LIFESTYLE LETTER

“How often do you visit the Strip?” This is probably my favorite question my friends and family from around the country ask me. Honestly, not much, unless someone is visiting or it’s a very unique occasion. Our city is filled with so many hidden gems of businesses, places, and experiences that are truly eccentric. There's a spot for everyone from Southern Highlands to Red Rock to Downtown Las Vegas to Lake Las Vegas. As my brother so eloquently puts it, Vegas checks a lot of boxes. From the weather (who doesn’t love the smell of creosote bushes during a monsoon rain?) to our distinct Vegas culture, the valley is hard to beat. It’s no wonder that we’re one of the fastest-growing cities in America. What’s more incredible is that most of this growth is happening right here within the South Vegas area. Every day I drive down a road where there’s a new residential or commercial development popping up. As a publisher, I meet so many people in our area, and I have come across more and more of those born and raised right here in Las Vegas. I always ask them what they think and it’s pretty consistent. Many are happy with the growth but want to keep the small-town feel that so many of us have experienced on the local level. What’s beautiful about this growth is that it’s opening doors for local businesses and the opportunity for us to support them. That’s my mission here with this publication. It’s an opportunity for me to share stories - local personal profiles, local business owners, local charities, and more. Help me help them. Support our locals with whatever love you can. Attend local events. Get a local coffee. “Like” those posts on social media. As our state anthem so nicely puts it, “right in the heart of the golden west, home means Nevada to me.”

Stage Your Home to Sell Staging your home is a powerful way to sell it faster and at a higher price.1 Here are some easy, affordable ways you can ensure your property is ready for the spotlight.

Clean Thoroughly

Set the Stage

A clean home is a sign that you’ve taken good care of your property, so ensure yours is spotless. Give everything a deep clean from floor to ceiling, keeping in mind that homebuyers will look in closets, cabinets and under sinks.

Buyers want to envision themselves living in your home. Remove items like family photos, framed diplomas, keepsakes, kid’s artwork or toys. If you have pets, remove their toys, beds and feeding dishes.

Communities in Schools of Nevada Reaches RecordBreaking $1 Million Communities in Schools of Nevada, the statewide arm of the national organization aimed at dropout prevention, raised a record $1 million during its annual fundraiser, Today for Tomorrow, held at The Cosmopolitan of Las Vegas. The funds raised will support more than 90,000 high school students throughout Nevada, and further the organization’s mission to surround students with a community of support while empowering them to stay in school and achieve more in life. VALUE TO YOUR LISTING

Declutter

Lighten Up

Not only is clutter an eyesore, but it also makes your home appear smaller. Now’s the time to get rid of things you no longer need or consider getting a temporary storage unit. Give extra attention to closets, cabinets and pantries to give the impression of ample storage.

Great lighting can make your home feel more inviting. Let in as much natural light as possible by opening all curtains and blinds. Turn on all the lights in every room, including closets – this saves buyers from having to hunt for light switches – and upgrade to higher wattage bulbs.

F I X E D : H E A LT H Y CHEF-IMAGINED CUISINE RIGHT TO YOUR DOOR ARTICLE BY ELAINE AND SCOTT HARRIS PHOTOGRAPHY COURTESY OF FIXED

Keep eating right with locally owned and freshly made prepared meals

Recently most people have been looking to source healthy, high-quality dishes for themselves and their families in today's busy world. Many may not have time to create their culinary works of art. Chef Keith Cluck and Fixed have the tasty answer to this edible dilemma. Cluck graduated from Scottsdale Culinary Academy in 2002 and moved to Las Vegas. Upon graduation, he worked for a large catering company in Las Vegas called At Your Service Catering. While there, he also had several jobs on The Strip, including working for Bobby Flay at his flagship restaurant at Caesars Palace, Mesa Grill. After a few years in Las Vegas, he moved to Portland, Oregon, and joined the culinary team at The Heathman Hotel (fine-dining French food); in addition, Cluck ended up working for a fine-dining Italian restaurant. The restaurant world can be very challenging, leading Cluck to take a break and attend pharmacy school. He graduated with a Doctor of Pharmacy in 2011. After being a practicing pharmacist for a while, he desired to return to the hospitality world. He created Fixed and a breakfast/lunch cafe called Dip that Fixed uses

