LIFESTYLE LETTER
We offer Southlake the gift of support this holiday season The holidays are here, and as the spirit of the season is among us, we often try to replicate what made the season feel so magical to us in our youth. The traditions we set for our own families often mirror some of what we experienced as a child. It could be the smells, the sounds, the lights, the holiday activities or a combination of it all that reflects that very best holiday we have stored in our memory that we are re-creating for our family. This month, we highlight the magic of the season and what our city has to offer that helps spread holiday cheer. We offer our support for all the Southlake businesses making this community the incredible place that it is. We’ve compiled a gift guide to make your shopping easier and to help support our local businesses whose blood, sweat and tears make Southlake incredible. We also want to share what our area has to offer this holiday season for entertainment and ways to give back. While this season can be beautiful for some, it can be painful and lonely for others, especially those who have recently lost a loved one. In the true spirit of the season, let’s take care of those in our community who may need assistance or who are alone. My hope for you this season is that you feel love and peace and that we all remember to take care of each other, extending grace, empathy and love.

DRAGONS CARE SUPPORTS THOSE WHO EMPOWER EXCELLENCE AT CARROLL ISD
LOCA L LIM E LIGH T | L IFE + CULTURE
In the heart of Southlake, a spirit of compassion thrives. It’s the essence of Dragons Care, a remarkable non-profit organization dedicated to giving back to the community in unwavering support of the educators, staff and school resource officers of Carroll Independent School District (CISD). In the turbulent year of 2020, Dragons Care emerged as a small grassroots parent group, spearheaded by Virginia Hinkle. Their mission was clear: deliver meals, cleaning supplies and household essentials to those impacted by the pandemic. As the needs grew, so did the organization. In no time, it expanded to nearly 100 members, all working together to raise funds for medical bills, emergency relief and other necessities within the school community. Dragons Care now stands as an official 501(c)3 nonprofit entity, enabling recipients to access more substantial funds and providing donors with tax-deductible benefits. Virginia Hinkle, organization founder and president says, “Our mission is to bring the
community together in support of the educators and staff who are there for our children every day. They’re an extension of our village in raising, educating and inspiring our children, and we want to give back to them as much as possible.” Lauren Barrett, vice president of marketing, emphasizes the organization’s commitment to increasing community visibility through participation in various events throughout the year. “The more people we reach, the more help and support we can provide to CISD staff. Dragons Care was created to provide a support network outside the classroom, to wrap our arms around these special people when things get difficult in their personal lives,” Lauren says. Dragons Care swiftly responds to community needs when they hear of a staff member suffering from a major illness, injury or family tragedy. Whether they are parents, community members or business owners, anyone interested in contributing can follow a direct website link to a specific staff member’s fundraiser. Proceeds then go directly to the person in need. Dragons Care volunteers also hand-deliver a check and stunning floral arrangement - courtesy of students in CISD’s Dragon Blooms floral design class - offering a heartfelt gesture of support. A recent Dragons Care beneficiary had this to say, “My family and I have been deeply touched by the overwhelming kindness and generosity from our community, all thanks to the dedicated efforts of Dragons Care. It’s truly heartwarming to discover the positive and supportive initiatives undertaken by the organization for Carroll ISD staff.” The Dragons Care motto, “Get loud with love,” powerfully embodies their mission to provide love, encouragement and support to staff members facing challenges. In a world often filled with hurdles and trials, Dragons Care plays a pivotal role in spreading positivity and kindness. “My family wholeheartedly expresses our gratitude for the extraordinary acts of generosity and

