DO YOU HAVE JAW PAIN ?

Dr. Villar uses The Kois Deprogrammer, a removable retainer-like appliance used to evaluate the stability of your bite. Every time you chew or swallow, you must adapt your jaw to the best fit for your teeth. If this fit is not ideal for your jaw joint and muscles, you will be at higher risk for experiencing facial pain as well as worn, broken or loose teeth. The Kois Deprogrammer removes the influence of your teeth from your chewing system by preventing them from interlocking and reinforcing the position of your existing bite. This allows your lower jaw to relax into a more comfortable position. Once your lower jaw has fully relaxed, Dr. Villar will be able to provide you with treatment options for maintaining your bite in this new, more comfortable position. In two weeks time the pain was negligible and I was jubilant!! I could eat French bread and steak again without any pain!! Dr. Villar then suggested I leave it in til ALL pain was gone, and I readily agreed. To me, it is a miracle and he is a Miracle Worker!" ~ Jackie G I’ve dealt with jaw popping and jaw issues for years and Dr. Villar suggested trying a Deprogrammer retainer to correct the jaw issues. After 2 weeks it’s helped tremendously!" ~ Nicole B Love this dentist! The deprogrammer works wonders!!!" ~ Nicki U

EDIT & C U R AT E : Often it’s not what we add to the room but what we eliminate that changes the feel. Begin your spring refresh by decluttering and releasing any furnishings that do not add to the entire space. Decluttering your home can also reduce stress, since clutter overwhelms the senses. Try moving your favorite pieces from one room to another or from one function to another. No more keeping family hand-me-downs or tired furnishings that do not make your interior heart sing!

PA I N T: Nothing changes the look or feel of your space like a fresh coat of paint. Don’t be afraid of a bold color. You can even paint your walls, trim and ceiling all one color for monochromatic drama. Select a cohesive color palette for your home, so colors transition smoothly and the eye flows easily from one room to the next. White trim is always a classic, but black trim can completely transform a space. One of my favorite ways to freshen up any home is to paint your front door a new color on both the outside AND the inside!

LIGHTING: The main light fixtures in any house are the best indication and tell-tale sign of when a house was built or remodeled. Update chandeliers and sconces, starting with the main floor foyer, dining room, living room, great room, and kitchen island. The lighting transformation sets the tone for a new interior style. Updating lampshades is also a great way to update your whole look. The secret sauce of lighting is the correct type and wattage of light bulbs that can change the entire feel and look of a room. We love dimmer switches to give you total control of the mood of your home.

ACCESSORIZE:

4

The easiest way to add pop to any decor style is with stunning lamps, pillows, rugs, and a new art focal point. Go for larger scale accessories that have impact, and opt for fewer, more interesting accent pieces. Luxurious coffee table books are conversation starters that add interest and color to your room. Live plants and fresh flowers elevate your style and ground your living experience while improving air quality. Add joy to your space by choosing art that genuinely speaks to you and makes you happy. Trade your traditional rugs for modern patterns with larger scale designs and monochromatic colors. The perfect rug totally changes the feel of a room and brings comfort and warmth to your space. In addition to their decorative benefits, rugs help protect your floors and offer extra insulation, helping you save on energy costs. If you love your current rugs, have them cleaned and repaired to increase their lifespan. MAR CH 2 0 2 3 | C I TYL I FE STYL E . C OM/SMYR N AV I N I N G S

Building the Home of Your Dreams Local homebuilder Michael Yofee shares the mission and heart behind Dogwood Family Homes

ARTICLE BY SARAH COLE | PHOTOGRAPHY BY CHRIS LAWERY, PETER AMATO

WHO IS MICHAEL YOFEE? Michael is the owner of Dogwood Family Homes. He moved to Smyrna 10 years ago and fell in love with the city, felt it was the perfect place to call home, & purchased his first house near downtown Smyrna. Michael, his wife Emily, and their two children still reside in Smyrna, and love calling this area home. Read on to learn more!

