LIFESTYLE LETTER

Home – Where Our Feet May Leave, but Not Our Hearts Home. So much is contained in that little four-letter word. Home is our grounding. Our base. Our launchpad. It’s where we start and end each day. And while the particulars look different for each of us, the meaning and value it holds for all of us is undeniable. Author Wendy Wunder said, “The magic thing about home is that it feels good to leave, and it feels even better to come back.” As we thought about home we wanted to highlight what makes it special to our readers. That, of course, includes the aesthetic and design, but most importantly the people. It was three years ago this month that the world as we knew it completely changed. During the lockdown we were forced to spend more time in our homes than ever before, and many of us saw the value in upgrading our houses — in both small and big ways — to reflect exactly the environment we wanted to be in. To limit contact with the world, we also had to make decisions about who would be allowed in our homes. This had the amazing side effect of making families and small groups of friends closer than ever before. We had the chance to slow down and be intentional about who we spent our time with. Every month, we hear from readers who keep this magazine for longer than just the month labeled on the cover. It’s always fun to walk into someone’s house and see old issues sitting on the coffee table. They say they hold onto it for months as an accessory in their homes. We feel proud to create a resource that is valued in the Somerset Hills and strive every month to deliver the value you expect. Thanks for letting us be a part of your home. Happy March!

Call me for a consultation to understand why there is this disparity, and how you can be on the right side of the "Tale of Two Markets!"

Sales Associate 908.938.2525 Cell

Is a "Tale of Two Markets" emerging? Yes! Our market continues to be insulated with the severe shortage of available homes. Buyers have become more discerning, competing for many homes, but not all. Home sales in the Somerset Hills rose sharply since early in the pandemic. Our desirable towns always offered outdoor space, amenities, great schools, community, and homes for every lifestyle. Commuting was a concern, and the pandemic removed it. Enter late 2022-2023 - mortgage rates have more than doubled, inflation continues, and news outlets predict layoffs and a recession. While this has rattled the housing market nationally, a hyper-local view paints quite a different picture in our towns. Sales are down in our area, primarily because of a severe shortage of homes to buy. Many homes are still receiving multiple offers the first weekend. Today, (1/31), in the towns of Basking Ridge, Bedminster, and Bernardsville combined, there are only 44 single family homes available for sale. At the end of 2019, there were 70 such homes for sale in Basking Ridge alone, vs. 20 there today. Across our towns, there are 43 single family homes under contract, 12 of which had less than 30 days on market. There is less than a one-month supply of available homes due to demand, yet some homes are building days on market -- yes, it's a "Tale of Two Markets." Let's discuss! . ©2022 Coldwell Banker Realty. T H E PA S T IS PRESENT A Roaring ’20s Home in Basking Ridge Gets a Kitchen Makeover That Pays Homage to the Building’s History

Kitchens in old houses traditionally are utilitarian spaces devoted exclusively to cooking, but today they are being reimagined as central gathering areas not only for food preparation but also for entertaining. In the case of a 1920s Spanish Colonial Revival house in Basking Ridge, Eileen and Jim Barna, owners of TrueLeaf Kitchens, consolidated a pair of rooms to create an expansive space for hosting a variety of activities. The historic house overlooks what was called the Knollcroft Estate, now the site of Lyons VA Medical Center. The home originally was the caretaker’s cottage that had English gardens and commanding views of the area. The longtime owners, a couple with two grown daughters, commissioned the TrueLeaf team to create a light-filled open kitchen that respects the home’s historic style yet works for 21st-century living. “Our goal was to create a rustic older feeling,” Jim Barna says. Although the kitchen was small, the adjoining space, which was used as a sitting room, was quite substantial. “The sitting room wasn’t being used and it had a fireplace,” he says. “So we flipped the

purpose of the rooms and opened the attic to create a vaulted ceiling in the new kitchen.” Original elements were either restored or renovated for a classic touch. The old attic beams were covered with more substantial ones made of century-old reclaimed wood and punctuated with black metal collar ties, and the attic’s brick walls were left exposed as were some of the other walls. The old sitting room fireplace was converted to a hood for the new kitchen’s range; cast-concrete corbels on each side allow for more counter space. And the old hearth in the original kitchen was converted to a gas fireplace, making a cozy sitting space. The fireplaces link the spaces visually and historically. The kitchen’s large appliances, including the refrigerator, were deliberately not built in to maintain the feeling of an early 20th-century kitchen. The countertops – granite, butcher block and marble – create the illusion of a room that was modified over time: The farmhouse sink speaks of the residence’s storied past, and the white-and-gray wooden cabinets add a light, timeless touch. The focal point of the new kitchen is the central island, which has a Calacatta Gold CONTINUED >

