The Woodlands, the place we call HOME

Home. So much contained in that little four letter word. Home is our grounding. Our base. Our launchpad. It’s where we start and end each day. And while the particulars look different for each of us, the meaning and value it holds for all of us is undeniable.

Author Wendy Wunder said, “The magic thing about home is that it feels good to leave, and it feels even better to come back.”

My best memories of home will always be those memories created by the experiences raising my son, Caleb.  We spent a lot of time playing and friends were always an extension of our family.  The gathering of young men telling their tall tales, sharing their woes, raiding the pantry, sharing jokes and lounging on the couch are what I call HOME.

We feel like the lucky ones as we got to learn more from our top REALTORS® and get insights into The Woodlands real estate market and talk with custom home builders about the new homes being built on Aria Isle.  Our own local designers showcase some of the latest in custom home interiors. We get to learn more about our own local homebuilder tucked away right in Carlton Woods and their latest projects and collaboration with the Astros.  We even give you some great Texas destinations for a quick retreat when you want a quick getaway from home.  We pay homage to the talents of individuals and businesses that comprise The Woodlands architecture that brings this community together.

As you flip through the pages of this issue, we hope you’ll feel encouraged and connected to the people around you - in your neighborhood and most all of - your home.

Every month, we hear from readers who keep this magazine for longer than just the month labeled on the cover. They say they hold onto it for months as coffee table art or an accessory in their home. We feel proud to create a resource that is valued in our community and strive every month to deliver the value you expect. Thanks for letting us be a part of your home.

Happy 50th Anniversary to The Woodlands!

BOUDOUSQUIÉ INTERIORS of

THE WOODLANDS

COLORFUL VIBES AND INSPIRATIONAL COLLABORATION

For more than 23 years, Meredith Boudousquié, Founder and Principal Designer of Boudousquié Interiors, has been transforming homes for her clients. She meticulously guides them in creating spaces that are not only beautiful but also uniquely customized to complement their individual lifestyles. I had the chance to talk with Meredith about her creative process.

WHEN DID YOU REALIZE YOU HAD A PASSION AND A TALENT FOR INTERIOR DESIGN?

I was born with it!  Seriously, I’ve been designing & redesigning rooms ever since I can remember.  Even as a little girl, I would sit intently while my Nana, who was a drafting instructor, taught me all about hand drafting & how to properly space plan.  Although I understood I had a special gift, it wasn’t until I was in my mid-twenties when I was introduced to the idea that I could create a sustainable career from my passion.  In 1999, after a chance meeting with a future design school peer, I enrolled in the interior design program at Delgado Community College in New Orleans & went on to earn an Associate of Arts in Interior Design.

WHEN AND WHY DID YOU MOVE TO TEXAS?

My husband & I first moved to Texas in 2005, after Hurricane Katrina destroyed our home in New Orleans.  We originally planned to stay in The Woodlands for one year, but we loved it so much here, we ended up staying for eleven years.  In 2016, after our oldest son tragically passed away, we moved back home to Louisiana to grieve.  A few years later we adopted our youngest son, Rémy, who at three years old was diagnosed with autism.  It was then we began making plans to move back to Texas to provide him with more options for specialized doctors, therapies & schooling. We’re very happy to be back in Montgomery County & excited to plant our roots in Texas.

WHERE DO YOU GET YOUR INSPIRATION FROM?

Everywhere. To me inspiration is a collaborative effort, so I always get my clients involved early in this process.  In the past, I’ve designed homes to complement existing art collections, rooms that were inspired by fabrics that had been collected from years of worldly travels & once, I designed an entire house to evoke the colorful vibe of my client’s favorite fashion designer, Kate Spade.  Inspiration can be born from the simplicity of a favorite color to something more personal, such as a beloved travel destination!

I LOVE THE CATEGORIES ON YOUR WEBSITE - RELAX, ENTERTAIN, FOCUS, REFRESH. WHAT ARE YOUR FAVORITE PROJECTS?