TELL US ABOUT DOGWOOD HOMES. WHAT INSPIRED YOU TO START YOUR BUSINESS? WHAT SERVICES DO YOU PROVIDE? “After attending college, my first job was in construction sales, then I transitioned into IT project management. About 5 years ago, I started investing in real estate and remembered what I loved about the construction and real estate world. While working on my first investment property, my neighbor’s

friend needed home renovation and thought I could be of assistance. We looked at the project, and with the help of a family friend with 30 years of construction experience, completed this project as well. This friend helped guide us and helped us see what it takes to be in the construction industry. After completing these initial projects, I was inspired to continue discovering how to help homeowners turn their house into a home. From the beginning, our mission has been to help homeowners love the home they are in or build their new dream home. All our business comes through referrals, and we have been blessed with more business than we could have imagined. Our goal is to help our customers realize what’s possible and get what they dream of for their construction project. We pride ourselves on honesty and integrity.

Dogwood Homes offers full renovation and building services, from small projects like replacing bathroom flooring to full scale renovations or custom built homes. I have an amazing staff of 3 full and part time teammates along with partnerships with many other amazing vendors in the residential building industry. We are based in Smyrna but service all the surrounding metro area.”

WHAT SETS YOU APART FROM YOUR COMPETITION? “Our main goal is not to just get in and out of your home as quickly as possible. We treat your home as if it was our own. We work to ensure homeowners are happy with their project and can truly see the value in their investment. We understand choosing to work with any service-based company is a major decision due to the number of variables related to construction, but our customers can rest assured we will always strive to do what’s best for them. Our number one goal is to deliver the project successfully, and earn their referral to their family and friends, so our business will continue to grow, leaving happy customers as we go.”

WHAT MAKES THE SMYRNA VININGS AREA SPECIAL TO YOU? “Smyrna is a very special place to my family and me. Our kids, Olivia and Wyatt, were born here, and we plan to keep deep roots here, since our extended family also lives in Smyrna. We love the central location, the amazing downtown, and the ever-increasing activities and events. It’s an amazing place to watch our kids grow up, and we love calling Smyrna home.”

HOW CAN A READER GET IN TOUCH WITH YOU? HOW DOES THE PROCESS WORK IF THEY WOULD LIKE TO WORK WITH YOU? “Readers can get in touch with us by calling 404-242-9850, emailing dogwoodfamilyhomes@ gmail.com, or visiting dfhcustombuilt.com. The process begins with an initial meeting to understand your project goals. I personally walk through your home with you, discuss the project, and discover how we can deliver your dreams. From this initial meeting we create a detailed proposal for you and once we receive your approval, we get started turning your dreams into reality!”

Metro-Atlanta Named the HOTTEST Market of 2023 THE NATIONAL ASSOCIATION OF REALTORS LISTS METRO-ATLANTA AS THE #1 MARKET TO WATCH THIS YEAR WHY IS METRO-ATLANTA THE HOTTEST MARKET IN THE NATION? According to National Association of Realtors (NAR), the top 10 markets expected to outperform all other metro areas were determined based on economic indicators like housing affordability, job growth, population growth, inventory growth, higher shares of the information industry in the local GDP, migration gains, share of workers teleworking, smaller housing shortages, and more renters can afford to purchase a median-priced home. Atlanta takes top position in every category by offering the most job opportunities alongside a manageable cost of living. For example, 15% of renters in Atlanta could afford to buy an average priced home compared to the national average of 6.4%. WHAT DOES THIS MEAN FOR YOU AS A BUYER? Atlanta expects to have a consistent influx of buyers, without an increase in sellers. So, home prices are anticipated to rise by 5%+ in 2023. The good news is that mortgage rates likely hit their peak at 7% in November 2022 and are expected to drop slowly over this next year. While there is no expectation to reach the 2-3% rates of 2021, the forecast from the National Association of Realtors (NAR) Research Group is for rates to stabilize below 6% in 2023. WHAT DOES THIS MEAN FOR YOU AS A SELLER? With demand only projected to increase in our highly desirable area, home equity will be on the rise for the foreseeable future. Given the economic indicators, you can expect to see competitive offers continue. Looking to buy or sell in Atlanta? Contact The Dwell Collective - find more info on the back cover!

3 Hot Trends

ARTICLE BY HALEY WILLIAMS PHOTOGRAPHY BY J.A. STENGER PHOTOGRAPHY

in Kitchen Design

A peek at what’s ahead: bold cabinet colors, statement hardware and swaths of stone. When designing your dream kitchen, it’s important to balance timeless features with elements that reflect your personality and design aesthetic. You may not plan to remodel your kitchen each year (does anyone do that?), but that doesn’t mean there aren’t creative ways to keep your space feeling modern and fresh. We spoke with interior designer Brooke Cover about the trends in kitchen design she’s seeing this year, touching on everything from cabinet colors and lighting to tile and countertop combos she’s loving.

