5 Reasons the Housing Market is Reversing

The market flipped! Nobody expected the bottom to fall out, but like a good upside-down cake, there is opportunity for everyone. will continue to see the shift in the market throughout 2023 with home sales about 20% below the 6.1 million home sales of 2021 and 4.8 million home sales in 2022.

In 2023, the housing market experienced an unexpected phenomenon — rising interest rates that basically froze housing values. The rise in mortgage rates, surprisingly, hasn’t instigated a significant decrease in home prices. This perplexing trend can be attributed to a complex interplay of economic, demographic, and market determinants. Today, a significant proportion of homeowners — 92% of those with mortgages — enjoy rates below 6%, with a lucky 62% relishing rates under 4%. As mortgage rates climb, these homeowners are opting to hold onto their properties, rather than sell and risk locking in a higher mortgage rate.Consequently, this shift in homeowner behavior has reduced the volume of home sales. This is corroborated by a recent study, revealing that approximately 27% of homeowners would be motivated to sell if rates descend to 5% or lower. Furthermore, nearly half of the homeowners surveyed would consider listing their properties if rates were to plunge to 4%. Despite these evolving dynamics, home prices have seen only a nominal drop. The manager of the S&P Case Shiller Index predicted a peak-to-trough decline of around 5%, leaving 2% yet to be recuperated.

Various data sources, such as Zillow and housing market forecasts, provide insights into the current state and potential developments. Let’s explore the forecast for the Arizona housing market in the coming months. According to Zillow, the average home value in Arizona stands at a decrease of 6.5% over the past year. This information is crucial for potential homebuyers and sellers, as it provides a snapshot of the current market conditions. Additionally, it’s noteworthy that homes in Arizona go to pending status within a median of 21 days, indicating a relatively active market. The 6.5% decline in home values over the past year suggests a shift in the market dynamics. The market is showing some resilience, with 18.9% of sales happening over the list price and 56.2% occurring under the list price. These figures indicate the importance of strategic pricing and negotiation in the current market environment.

1. Low Months of Supply: Only 2.6 months’ supply is available. This scarcity of inventory explains why many buyers need to bid over the listing price for the most desirable properties. According to the law of supply-demand, it is predicted that home prices will remain stable for now.

2. Low Newly Constructed Housing Supply: The supply of newly constructed houses has yet to return to pre-2007 levels. Also, there’s no way for homebuyers to buy land, get regulatory approval, and increase the supply quickly.

3. New Buyers Entering the Market: There’s a strong demand for homes across various demographics. Millennials are in their prime buying years. As a result, there’s still a limited amount of inventory available.

Conclusion:

Staging is about showcasing an engaging, move-in ready home that creates an emotional connection with the buyer. Updating décor with on-trend, inviting style—particularly in living rooms, primary bedrooms, kitchens, and dining rooms—can make memorable impression.

4. Strict Lending Standards: There were several cases of liar loans in 2007 where anyone could get a mortgage without a credit check. Today, mortgage lenders in Arizona place high stan dards on borrowers, and most home buyers are required to have an excellent credit score.

5. Fewer Foreclosures: A majority of homeowners own significant equity in their homes. The personal balance sheets of homeowners are much stronger today than they were 15 years ago. As a result, the threat of rising foreclosures in Arizona is low.

What Does This Word Mean to You?

When you hear the word “investment,” you probably immediately think about money. I do! But there are so many things to invest in beyond just financial ventures. You can cheer on someone else, volunteer to help a cause, take classes to further your career, make time for a relationship, and more.

By definition, investment is the act of devoting time, effort, energy, or finances to a particular undertaking with the expectation of a worthwhile result.

I am often asked why I became a journalist. That’s easy. It’s because I wanted to share people’s stories. I wanted to help the business owner share news of their startup, tell the story of a child helping someone else, shine a light on organizations helping others, and more. I wanted to be a voice that helped spread the word and fostered community connections. By doing those things, I was investing in my community.

How are you investing?

This month, we share stories of a woman who is on a mission to pursue her interests while helping save the planet, another woman who is focused on encouraging other companies to succeed (and who just won a big honor herself!), a man who took his passion for the world’s culinary gems and is bringing them to Arizona, and more.

