5 Reasons the Housing Market is Reversing

The market flipped! Nobody expected the bottom to fall out, but like a good upside-down cake, there is opportunity for everyone. will continue to see the shift in the market throughout 2023 with home sales about 20% below the 6.1 million home sales of 2021 and 4.8 million home sales in 2022.

In 2023, the housing market experienced an unexpected phenomenon — rising interest rates that basically froze housing values. The rise in mortgage rates, surprisingly, hasn’t instigated a significant decrease in home prices. This perplexing trend can be attributed to a complex interplay of economic, demographic, and market determinants. Today, a significant proportion of homeowners — 92% of those with mortgages — enjoy rates below 6%, with a lucky 62% relishing rates under 4%. As mortgage rates climb, these homeowners are opting to hold onto their properties, rather than sell and risk locking in a higher mortgage rate.Consequently, this shift in homeowner behavior has reduced the volume of home sales. This is corroborated by a recent study, revealing that approximately 27% of homeowners would be motivated to sell if rates descend to 5% or lower. Furthermore, nearly half of the homeowners surveyed would consider listing their properties if rates were to plunge to 4%. Despite these evolving dynamics, home prices have seen only a nominal drop. The manager of the S&P Case Shiller Index predicted a peak-to-trough decline of around 5%, leaving 2% yet to be recuperated.

Additionally, it’s noteworthy that homes in Arizona go to pending status within a median of 21 days, indicating a relatively active market. The 6.5% decline in home values over the past year suggests a shift in the market dynamics. The market is showing some resilience, with 18.9% of sales happening over the list price and 56.2% occurring under the list price. These figures indicate the importance of strategic pricing and negotiation in the current market environment.

1. Low Months of Supply: Only 2.6 months’ supply is available. This scarcity of inventory explains why many buyers need to bid over the listing price for the most desirable properties. According to the law of supply-demand, it is predicted that home prices will remain stable for now.

2. Low Newly Constructed Housing Supply: The supply of newly constructed houses has yet to return to pre-2007 levels. Also, there’s no way for homebuyers to buy land, get regulatory approval, and increase the supply quickly.

3. New Buyers Entering the Market: There’s a strong demand for homes across various demographics. Millennials are in their prime buying years. As a result, there’s still a limited amount of inventory available.

•Higher interest rates that are still reflective of 30 year averages

Conclusion:

Staging is about showcasing an engaging, move-in ready home that creates an emotional connection with the buyer. Updating décor with on-trend, inviting style—particularly in living rooms, primary bedrooms, kitchens, and dining rooms—can make memorable impression.

4. Strict Lending Standards: There were several cases of liar loans in 2007 where anyone could get a mortgage without a credit check. Today, mortgage lenders in Arizona place high stan dards on borrowers, and most home buyers are required to have an excellent credit score.

5. Fewer Foreclosures: A majority of homeowners own significant equity in their homes. The personal balance sheets of homeowners are much stronger today than they were 15 years ago. As a result, the threat of rising foreclosures in Arizona is low.

I can’t tell you how many times a week—or a day—I pick up the phone and call my mom. And my sister. And my best friend.

Or I wander into my daughter’s room and perch myself on the end of her bed for a chat (hoping I don’t get those teenage eye rolls, of course, and instead some heart-to-heart time).

These women make me better.

We all need women in our lives who make us better.

I was scrolling social media today when I saw a story about one woman who helped another with a difficult situation. I was scanning the comments when one jumped out at me.

“Be the woman who fixes another woman’s crown instead of trying to knock it off!” the person posted admiringly.

Wouldn’t it be wonderful if we all approached each other that way? Lifted each other up, supported each other, and, yes, fixed each other’s crowns?

I know, in theory, all (or most) of us women talk about doing that. But how many of us really do?

We took the opportunity with this issue, our annual Women’s Issue, to showcase some of the incredible women in this town, as well as some women-focused topics such as places for afternoon tea. (Grab some girlfriends and go!)

One thing I love about being in this business is that I have the opportunity to meet so many truly incredible women (don’t worry men—we celebrate you next month in our Men’s Issue!) who really do make it their mission to lift others up and to make the world a better place. They really are ready to jump in and fix another’s crown as needed.

Growing up and into adulthood, I’ve always had a small, tight-knit group of female friends. No one understands me like my ladies, and I’m grateful for them each and every day. They’ve helped shape me into who I am today and continue to influence me to be my best self.

