LUCINDA LOYA’S STYLE

HOUSTON INTERIOR DESIGNER CREATES GLAMOROUS HOMES USING FASHION SENSE AND SERIOUS DESIGN PRINCIPLES

Lucinda Loya’s Louisville, Ky., vacation home is intentionally eclectic, filled only with things that date back to its 1875 origin through 1976, the year her family moved away from that area.

Loya, one of Houston’s most glamorous interior designers and a Houston Chronicle Best Dressed Hall of Famer, combines couture-level style with serious design principles in every project. Her newest honor is as a new inductee to the Houston Design District’s Leaders in Design program.

In this Kentucky home, you’ll find vintage Mies van der Rohe Barcelona chairs and antique bed frames, mod prints and deep, saturated paint colors throughout.

“What I discovered over the years was that I didn’t want a single aesthetic to hold me back,” said Loya, who with her husband of 25 years has two daughters, 19-yearold Elena and 21-year-old Ana Luca. “What guides me is the architecture, the client’s lifestyle and the location of the home.”

Every home is different, from New York pied-a-terres to sprawling East Coast mansions and oversized Houston abodes.

Loya’s affection for great style began at a young age, and even when she babysat as a tween, she’d move furniture around after the kids had gone to bed. Then in her 20s, her great apartment style turned friends into clients and her career as an interior designer was born.

In business for more than 30 years, Loya has created beautiful interiors for homeowners in Houston and all over the world. Her recent projects list includes the pool area of the new Thompson high rise in Houston and the practice facility and common areas of the Boston Celtics. She’s also designed the homes of Boston Celtics owner Wycliffe “Wyc” Grousbeck and his wife, Emilia Fazzalari.

Her designs are driven by simple principles: incorporating a sense of emotion or soul, using contrast, warmth and texture, and mixing patterns and unexpected colors.

There are many things that can help a room feel relaxing, but let’s keep it simple and focus on my top three. I would say that one must incorporate good lighting, great textures, and a decluttered space to truly get the cozy vibes. Let’s tackle each.

GOOD LIGHTING

It’s imperative that there are multiple sources of light in a space. Rooms need a soft warm light, so I always like to use a light bulb between 2,700k and 3,000k. Also, all lights should have the same temperature light bulb to avoid clashing. It’s not enough to just have recessed or pendant lighting. I add a table or floor lamp to a space to truly have ambient light.  Candles are a must for me. They can be scented candles (an extra way to add relaxation) or I like to use remote control tapered candles, so I don’t have to worry about cleaning up wax later.

GREAT TEXTURES

Textures are seen in toss pillows, rugs, draperies, throw blankets and furniture upholstery. Textures add color, pattern and visual interest. I like to use at least three different textures to help a room feel lived-in and welcoming.

DECLUTTERING

So many times, a person thinks that every nook and cranny and every wall need to have something, and this is not the case. A decluttered space is actually more relaxing because overcrowding of items doesn’t quiet the mind. Decluttering a space can be overwhelming, I get it, so just do it in stages.  You’ll love the outcome when the room is tidy, organized and you are only surrounded with what brings you joy.

Nestled in the heart of Waco is the newly opened Hotel 1928, a collaborative venture between Fixer Upper stars Chip and Joanna Gaines and hospitality company AJ Capital Partners. The hotel is a historic restoration and adaptive reuse of the former Grand Karem Shrine Building, a landmark of Waco's historical and cultural landscape.

Many may have seen the hotel come to life during the couple's show, Fixer Upper: The Hotel Named after the year of its completion, Hotel 1928 offers 33 guest rooms, two food and beverage outlets, a café, over 6,600 square feet of event space, a rooftop terrace, and a retail shop featuring exclusive Magnolia-designed merchandise.

HISTORY

The 1920s agricultural boom in Waco spurred significant expansion, leading to the construction of the Karem Shrine Temple building by the local Shriners chapter. Designed by Dallas architects with Wacoan support, the building reflects Middle Eastern and Moorish architectural influences and was a landmark in Waco for decades. After 75 years of being the go-to place for social gatherings, the building's energy faded until the Gaines rediscovered it.

ARCHITECTURE & DESIGN

In 2020, Chip, Joanna, and AJ Capital Partners started their journey to reimagine the historic building. Over four years, they transformed it into a boutique hotel that embodies the spirit and values of the Magnolia brand while retaining its Moorish Revival and Spanish Revival elements. The restoration retains historic features such as arched entryways, clay tile roofs, and ornate stonework.

"When we first toured the nearly one-hundredyear-old building, we were amazed by the unique architecture and how much of it was still intact. We knew then that this project would require a thoughtful approach to design, where old meets new, and that our choices would need to be period appropriate but also feel decidedly Magnolia," said Joanna in a Magnolia blog post. "Being that the property was built in 1928, we had a lot of fun leaning into that golden age of American culture when anticipation was in the air and the future felt bright. We intentionally chose colors and materials that sparked a sort of nostalgia for those roaring twenties."

The lobby boasts restored terrazzo flooring, plaster walls, transom windows, and Moorishstyle arches, while the rooftop addition seamlessly blends with the original structure, offering sweeping views of Waco. Design details like French striped wallpaper and furniture reflect the building's heritage and charm.

The renovation, coordinated with historic preservation authorities, earned landmark status with the National Register of Historic Places, preserving its architectural legacy for future generations.

In typical Joanna Gaines style, no detail was overlooked. Many of the items in the hotel are custom-made, from the furniture to the robes and slippers and even the scent that wafts throughout the hotel – guests at Hotel 1928 are in for a truly bespoke experience.

DINING & AMENITIES

The Brasserie at Hotel 1928 offers an elevated dining experience, serving breakfast, lunch, and dinner with a seasonal menu of reimagined Texas comfort food. Bertie's on the Rooftop imbued with nostalgic charm, serves lighter, Texas-inspired dishes alongside delicious cocktails. With indoor and outdoor seating, guests can enjoy al fresco dining with views of downtown Waco.

Guests at Hotel 1928 will have a warm, welcoming experience with a touch of luxury, including Le Labo Bath amenities, custom Sferra sheets, and Dyson hair dryers. The hotel offers pet-friendly accommodations, morning coffee (delivered daily), and a turndown service. The hotel also boasts a two-story library with hundreds of books from the bookstore of notable Texas author Larry McMurtry.
