Invest Where It Matters
Investment by definition is the act of devoting time, effort, energy or finances to a particular undertaking with the expectation of a worthwhile result. We can invest in a lot of things such as our community, our relationships, our finances and our health with the hope that the effort will have a positive impact. We can invest in our community by supporting our local businesses, schools and local organizations. We can serve the community by volunteering and investing in future generations.
On a larger scale, we can participate in public surveys and stay educated and involved with future town planning. Investing in our finances helps create wealth, meets long-term financial goals and secures our retirement. On a personal level, we can invest in our families and enrich relationships by giving time and effort to the people in our lives that mean the most to us. This type of investment has the most meaningful impact to not only ourselves but to the people closest to us.
Having the ability to invest is a respect of life itself and a repositioning for a better more evolved perspective. Investing requires us to take a step out of our comfort zone at times and get a little creative with our resources. It’s an opportunity to reach for initiatives greater than ourselves and extend our arms forward into society and a better future.
While investing in ourselves, relationships, community and finances can look very different from person to person, the efforts we put into these areas of our lives are done with the common goal of having a positive impact that yields results. In this issue, we wanted to share some of the ways that we can invest in our community, finances and in those we love.
Your investment matters. You matter, and we are so thankful for you.

SCALE YOUR BUSINESS AND Life in Tandem
GAIN CONFIDENCE AND EMBRACE GROWTH WITH SEED MONEY CONSULTING
ARTICLE BY CASSANDRA GREEN | PHOTOGRAPHY BY ABBY WATKINSSitting down with Seed Money Consulting founder, Shahab Maslehati and two of his business consultants, Sam Heitzer and Daniel Vaisberg reveals a team that is on your side when it comes to business support. Seed Money Consulting is an independent financial advisory. Their mission is to educate, resource and support their clients in tax preparation, business services, financial planning and investment management. Shahab has built a team of elite professionals with high-level skills that serve their clients with excellence while bringing support to each other as well.
Shahab addresses that when it comes to finances, it can be very personal. “More so than anything else, people will tell you about their medical diagnosis, but they will not tell you how much credit card debt they have,” Shahab says. His team is trained uniquely to understand this.
Sam talks about how they work hard to add a level of customer service that people are unfamiliar with when bringing business support. He explains, “Our level of customer service is really unmatched. [We provide] that soft touch that is really needed when people are talking about their issues and finances.”
Daniel adds, “Each of our customers has a direct line to us.” Shahab even mentions an emergency line for those that have time sensitive and urgent requests. Every aspect of their service is thought through to build trust and ensure not just customer satisfaction, but confidence that clients are in good hands.
When asked how to balance your personal life with work, they refer to strong teamwork. The entire team works hard to be familiar with each client and account.
Their advice, be consistent and take small steps every day to make a difference in your life.
This allows for flexibility as personal matters come up. It also ensures that clients will always meet a person on the other side of their request.
Shahab leads the conversation in self-care. He states, “We put in the hours at work, but none of us will skip on our workouts or sleep. We make time... for me it’s the morning routine of lifting or running before work.... We can’t neglect our bodies. We do enough to stay excited and keep the business moving forward.” It’s this desire to keep the passion for what they do alive that makes the difference.
Shahab also takes time to go on retreats with his friends to recharge. He notes the importance of having a growth mindset. He goes hiking, does cold plunges and takes time to reset and come back energized.
“When we are off the clock, we are with family, traveling and having very focused down time. [It’s] very intentional and oftentimes we spend it together,” Shahab explains.
Sam also shares how important it is to know your why. He shares, “We are so mission oriented right now. We understand the importance of the clients that we’re serving and the bigger picture of what we’re trying to accomplish.”
The way Shahab, Daniel and Sam speak is energized in a way that gives
weight to their longevity. Their heart is to serve, but they also prioritize collaboration with their clients. Sam talks about a network they’ve set up for their client groups. “Whether it’s holding client appreciation events, getting our clients in touch with each other or highlighting our clients through different marketing initiatives and client spotlights, we really try to connect and not just provide financial services but also provide community.”