support we’ve received during my cancer journey,” expressed Allison Fike, CISD federal grants coordinator and former assistant principal. Stories like Allison’s help underscore the significance of the tireless efforts invested in the organization. Dragons Care operates entirely through the dedicated efforts of parent volunteers, striving to keep operational costs to an absolute minimum. The organization depends on the incredible generosity of parents, community members and businesses that donate, advocate and volunteer. Virginia emphasizes the collective nature of the community’s involvement, stating, “We truly would not be able to function without the entire community coming together to support the staff. But that is what we do here in this community. I’ve never lived in such a generous town where people come together when we need each other most. People love our staff and teachers, and it’s an honor to be able to help them when they need it most.” To join this incredible movement and witness the transformative power of community support, follow Dragons Care on Facebook, Twitter and Instagram, and stay connected by subscribing to their monthly newsletter at dragons-care.org. PATIENT’S OWN CANCER BATTLE LEADS TO DEVELOPMENT OF THE ME SQUARED CANCER FOUNDATION, SUPPORTING OTHERS IN THEIR JOURNEY

G IV IN G BAC K | L IFE + CULTURE
In 2018, Mimi Tran was diagnosed with triple negative breast cancer, a fast-growing, fast-spreading form of cancer with a terrifying prognosis and limited treatment options. This wife, mother, community volunteer dynamo and private banker with a successful career put her life on hold to undergo lengthy, traumatic treatment involving prolonged chemotherapy, painful surgeries and intense radiation therapy. Today she is in remission. Mimi considers herself lucky in that she had insurance and resources, along with family and a network of friends supporting her throughout her treatment and recovery. During a chemotherapy session, as Mimi considered how difficult the journey must be for those not as fortunate in resources and support, she developed the idea for Me Squared Cancer Foundation, to help other warriors through their journey. This 501(c)(3) non-profit organization was born in 2019 to give newly diagnosed adult cancer patients hope and help through emotional, educational and financial resources. The foundation has since assisted both male and female patients in all types of cancer treatment. While breast cancer makes up 40% of those helped, the foundation assesses all cancers to see where support can be provided. 90% of those assisted have health insurance, yet out-of-pocket expenses can be thousands of dollars. As most patients are unable to work during treatment, Me Squared helps cover those costs. “Even with insurance, it’s hard to make that large lump sum payment when you first enter treatment. That’s a gap that many other nonprofits don’t
provide for,” says Nicole Reilley, Me Squared executive director. Roughly 82% of those served make an income that’s 300% below the federal poverty line. For a family of four, that equates to around $78,600 per year. About 65% of patient households earn less than $52,400 for a family of four. Since 2019, the foundation has helped over 400 North Texas cancer patients with almost $1 million in financial assistance for medical costs, travel to and from treatment, and lodging if treatment is needed far from a patient’s home. Payments are made directly to treatment providers on behalf of the patient. Me Squared is focused on the early part of the journey, Mimi says, “as it can have a tremendous impact on what lies ahead.” While patients can apply for assistance through the Me Squared website, most referrals come from local healthcare organizations. The foundation’s grant advocates work directly with patients and healthcare providers. With an understanding of insurance and the healthcare system, they offer both the financial and emotional support patients need, from the beginning and throughout their cancer journey. Patient advocate leader Kelly Rose is one of the many Me Squared volunteers who gives freely of her time and experience. Most advocates have been through their own cancer battles or supported a family member through their journey, and their strength is in listening and being there for patients. Chair and CEO Dave Stropes went through his own cancer battle and is inspired daily to reduce the stress and worry for those in similar situations, so they can focus on healing. In addition to Board members like Dave who provide their time, treasure and talent, Me Squared partners with organizations like the local National Charity League and SASO Southlake (Scholars and Athletes Serving Others) to provide Patient Caring Bags. Me Squared relies mostly on volunteer support. “Everyone involved has such a huge heart,” Mimi says, “and none of this can be done without them. It truly takes a village.”