While investing in ourselves, relationships, community, and finances can look very different from person to person, the effort we put into these areas of our lives is made with the common goal of having a positive impact that yields results. In this issue, we wanted to share some of the ways that we can invest in our community, our finances, and with those who we love.

Couple Brings New Mexican Favorite to Scottsdale

Husband-and-wife team Jimmy and Nadine Daslakos recently opened El Patron New Mexican Restaurant and Cantina in the location of the former Bandolero de Cocina Mexico at the SHOPS Gainey Village. El Patron is the first location to open in Arizona for the Albuquerque-based restaurant company. I’m often celebrated for the things that make me more masculine—being able to make quick decisions and close the deal. But you’re not really given permission to be fashionable in business and to show up and have fun with fashion, and I definitely do that.

“While I’m like every other business owner who wakes up really early in the morning and answers a bunch of emails, I also like to pick out a fun outfit and be playful and expressive,” she continues. “So, to be recognized and appreciated for the things that make me a woman was a different type of acknowledgement. It made me stop and say, ‘It’s okay, I should be proud of the things that do make me a woman and make me unique.’”

John Bergman

Scottsdale resident John Bergman was already the successful founder of Arizona’s On Q Financial mortgage banking company when he parlayed his foodie globe-trotting into a new venture. In 2021, he, along with his business partner Devin Dvorak, launched WorldClass, an importer and distributor whose motto is “Discover Hidden Treasures.”

Motivated by their shared experiences and extensive travels, the entrepreneurs made it their mission to seek out the finest global products and introduce them to the U.S. restaurants, starting with Arizona.

“As Devin and I traveled, we discovered that food abroad was fresher, healthier, and tasted better, while the trend in America is for food to be increasingly processed. That really

bothered us,” Bergman explains, “and we recognized there was a real opportunity here.”

To curate the world’s best, Bergman and Dvorak leveraged relationships they’ve cultivated with top chefs worldwide. Among their consultants are Oriol Castro Forns, Eduard Xatruch Cerro, and Mateu Casanas Puignau, former head chefs at El Bulli. Founders of three Michelin-starred Disfrutar in Barcelona, they connect Bergman with purveyors who share a commitment to ethical and sustainable practices.

Since its inception, WorldClass continues to gather rare and sought-after ingredients from around the globe, including Spain,

Portugal, Uruguay, Argentina, and Chile. Its extensive catalog features caviar, carefully curated meats from award-winning producers, sustainably caught seafood, and specialty products such as gourmet Caviaroli olive oil pearls and teas by renowned blender Inés Berton in Argentina.

“And in order to be the best in the world, you can’t rely on shortcuts or chemicals,” Bergman emphasizes. “None of our meats have any growth hormones or antibiotics.”

From Chile comes lamb grass-fed on Patagonian prairies, from Spain, Fermin pork and cured jamón from Iberian pigs reared free-range in pastures and oak groves, and from Argentina, Devesa beef from Azul Natural Beef S.A from cattle raised on the famed grasses of Las Pampas.

“Fermin is a third-generation family who are raising pigs the same way they have for the last 300 years,” says Bergman. “And Devesa is a multi-generational family that has continuously won gold medals in the yearly World Steak Challenge, including South America’s Best Steak in 2023. The land their cattle graze on gives them an advantage—250,000 acres in a beautiful climate with perfect soil—and the animals are eating natural grass, corn, wheat, and barley grown on that land.”

“We love Devesa beef,” says Ben Wald, executive chef of Café Monarch and Reserve in Old Town Scottsdale. “We baste the tenderloin with butter, garlic, and thyme, and serve it with endive, smoked

cauliflower puree, and Romanesco. It’s super tender and has a great meaty flavor.”

This sentiment is echoed by Gregory James, executive chef of elements at Sanctuary Camelback Mountain, who organized a blind tasting of prime ribeye and tenderloin from five beef suppliers.

“I wanted to make sure that we were giving our customers the best product,” he explains. “All four panelists unanimously chose WorldClass for both. The palatability and texture were off the charts, and both cuts were extremely flavorful and tender.”

At elements, James serves his ribeye with enhancements such as Crab Imperial or Lobster Mornay and showcases the filet as luscious beef tartare with onion consommé.

Since its 2021 launch in Phoenix and Scottsdale, WorldClass has expanded to Houston, where Bergman now splits his time, with plans to roll out direct-to-consumer options within the year.

