5 Reasons the Housing Market is Reversing

The market flipped! Nobody expected the bottom to fall out, but like a good upside-down cake, there is opportunity for everyone. will continue to see the shift in the market throughout 2023 with home sales about 20% below the 6.1 million home sales of 2021 and 4.8 million home sales in 2022.

For buyer’s the pro’s are long and the con’s are short.

Pro’s:

In 2023, the housing market experienced an unexpected phenomenon — rising interest rates that basically froze housing values. The rise in mortgage rates, surprisingly, hasn’t instigated a significant decrease in home prices. This perplexing trend can be attributed to a complex interplay of economic, demographic, and market determinants. Today, a significant proportion of homeowners — 92% of those with mortgages — enjoy rates below 6%, with a lucky 62% relishing rates under 4%. As mortgage rates climb, these homeowners are opting to hold onto their properties, rather than sell and risk locking in a higher mortgage rate.Consequently, this shift in homeowner behavior has reduced the volume of home sales. This is corroborated by a recent study, revealing that approximately 27% of homeowners would be motivated to sell if rates descend to 5% or lower. Furthermore, nearly half of the homeowners surveyed would consider listing their properties if rates were to plunge to 4%. Despite these evolving dynamics, home prices have seen only a nominal drop. The manager of the S&P Case Shiller Index predicted a peak-to-trough decline of around 5%, leaving 2% yet to be recuperated.

The Arizona housing market has experienced fluctuations in 2023, and many are eager to know what the future holds for this dynamic real estate landscape. Various data sources, such as Zillow and housing market forecasts, provide insights into the current state and potential developments. Let’s explore the forecast for the Arizona housing market in the coming months. According to Zillow, the average home value in Arizona stands at a decrease of 6.5% over the past year. This information is crucial for potential homebuyers and sellers, as it provides a snapshot of the current market conditions. Additionally, it’s noteworthy that homes in Arizona go to pending status within a median of 21 days, indicating a relatively active market. The 6.5% decline in home values over the past year suggests a shift in the market dynamics. The market is showing some resilience, with 18.9% of sales happening over the list price and 56.2% occurring under the list price. These figures indicate the importance of strategic pricing and negotiation in the current market environment.

1. Low Months of Supply: Only 2.6 months’ supply is available. This scarcity of inventory explains why many buyers need to bid over the listing price for the most desirable properties. According to the law of supply-demand, it is predicted that home prices will remain stable for now.

2. Low Newly Constructed Housing Supply: The supply of newly constructed houses has yet to return to pre-2007 levels. Also, there’s no way for homebuyers to buy land, get regulatory approval, and increase the supply quickly.

3. New Buyers Entering the Market: There’s a strong demand for homes across various demographics. Millennials are in their prime buying years. As a result, there’s still a limited amount of inventory available.

•Higher interest rates that are still reflective of 30 year averages

Conclusion:

Staging is about showcasing an engaging, move-in ready home that creates an emotional connection with the buyer. Updating décor with on-trend, inviting style—particularly in living rooms, primary bedrooms, kitchens, and dining rooms—can make memorable impression.

4. Strict Lending Standards: There were several cases of liar loans in 2007 where anyone could get a mortgage without a credit check. Today, mortgage lenders in Arizona place high stan dards on borrowers, and most home buyers are required to have an excellent credit score.

5. Fewer Foreclosures: A majority of homeowners own significant equity in their homes. The personal balance sheets of homeowners are much stronger today than they were 15 years ago. As a result, the threat of rising foreclosures in Arizona is low.

Buyer’s can now marry the house they love and date the rate.

As the saying goes, time flies when you’re having fun. And time sure has flown by this year—we can’t believe we’ve put together the final issue of Scottsdale City Lifestyle for 2024!

While the holidays are just now upon us, it feels like they’ve been here for a while—after all, Costco began showcasing gift items and holiday decorations in September!

I’ve always loved this time of year. The decorations, get-togethers, and, let’s be honest—who doesn’t enjoy receiving a present?

I also enjoy it because, among all the holiday hustle and bustle, people still slow down a bit. Working in the world of publishing brings a unique perspective. While we certainly don’t want to wish our lives away, we’re always looking toward the future. In August, we’re looking at winter clothes and holiday stories. And in December, we’re already working on February and March issues. Due to deadlines, we’re often already fast-forwarded to future months before the current month has even begun.

The fast-paced lifestyle this industry calls for can often make it difficult to take the time to enjoy what’s going on around us.

This December, though, I’m making it a point to slow down, enjoy those around me, and participate in wrapping up the year with family and friends.

I hope that you do the same. Make the time to take in the holiday season, reflect on memories you hold closely in your heart, and keep the new ones you create in the present for as long as possible.

Give gifts from the heart (look for ideas from our gift guides!), enjoy getting dressed up (those gowns we showcase .... gorgeous! ), throw a holiday event, and make time to tell your friends and family how much you love and appreciate them.