Me Squared funding comes from grants, donations and special events. The organization’s largest annual fundraiser, the Black and White Gala, will be held at the Westin Hotel Southlake on March 2, 2024. Half a million dollars was raised at last year’s event. let manor home furnishings and design
get you holiday ready For the holidays and beyond, it’s Manor Home Furnishings and Design
ARTICLE BY SALLY CROCKER | PHOTOGRAPHY BY KENDRA SWALLS, MANDY CALVIN
The holidays are awash with color, sparkle and joy. At the award-winning Manor Home Furnishings and Design firm in Southlake Town Square, consultants Jeremy Greeney, Mollie Carroll and Dawn Coday provide clients with inspiration and advice to make their home spaces cozy, festive and holiday ready. “Anything goes with holiday. There’s no wrong way to decorate, and you can use any colors you like,” Jeremy says. “You don’t have to match your holiday decor to your home colors. It’s perfectly okay to branch out in new ways for the season.” Master Designer Jeremy has been setting lux trends in both residential and commercial spaces across the U.S. and Latin Americas for more than 20 years. His business partner Mollie is a successful entrepreneur with more than two-plus decades of delivering exceptional client experiences. Designer and sales consultant Dawn is skilled in accessorizing with the unique brand of magic that only Manor can offer. The team has been preparing for the holidays since October, when truckloads of exciting decorations and furnishings were delivered, unpacked and displayed in gorgeous vignettes to inspire all tastes and preferences, from traditional to bold. Hand-selected items procured from design markets around the country, consultation and full design services clients can access throughout the year make Manor the unique place to shop.
This holiday season, for whatever occasion you’re celebrating, Jeremy offers these suggestions: Do what makes you happy. Your decorations will be on display for a month or more, so make the most of that time and go for it. Extend your look with tabletop décor. Manor hand-selects ribbons, tabletop ornaments, nutcrackers in different sizes and just about everything else holiday, from whimsical to elegant. Feel free to light up every room if multiple trees are your preference. Just remember, Jeremy advises, the more you put up, the more you will take down later. Organize holiday décor as you store it each year, to make the following year easier. Label boxes and separate ornaments from garlands. Store like items in the same containers. Consider silk florals of different types and colors to enhance your tree. Place larger ball ornaments near the center of the tree to create depth, with smaller ornaments on the outside. Rather than hanging ornaments by the string, wind them around the branches so they appear attached. Select a new ornament or several each year so you’re always adding a new and different twist. Manor also sells ready-to-go, pre-wrapped gifts that make holiday shopping easy. Customers can choose from decorative items, gifts for the kitchen, hostess and entertaining options, and much more. Manor also features lighted, life-size Santas to ring in the holiday spirit.
In addition to the stunning items that Manor sells in store, the team is also available to decorate your home or tree on site. Customers can call for information and availability on those services.