to manage operations. They sell and deliver meal preps throughout the Las Vegas Valley twice weekly. "Fixed felt like an easy fit since I had the kitchen operations established. We had some requests for meal preps from our restaurant customers, so we just decided to give it a shot. We now offer meal preps in our store for sale and the online ordering/delivery option. We can customize the meal for any dietary requests a client may have," he added. Cluck's restaurant Dip opened in September 2021. "With this concept, I wanted to prove that you can have fresh food in a small footprint and without the extra expense associated with traditional restaurant construction. We used to meet for coffee, and I was always bummed out by how bad the food was at typical coffee shops, so we are using a similar space and producing fresh, delicious food. We do not have freezers or fryers, and everything is fresh. Fresh food fast is our tagline," said Cluck. By serving warm, wholesome meals three times a day — breakfast, lunch, and dinner — it's easy to enjoy a better diet.

Fixed

2.

Fixed — found at eatfixed.com — is easy on the budget. Some customers customize meals with extra protein at a small additional cost. The trend seems to be catching on, currently servicing 40 to 50 customers weekly between the restaurant and online sales. There are many brilliant selections to choose from, but many standouts exist. The Chimichurri Steak with roasted broccoli and white rice is very popular, as well as the Chicken Fajita Bowl, Roasted Pork Loin with cinnamon and chili roasted sweet potatoes and asparagus. And for another option, you cannot go wrong with his hearty Spinach Mozzarella Ricotta Stuffed Shells with roasted broccoli and house-made marinara sauce.

Vegas Born Realtor NATIVE REALTOR ADVISES HOME BUYERS AND SELLERS

20

LOCA L LIM E LIGH T | HOME S E RVI CE S

Vegas Born Realtor Crystal Elijah-Ramos, broker/owner of Vegas Born Real Estate Services, dreamed of working in a leasing office as a child since her family lived in several different apartment complexes while she was growing up. When she was old enough to rent her own apartment, she found applying for a lease was a daunting task, so she went to real estate school and began her career as a leasing agent. Within two years, she was promoted to assistant manager and then property manager, where she remained

for 10 years. After going back to real estate school, she decided to try her “luck” in sales and eventually opened her own agency during the pandemic in 2020. “I was the first person in my family to become a homeowner, and I wanted to provide the excitement and happiness I felt when I bought my first home,” said Elijah-Ramos. “The most important thing that first-time buyers should know is that it’s not as scary as they think.” Crystal can introduce prospective buyers to programs that can help with down payment assistance, although it does help to have a sizable down payment saved. Even though interest rates have risen, renting can be more expensive than a monthly mortgage. Additionally, a home warranty can provide peace of mind, just like having a maintenance man sent by the leasing office when there’s a problem. Vegas Born Real Estate Services also works with many sellers. And being a local through and

through, Crystal has sold countless homes across the entire valley. Since no home transaction is the same, Crystal spends at least 10 weeks mentoring and training new Realtors in her office by having them shadow her from escrow to closing to handing over the keys to the home. She wants them to be that client’s Realtor for life. Referrals are everything in this business, and Crystal keeps in touch with her clients all year by taking them to lunch and throwing client appreciation parties. Crystal knows this town so well that she has been called “Vegas Born Crystal” by her friends. And after living on just about every side of the valley throughout her childhood, she can rattle off a zip code just by knowing the cross streets or give directions like she is a human GPS. As a member of the Las Vegas Realtors Community Outreach Committee, Crystal participates in several fundraisers and activities throughout the year. personal favorite non-profit is The Just One Project which provides pantry items to Southern Nevada neighbors. No matter how tired or lazy she feels, she always tries to participate in fundraising efforts for programs that support teens, like the Nevada Partnership of Homeless Youth. In recognition of her outstanding dedication and ongoing contributions to the Las Vegas Women's Council of REALTORS, Crystal earned the REALTOR Member of the Year Award in 2022. She is now representing the Council as a 2023 Ambassador. For pleasure Crystal, a proud owner of season tickets, tries to go to every Las Vegas Raiders game that she can. Most of her childhood friends came from California, so she became a Raiders fan by default. Watching sports was a big thing in her house since her mother worked in the sportsbooks at both Bellagio Resort and Casino and New York New York Hotel & Casino; her father and brother also played every sport. After hearing for years that Las Vegas would never have a professional football team, Crystal was very excited to hear that we were getting a team. “I love to share my excitement with others, and I have taken family, friends, and clients to the games.” This Vegas born and raised Realtor is a true local through and through. She is looking forward to helping more locals and soon-to-be locals on their new home journey in the city she loves.