“We’re growing extremely fast,” says Bergman, “by almost four times over the last year. When food is about producing things quicker and cutting corners, it’s not good for our health or for the environment. What people really want is a return to the old way of doing things, when products took time and were raised naturally. All of our producers have amazing stories with phenomenal products that taste incredible, and I’m proud to share them.”

It was 2019, and Laura Madden had a realization. Leading up to then, her career had included 15 years in the fitness industry prior to a switch into personal shopping, styling, blogging, and teaching cooking classes. Through it all though, art had been a hobby.

“It was something that I had done for myself,” she says. “I made art for my own home every time I moved, but it was like a faraway fantasy that someday I could do it as a career. It was always in the back of my head.”

Then it was 2019.

EMBARKING ON HER DREAM CAREER

“One day then, I realized that art was almost an impulse thing for me,” Madden says. “I had made so much art, and it dawned on me that there wasn’t anything I wanted to do more for work.”

She decided to pursue a professional art career and launched Refashioned Art, creating stunning 2D and 3D modern abstract artworks made from unwanted materials, repurposed items, and reclaimed materials.

“Fashion was also always a huge passion of mine, and when I was in the industry professionally, that’s when I learned about the environmental impact of fashion. It’s one of the biggest polluting industries on the plant.”

This led her to begin shopping second hand and local.

HELPING SAVE THE PLANET

“It’s part of the circular economy,” she explains. “Keeping items in use that have already been made.”

Madden became a big supporter and advocate of sustainability, promoting a sustainable lifestyle on social media, writing about sustainable fashion, and eventually, creating art that also incorporated her mission.

“Even today I mostly shop at least 90% second hand,” she says. “I love finding unique items, but at the same time, it really is mission-driven. I’m feeding my passions [of fashion and art] but also doing something good for our planet and lowering my impact on the planet. It’s important to me to share as much style and beauty in art as I can while also sharing the importance of doing good for the planet. It just makes sense to me.”

MAKING ART

To create her works, Madden collects unwanted canvasses, fabric remnants, wood scraps, leftover paint from home renovations, and more. She’s always on the hunt for unusual items, though “it might be a year before I have an inspiration to apply to that piece,” she says.

She collects unwanted items from people’s homes, charity stores, antique stores, and estate sales.

“I look to collect things that would otherwise end up in a landfill,” she explains. “Fabric is what I use most right now because that’s really what ends up a lot in the landfills—and that’s inspired by my fashion background.”

Word of mouth draws admirers, followers, collectors, and even collaborations. Recently, celebrity chef Christopher Gross of Christopher’s at Wrigley Mansion gave her several of his old chef coats to incorporate in her pieces. Stay tuned for more on her “chef series.”

CREATING COLLECTIBLES

She quickly became noticed as an artist, and while she is mostly self-represented, several of her works are displayed around town, including at the Gallery Bar at High Street, Kenect Phoenix in Downtown Phoenix, and in the showroom at Smyth House Interior Design.

She spends her days in her home studio, working on new pieces and commissions.

And while the sustainability factor inspires her, she also points out that using the unconventional materials that she does is first and foremost her overall style and aesthetic of choice.

“If you don’t grab people with the style and aesthetics, it’s not going to matter if it’s good for the planet,” she says. “Still, I do feel like I can at least set an example for other people. Living a stylish and luxurious lifestyle is important to me—it feeds my soul and it’s who I am, and I hope I can set an example that you can have both. I hope to inspire people to at least give it a try.”

The airplane had barely reached cruising altitude before it began descending, and just shy of an hour after taking off from Phoenix Sky Harbor, I was touching down at John Wayne Airport in California. I strolled off the plane to a waiting car, and in less than 20 minutes, I was standing in the lobby of the recently remodeled and blissful VEA Newport Beach, A Marriott Resort & Spa.

The space was welcoming and serene. My room overlooked the pool, with the golf course and the sea beyond. When the sun set that evening, I was treated to a stunning view of a fiery sky reflected on the water, set against the gently rolling greens.

Newport Beach is a luxurious, charming seaside destination with picturesque views and 10 distinct neighborhoods, each with its own vibe. There’s the Airport District, Black Bay, Balboa Island, Balboa Peninsula, Balboa Village, Lido Marina/Cannery Village, Corona Del Mar, Fashion Island, Mariner’s Mile/Westcliff, and Newport Coast/Crystal Cove. As for what to do, it's plentiful, from hiking dramatic coastlines, to surfing and boating, to shopping and dining, to relaxing, and much, much more.