1st Service Solutions Serves the Commercial Real Estate Industry Industry expert and longtime Southlake resident Ann Hambly and her team advocate for commercial real estate (CRE) owners nationwide
If you’ve shopped at a mall, stayed at a hotel or experienced the changes in how people do business now, chances are you’ve been impacted by the world of commercial real estate. Whether you’re a commercial real estate owner or investor, or simply a keen observer of changes in this industry over recent years, you can see why a commercial loan veteran like Ann Hambly can be an important advisor and liaison between owners and commercial lenders and servicers. Ann’s company, 1st Service Solutions, founded in 2005, was the first firm dedicated to serving exclusively as a borrower advocate. The company is now the nation’s leading CRE debt advisor. Ann and her team of loan service veterans work with CRE owners nationwide on all types of properties. “It could be a hotel, mall, town center, hospital, multi-family apartment complex or other commercial property,” Ann explains. “We help owners get things done with their lenders.” COVID-19 exemplifies how Ann’s business works. Say you own a hotel, COVID hits and the government mandates that you close your hotel - yet you, as the owner, still have to pay your loan payment to your lender. That’s where Ann’s company steps in, negotiating with the lender to obtain payment relief for the owner. “We worked with more than 600 hotels during COVID,” says Ann. “The traditional brick-and-mortar world of the past has changed,” she notes. “Our living, shopping and ways of doing business are different now. Technology and other advancements have greatly affected the way commercial buildings are utilized. You can now work from home, shop from your computer, and order many items, including groceries, right to your door the same day. It’s a big switch in our world that’s been coming about for a while.” During her career spanning over 35 years, Ann has worked on Wall Street, authored four books on leadership, real estate and commercial mortgage-backed securities (CMBS); and has been involved in literally every aspect
of the CMBS industry. Her latest book, CMBS 911, is on Amazon and is very insightful. She’s led some of the largest CRE firms, as CEO and President of Prudential Asset Resources and BNY Asset Solutions (formerly Nomura Capital) in North Texas; as Managing Director for GE Capital, Houston; and as Senior Vice President for Bank of America, Los Angeles. Ann is Board Chair for the DFW Chapter of Counselors of Real Estate and was named as a Legend and Woman of Influence in Commercial Real Estate by the Real Estate Forum, as well as one of the Top 10 Most Distinguished Women in Commercial Real Estate by the Mortgage Bankers Association. She was inducted into the Commercial Real Estate Hall of Fame in 2015. She’s been a featured speaker at industry conferences and has published numerous business-related papers, commentaries and columns. Ann hosts a weekly podcast, CRE-Eyes Wide Open, offering straightforward advice for borrowers, and 1st Service Solutions has been featured on William Shatner’s Moving America Forward program as a company changing America’s business landscape. Ann’s motto is, “People don’t care what you know until they know that you care.” When owners contact her company, they’re often in distress. Ann listens to their concerns, assesses what the lender will do and then negotiates daily toward a mutual resolution. Some owners want to sell or return their properties to the lender. Some want options for keeping their properties. For others, where a property has been in a family for decades, there’s significant history they want to hold on to. Ann serves as not just their advisor but also a supportive confidante when owners most need reassuring guidance. “Behind everything, it’s all about people. People own these properties, people invest in them, people utilize them, and we can’t lose sight of how a situation affects people personally,” she says. “That is why I created this company in 2005.”

EMBRACING THE SPIRIT OF DECEMBER ARTICLE BY DR. ALIYA SHERIFF, LICENSED PSYCHOLOGIST/CO-FOUNDER IVYHEALTH NETWORK PHOTOGRAPHY BY DR. ALIYA SHERIFF AND ADOBE PHOTOSTOCK
Sharing joy, love and hope
As December approaches, it’s not just the twinkling lights, cozy fires, and festive decorations that fill the air—it’s the spirit of cheer and goodwill that warms our hearts. This month offers a unique opportunity to focus on family, giving back to others and reflecting on the year that was while looking forward to the one that’s about to begin. While selecting the perfect presents for your loved ones is delightful, remember that gifts come in various forms. The gifts of your time, attention and love can be the most cherished of all. They demonstrate care, thoughtfulness and a deep understanding of the recipient’s needs and desires. Offer to run errands for another person, a day to pass down traditions and recipes, creating a scrapbook of memories, or making a digital playlist for someone. These small acts can brighten someone’s day and remind us that the most valuable gifts are often intangible. December is the season of giving, including giving back to our communities. Many charitable organizations work tirelessly to make the world a better place. Volunteering your time or donating to a cause you’re passionate about is a beautiful way to share the love. Your efforts can make a meaningful difference in someone’s life.

December can also be a time of stress and overwhelming expectations. During the holiday frenzy, prioritize family time and make the most of the season. Managing expectations is also beneficial. Concentrate on the traditions and activities that truly matter to you and your family. Plan special activities, like decorating the tree together, baking cookies or watching classic holiday movies. Fewer but more meaningful events can make your December more enjoyable. Your loved ones will remember the laughter and love. The end of the year is also a great time for reflection. Take a moment to celebrate your achievements, big and small. Consider the lessons learned and the growth you’ve experienced. One of the most powerful ways to finish the year is to express gratitude. Each night, your family can share what they’re grateful for that day. Leave notes of appreciation for one another. Or a Gratitude Jar can be placed in a common area of the house. Whenever someone in the family feels grateful for something or someone, they can write it on a slip of paper and place it in the jar. At the end of the month or year, read the notes together.
D R . A L I YA S H E R I F F
This December, let the spirit of love, joy and hope fill your heart. Embrace the opportunity to give, share and prepare for a new year filled with possibilities. As we come together to make the world a better place, we can truly make December a month of warmth, generosity and inspiration.