As part of the project, the family room/dining room, which is two rooms away from the kitchen, was transformed into an additional gathering space, complete with TV set, mini-refrigerator and mini-bar. Elevate Your Curb Appeal WHY HAVING THE RIGHT ROOF MATTERS

26

H OM E U P DAT E | HOM E + DE S I GN

You could say Daniel Alte, owner of Alte Exteriors in Somerville, literally grew up on houses. His father, Jeff, who is now retired, founded the company in 1970. Today, Alte is a leading local expert in residential roof replacement and repair, as well as siding, gutter and skylight installation. He takes pride in guiding clients to the best products for their home — as well as educating them to keep them from making costly mistakes.

Copper Roof

“If it has been 15 to 20 years since you have replaced your roof, it’s probably time to start thinking about scheduling a roofing contractor to talk about replacement,” he says. “When selecting roofing and siding, you want to consider the age and style of your home and neighborhood. You don’t want to select anything that might seem out of place.” Alte specializes in cedar shake, copper, slate, metal, flat and asphalt shingle roofs. And while asphalt is most common, he encourages homeowners to consider alternatives such as standing seam metal accents to give their home up-to-date curb appeal. “Standing seam can be steel, aluminum or copper. Each choice is durable, long-lasting and has a unique beauty that can add to your home’s value and curb appeal,” he says. “Standing seam roofs can easily last for 50 years, compared to asphalt shingles that last between 10 and 30 years. It resists high winds,

hail, rot, mold and mildew. It can also save you money on upkeep since it is maintenance free.” Cedar shake is a classic and timeless look that offers a rustic, high-end feel to the exterior of your home. This will set your home apart from others in your area. There are a variety of cedar shakes that can range from a uniformed look to a very rustic, hand-split look. Alte notes that homeowners are gravitating toward dark siding, such as charcoal gray and dark blue. “You should consider your home’s resale value when selecting colors,” he advises. The board and batten look and Cedar Impressions are popular exterior styles. Alte finishes the look with AZEK trim board. He uses a 3D visualizer that allows homeowners to see what different products and colors will look like on their home. Another way that homeowners can save is by looking at solar-powered products, which offer a 30 percent federal tax credit, he notes.

27

Finally, Alte warns to watch out for gutter guard schemes and scams, which he says have been on the rise over the past decade. He has seen scams that go beyond the obvious “too good to be true” schemes that can cause homeowners to pause before signing a contract. Red flags are people who knock on your door after storms, offer an extremely low bid, require payment upfront or a large down payment, tell you that a deal is only good “today,” ask you to buy the permits or to sign over the insurance check, or cannot produce proof of insurance. “Gutter guards are not a one-size-fits-all. We carry several different types of gutter guards because what is needed depends on the scenario,” Alte says. “If someone is offering you only one product, that’s a sign to walk away.” Slate Roof

HOW TO SAFELY CLEAN GUTTERS March is National Ladder Safety Month. It’s best to hire a professional to clean and maintain your gutters, but if you do it on your own, you can reduce risks by: • Wearing rubber-soled shoes, eye protection and water-repellent gloves. • Making sure your ladder is sturdy and in good condition. • Ensuring the ladder is on stable ground — not on rocks, mulch or wet soil — and seated firmly. • Organizing tools to minimize fatiguing trips up and down the ladder. • Checking that you have enough hose length to reach all areas of the job. • Having someone hold the ladder as you climb and watch you from the ground as you work. • Watching for frayed electrical power lines and delaying work until it is fixed.