I have so many favorites & for many different reasons. My most favorite projects are the ones from repeat clients.  As a creative, when an existing client gives you artistic freedom to design their new home, or add something to their existing home, because they know you’re going to deliver above & beyond their expectations, that feeling is incomparable.  One of my most favorite spaces over the past 23 years is a custom one car garage that I designed to house my client’s one-of-a-kind Aston Martin D9.

HOW DO YOU HONE IN ON YOUR CLIENT’S IDEAS WITHOUT IMPRESSING TOO MUCH OF YOUR OWN STYLE?

Although I have an appreciation for all design styles, my clients & I agree on the same design vibe: contemporary, colorful & comfortable.  My portfolio is full of homes that are light & bright, with colorful accents, clean-lined & luxuriously livable.  After 23 years of designing, I’m able to quickly hone in on my clients’ unique lifestyles, and then efficiently execute a design plan that works for their specific needs. So, having a design aesthetic, that we all agree on, definitely helps speed up the process.

WHAT TYPES OF UNIQUE PIECES, COLOR AND  SETTINGS ARE IMPORTANT IN A PROJECT?

To me, customizing a home design around my client’s unique lifestyles is the most important aspect of what I do.  Although, as humans, we all live similarly, not one family behaves exactly the same & neither should our homes.  Even for my clients with multiple residences, each of their homes functions a little differently.  From the beginning of any project, I take time to research how my client’s family operates daily. From high-performance paints, scrubbable fabrics, etc. for households with small children, to delicate finishes, such as marble, for empty nesters, customized design is what high-end, full-service design is all about.

OPULENT OFFERING

ARIA Isle - “The Crown Jewel” of The Woodlands

Aaron Harris Realty has an exclusive opportunity for a discerning buyer. A custom-built estate spanning nearly 9,000 sq ft. embodies the essence of sophisticated living in harmony with nature.  The property offers a unique collaboration opportunity with Capstone Luxury Homes and Alicia Nicholas Designs, allowing the buyer to infuse their personal style into this luxurious canvas.

Aria Isle ( pronounced Air - eah) is the last luxurious lakeside home site. This “Crown Jewel” of The Woodlands is formerly known as Mitchell Island. George Mitchell had grand plans for the property, and Howard Hughes Corporation is now bringing these plans to fruition.

The East Shore community has its 25 luxurious home build-outs accounted for on the half-acre to one-acre lots that sit atop the formerly named Eagle Island, aptly named by residents for its American bald eagle population, which will maintain green space for the nesting bald eagles, one of the hurdles over the last 30 years.

The isle has broken many records in terms of land values, proximity, exclusivity, and cost per square foot. These properties ultimately attracted the Ritz Carlton developed by Douglas Elliman with some of the highest estimated home values in the Houston area. Many notable Architectural Firms are excited about getting an opportunity to

design on this isle with such an impressive location and views from both Woodlands Parkway and Lake Woodlands Drive. The home designs keep getting bigger and better.

Aaron Harris - of Aaron Harris Realty has over $100 Million in home sales in The Woodlands. He came from his hometown of North Carolina to work with The Woodlands Development Company in 2000. Aaron transitioned from the development side to resale for residents and soon-to-be residents of Carlton Woods. He has been a decade-long resident of Carlton Woods, investing in multiple properties inside of Carlton Woods and Carlton Woods Creekside.   Multiple properties are built and framed to completion at Aria Isle, but it’s still in the early phases. While Aria Isle won’t have the amenities like Carlton Woods, the convenience and unique qualities will surpass expectations for the Woodlands development. It will be unmatched.

Clint Capstin, Principal Owner of Capstone Luxury Homes, has been in luxury construction for over 20 years, building in sought-after areas such as Carlton Woods, River Oaks, Memorial, Montrose District, and other surrounding Inner Loop discerning areas. He is a proud builder who stands behind his workmanship and design and believes in a collaborative team that brings out the best.

Aaron and Clint share stories of obtaining one of these exclusive lots/properties and how many interested parties from all over were involved in the bidding process. The selling prices exceeded the asking price by over a half million on some of these lots.

