and styles to the needs of your kitchen. CONTINUED >

Brooke’s Pro Tip: I suggest viewing countertop slabs in person vs. a small sample piece because each slab has unique movement and colors. They are all so beautiful and works of art. Taking a trip to the warehouse will really help a client to understand the different types available and see the difference in the look of the material.

From painted and stained islands to dark lower cabinetry with bright white uppers and mixed lighting fixtures, contrast is the name of the game this year. You’ll see this juxtaposition between clean white and darker colors or even this year’s favorite - greens and blues - all over newly designed kitchens. You’re not breaking any rules by coordinating sculptural pendants over the kitchen island with more vintage-inspired gooseneck sconces over the standalone bar or a chandelier over the eat-in kitchen.