CREEKSIDE PET CARE HAS YOUR PET COVERED Creekside Pet Care Center is your best friend’s best friend We love to shower our loved ones with gifts that will bring them joy for the holidays and beyond. Many people enjoy their pets so much that it’s easy to see why they would consider gifting a pet to a loved one for Christmas. While the idea of giving a puppy or kitten for Christmas may seem heartwarming and adorable, it’s essential to consider the challenges and
responsibilities that come with owning a pet. While puppies are deniably cute and cuddly, they do require a significant commitment of time, effort and resources. Thankfully though, our friends at Creekside Pet Care Center can help with everything you need for your new family member, including food, toys, healthcare, obedience training, daycare and more. The holiday season is a time of joy, celebration and the exchange of gifts among loved ones. While the thought behind giving a pet as a holiday present is often well-meaning, it’s crucial to recognize that pets are not just commodities or toys but living beings that require lifelong commitment and care. Your friends at Creekside ask you to consider a few things before giving a pet this holiday season.
The Creekside Pet Care Center team is comprised of compassionate, highly-trained individuals offering you and your pet the high-quality care and attention you deserve. Accredited by the American Animal Hospital Association (AAHA), Creekside offers a variety of services, including wellness, emergency care, dental, boarding, daycare and grooming in Keller, TX.

A lifelong commitment: Owning a pet is a forever commitment that extends far beyond the holiday season. Dogs, cats, birds and other animals live for many years, requiring constant care, attention and financial support. A pet becomes part of the family, and the animal’s well-being should be a top priority. Giving a pet as a present without the recipient’s full understanding and consent can lead to a situation where the animal could be neglected or abandoned when the initial excitement wears off. Mismatched expectations: Every individual has unique preferences when it comes to pets. Some people prefer dogs, while others may choose cats or smaller animals like rabbits or hamsters. Gifting a pet without considering the recipient’s preferences could lead to a mismatch between the pet and the owner. Financial responsibility: Pets come with significant financial responsibility. This includes the cost of food, grooming, veterinary care, vaccinations and other expenses. Many people may not be prepared for the financial burden of pet ownership, especially if they receive a pet as a surprise. This could lead to financial strain and, in some cases, neglect of the pet’s needs. Lack of preparation: Pet ownership requires preparation and planning. Prospective pet owners should have the time, resources and knowledge to provide for the pet’s physical and emotional needs. The new owner may not have the necessary supplies or knowledge to care for the animal properly. Stress on shelters: Giving pets as holiday presents can contribute to the overpopulation of animal shelters. Sadly, animal welfare organizations and shelters commonly report an increase in the number of pets surrendered or abandoned after the holiday season, placing an undue burden on organizations that are already struggling to find homes for countless animals in need. While the idea of giving a pet as a holiday present may seem heartwarming, it is essential to consider the long-term consequences and responsibilities involved in pet ownership. This holiday, the veterinarians and staff at Creekside Pet Care Center suggest that pets should not be given as surprise gifts, but rather, potential pet owners should be educated and prepared for the lifelong commitment that comes with having, loving and caring for a pet. While the image of a puppy under the Christmas tree is incredibly appealing, it’s crucial to consider the potential challenges that come with owning a pet. Choose Creekside: Creekside Pet Care Center provides a onestop shop for all your new furry family members’ needs, so if you plan on welcoming a pet for the holidays, contact the friendly pet care team at Creekside to assist you: (817) 383-9178.