Swedish-born chef and owner of the only caviar supplier in Las Vegas

C HE F ’S SE LE CT ION | FOOD + BE VE RAGE

If it weren’t for Swedish-born Chef Christian Sandefeldt’s charming smile, reassuring demeanor, and endearing accent, this 6’3” bearded Herculean fellow would likely inspire fear. There is no mistaking that he is an imposing figure, an attribute that he agrees served him well in his more than 30 years as a chef in kitchens of restaurants and events from Stockholm to London. He commands attention, and after you taste his cuisine, respect and admiration follow.

Christian grew up in a hotel and restaurant family and has been cooking for as long as he can remember. Self-taught, he prefers to go by his moniker, in lieu of the more formal “Chef.” Christian relocated his family from London to Las Vegas in 2016 to embark on his second act, the next adventure in his culinary career…farming and importing caviar. Christian had developed a reputation in Europe as an expert in sustainably sourced fish and seafood preparation, thanks to his

time at various exclusive eateries in London. Just at the time in his career when Christian was feeling burnt-out on cooking, due to the long grueling hours, he was recruited into the caviar world, allowing for a shift into consulting and sales. Christian traded his chef whites for waders and his kitchens for fisheries to partner with Carelian Caviar, the first fully sustainable Sturgeon farm in the world, located in North Carelia, Finland. Christian went on to learn the intricacies of the decadent salted roe closely associated CONTINUED > FEB R UARY 2 0 2 3 | C I TYL I FE STYL E . C OM/S O UT HV E GAS

Christian now owns Bjork Caviar, the only Las Vegas-based caviar supplier, which remains true to its founder’s sustainability goals by solely importing responsibly sourced caviar from small farms around the world. The rigorous ecological standards observed by these farms is believed to yield superior caviar, rich and creamy in flavor, delicate, and smooth in texture. You can savor Bjork Caviar at some of the most exclusive properties on the Las Vegas Strip. Christian fulfills custom orders to suit the needs of chefs at Zuma, Guy Savoy, and Raku, but also the demanding palates of their foodie clientele. of Bjork Caviar’s Caviar Sommeliers guide you through an extensive collection of caviars from around the world. Or for a relaxed tasting, stop into Christian’s recently opened storefront shop at 1130 South Casino Center Boulevard, Suite 140, in Downtown Las Vegas, which is open during normal business hours and by appointment. Caviar, thought to be a potent aphrodisiac, is often paired with champagne and served on crackers or sushi as an elegant edible on special occasions, like Valentine’s Day. Christian, however, is a purist. He dismisses the aphrodisiac lore and recommends it be eaten alone, accompanied by the more traditional vodka. He invites you to experience Bjork Caviar for yourselves with a private tasting event in your home or office on Valentine's Day or any other day.

Creative Ways to Tell Your Child ‘I Love You’ Valentine’s Day is a perfect reason to show your child just how much he or she is loved. Try these creative ideas to show how much you care on Valentine’s Day and throughout the entire year.

EDIBLE IDEAS A heart a day. Add a heart-shaped candy to your child's lunch box every day of the school year. Be sure to stock up during after-Valentine's Day clearances so you stay supplied. Heart-shaped lunch. Use a large, heartshaped cookie cutter to make heart-shaped

sandwiches, toast, and other treats. Your kids will love the shape and that you've eliminated the crust. A cupful of love. Give your child a “World’s Greatest Son/Daughter” or “I Love You” cup. Then use it whenever you serve hot cocoa or graham crackers and milk. Do lunch. Pick up your child from school for a surprise lunch date. Hit your child's favorite fast-food joint, go on a picnic, or have lunch together in the school cafeteria. (If you choose the latter, make sure your child won't mind or be embarrassed.)