As I’ve evolved into a small business owner in Scottsdale, I’ve met SO many incredible women who influence and inspire our community every day. This issue features just a few of the incredible women here in Scottsdale, from a tennis star who grew up in the shadow of her twin brothers to now making a name for herself or a mom who’s a published author and an MLB wife. We, as women, are so much more than just one thing.

Being a woman in today’s world is ever-changing. We hold many roles and titles in everything we do— business owner, employer or employee, wife, mom, chauffeur, friend, so on and so on. All of these make up who we are as a woman and individuals. As we gather to celebrate all the moms this month, remember that is just one role she plays. She’s so much more and probably wants to be seen for all she does, not just the good job of raising a child.

Natasha Puehse Is Taking on the Tennis World, One Championship at a Time

The name Puehse may seem familiar. Twins Nic and Tristan were known around the world as the “skateboarding twins.” However, it’s their sister, Natasha, who is now making a name for herself as a top-ranked tennis star.

The siblings were born to parents Michael and Caryn while the family was living in Northern California. In 2011, looking for a change of scenery, the family moved to Hilton Head Island, South Carolina.

The twins were giving up skateboarding at the time and all three children decided to try tennis.

For Natasha, it quickly became a passion.

“With our backs against the wall, we locked in not only our tennis but also our energy individually and as a team. We all knew this was the moment we had been working toward for the entire year.”

By 2013, the family was again looking to move. They had spent several previous winters in Scottsdale and Carefree, and citing the weather and the “vibe,” they soon settled in Scottsdale—where they’ve been ever since.

Now a graduate student at Grand Canyon University (GCU), Puehse has broken the record for the most career singles wins and doubles wins for GCU’s women’s tennis program in the Division 1 era. She’s been awarded Western Athletic Conference (WAC) Player of the Year twice, was named GCU’s Female Athlete of the Year, is the program’s first nationally ranked player, and has helped lead GCU to two WAC championships with her eyes on a third this final season.

Here, we catch up with the rising star.

There are many things I enjoyed about growing up in Scottsdale and still do. Of course, the weather is amazing. There is a lot to do like going to concerts, enjoying great restaurants, with tons of outdoor activities like hiking, horseback riding and swimming. Aside from school [Puehse was homeschooled], most of my time was spent on the courts hitting with my brothers and training at academies. This was when I formed some of my close friendships, including my good friend Lauren who I met the very first week I arrived in Arizona.

OK, SO TENNIS … WHAT DREW YOU TO THE SPORT?

Our move to Hilton Head Island and my brothers. I was excited for the three of us to play the same sport together. It was an amazing experience to train together and travel to tournaments throughout the Southern U.S.

To be honest, seeing my brothers have so much success in skateboarding, I was determined to take some of that spotlight off of them! After years of them beating me badly on the courts and never playing easy against me, I can confidently say that the storyline has changed. With that said, while they still play tennis, they are both killing it in their careers, which makes

me happy. Tristan is a global sales manager for Baja Yucca Company, and Nic is a real estate agent focused on luxury properties in Scottsdale and Paradise Valley.

DID YOU PLAY ANY OTHER SPORTS GROWING UP?

I danced from 3 to 8 years old in numerous genres— ballet, tap, jazz, and hip-hop. Shortly after that, I began playing recreation and competitive soccer, which I really loved. Looking back, it was a big factor in fueling my passion for competitive sports and being a part of a team. Playing junior tennis is an individual sport with no coaching. College tennis is quite different as it is a team sport with coaching, which I love. I have been blessed to play under two great coaches during my five years at GCU, Greg Prudhomme and Katarina Adamovic.

TELL US WHAT YOU DO TO TRAIN/PRACTICE NOW.

We have different training schedules. One for preseason and another for the season. My daily schedule is close to the following:

• Weights and conditioning at 6 a.m. (1-2 hours)

• Tennis practice (2.5 hours)

• Recovery/treatment (1 hour)

• Classes/studying (3 hours)

ONE MEMORABLE TENNIS MEMORY IS …

Winning the 2023 Western Athletic Conference Championship in Arlington, Texas.

As a team, we had our fair share of ups and downs during the season. The main goal, however, was to learn and improve from each match with the goal of peaking once we reached the championship. Heading into the WAC tournament, we were ranked fourth. We started off strong the first day, taking out Abilene Christian University.