Need a New Appliance? Follow This Guide! Jason Goldan, owner of Barry’s Appliance

The Owner of Barry’s Appliance Gives Expert Tips on Selecting an Appliance That Is Best for You

Purchasing an appliance is one of the greatest commitments you can make in your home. “It’s the beginning of a long relationship — sometimes 10 to 20 years,” says Jason Goldan, owner of Barry’s Appliance in Bridgewater. Goldan, whose grandfather started the family in the appliance business and who took over when his father, Barry, retired, has been raised on the art of helping homeowners select the right appliances for their unique needs and providing exceptional service after their purchase. For a half-century, Goldan and four generations of his family have prided themselves on educating customers so they make the right decisions for their unique situations. Here, Goldan discusses what you should consider when purchasing an appliance. Where You Buy. You want to purchase your appliance from a business that will educate you and ask the appropriate qualifying questions to help you narrow your choices to what will work best for you. The business should offer a competitive price and exceptional customer service. They should want to build a relationship with you that extends

32

beyond the sale. Our motto is “Exceeding Expectations.” We work to earn the customers’ trust and make the process streamlined, seamless and easy. Our customers know if there is an issue, they only need to make one call and we work to resolve it. What Fits Your Needs. With so many options available, selecting an appliance can be overwhelming. Professionals can help you narrow your choices to two or three appliances from which you can select whichever works in terms of cost, style and quality. I tell customers that how an appliance looks is also very important because they will be looking at the appliance far more than they will be using it. Cost and Quality. Most people buy an appliance somewhere in the middle of the price range. They might not be able to afford the $15,000 sub-zero refrigerator that will last 30 years, but they also often don’t want the entrylevel product that might last only five years. So, more often than not, customers will pay a little more for an appliance that is better quality and will last 10 to 15 years on average. Energy Efficiency. Appliances are already much more efficient than they were in prior years and must meet strict Department of Energy standards. Dishwashers, washing machines and refrigerators are rated on energy efficiency. The most efficient are Energy Star rated. However, consider this: An Energy Star refrigerator might cost $62 a year to run, versus only $72 for a refrigerator without the rating. That extra $10 a year is usually not a customer’s deciding factor. How Appliances Work. This is where working with professionals who can educate you is important. For example, people will come into the store with the thought of buying a top-loading washing machine without an agitator. However, washing machines need agitation and water to clean clothing. Many of these machines only use enough water to saturate the clothing. Clothes will not get as clean because they can’t get as agitated as a machine with an agitator that fills with water. People think these types of washers have a gigantic capacity when in reality if you were to fill that machine all the way to the top with clothes, it really won’t clean them as well as an agitator-based machine. What Bells and Whistles You Really Need. Remember: the more features an appliance has, the more likely it will need service. Trends. Stainless steel remains the most popular style, but otherwise the trend has moved from glossy, textured black or white to flat, matte black or white. People are customizing color and hardware on models that allow it. CONTINUED >

They also are putting custom wooden panels on appliances or ordering custom colors to match their décor. For example, Samsung offers the Bespoke line of refrigerators, which allows you to interchange the panels to a desired pattern or color. It even has an option that you can draw on with a dry erase marker. Maintenance Will Make Appliances Last Longer. Clean the filters on your dishwasher. If your dishwasher has a water softener option, use it to reduce the minerals that can do damage to internal components. Vacuum the coil on your refrigerator to allow proper ventilation. Clean your oven twice a year and keep the cooktop surface clean from debris and grease buildup, which is ultimately the demise of igniters on gas cooktop surfaces. Did you know: Barry’s corporate chef Barbara Markowitz runs events and cooking classes most Fridays. “It’s a meal and wine pairing. She is a Paris-trained chef, who has worked for the Cooking Channel and has been featured in many magazines,” says Goldan. “It’s a fun learning experience and the best food you’ll ever eat.” Learn more about appliances, cooking classes and delicious grilling recipes at barrysappliance.com.

Master of Design STARTING A HOME DESIGN PROJECT? HERE’S WHY YOU NEED TO ENGAGE A MASTER PLANNER.

ARTICLE BY PATTI ZIELINSKI | PHOTOGRAPHY BY RICH SILIVANCH

Denise Jones was always fascinated by aesthetics, logistics and the collaboration that manifests design projects. Raised in a family that worked in interior, landscape, graphic and architectural design, she was predestined for design. Jones, the owner of J2 Design Studio in Bedminster and a professional member of the American Society of Interior Designers and the National Kitchen and Bath Association, transcends the concept most people have of interior designers as professionals who sift through color swatches and select furniture. “I have the ability to decorate and design, yes, but at my core, I am a master planner,” she says.