I can’t believe I’m sitting here writing the last letter for 2024. I know we say this often, but I really feel like this year just flew by. As I look back at all the issues from 2024, I am amazed at all the stories we were able to share, the partners who’ve helped me grow this publication, and, of course, my amazing team behind the scenes who puts in so much work.

As you read through this issue about local gift ideas, how to dress for the season parties, and a local woman revamping the makeup industry, there’s one article I’d like for you to take the time to think about: our giving campaign. Each year, City Lifestyle reaches out to the community, asking for stories about families in Scottsdale who need some extra help. Whether they’ve fallen on tough times, have an illness in the family that prohibits them from working full time, or something else that we can help with, let us know. This magazine is all about bringing awareness to our community. We’re here to help!

I love what I do, and I can’t do it without you each and every month. As I type this letter, trying to capture what you have given me this year, I’m honestly speechless. You gave me so much that I don’t know how to show you other than to say, “Thank you.” Thank you for being a part of Scottsdale. Thank you for sharing our stories or finding a connection with someone in the magazine to support. And as you finish your holiday shopping, remember that supporting local supports you, too. Lauren Luyendyk catapulted to fame as a contestant in the 22nd season of The Bachelor. She ultimately won the heart of champion auto racing pro Arie Luyendyk. Today, the married couple of nearly six years call the Valley home with their three children, ages 5 and 3 (twins).

Lauren Luyendyk (LL): Thank you! I’m so excited about the Glow Up Collection! Clean beauty is so important to me, and I wanted to create a makeup collection that empowers people to express their individuality without compromising on what they put on their skin. We wanted to make sure that anyone using the products can enjoy beautiful results while knowing they’re using safe ingredients. It’s all about enhancing natural beauty and encouraging self-expression in a responsible way. LL: Before The Bachelor, I was working in technology sales and was really passionate about it. I loved getting to work with executives to help scale and simplify their business processes! I met a lot of amazing mentors who taught me things I’ll forever use in my passion for entrepreneurship and growing my own businesses!

SCL:  IT MUST’VE BEEN JARRING TO HAVE MILLIONS OF STRANGERS NOT ONLY FEEL LIKE THEY KNOW YOU BUT ALSO JUDGE YOU. HOW DID YOU DEAL WITH THAT?

LL: It can definitely be challenging! I’ve learned to focus on the positive feedback and to surround myself with people who lift me up. It’s important to remember that everyone has their own journey and struggles.

SCL: AS A BUSINESS OWNER, FULL-TIME MOM, AND WIFE, WHAT IS THE KEY TO DOING IT ALL— AND SEEMINGLY FLAWLESSLY?

LL: Balance is key! I prioritize my time and make sure to carve out moments for myself and my family. It’s all about finding what works for you and being flexible with your plans.

SCL:  DO YOU HAVE ANY HACKS FOR BUSY WOMEN WHO DON’T HAVE A TON OF TIME TO GET READY IN THE MORNING BUT STILL WANT TO LOOK PULLED TOGETHER AND IMPRESS?

LL: Absolutely! A good tinted moisturizer and some mascara can go a long way. Adding a statement lip can elevate your look instantly. Also, having a few go-to outfits ready to go makes mornings so much easier!

SCL:  WHAT’S YOUR CURRENT GUILTY PLEASURE?

LL: Lately, it’s been baking for me! I love testing out new recipes! The kids have been getting involved, too, which makes it even more fun.

SCL: DESCRIBE YOUR PERFECT DAY.

LL: My perfect day would start with a cozy morning at home with my family, followed by some time outdoors—maybe a hike or a picnic. I’d love to end the day with a fun dinner and quality time with friends, laughing and making memories.

THE MERCEDES CLA250 4MATIC DEFINES THE GERMAN MARQUE’S QUALITY AND STANDARDS

The CLA-class sedan is the first rung on the ladder of Mercedes-Benz ownership. But while it may be looked upon as an entry-level model, it still offers the same sense of luxury and quality that’s associated with the brand’s top-of-the-line vehicles. In fact, the 2020 model was named a MotorTrend Car of the Year finalist.

As the Christmas season approaches, we’re reminded of the power of community and kindness. This year, through City Lifestyle’s nonprofit, The Kingdom Building Foundation, we will help people who may be struggling quietly without the support they need. But we need your help to find them.

Over the past three years, this campaign has grown into something truly beautiful, touching the lives of more than 150 families nationwide last year alone. Each year, we’ve seen firsthand how generosity can bring relief, hope, and a renewed sense of faith in others.

One person we had the opportunity to help was an 11-year-old boy diagnosed with a rare eye cancer. After he had to undergo chemotherapy and surgery to remove his eye, his doctors recommended a prosthetic one, but insurance wouldn’t cover the cost, calling it “cosmetic.” When we heard his story, we knew we had to help. Because of this campaign, he got his prosthetic eye and a piece of his childhood back with it.

Another was a wife and mother of two who fought a yearlong health battle and was diagnosed with a brain tumor. Just days before Christmas, she underwent surgery but passed away due to complications. Before her surgery, she received one of our cards and, in tears, told us this gift gave her some peace, knowing her family would have help in the difficult times ahead. It wasn’t just about the financial support but knowing that someone cared.