I can close my eyes and return to a very special Christmas Eve from many years ago. Me, sitting cross-legged under the Christmas tree with my dog Tipper, anxiously awaiting the warm, gooey chocolate chip cookies that would soon emerge from the oven. My mom was the best baker. All the neighborhood kids declared it so, as she always seemed to have homemade brownies, cakes or other sweet treats ready for us to enjoy with a glass of milk when they came by. This particular Christmas Eve was special. I was maybe eight years old, and I was allowed to open one present early. It was just what I’d hoped for, my first Barbie with extra outfits, tiny shoes and matching handbag! What luck, what joy – who could want anything else? But there was more. Our tree was the prettiest creation I had ever seen. A couple days before, we had stomped around the fresh tree lot – coats buttoned tight, hats and mittens pulled snug to keep us warm, and our breath visible in tiny puffs - searching for just the right Scottish pine. Its scent and sparkle filled the house, decked out with hand-glued paper garlands, vintage glass ornaments, giant multi-colored bulbs and glistening strands of silver tinsel. Our curtains were open, and snow was falling. In the Midwest where I grew up, the large, fluffy flakes came down hard and fast, packing the streets and sidewalks with a crunchy powder that no kid could resist. I watched the different shapes and sizes tumble past the streetlights out front. All was warm and cozy inside, radiating so much love and joy that it could have lit up our entire neighborhood. What a magical Christmas Eve. I’ve carried that memory with me all these years. My mom is no longer with us, and I’ve lived in Texas now for longer than I did my home city of St. Louis. Today, I carry on those same traditions with my own kids, their significant others, their children and pets. Like my mom, I’m the family baker, giving her a nod and a smile each time I follow the same chocolate chip cookie recipe and take requests for brownies, St. Louis gooey butter cake, cranberry cake, oatmeal raisin and peanut butter cookies. And just like her, I delight in seeing the family take that first mouthwatering bite with a cold mug of milk. It’s interesting how traditions are passed on from generation to generation. This year, we welcomed a new grandbaby (our oldest son’s beautiful daughter, adding to their very special 13-year-old twins); we celebrated as our middle son completed his PhD and started an

exciting new career; and we spent a most wonderful weekend with friends and loved ones as our youngest son married his best friend and the love of his life. The newlyweds will host Christmas Eve at their house this year, just like our oldest son and his family take their turn at Thanksgiving. For me and my husband, it’s easy. We just load the car with food and presents and pass the mantle to the new generation. It’s their turn now, and someday when we’re just a memory, I hope they’ll continue to hold us dear in their hearts like I cherish those thoughts of my mom, her love, that one special Christmas Eve and all the others we shared. To you and yours, my family and I wish you love, happiness and beautiful memories – the ones you carry with you and those still to be made. Happy holidays!

The City Lifestyle
Giving Campaign
2023 48
I NSP IR E D BY | L IFE + CULTURE
“
This Giving Campaign is all about personally impacting the lives of people we know with an unexpected check in the mail just to say that someone thought of them this holiday season.”
The annual City Lifestyle Giving Campaign is in its 4th year. Last holiday season we gave away over $300,000 to help 116 individuals and families in need, but we need your help to make it happen again this year. With nominations flooding in from community members and leaders such as judges, police officers, teachers, nurses, social workers, mentors and readers like you, we were able to reach people who might otherwise go unnoticed. Perhaps you know of a single parent struggling to provide for their family, an elderly person who has experienced loss, someone enduring a health issue, a co-worker suffering a sudden, unexpected tragedy or a neighbor with a financial hardship who has fallen between the cracks of getting assistance. Chances are you know someone with a specific need, even if no one else does. “We believe in giving back and serving the communities where we live in a real and tangible way,” says Steven Schowengerdt, CEO and founder of City Lifestyle. “This Giving Campaign is about personally impacting the lives of people we know with an unexpected check in the mail just to say that someone thought of them during this holiday season.” “We believe God has blessed our company with continued success, so we in turn want to be a blessing to others,” Matthew Perry, President of City Lifestyle adds. City Lifestyle has also enacted an internal giving program whereby every employee in the company receives $100 to give away to someone in the community. “The idea is to encourage our employees to keep giving on their own,” Steven says. “Taking care of one another and blessing others is truly rewarding and it perpetuates a cycle of giving. It’s extremely important to me as a person and as a company to foster a culture of generosity.”
