LIFESTYLE LETTER

Finding Your Style As the calendar turns to September, there is a certain energy throughout the Pascack Valley. Summer memories give way to new routines, students head back to school, and many of us take the opportunity to refresh our homes, wardrobes, and personal goals. That is what makes our annual Style issue so much fun. Style is more than what we wear. It is about confidence, creativity, and expressing who we are. This month, we are excited to feature Dolce Tanning, a local business dedicated to helping clients look and feel their very best. Their commitment to personalized service and helping people feel confident is a perfect reminder that style often begins with feeling good about yourself. We also introduce you to a talented local artist, whose creativity brings beauty and inspiration to our community. Supporting local artists not only enriches our neighborhoods but also reminds us that style can be found in every brushstroke, sculpture, and creative vision. Our feature on Justyna Kaminska Cabbad, founder of Palmilla Love, showcases the entrepreneurial spirit that thrives right here in Bergen County. Her passion for fashion, travel, and timeless design has helped build a brand that encourages women to embrace confidence, elegance, and individuality. We also highlight Albertus Magnus High School, where students are encouraged to grow academically, personally, and spiritually. Their commitment to developing future leaders is another example of how style is reflected not only in appearance but also in character, integrity, and purpose. As always, thank you for supporting the local businesses, schools, artists, and entrepreneurs who continue to make the Pascack Valley such an incredible place to live. Every month, I am reminded how fortunate we are to be surrounded by people who are passionate about what they do and committed to making our community stronger. I hope this issue inspires you to try something new, support a local business, and embrace your own unique style this fall.

Meet the Charger Ready for Home Program Charger Ready makes it more affordable for you to install Level 2 EV chargers at your home by offsetting the costs of EV charging infrastructure. How? It offsets 50% of make-ready customer sided costs (≤ $1,000) and 100% of make-ready utility sided costs (≤ $5000), capped at 90% of the total project cost. What does that look like? When installing an EV charger, you will need to spend on material and labor costs - for example licensed electricians. Charger Ready can cover theses charges, as well as upgrades to customer assets like electric panels.

How one Bergen County mom turned a life-changing diagnosis into a healthier path to confidence September's Style Issue is often filled with conversations about fashion, beauty and the latest trends. But some of the most inspiring style stories begin with resilience, reinvention and discovering confidence in an entirely new way. For Bergen County resident Jen Boel, founder of Dolce Tanning, beauty became deeply personal after receiving a phone call that changed everything. Three years ago, Boel was diagnosed with melanoma, a diagnosis she never expected. "I was scared and blindsided," she says. "I had no idea that one phone call could completely change my relationship with the sun." As a wife and mother of identical twin daughters, Sofia and Jenna, her focus shifted immediately to protecting her health and educating her family. Full-body skin screenings, daily sun protection and a commitment to prevention became part of everyday life. Still, Boel didn't want to give up the confidence she felt with a sun-kissed glow. Instead, she set out to find a healthier alternative. That search became the inspiration for Dolce Tanning. Although entrepreneurship hadn't always been part of her plan, Boel found inspiration close to home. Watching her 20-year-old niece launch a successful coffee truck showed her what determination and belief in yourself can accomplish.

"She reminded me that success isn't about age," Boel says. "It's about dedication, resilience and the willingness to take a chance on yourself." With encouragement from her family, Boel trained in New York City with celebrity spray tan artist Isabel Alysa, learning advanced techniques using the luxury Dolce Glow product line. "It wasn't just about learning to spray tan," she says. "It was understanding skin tones, color selection and how to customize every client." Today, Dolce Tanning brings that expertise directly to clients through a luxury mobile concierge service throughout Bergen County and Mantoloking NJ. Every appointment is designed to be seamless, from floor protection and setup to cleanup, allowing clients to enjoy a premium experience in the comfort of their own home. Boel also believes great service extends beyond the appointment itself. She personally guides clients through preparation, post-care and follow-up, ensuring they achieve the best possible results. Customization is at the heart of every session. Each tan begins with a skin analysis so Boel can blend a formula tailored to the client's natural undertones and desired level of color, creating a hydrated, natural-looking glow without harmful UV exposure. For Boel, confidence and style go hand in hand. "Style isn't just about what you wear," she says. "It's about how you carry yourself." CONTINUED >