The next day, our team did a great job of showing our resilience and strength by defeating the No. 1 seed, University of Texas, Arlington, who had previously defeated us during the regular season.

The championship match of the tournament against Tarleton University was undoubtedly my favorite college matchup to this point. We had started off rocky, with the other team putting up a strong fight, which put us in a tough situation being behind three points to one. In college tennis, we play singles and doubles matches. It is a best of seven points, with each singles match counting for one point and the best of three doubles matches for the doubles point. We were down 1-3. One more singles loss and it would have been over.

With our backs against the wall, we locked in not only our tennis but also our energy individually and as a team. We all knew this was the moment we had been working toward for the entire year.

In the end, our grit helped us come back to win the match 4-3 and the 2023 WAC Championship. The emotions and feelings I experienced were incredible. Our coach, Kat Adamovic, was instrumental in keeping us all focused and motivated from the start of the season until the last point of this championship. She took over the program in 2022 and has done a great job helping our entire team realize our highest potential.

YOU PLAY FOR GCU. HOW DID THAT COME TO BE?

When I completed my high school education, I was undecided if college was the route I wanted to take. I had received quite a few athletic scholarship offers from D1 schools around the country. One day, my dad received a call from GCU’s head coach Greg Prudhomme asking him if he, my mom, and I would meet with him and tour the campus. He agreed and we did just that.

It ended up being a six-hour visit. The following day, we were scheduled for an official visit at the University of Boulder. As we left the GCU campus, I turned to my parents and told them we did not have to make the visit to the University of Boulder. At that moment, I had made up my mind and realized GCU was the perfect fit for me. It was a private Christian university, a full scholarship offer, and I was confident I would be able to help take the tennis program to the next level, which was winning a WAC Championship. I am very thankful that Coach Greg had reached out to me.

WHAT ELSE MAKES YOU AS HAPPY AS PLAYING TENNIS?

I am not sure there is anything that makes me quite as happy as I am when I am on the tennis court competing, but there are many things that I love and appreciate. I love spending time with my family and closest friends. It is something I cherish and am grateful for. I also enjoy attending concerts, trying new fitness classes, singing karaoke, photo shoots with friends, and traveling! My very close friend and former teammate Mathilde and I had a blast traveling to Malta this summer with my family and then again to Paris and Monaco a few weeks later.

WHEN YOU AREN’T PLAYING TENNIS OR STUDYING, WE’D FIND YOU …

To be honest, when I am not training, practicing, competing, and studying, I am probably just relaxing or hanging out with friends. While the life of a D1 athlete is a great life experience, it is demanding and challenging. We get no passes from our professors, so when we are traveling, we are studying and doing our assignments.

WHAT ARE YOU STUDYING IN SCHOOL?

This past May, I received my B.A. in entrepreneurial studies. I am currently working on my Master of Science in leadership and am on track to graduate this summer.

ONE THING PEOPLE WOULD

BE SURPRISED TO KNOW ABOUT YOU?

I would have to say that would be singing karaoke and just singing in general. I love singing and music. If I could choose my dream job, it would be to be a professional singer. Who knows? Maybe one day I will take singing lessons again.

WHAT ARE YOUR HOPES FOR THE FUTURE?

As I near the end of my college studies and competitive tennis, I am very thankful for my family, friends, coaches, and teammates. I hope to bring everything that I have learned from both the classroom and on the court and apply it toward whatever career I choose. Ultimately, I would like to start my own business and be my own boss.

Stephanie Montgomery wears many hats— MLB wife, mom, entrepreneur, philanthropist, and published author to name just a few.

Although she was born in California, her family moved to the Seattle area when she was young.

“I grew up watching the Mariners and went to games in the Kingdome,” she says.

In a twist of fate, Montgomery met her husband, MLB pitcher Mike Montgomery, in 2015. At the time, he was playing for the Mariners.

“The team posted something online, and I commented on it,” she shares. “He reached out on social media, and we chatted online, realized we had mutual friends, and really hit it off.”

The couple married in 2018 and spent a considerable amount of time over the years in the Valley for spring training.

“We rented here for years, and when we decided to purchase a home, we couldn’t think of a better place,” she says.

The couple now have two children, Max, 5, and Zoe, 10 months.

It was her oldest—as well as her deeprooted love of baseball—that inspired her to write Max & Ollie’s Guide to Baseball . Named after her son and the family’s Australian Sheperd, it is a vibrant children’s picture book about the basic rules of America’s favorite pastime.