38

D E C OR T R E N D S | HOM E + DE S I GN

Her passion for creating collaborations between client, architect, designer and contractors began when she repeatedly saw the regrets of homeowners and businesses whose projects experienced critical mistakes, missed functional considerations or had cost overruns because pre-construction planning and design were not considered alongside architecture early in the process. The seed for establishing cohesive teams was planted early on in her career when she worked on large corporate projects in Manhattan as well as collaborations with her architect-husband, Patrick M. Jones, AIA, whom she met at her alma mater New York School of Interior Design. She honed her skills in large-scale projects and logistics

managing corporate relocations. “I found that my unique expertise was figuring out how to solve complex problems and serve as a sort of air traffic controller who could facilitate the decisions and coordination necessary to take projects across the finish line and done well,” she says. “As I evolved into this career, watching my family navigate interior design and decoration I saw that there was real value in having someone who was knowledgeable and professional in the field being involved in the project’s planning stage, as opposed to being thought of when construction is about to end and someone needs to know a tile selection or painting color,” she says. “A customer should be thrilled with the outcome because the project

The merger of these two businesses allows her to use her expertise in uniting interior design, architecture and interior planning in a collaborative approach to property development, real estate rehabilitation and renovation. Working with the best tradespeople in the field, Jones helms a cohesive team to design wellplanned and efficiently executed projects. Master planning at J2 is all-encompassing, providing everything from 3D visualization, video walkthroughs, conceptual renderings, and exploration of

finishes and materials to pre-construction due diligence, project planning and phasing and on-target cost estimation. “When it comes to renovation, people have a lot of ideas in their head, but they just don't know where to start. It’s like the jigsaw puzzle is spilled out on the table and nobody can see how it goes together. This is where I come in,” Jones says. “I want them to tell me their wildest dream — shake everything out on the table — and from there we prioritize and see how the project will manifest.” Learn more at J2DesignStudio.com.

GOLF PRO GIA LIWSKI TAKES INSTRUCTION TO THE NEXT LEVEL ARTICLE BY MELISSA DESANTI PHOTOGRAPHY BY DONNA GIOIA VOLPE PHOTOGRAPHY

Gia Liwski, Golf Experiences for Her

46

AT H LE T E LIF E | FITNESS

GETTING INTO THE SWING

Gia Liwski is at the top of her game. With over 25 years of teaching experience, she was named the Ladies Professional Golf Association National Teacher of the Year in 2022 and has been consistently listed as a LPGA Top 50 Instructor. But most importantly, she understands how to incorporate golf and lifestyle in teaching women the joys of the sport.

HOW LONG HAVE YOU LIVED IN THE AREA? I was born in Fort Myers, Florida, and raised in Monroe Township, New Jersey. We moved to Peapack in 2010, lived in Lebanon for five years and now reside in Tewksbury.

DO YOU HAVE CHILDREN? My twins, Vemka and Roman are 10; my little one, Vida is 7.

WHY DID YOU LAUNCH GOLF EXPERIENCES FOR HER? About six years ago, I launched Golf Experiences for Her, which hosts golf- and lifestyle-centered events curated especially for women. These special days give women the opportunity to learn the game of golf or advance their existing game, while simultaneously incorporating sophisticated off-thecourse group experiences — all in an empowering, first-class environment. I love spending time with women, and through Golf Experiences for Her, I offer guests the opportunity to customize their day by supplementing their golf instruction/itinerary with a variety of lifestyle modules. Our modules can include segments of fashion, gastronomy, wine, mixology or wellness. Ladies who attend our events experience a luxurious day out of the home or office, giving them time for pleasure and relaxation.

Our guests leave better prepared to accept their next golf invitation and more confident in trying something new.

WHEN DID YOU DECIDE YOU WANTED TO BECOME A PROFESSIONAL GOLF INSTRUCTOR? I was a journalism major in college, played on the women’s golf team and worked at golf clubs throughout my college career. I started helping with junior and women’s golf early on and spent a lot of time with young golf professionals, watching and learning. I turned professional after I graduated college. Golf can be a challenging game, and I love being able to make this amazing sport make sense to others.

HAS SPORTS ALWAYS BEEN A PART OF YOUR LIFE? Always! Sports has been influential in my personal growth. I have been coached, trained and guided by many wonderful teachers. I learned from them and from many years of challenging myself and working hard to help my children and students become the best athletes they can be.

WHAT ADVICE DO YOU HAVE FOR MOM ENTREPRENEURS? There is definitely a time to say “no” in business, especially when it comes to putting your family first, but definitely say “yes” when it comes to pushing yourself outside your comfort zone to help you and your business grow. Book a golf experience at TrywithGia.com. Melissa DeSanti directs morrisbernardsmoms. com, a resource for local parents on caring for and entertaining their families.