“My hope is that people remember to take care of their skin, wear sunscreen, She believes a natural-looking spray tan can help people feel polished, refreshed and ready for life's biggest moments, whether it's a wedding, vacation, photoshoot or special celebration. One recent bridal client reminded Boel why she loves what she does. What started as a trial appointment for the bride and her sister grew into tanning the bridal party and their mother before the wedding. "Hearing their stories and being welcomed into that special time with their family was incredibly meaningful," she says. "I was honored to be a small part of one of the biggest moments in their lives." Experiences like these have reinforced an important lesson. "The tan fades after seven to 10 days," Boel says. "But the confidence someone walks away with can last much longer." She says one of the greatest rewards has been building genuine relationships with her clients. Many become repeat customers, share vacation photos and refer friends and family. Along the way, Boel has also found inspiration in conversations with fellow women business owners who have encouraged her own entrepreneurial journey. "There is something special about women wanting other women to succeed," she says. Building Dolce Tanning in the Pascack Valley is especially meaningful because it's where Boel and her husband raised their family and built their life together. Looking ahead, her goal is to elevate the client experience beyond the spray tan itself. She hopes to continue growing Dolce Tanning as Bergen County's go-to luxury mobile spray tanning service by offering exceptional personalized care, premium Dolce Glow products, contouring and a customized experience for every client. She also plans to expand through collaborations with local businesses while continuing

to bring luxury mobile tanning directly to clients' homes. Future plans include introducing membership opportunities and exploring a non-mobile location to complement her concierge services. "Big things are on the horizon for Dolce Tanning," Boel says. "When the time comes, I'll be sharing them with Pascack Valley City Lifestyle readers." While her business continues to grow, Boel's mission remains the same. "My hope is that people remember to take care of their skin, wear sunscreen, schedule regular skin checks and know you don't have to sacrifice confidence to protect yourself," she says. For Boel, the glow she provides today is about far more than beauty. It's about helping people feel like the best version of themselves while proving that confidence and healthy choices can go hand in hand. Charge Ahead Making at-home EV charging easier for Pascack Valley homeowners As electric vehicles become a more familiar sight throughout the Pascack Valley, many homeowners are discovering that buying the vehicle is only the first step. The next question is often the most important: How do you make charging at home simple, reliable and affordable? For customers served by Orange & Rockland Utilities, that answer comes through the Charger Ready for Home program, an initiative designed to help homeowners prepare their homes for the future while reducing the upfront costs of installing Level 2 EV charging equipment. Rockland Electric Company (subsidiary of Orange & Rockland) has been delivering energy to New Jersey communities in Bergen, Passaic, and Sussex Counties for more than a century. Since its beginnings as Rockland Light & Power Company in 1899, the utility has grown alongside the neighborhoods it serves, evolving from powering homes and businesses to helping customers embrace cleaner energy technologies that fit today's lifestyle. That commitment extends beyond providing electricity. Through programs like Charger Ready for Home, the company is helping remove one of the biggest barriers many homeowners face when considering an electric vehicle: convenient charging. For most EV owners, charging at home quickly becomes part of the daily routine. Instead of making special trips to public charging stations, drivers simply plug in overnight and wake up to a fully charged vehicle, much like charging a smartphone while they sleep. The convenience saves time, provides greater flexibility and often reduces charging costs.

ARTICLE BY JULIAN CREST | PHOTOGRAPHY BY O&R CORPORATE COMMUNICATIONS

O FF R OA D | LO CAL SERV ICE S

Installing a Level 2 charger, however, sometimes requires electrical upgrades. Depending on a home's existing electrical system, homeowners may need panel improvements, new wiring, conduit or other make-ready work before a charger can be safely installed. That's where the Charger Ready for Home program makes a meaningful difference. Eligible customers in Orange & Rockland's New Jersey service territory can receive financial incentives that help offset many of these installation costs. The program reimburses up to 50 percent of customer-side installation expenses, capped at $1,000, while utility-side upgrades may qualify for up to $5,000 in incentives. Overall, incentives can cover as much as 90 percent of a qualifying project's total cost. The program focuses on the electrical infrastructure needed to safely support home charging, helping homeowners make improvements that will continue serving their household for years to come. Safety also remains a central part of the process. Customers work with licensed electricians and choose approved chargers that meet New Jersey Board of Public Utilities requirements. These standards