Not only has the book been well-received, but it also spawned a line of merchandise that includes puzzles, apparel, blankets, candles, mugs, and glassware.

Max & Ollie’s Guide to Baseball is Montgomery’s second book. In 2018, she published Life Plan? Trash Can: How I Learned to Embrace the Unpredictable (and How You Can, Too), a lighthearted read about making the best out of what life has in store.

As if all that wasn’t keeping her busy, she and Mike also founded Monty’s Marvels, an organization focused on spreading awareness and putting forth efforts to end the diaper need crisis in the United States.

“When I had my son, I had help, but despite the resources and support I had, I still felt unlike myself,” says Montgomery. “Postpartum depression is terrible, and I just couldn’t imagine going through that while also not being able to provide the necessities for my child. That’s why we started Monty’s Marvels.”

Monty’s Marvels has helped numerous diaper banks across the country donate hundreds of thousands of diapers to families in need.

“One of my proudest creations at SaltRock is the Charred Spanish Octopus, featuring Kalamata emulsion, fondant potatoes, and micro arugula,” she says. “This dish evokes fond memories of my time in Peru, infusing a touch of my background into each bite— offering guests a glimpse into my personal life and culinary journey.”

“For one of my favorite dishes, the Charred Spanish Octopus, I utilize my own recipe for a kalamata olive sauce,” says SaltRock Southwest Kitchen’s Executive Chef Heather Feher. “Not only does it pair perfectly with the octopus, but it can also be used separately in other dishes, on sandwiches, or as a dipping sauce.”

• 3 cups Kalamata olives

• ½ cup garlic confit + oil

• 8 ounces cooked or pickled beets, roughly chopped

• ½ cup lemon juice

• 1 teaspoon white pepper

• ½ teaspoon salt

• ¼ teaspoon citric acid

• ½ teaspoon xanthan gum

• 2 cups mayonnaise

directions

1. In Vita-Prep, add olives, garlic, beets, and lemon juice.

2. Blend on low, gradually increasing the speed to high, until the mixture is completely smooth with no chunks remaining. Use a small ladle to push any chunky material into the blades to get it to spin properly.

3. Turn off blender and add pepper, salt, citric acid, and xanthan gum. Blend again for 30 seconds to emulsify.

4. Add mayonnaise and blend until the entire mixture is homogenous. Use a spatula to transfer to containers.

Making homemade bread is coming back, and while the convenience of buying a pre-made loaf is readily available, there is nothing like the taste of a warm, homemade loaf right out of the oven. This easy-to-follow recipe is exploding with flavor and is simple to make.

FOCACCIA

This recipe is quick and easy to make with just a few simple steps. It tastes great on its own, but dipping it in olive oil infused with fresh herbs adds an extra level of flavor.

INGREDIENTS:

• 1 ¾ cups warm water

• 2 ½ teaspoons sugar

• 1 package active dry yeast

• 4 cups flour

• 2 teaspoons salt

• 4 tablespoons olive oil

Optional:

• Fresh rosemary

• Coarse sea salt

• Fresh pressed garlic

INSTRUCTIONS:

Use a stand mixer with a fitted dough hook, and stir together the water and sugar. Sprinkle the yeast on top and stir again. Set mixture aside for 5 minutes. Mixture should be foamy. Next, add the flour and salt and mix on low until a shaggy dough forms. Increase speed and mix for an additional 4-5 minutes. Brush a large bowl with olive oil. Transfer the dough to the bowl and cover the bowl with plastic wrap or a damp towel. Set aside for about 1 to 1 ½ hours until the dough has doubled in size.

Brush a 9x13-inch baking dish with 2 tablespoons of oil. Uncover the dough and rub hands with olive oil. Slide your hands under the dough and fold it onto itself. Continue to work your way around the edge of the bowl, folding the dough onto itself until there is a ball that you can lift from the bowl. Place the dough in the prepared pan and press the dough to the edges. Cover the pan with plastic wrap or a damp towel and set aside to rise for about 45 minutes until the dough has doubled in size.

Preheat the oven to 425°F. Drizzle the remaining 2 tablespoons of olive oil over the dough. Rub your hands with olive oil and use your fingers to make indentions on the surface of the dough. Sprinkle it with salt and rosemary and any desired toppings. Bake for 20-30 minutes or until golden brown.