TAKING THE COUNTER MATERIAL UP THE BACKSPLASH Although the iconic subway tile backsplash is timeless in its own right, Brooke says she is seeing a big shift toward marble slab backsplashes — which add drama and depth to the kitchen. Not only is it easier to clean than tile, but a marble backsplash and countertop also sets the tone for the entire space and makes a big statement.

WARMING UP THE WHITE We doubt the classic white kitchen will ever completely go out of style, but trends show people are going away from the white kitchen and gray cabinets. They’re opting for white mixed with warmer wood tones, dark greens and blues. Some homeowners are mixing vintage in with the new and modern through butcher block islands or other unique cabinetry choices. Black is making a bold comeback in some kitchens, while others usher in warmth through painted islands or other darker contrast tiles in the bar area. You don’t have to leave behind the timelessness when you warm up your space if you opt for equally timeless black and wood-stained accents. If you want a quick refresh, consider adding pops of wood through cutting boards or other decor accents on countertops or open shelves.

CONTRAST, CONTRAST, CONTRAST! From painted and stained islands to dark lower cabinetry with bright white uppers and mixed lighting fixtures, contrast is the name of the game this year. You’ll see this juxtaposition between clean white and darker colors or even this year’s favorite - greens and blues - all over newly designed kitchens. You’re not breaking any rules by coordinating sculptural pendants over the kitchen island with more vintage-inspired gooseneck sconces over the standalone bar or a chandelier over the eat-in kitchen.

Brooke’s Pro Tip: I suggest viewing countertop slabs in person vs. a small sample piece because each slab has unique movement and colors. They are all so beautiful and works of art. Taking a trip to the warehouse will really help a client to understand the different types available and see the difference in the look of the material. The Taste of Home A not-so-classic chocolate chip cookie recipe to delight your senses!

ARTICLE BY SARAH COLE

active time: ~20 min chilling time: 2-24 hours baking time: 9-11 minutes per pan yield: ~3 dozen ingredients • • • • • • • •

1 cup (227g) unsalted grass-fed butter 2 1/4 cups (281g) all-purpose flour 1 teaspoon (4g) baking soda 1 teaspoon (5g) Himalayan pink salt 1 1/2 cup (300g) brown sugar 1 teaspoon (5ml) vanilla extract 2 large eggs, at room temperature 2 cups (340g) dark chocolate morsels or chips • Additional Himalayan Pink Salt

instructions

One of my first jobs was in real estate, and one of the agents used a simple trick for every open house: baking a roll of chocolate chip cookie dough about an hour before the event. When asked why, she responded, “Because it smells like home. It works every time!” Smells like freshly baked cookies create a welcoming and comfortable atmosphere - it truly smells like “home!” Over time, I’ve perfected my version of the classic chocolate chip cookie - and yes, the modifications are worth it! Use the highest quality ingredients, and I encourage using a food scale to measure ingredients for correct ratios (and less dirty dishes)!

1. Brown the butter in a large saucepan over medium heat, whisking constantly. The butter will crackle then foam; immediately remove from heat when it begins to turn brown and give off a nutty aroma. Transfer immediately to a large bowl to prevent burning. Let the butter cool to touch (~10-15 minutes). 2. While the butter is cooling, combine dry ingredients (flour, baking soda and salt) in a separate bowl. Set aside. 3. Once the butter has cooled, mix in the brown sugar until well combined (~1 minute with electric mixer). Add eggs, one at a time, beating well after each addition, then stir in vanilla. 4. Slowly add in the dry ingredients, mixing on low speed until just combined. Do not over-mix. Fold in the chocolate chips. 5. Roll the cookies into 1 tbsp balls. Chill the dough for a minimum of 2 hours, and overnight if possible. Do not skip this step! 6. Once chilled, preheat the oven to 350F. Place cookies 2 inches apart on a parchment lined baking sheet; bake for 9-11 minutes, or until the edges begin to turn golden brown. They should look slightly underdone in the middle. Cool for 5 minutes to set up, then sprinkle with Himalayan pink salt and remove to a cooling rack to cool completely. Enjoy!