help ensure installations comply with electrical codes, operate reliably and qualify for available incentives. Once installation is complete, homeowners submit their application along with receipts and documentation. After the project is reviewed and approved, the incentive is issued as a reimbursement check, an important detail that allows customers to plan for upfront installation costs while knowing financial assistance is on the way. As more families transition to electric vehicles, programs like Charger Ready for Home help make that decision feel less intimidating and more attainable. For Orange & Rockland, supporting clean energy isn't simply about

keeping pace with changing technology. It's about helping customers confidently prepare their homes for the future while ensuring the electric grid continues to meet the evolving needs of the communities it serves. Township of Washington artist proves it’s never too late to discover a creative passion

For Marina Katsnelson, becoming an artist wasn't part of the plan. After years as a hospital pharmacist, she unexpectedly discovered painting, a passion that has since led to gallery exhibitions and a growing collection of vibrant contemporary works. For the September Style issue, she shares how creativity transformed her life. Q : YO U S P E N T Y E A R S W O R K I N G A S A H O S P I TA L P H A R M A C I S T. We a r t h e Jo u r n ey HOW ONE BERGEN COUNTY DESIGNER TRANSFORMED A GLOBAL CAREER INTO A BRAND INSPIRED BY TRAVEL, ARTISTRY AND FAMILY

ARTICLE BY BROOKE CARTER | PHOTOGRAPHY BY CLARA WANG PHOTOGRAPHY, PALMILLA LOVE, JUSTYNA KAMINSKA CABBAD

Founder, Justyna Kaminska Cabbad

Some souvenirs collect dust on a shelf. Others become part of your story. For Justyna Kaminska Cabbad, the most meaningful reminder of a journey has never been a postcard or a trinket. It's the handcrafted necklace that recalls an unforgettable sunset, the beaded handbag that brings back memories of wandering through a hidden seaside boutique or the woven hat that instantly transports you to your favorite beach. That belief became the foundation of Palmilla Love, a luxury resort lifestyle brand inspired by one simple philosophy: Wear the journey. Live the escape. For more than two decades, Kaminska has lived and breathed the world of jewelry and accessories. Her journey has taken her from her roots in Poland and Australia to the vibrant energy of New York City before eventually bringing her to Bergen County, where she and her husband are raising their two children. Long before Palmilla Love, she built a successful career designing collections for television shopping networks and cruise lines, producing jewelry on a large scale while traveling constantly. But when her daughter, Gabby, was born, her definition of success began to change. "I wanted to continue pursuing my passion, but I also wanted to be present as a mother," Kaminska says. Like many women, she found herself asking whether it was possible to build a meaningful career without sacrificing the moments that matter most. The answer became clear during the quiet reflection of the pandemic. As travel paused and life slowed down, Kaminska realized time had become life's greatest luxury. She no longer wanted to chase airports, hotel rooms and production schedules. Instead, she wanted to build something that reflected the pace she wanted for herself and her family. Then came a family trip that changed everything. While vacationing in the Palmilla area of Cabo, Mexico, she fell in love with the destination's effortless beauty, coastal charm and peaceful rhythm. "It completely stole my heart," she says. "It wasn't just the scenery. It was the feeling." That feeling became Palmilla Love.