“Aria Isle is the crown jewel of The Woodlands and has fetched home prices never imagined here before and homes will push a $1000 sq foot,” says Aaron Harris. “Ultimately, this success I believe is one of the reasons why Ritz Carlton was attracted and is now building Ritz Carlton Residences across the water.”

“I envision Aria Isle to be a premier destination for luxury buyers,” says Somer Padilla of Compass. “It offers unparalleled living next to nature, exclusivity, and the convenience of Hughes Landing and Market Street.”

This unique property was not sold to investors or builders; it was offered exclusively to local residents.

What sets this residence apart? The two-story library by Greg Burkett Architect Design has multiple lake-view rooms with sleek, modern architectural design. “The properties will all be new; I anticipate them being a good blend of modern sophistication that most of our area neighborhoods do not have. They are mixing in modern with traditional,” says Somer. “I feel like this will be our first 2024-2025 living development. Some buyers coming to our area are disappointed that our market is not quite as modern as what they are used to.”

Romy Solanji’s company, Timeline Construction Group, has been successful for the past 15 years and specializes in the sought-after modern aesthetic in Houston, Austin, and Dallas. Solanji noted that most of their Austin projects held the highest historical sale prices on Lake Travis.

68 Aria Isle is the first of its kind, at 12,000 square feet, a custom home for a prestigious client who saw one of the luxurious homes on Lake Travis and reached out to Solanji and his team to build one for him.

“Since starting the 68 Aria Isle project, we have signed 14 contract jobs on the isle,” shares Solanji. “Each house keeps getting bigger and better than the last,” Solanji explained that most builds are becoming intricate and stand out against other new buildouts. Some unique custom features at 68 Aria Isle include a putting green on the rear balcony and an oversized deck for his boat dock. Every detail is custom, from the porcelain floors throughout the residence, porcelain on the front facades, marble work, and bookmatch porcelain materials imported from Italy, Spain, New Zealand, and Vietnam.

The interior designer, Amber Solanji, a top designer was selected for the interior and furnishings at 68 Aria Isle. Amber’s other work can be seen on Instagram, @ambersolanji, and she has worked in NYC with top design firms.

TOP REALTORS WEIGH IN ON THE PAST, PRESENT, AND FUTURE

OPEN HOUSE | REAL ESTATE
34

Top REALTORS® with a proven track record, an impressive list of achievements and awards, and a strong sense of community, share their thoughts on real estate in The Woodlands. With wisdom backed by 155 years of experience, here’s what they had to say:

BETH FERESTER AND GRACE FERESTER PETTY

Beth Ferester owns Corcoran Ferester Realty and has ranked in the top 20 individual REALTORS® in the Houston Business Journal for 21 consecutive years. Beth mentors her granddaughter, Grace Ferester Petty, who is proving to be a quick study! Together they support local charities that revolve around children’s organizations including Angel Reach and Camp for All, a camp for differently abled children.

"The Woodlands started as a HUD development for low-cost housing,” Beth says, “that's how Mr. Mitchell got the funds to get started." When Beth started her real estate career in 1982, she says, “The Woodlands hadn't taken off, it was very slow, and it was very remote.” It was still a huge forest with nothing beyond Kuykendahl. Since The Woodlands opened in 1974, it has transitioned from a Houston outpost to a destination city. “When you’ve got a planned community like this, it really does draw people to it,” Beth says.

Beth and Grace see buyers gravitate toward Grogan’s Mill and Panther Creek. Since traffic has gotten heavier, the villages closest to the I45 exits are very popular, Beth says. “Everyone wants to be at the front of The Woodlands,” Grace says. “The houses have more value because everyone wants to be upfront.” Buyers will remodel, gut, or even tear down a home and rebuild it for the right location.

Beth admits that predicting the 2024 market with all its variables — interest rates, home inventory, and elections to name a few — is difficult. “We’re all hoping for and expecting a very good year in the real estate industry,” Beth says, “and a good year overall for The Woodlands.”