On my first day there, I headed to Lido Marina, a charming village located waterside. For lunch, I stopped at the farm-to-table restaurant Malibu Farm Lido Village, enjoying a view of the nearby ocean and many boats from the open-air interior while I dined on the burrata salad.

Afterward, I wandered through the area’s boutiques before returning to VEA.

The vibe took a high-energy turn with drinks and dinner at the recently opened Pendry Hotel that night. This new Newport Beach destination is sleek and sophisticated, with cocktails and a dining experience to match. The bar was bustling, and SET Steak & Sushi served a truly stunning meal that tasted as

exquisite as it looked (be sure to order the unique Bluefin Tuna Pizza, made with red onion, shiso, shallot, ponzu aioli, and truffle oil!).

The next day, I headed to picturesque Balboa Island. Breakfast at Wilma’s Patio—family-owned and -operated there for more than 35 years—was a perfect start to the day. After taking in some history at the Balboa Island Museum Newport Beach, I boarded the Balboa Island Ferry—a small ferry that has been providing continuous service since 1919. It covers a distance of about 800 feet, bringing its passengers to the historic old town harbor, where both kids and adults alike can ride the rides—including a Ferris wheel—at The Fun Zone at Balboa Village. There’s also shopping, dining, boats to rent, parasailing, bike rentals, and excursions such as whale watching.

Unable to resist the whale-watching opportunity, I joined an excursion from Newport Coastal Adventure. Tickets are available near the dock. While we didn’t spot whales this time, we were surrounded by hundreds of dolphins, all leaping and playing around our boat.

That night, I headed to Pamilla Cocina y Tequila, an elevated Sonoran- and Baja-inspired culinary hot spot. The food was delicious, and for those who like tequilas and mezcals, this spot features the most extensive selection in Orange County.

Although the trip was quick, Newport Beach, whether the quaint historic areas or the modern new hot spots, offers a restorative vibe that helps melt away any stress. Add in laying on the beach and it’s a perfect getaway.

KRISTINA ANDERSON AND LISA CYR HELM THE SOUTHWEST’S LARGEST BIKE RALLY

“I was working at WestWorld in 2000 when Arizona Bike Week was held there for the first time,” says Lisa Cyr. “I was doing over 200 events a year at WestWorld, but of all the groups that came and went, none captured my heart like the motorcycle community did. They are, collectively, the most fun-loving, kind, generous, and respectful group of people I’ve ever encountered.”

Today, the Southwest’s largest bike rally—still held at WestWorld of Scottsdale and now celebrating its 27th year—has grown to be the third largest motorcycle rally in the nation. And while most would assume men helm the event since it’s a largely male-dominated industry, it’s two women—Cyr is president of the event, and Kristina Anderson is CEO.

Anderson’s time with Arizona Bike Week didn’t begin as early as Cyr’s, but her passion for it is just as strong.

“Executing the event after dedicating yourself to it for the 51 weeks prior is indescribable. No words can fully capture the feeling and effort that went into preparing for that moment,” she says. “I have a deep appreciation and admiration for the culture, too. It’s exhilarating and therapeutic when you successfully navigate through different weather conditions and road terrains.”

Cyr and Anderson have worked all year to ensure that this year’s event, which will take place April 3-7, will be even bigger and better than previous years.

There will be bike shows, factory demo rides, stunt shows, after-hour parties, charity rides, music, and more.

“Our vendor village and demo fleet have experienced significant growth,” Anderson says. “We are also incorporating new additions to provide attendees with ample activities, including live bull riding, a used bike corral, and a wider range of bike show options. The event will also feature top local entertainment and a few stunning pieces of artwork crafted by local artists.”

Rock group Godsmack is the musical headliner on Saturday night.

Cyr shares that while Arizona Bike Week is young by rally standards, there is no shortage of fun and excitement.

“Most of the large motorcycle events have been around for 80-100 years. We’ve got a long way to go before we reach our full potential. Scottsdale provides all the elements needed for a great event. We’ve got perfect weather, unlimited scenic routes to explore, and plenty of lodging, dining, and shopping options.”