Rather than creating another fashion label, Kaminska set out to build a brand that captures the emotion of beautiful destinations and allows women to carry that feeling home long after their vacation ends. Today, Palmilla Love offers handcrafted jewelry made with gemstones, semi-precious stones, sterling silver, brass and 18-karat gold-plated metals, along with beaded handbags, clutches, shoulder bags, hats, coverups and resort accessories created through collaborations with talented artisans in Mexico, Brazil, Ecuador and India. Every collection reflects what Kaminska calls her "Sun and Sand" philosophy, where refined craftsmanship meets the effortless serenity of the world's most beautiful coastal destinations. "We don't chase trends," she says. "We chase destinations." That philosophy shapes every decision she makes. Rather than mass-producing collections, Palmilla Love embraces slow, meaningful luxury. Many pieces are handcrafted in small batches, allowing each artisan's skill and creativity to shine. The result is a collection that feels less like fashion and more like wearable art, thoughtfully created to be treasured for years rather than seasons. For Kaminska, true luxury isn't about excess. It's about authenticity, craftsmanship and the stories each piece carries. "My mission is to help people wear the journey and live the escape," she says. "I want every piece to remind someone of a destination they loved, a beautiful memory or a moment when they felt completely at peace." Her inspiration comes not only from the places she visits but also from the people she meets along the way. Working closely with master craftswomen around the world has become one of the most rewarding parts of her business. As both a woman and a mother, Kaminska feels deeply connected to the artisans whose skills have often been passed from one generation to the next. "My vision is always to translate that feeling of discovery into something special," she says. Those collaborations also create something larger than fashion. Every Palmilla Love purchase supports talented women whose craftsmanship deserves a global audience, connecting one woman's artistry with another woman's wardrobe.

While Palmilla Love celebrates destinations around the world, its heart remains firmly rooted in Bergen County. Kaminska intentionally built a business that allows her to be present for volleyball matches, soccer games and the everyday moments with her family that once seemed impossible during years of constant travel. For her, that balance represents her greatest success. "I've learned that you don't have to choose between your career and your life," she says. "Growth isn't measured by the speed of our climb, but by the depth of our roots." Looking ahead, Kaminska sees Palmilla Love exactly where its philosophy belongs. She plans to continue expanding Palmilla Love's presence in the luxury resort and boutique hotel market, where the brand's Sun and Sand philosophy naturally comes to life. Already found in select destination boutiques, she hopes to introduce the collection to even more high-end resorts. Fortunately, Bergen County residents don't have to book a flight to experience Palmilla Love. The collection is also available locally at Suite 201 Boutique in Ridgewood, where shoppers can discover globally inspired accessories that embody the same spirit of coastal escape found in some of the world's most beautiful destinations. After more than 20 years in the industry, Kaminska says she feels like she's just getting started. Palmilla Love is more than a jewelry and accessories brand. It's an invitation to slow down, celebrate craftsmanship, support women around the world and embrace the memories that shape our lives. Because the best souvenirs aren't the ones left behind on a shelf. They're the ones that allow you to wear the journey and live the escape.

WATER Matters WHY HEALTHIER WATER BEGINS LONG BEFORE IT REACHES YOUR GLASS

When homeowners think about upgrades, kitchens and bathrooms often come first. Yet one of the smartest investments is one they can't see: the quality of the water flowing through their home. Since 1927, Pratt Plumbing Heating Co. Inc. has helped generations of Bergen County homeowners protect their homes with trusted plumbing, heating and water treatment solutions. This month, we sat down with Steve Hopper, owner of Pratt Plumbing Heating Co. Inc., to discuss the company's nearly century-long legacy, why water quality matters more than ever and how homeowners can protect both their homes and their families.

Q: Pratt Plumbing has served the community for nearly a century. How did your journey begin? A: I grew up in the family business, worked alongside our plumbers and earned my Master Plumber's license at 26. I've watched the industry evolve, but our commitment to quality workmanship has never changed.

“You can’t control where your water comes from, but you can improve the quality of the water inside your home.” - Steve Hopper 50

LOCA L’S CH OICE | HO M E SE RVICE S

Q: What has made Pratt Plumbing such a trusted name? A: We've always believed in giving back. Supporting local recreation programs, Scouts and youth athletics has built relationships that span generations. Community involvement is part of who we are.

Q: Why should homeowners pay more attention to their water quality? A: Finished basements and more valuable appliances make water damage more costly than ever. Hard water has increased from four to six grains decades ago to 14 to 23 grains today, damaging plumbing, fixtures and appliances while contributing to dry skin and irritation.

Q: What are some signs of hard water? A: White chalky buildup on shower heads, mineral rings inside toilets, rumbling water heaters and mineral deposits inside fixtures are all signs your water may be too hard.