JO ANNE JOHNSON

“Yes, being a two-time champion for the #1 city in the United States to live in puts us on the map as a desirable place to live, raise a family, and even a destination city for vacations!  But beyond the beauty and fabulous amenities,” Jo Anne Johnson says, “we’re a connected and social community that gives back.  So I would emphasize the heart of The Woodlands. In fact, Dr. Dan Hannon recently noted, in outlining George Mitchell’s vision for our community and purpose for creating Interfaith, that ‘without spirituality, we’re a subdivision, not a community.’ That sums up The Woodlands.”  A resident since 1996, and REALTOR®, Jo Anne has witnessed The Woodlands evolve and grow even though we’re still an oversized hometown.

“We’ve enjoyed waves of people coming here from the East and West Coasts, Mexico, and many other regions, who are looking for opportunity and the benefits that our community offers! Our business-friendly state attracts people from around the world who work in oil and gas, healthcare, retail, leisure and hospitality, professional sports – you name it. As The Woodlands, and, consequently, our corporate identity has grown, so has our cultural makeup, which is a beautiful thing,” Jo Anne says.

For the last decade, it’s mostly been a seller’s market for median price points, defined by homes selling in six

months or less. “The demand to live here — to enjoy the quality of living, top-ranked schools, and the hospitality and generosity in a resort-like setting — it’s hard to beat!”

Jo Anne feels blessed to welcome and serve hundreds of families each year settling into The Woodlands. Her expertise and customer service have landed Jo Anne Johnson Real Estate Group on the Houston Business Journal’s Top 25 Real Estate Teams since 2013.

Jo Anne’s team gives back by supporting local non-profits. Jo Anne has been involved with HOPE for Will Herndon, Interfaith, Project Beacon, Montgomery County Food Bank, church ministries, and others through the years.  “This matters most to me and my team - that we remember where our blessings flow from, and that we do our part to give back.”

MIKE AND ALLY SEDER

The Seders own The Mike Seder Group — an award-winning real estate firm with over three billion dollars in residential and commercial sales. Mike and Ally give generously of their time and talent. They are ambassadors for Texas Children’s Hospital. Ally founded and chairs “Open Your Purse for Change,” a Montgomery County Women’s Center’s fundraiser, and serves on their Board of Directors. Ally is also on the Advisory Board for the Canopy Cancer Survivorship Program at Memorial Hermann Hospital.

After a remarkable tenure of over 25 years with ReMax, in 2024 Mike Seder made the strategic decision to transition to eXp Realty. This move is driven by his pursuit of a superior digital platform that empowers him to provide enhanced services to clients on both local and global scales. Recognizing the evolving landscape of real estate, Mike sees eXp Realty's advanced digital offerings as a catalyst for elevating the client experience and staying at the forefront of the industry's technological advancements.

“Both Mike and I feel that it will be a very strong market for luxury homes, as well as non-luxury,” Ally says. Within the luxury market, Mike and Ally have noticed a trend. More buyers want exclusive design elements and high-end materials in a smaller footprint. “They don’t want to compromise just because they’re downsizing,” they say, “and builders are starting to catch on.”

Luxury buyers won’t be compromising as the highly anticipated Ritz-Carlton Residences breaks ground in The Woodlands. This high-rise with 111 luxury condominiums is being built along Lake Woodlands and aligns perfectly with today’s smaller footprint demand. Douglas Elliman is the exclusive listing agency, and floorplans range from two-bedroom homes starting at over $2 million to four-bedroom penthouses at $11 million plus. “The lobby will have a concierge, valet, and Chef Jean-George restaurant,” Ally says. Plans also include a gorgeous pool, fitness center with cold plunge and sauna, pickleball court, golf simulator room, private dock with kayaks and paddle boards, cutting garden, dog park, and wine storage and tasting room. The initial selling phase is underway. “Mike and I are optimistic that these (homes) will be sold before they ever go public, as there seems to be more demand than supply,” Ally says.

with the added convenience of vehicle accessibility extending up to the third floor. Haley shares, "The initial interest has been diverse, ranging from a yoga studio and chiropractor to a law office and real estate agency."  Reflecting on the evolving work landscape post-pandemic, Haley notes that after experiencing the flexibility of remote work, individuals are seeking alternatives to traditional office spaces. "The buyers recognize the value of a personalized, hybrid workspace that aligns with the way we live today," she adds. “I love the fact that we're getting new and different ideas that really serve how our wonderful community is evolving”.