These stories remind us why this campaign is so meaningful. It’s not just

about writing checks; it’s about telling people they aren’t forgotten and that someone is there to lend a hand. It’s about giving families a moment of relief when the world feels unbearable.

“We believe in giving back and serving the communities where we live in a real and tangible way,” says Steven Schowengerdt, CEO and founder of City Lifestyle. “This Giving Campaign is about personally impacting the lives of people we know with an unexpected check in the mail just to say that someone thought of them this holiday season.”

Together with Matthew Perry, President, Steven adds that the gratitude from recipients was overwhelming, affirming this tradition’s importance. “We believe God has blessed our company with success,” Matthew adds, “so we want to be a blessing to others.”

Hosting for the Holidays

Tis the season for holiday cheer. It’s also the season for holiday hosting, which can be overwhelming.

However, it doesn’t have to be.

“If you enjoy the party, your guests are going to enjoy it. If you’re stressed, they’re going to see that and feel that,” says David Twigger, creative founder and director of the award-winning Vermilion Events and Design. “They want to enjoy it, and you need to enjoy it, as well.”

With more than 20 years of hospitality and events industry experience, Twigger has helped 4- and 5-star resorts across the country achieve their elite style. But he got his start doing private parties at residences—and still does them today.

Here, Twigger shares the keys to throwing a great holiday celebration at home.

TIMELINE

Start by determining what can be done in advance. About one to two weeks out, this includes menu planning and placing any festive decor that won’t disrupt your daily routine.

Once your menu is solidified, plan what can be done one or even two days in advance, like dips, baked dishes that can be refrigerated and warmed before the party, or batched cocktails.

Keep in mind that most home lighting is made for living rather than entertaining. Twigger suggests walking through your house at the time of day or evening when

your party will be held, check the lighting concepts, and play with them to get the desired effect. If you don’t have dimmers, you can switch different powered light bulbs so that the party areas are appropriately lit.

“That makes a huge difference. You don’t want it too dark or too bright, which is not the entertainment vibe you want,” says Twigger.

Finally, figure out what tasks need to be done at the last minute. Moving furniture, rearranging room decor or lighting, and setting up food and beverage areas fall into this category.

LAYOUT AND FLOW

To ensure an atmosphere that keeps everyone mingling, Twigger recommends planning how your guests are going to flow through your home once they arrive.

This can be done by selecting a gathering spot—or two or three, depending on the size of your home and backyard— and encouraging people to head there after they walk in.

“If someone is greeting guests at the entry, they can hand them a cocktail or appetizer when they come in and guide them to the next area,” Twigger says.

Twigger likes to give guests what he calls a “move-to” area where they can head after grabbing their bites and drinks. Determine where you want guests to congregate and put food and beverages there. The move-to spaces can be a corner of the patio or an area adjacent to the food and beverages.

If the thought of going all out and decorating every square foot of your home is too stressful, a few fun touches in select spots will be just as effective.

Like food, Twigger suggests placing decor in the areas where you want guests to mingle.

Twigger likes purchasing plain decorative trees in different sizes, garnishing them with colored lights, and placing two or three of them in a corner.

If you’ve got clear glass containers, bowls, or vases around the house, put those to work by filling them with colored bulbs and twinkle lights. Like the trees, this strategy works indoors and outdoors.

“It’s easy to do, makes a big impact, and you can easily move them around,” Twigger says. “It looks like you’ve done up the whole house, and really, it’s just a couple of areas.”

MENU

Twigger likes bites that can be served at room temperature, so you won’t be worried about whether something is getting too cool or too warm. If you’re using a caterer, the passed appetizers option is ideal because guests won’t have to pause conversations to search for food when cravings hit. Back this up with a charcuterie plate or seasonal snack plate display.

It’s easy to remember to provide plates and napkins but it’s easy to forget about how guests can discard them

once they’ve served their purpose. A discrete trash can or tray on a corner table that can easily be bussed will help avoid used items piling up in undesired areas.

When it comes to drinks, Twigger suggests keeping it simple.

“Have a signature cocktail or two, and champagne. It’s easier than figuring out a full bar, you’ll have it covered, and it takes the pressure off everybody,” he says.

DETAILS THAT MAKE AN IMPACT

Music tends to be an afterthought, although it can be planned far in advance by crafting a playlist.

“Start with songs that are fun and then move to music that’s energetic,” Twigger says. “You can create a mood with music, but people often forget about that.”

Cast holiday shows—like the Rankin/Bass classics Rudolph the Red-Nosed Reindeer and Santa Claus Is Comin’ to Town—without audio to your television.

“Instead of a blank screen, it’s a real visual piece and that makes it memorable,” Twigger says.

Twigger is a big fan of hiring staff. Even if it’s just one person for a small party, it’s someone designated to refresh ice and food and tidy up when needed.

“It’s a lifesaver for anyone,” he says. “It’s the biggest piece so you can enjoy your party instead of working your party.”