IDEAS FOR VALENTINE’S DAY OR ANY DAY OF THE YEAR

THE WRITTEN WORD A poet and didn't know it. You don't have to be a poet to write a poem for your child. If poetry isn't your thing, look up simple children's rhymes. Then make revisions, especially for your child. Poems can be serious or fun, but either way, your child will love them. A valentine's welcome. Welcome your child home from school with a valentine's banner across your front porch or entryway. Add cute sayings that remind your child why he’s the greatest son. Create fun sentences by clipping words from magazine ads and adding some valentine's doodles. Snail mail surprise. Kids love to get mail, so why not send your child a card, letter, or postcard? Don’t forget to let your child check the mail to discover the greeting. Say it with email. Send your child an email with a link to a fun website or a funny animated e-greeting. With the abundance of entertaining websites and free e-greetings, you can send your child something new every day of the year. Scrabble greetings. Wish your child a “Happy Valentine’s Day,” congratulate him on a great report card, or show how much you appreciate your child's help with a scrabble message. For younger readers, spell out a simple phrase leaving a space between words. For older kids, make them figure out your greeting. Intersect the words as you would in playing Scrabble, and see if they can solve the message. C is for…. Make a poster portraying your child’s characteristics. Put your child's name at the top. Then list as many positive descriptive words as you can that begin with your child's initial. Use a thesaurus to find oodles of words. (Example: Cassandra, cute, caring, creative, crafty, curious.) When you finish, laminate or frame it, and hang it in your child's room. Poetry praise. Give your child a poetry book written especially for sons or daughters, such as To My Son with Love or To My Daughter with Love

on the Important Things in Life, written by Susan Polis Schultz. These books offer encouragement and a new understanding of your love for and commitment to your child. Don’t forget to add your personal inscription inside.

DO IT TOGETHER Love is silly. One thing kids love and do best is act silly, so loosen up and join in the fun. If being silly isn’t your style, take a few lessons from your child, and practice up. Letting loose is a great way to reduce stress and to let your children know they're fun to be around. A gift of time. For today’s busy parents, finding time to read to or play with your child isn’t always easy. Fortunately, quality, rather than quantity, is what matters most. Show your child you care by setting aside a few minutes each day to talk, read, or play together. You’ll both reap the rewards. A class connection. As kids grow, together time becomes increasingly rare. Decide with your adolescent on an activity or hobby the two of you would enjoy together. Sign up for a class or set a regular schedule for the activity. Then mark it on your calendar. Treat it as you would any other commitment, not letting daily life interfere. A trip down memory lane. Flip through photo albums or watch family videos together, and reminisce about favorite holidays, vacations, and family times you’ve had together. Eventful gifts. Buy tickets to a concert, ice show, or sporting event your kids have been dying to see. But keep it a surprise. On the day of the event, just say you're all going out for dinner or some other concoction. Then catch your kids by surprise when you arrive at your actual destination. Make a date. Plan a regular date with your child for one-on-one time. This works exceptionally well for families with more than one child. Each parent should take a turn with each child. You can go out for lunch or supper, play putt-putt golf, watch a

movie, go roller-skating, or spend an afternoon at the park. Set a regular schedule so your child can look forward to your dates together.

GIFTS FROM THE HEART Flowers for her. Cut fresh flowers for your daughter to brighten her room and her day. Race cars for him. Clip sports cars from magazines for your son and post them on a bulletin board in his room. Engrave your thoughts. Have a necklace or bracelet engraved for your child. Be sure to include his name, your sentiments, and who it’s from. Van Gogh in the making. Sift through your child’s art collection and select a piece to display. Then matte, frame, and hang it in a room [other than your child’s] for everyone to see. Photos say a thousand words. Choose several pictures of your child from infancy through the present. Then use paper

edger scissors to trim them into different sizes and shapes. Overlap and tape them to the backing of a frame using double-sided tape. Then add matting and frame the collage. It’s in the wrapping. Don't wait for a special occasion to give your child a gift. Kids love presents, so the next time you pick up something for your child, wrap it as a surprise. Don't forget the ribbon (so it takes longer to unwrap), and include a small gift card that says how much you appreciate her. Scrapbookin’ fun. Put together a memory scrapbook of your child. Use photos, locks of hair, vacation postcards, and ticket stubs. Dedicate each page to a special holiday, event, or theme. Include dates and any details you remember, along with cute sayings and stickers to fit the themes. Kimberly Blaker is a freelance writer.