Haley actively contributes to our community through various avenues. She consistently supports local nonprofit organizations through generous donations and

Let’s Rodeo, Houston!

BECAUSE THERE’S A LITTLE COWBOY IN ALL OF US

From bulls to Beau Joie Brut Champagne, steers and stars, animals and art, the Houston Livestock Show and Rodeo is out of the chutes this spring with more food, fun, shopping and rides than ever before in their history. From the time that Gene Autry took the stage as the very first featured entertainer in 1942 through country sensation Eric Church closing down this season on March 17th, Rodeo Houston has distinguished itself as the epicenter of top performers in all genres. Pull on your boots because it’s time to Rodeo and you don’t want to miss a moment!

After a successful 2023 when Rodeo Houston, a two-time winner of the Academy of Country Music’s Rodeo of the Year, was also named Fair/ Expo of the Year, the challenge was set to go bigger and better. Building on the popularity of last year’s inaugural drone show, this year has double the number of drones, and the show is presented with a fireworks display each Friday and Saturday night. With over 300 vendors, the Expo showcases more Texas-based designers and trend-setting brands. Modifications and enhancements have been made to many areas to increase accessibility to ensure everyone can enjoy activities and programs regardless of abilities.

One important change to note, on weekends this year, the rodeo now has an earlier start time of 2:45pm with the concert following at

approximately 5:00pm. This allows more time to continue enjoying activities afterward, like live music and the massive dance floor in The Hideout or winding down in the Wine Garden with a glass of the Reserve Grand Champion Best of Show Smith-Madrone Riesling.

Finding all the things to do is much easier this year, according to Danielle Grossman, Director of Strategic Communications. “We’ve updated our app to make our visitor experience even better. It now includes a visitors’ guide with an interactive 3D map that shows you where you are, where you want to go, and how far it is. You can find food, bathrooms, and probably things you didn’t even know were there! This has truly been a labor of love from our digital team.”

The app is a great way to view and purchase tickets for the rodeo and concerts, general admission, and the carnival. This year, every Wednesday is a Family Day with ride tickets buy-one-get-one-free, to give families more affordable options. Log in to the app and have all your tickets ready before you arrive!

This year also marks the opening of the Rodeo Houston Hall of Fame, recognizing the impact and contribution of individuals and animals, past and present, on the success and longevity of the Rodeo. The inaugural class includes Bob Tallman, the distinctive voice of the Rodeo for more than 40 years; barrel racer Charmayne James, the most-winning competitor in Rodeo history; and Mike Cervi, a highly respected and distinguished stock contractor to the Rodeo for over 50 years. A temporary Hall of Fame display is located inside NRG Stadium until the permanent location is ready on the second floor of NRG Center.

While the mutton bustin’, the deep-fried bread pudding, endless shopping, and the opportunity to watch a baby chick hatch from its shell are all on the very long list of reasons to spend the whole day at the Houston Livestock Show and Rodeo, the

highlight is always the cowboys doing cowboy things. The Rodeo Houston Super Series draws superstar rodeo athletes to compete for part of a total payout of over $2 million, a custom-made saddle and belt buckle. The stakes and the excitement are always high.

When the dust finally settles and the shows are over, however, the work does not end. Committees continue to work towards the mission of hosting the annual, family-friendly experience, to support Texas youth and provide year-round educational support within the community. Nothing captures the spirit of Houston like The Rodeo. And for these few weeks every spring, we all have a little cowboy in us. Let’s Rodeo, Houston!

Level Up Your Projects!