Q: How can a water treatment system improve everyday life? A: A water softener treats the water that touches you, protecting your skin, hair, plumbing and appliances. For the water that goes into you, a reverse osmosis system delivers high-quality filtered water for drinking and cooking. Together, they protect your home while improving everyday comfort.

Q: Can installing a water softener save money? A: Absolutely. It protects expensive plumbing systems and appliances while helping preserve manufacturer warranties on some high-efficiency equipment. It's an investment that pays off over time.

Q: What's one takeaway you'd like readers to remember? A: You can't control where your water comes from, but you can improve the quality of the water inside your home. A water softener improves the water that touches you, while reverse osmosis filters the water you drink and cook with. Together, they protect your home and your family's health.

CHAMPIONS Are Made AT ALBERTUS Magnus A 70-year legacy of academic excellence, leadership and community prepares students to lead with purpose ARTICLE AND PHOTOGRAPHY BY ALBERTUS MAGNUS HIGH SCHOOL

For 70 years, Albertus Magnus High School has been developing champions, young men and women who are confident, compassionate, morally guided and prepared to lead lives of purpose. Guided by its mission that every student is Known and Valued, Albertus faculty, staff and coaches take the time to understand, challenge and support each student's unique gifts and aspirations. This distinctive "fAMily" environment empowers students to Lead, Serve and Inspire. At Albertus Magnus, championship success begins with relationships. Students and parents alike praise the school's welcoming culture and exceptional educators who inspire students to achieve their best both inside and outside the classroom. One current senior shared: "I am very excited to be embarking on my senior year this fall, yet also sad to eventually be graduating from a place that has brought me so much joy. This school does an impressive job of developing the intelligence of their students not only through the coursework, but especially because of the outstanding teachers who bring both their smarts and compassion to the classroom. Overall, Albertus Magnus has provided the perfect atmosphere I have needed to thrive in my academics, activities and life." Academic champions are built through a commitment to excellence and personalized support. The results speak for themselves. The Class of 2026 earned more than $25 million in scholarships and grants, while 71% of graduates were admitted to colleges ranked among Forbes' Top 250 Most Selective Schools. These accomplishments reflect a culture that challenges students to pursue their highest potential.

Parents recognize the impact as well: "Albertus Magnus High School is an outstanding community where students truly thrive. The teachers are not only knowledgeable but deeply caring, always going the extra mile to support and guide each student. The student body is filled with kind, respectful and motivated kids who create a welcoming and inclusive environment. What truly sets the school apart is its strong sense of family, with parents, faculty and students working together to build a supportive and connected community. At the same time, academics are rigorous and well structured, with a clear focus on preparing students for college success." CONTINUED >

The journey to becoming a champion begins in freshman year, rooted in the Dominican pillars of Prayer, Study, Community and Service. A standards-based curriculum, vertically aligned to the Advanced Placement course of study, allows faculty to personalize instruction while maintaining academic rigor. Signature programs such as the Academic Achievement Center, Leadership Institute, Academic Pathways and College Partnership Program ensure students receive the guidance and opportunities needed to succeed. Every student is challenged to grow, lead and discover a unique path to excellence. Champions are also developed through vibrant student life. Albertus offers extensive opportunities in athletics, the arts, clubs and community service. Since 2022, 26 graduates have gone on to compete in collegiate athletics at institutions including Brown, Clemson, Columbia, Holy Cross, Miami and the United States Naval Academy. Albertus teams have captured multiple state, regional, sectional and league championships, along with producing five High School All-Americans. The arts are equally distinguished, earning award-winning recognition in theater and at the Garner Arts Festival. Beyond athletics and the arts, students engage in a wide variety of student-led clubs and service initiatives rooted in the Dominican pillars. These experiences cultivate leadership, character, teamwork and a commitment to serving others, qualities that define true champions. As families throughout the Pascack Valley explore educational opportunities, Albertus Magnus continues to demonstrate that championships are measured by more than trophies, awards and college acceptances. They are reflected in the character of graduates who lead with integrity, serve their communities and inspire those around them. Champions are made at Albertus Magnus, in the classroom, on the field, on the stage and in the community. Lead. Serve. Inspire.