Join the Tour With LEVELTX as we Explore Their Favorite Project

Since 2017, LEVELTX has made it their mission to bring beautiful and luxurious projects into motion. Winning Houston’s Best PRISM Awards in 2023 further solidifies just how far LEVELTX is willing to go to make dreams become reality! When talking with Marketing Manager, Jonathan Manzala, he shared one of his as well as the entire team’s favorite builds so far. The project is a community called The Harbor at Clear View Estates. Burrowed in a cozy spot by Lake Conroe, this community offers the most beautiful and luxuriously modern designs while also offering lakefront access. One of my favorite parts about this project is the absolutely breathtaking rooftop access! Not only does it give you a perfect view of Lake Conroe, but it also makes for an exceptional spot to host parties and gather the family for amazing fellowship which is exactly what LEVELTX strives for! Aside from the rooftop, their builds also have a sleek and contemporary finish that seamlessly blends every space.

To further the feeling of luxury, they also provide a spa-like experience with free-standing tubs within the primary baths. After creating this beautiful masterpiece, it is obvious the heart LEVELTX has for their community! Not only do they support the non-profit Angel Reach, but they are also partnered with the Houston Astros. Jonathan shared the inspirational story of LEVELTX and the founders’ inability to even afford tickets when they first created their business. Yet, after hard work and determination, they not only can afford tickets, but they have become a significant partner with the Houston Astros. “In essence, LEVELTX serves as a shining example of how determination and a relentless pursuit of goals can turn dreams into reality.” While many challenges arise in his position, Jonathan couldn’t imagine doing anything else. “The journey of building a brand from the ground up is not just a job, it’s a gratifying adventure with tangible and lasting rewards.”

A DOOR TO another world

ANTIQUE AND SALVAGED DOORS HAVE THEIR OWN STORIES TO TELL

ARTIST’S PALETTE | HOME + DESIGN 50

We were down to the final room of our endless remodel, a lingering COVID project that was almost complete! Indulging in a lifelong passion, we had used pieces of salvaged architecture and antique fixtures throughout our home and now we needed a smallish door for a closet in our primary bathroom. The room called for something special and the usual hunting grounds weren’t delivering. After an evening of scrolling, the perfect door appeared on my Facebook feed, it would fit and was in the vicinity! I quickly sent an inquiry and was delighted to get an immediate reply. I made an appointment to meet up the next day to check out the magic door.

Assuming I was going to see one door in someone’s garage, I was astonished to arrive at a warehouse which, once inside, proved to be a treasure house filled to the rafters with hundreds of magnificent antique and salvaged architectural fixtures! Saltaire Architectural Antiques is housed in two connecting warehouses. It was a delight to meet owners Luke and Mary Kate Phillips, along with their family of 4, who had moved from Alabama to Houston just over one year ago to set up shop. The name Saltaire, is the name of a

Installing such a door in your home is a welcoming adventure, mystery and a storybook treat for the imagination.

sleepy coastal town in Alabama close to where Luke and Mary Kate grew up.

The doors are simply delectable, and every one with a story to tell. Luke is a world explorer, traveling constantly to bring these characterful artifacts to Houston. This is not a new venture; however, Luke was born into this trade. “I’ve done this my whole life, I grew up buying antiques out of people’s homes”, he tells me when describing his upbringing. I imagine the kids will follow in these footsteps; they are already part of the business.

The doors come from around the globe, including India, The Middle East and Europe. Made from pine, birch and oak, they hail from stately, grand entrance doors to those with hand-carved, primitive designs, including calligraphy, flowers, Celtic and geometric patterns, in the styles of historic art nouveau to humble farmhouse. A selection of beautifully embossed antique glass ranging from tinted greens to apothecary blue can be added to customize your door.

Most doors are stripped of their paint,   then sanded and finished to unveil the beautifully aged soft honey colored patina of the wood allowed to reveal itself once again. A few doors are left as found, their layered painted surfaces illustrate their own stories.

My favorite doors invited me in with their celestial carvings of angels and cherubs gazing down from the top of the beautifully carved arches, they were just heavenly! I wondered where they were from originally, possibly a piece de resistance from a European manse, or perhaps a school, monastery or convent?

Installing such a door in your home is a welcoming adventure, mystery and a storybook treat for the imagination, it’s a tale from a far-off land. By having such a treasure, one may feel like they are entering another world whenever they pass through the door, possibly one of magic carpets, bazaars and snake charmers, or of horses and knights, the priories and cloisters of a cathedral, maybe the library of a schoolhouse or even a turreted French chateau? The element of character this adds to your home is unsurpassed, every door being a one-of-a kind hand created masterpiece.

As well as doors, there’s a superb selection of antique beams, cabinets and side tables, chests of drawers, mirrors in ornate frames and a generous selection of reclaimed fixtures and fittings readily available.

You can visit Saltaire by appointment, they will also be present at Zapp Hall in Warrenton for the Round Top spring show, so look for their banner, they have a site by the road!

WHERE TO SHOP, STAY AND PLAY AT THE LEGENDARY FAIR.

ROUND TOP READY!

DECOR TRENDS | HOME + DESIGN

Shine up your boots and dust off your cowboy hat, it’s time for The Round Top Antiques Fair!  If you’re a first-time visitor, then this is an unmissable Texas event, if not, then come and find out what’s new!

to original art, homespun clothing and decor, handcrafted, antique and vintage jewelry, rescued architectural hardware and virtually any other essential paraphernalia you can imagine can be found, with a bit of browsing!

BOOK SIGNINGS, INTERIOR AND HOME DESIGN DISCUSSION PANELS, AND OTHER POP-UP SHINDIGS

The event has grown from a 2-day antique fair which began in 1968, and was founded by the late Emma Lee Turney, to what has now become a legendary outdoor event, not only in the Lone Star state, but in the USA.  There are 2 main fairs a year, this year’s Spring Fair is held on March 25th through 30th, and there is also a Fall show, and in the last few years, a new Winter show has taken place during January. As well as antique dealers from near and far, you’ll find re-makers, recyclers, restorers, artists and artisans. These small businesses gather to offer their collectibles ranging in everything from high-end imported European antiques

There are many different “fields” that offer differing shopping options, in some, the goods are humbly displayed in fleamarket style, while others have walls and floors, AC and perhaps even a chandelier or two! While most vendors exhibit only at the show, a few businesses are open all year round. Check out Via Vandi, Junk Gypsy, The Vintage, McLarens Interiors and Rockabilly Baroness at the 550 Market for some exclusive swank in constant supply.

Round Top can be a marvelous day trip, or a longer vacation lasting for the duration of the event, so consider staying a while in one of the top tier lodging options such as Hotel Lulu, The

Red Antler Bungalows, The Wander Inn, or The Frenchie Boutique Hotel.  Round Top food is there for the indulgence, the infamous Royers Café is known for its tasty pies, The Mill Street Café for its lavender oak milk latte, and Boone & Company for its flavorful woodfired pizzas. Check out the speakeasies and Honky Tonks such as The Mark in 550 Market and The Stone Cellar, where you can spend some time enjoying the live music, cold beverages and scrumptious hot food! The historic architecture of Henkel Square offers two lounges well worth a visit. The Ellis Motel, created by the late Lee Ellis, a Houston foodie legend, and the IL Cuculo in Hotel Lulu by celebrated restaurateur Armando Palacios, both lounges offer luscious cocktails! If you are a wine lover, then a visit to Round Top Liquor Shop provides a superbly curated selection of bottles to choose from, and a tipple at Prost Wine Bar is a must, especially for an after-dinner sip around the fire pit on their outdoor patio.

Round Top even has its own fashion sense; an eclectic mix of stylish boho, western, Texas chic. Fashionista favorites include cowboy boots and hats, embroidered cotton dresses worn with customized denims that exhibit a free-spirited vogue. All accented with distinctive jewelry, created by silversmiths and artists. This casual artsy look is practical as well as stylish. Comfortable footwear is a must and a hat will keep off the sun, a light cotton dress to keep cool and a jacket just in case it gets chilly. Don’t worry if you

don’t have such a wardrobe, you can buy it all there.

The Round Top Fair is such an iconic event that many design professionals not only visit to seek out new inspirations and sought after adornments, but also to offer design and collecting advice in the form of talks and presentations.  You can attend fashion shows, book signings, interior and home design discussion panels, and other pop-up shindigs with musicians, artisan beverages and food, so keep a lookout for them online ahead of time, some of them are spontaneous!