Their advice is to be consistent and take small steps every day to make a difference in your life. “We like to see our clients succeed. That’s the fruit of our labor,” Shahab says. For Shahab and his team at Seed Money Consulting, it’s all about scaling your professional and personal life in tandem. They also give back to the community. Within a year they purchased 200 backpacks for an at-risk elementary school. They plan to expand this initiative annually with local partners.
With their customized service and foresight to educate their clients, it makes business planning all the more seamless. Their efforts allow their clients the freedom to become stronger and better leaders themselves. Email financial.services@seedmoneyconsulting.com or join them on Facebook. com/SeedMoneyConsulting

Nick Scarabosio spent 18 years in real estate and property management, and then 10 more years in the fitness and gym industry before co-founding Culture to Cash. The firm specializes in helping business owners work on their company's productivity while increasing the company’s value. Nick works with solopreneurs to C-suite execs to create a culture-focused strategy to overcome their obstacles while supporting them with resources.
Nick Scarabosio
Parker City Lifestyle wanted to understand the concept behind Culture to Cash, so we sat down with Nick to hear all about it.
Q. CAN YOU TELL US ABOUT SOME OF THE BUSINESS ESSENTIALS THAT YOUR COMPANY PROVIDES?
A. There are three mechanisms all business owners need at any given time inside of business. There's mentorship, there's coaching and then there's consulting. I think, unfortunately, the majority of the time, these three things probably get grouped all together.
Q. FROM YOUR BUSINESS’ PERSPECTIVE, WHAT IS THE DIFFERENCE BETWEEN THESE THREE MECHANISMS—MENTORSHIP, COACHING AND CONSULTING?
A. A mentor is your guide who you can go to. You can pick up any story, movie or book through the age of time and see that the hero always had their guide. They’re there to celebrate them through the good times, and then during the bad say, “Hey, the world’s not on fire. We can continue to move forward.”
And then we look at coaches as the next level. A coach is a key component to a winning team. That’s someone to
just be on the outside and say, “Just keep doing that,” or “Have you considered moving the other way?”
And the last would be a consultant. I like to call us comprehensive consultants. We have backgrounds in all of the different areas.
Q. HOW DO YOU APPROACH THE MORE CULTURAL ASPECT OF YOUR CULTURE TO CASH?
A. One of the things we work on with all of our CEOs and leadership teams as a whole is called the “one-page life plan.” We ask, what it is you want personally, and that lets us start mapping out our one-year, two-year and ten-year plan.
Q. WHAT KINDS OF PROBLEMS DOES THAT PLAN SOLVE?
A. If someone’s just working and they don’t know what the plan is, that’s often when they hit burnout or don’t make the right decisions, because they don’t have that long term vision. Without that clear understanding of what the end game should be, they don’t know the steps they should be taking to increase enterprise value, improve the team and align on what everyone is working towards.
Q. WHAT ARE SOME COMMON BARRIERS FOR PEOPLE AS THEY SEEK ADVICE FROM A CONSULTANT?
A. It’s an extremely simple action but it’s terribly difficult for people to get a mentor, consultant or coach. It's the action of raising your hand and saying “I don't know.”
Q. IN YOUR EXPERIENCE, WHY IS THAT DIFFICULT FOR SO MANY PEOPLE?
A. Because we’re human beings. We’ve got egos. We’ve got passion. We’ve got all these drives, but if you pick any uber-successful business in the world, they will always refer to someone as being their mentor, coach or consultant.
Because as business owners, we’re the managers, we have this expectation that everyone assumes we have all the answers.
INVEST IN YOURSMILE
Your smile is the first thing people see when they meet you. It can make others feel welcomed, happy and seen. So, your oral hygiene is a worthwhile investment! We sat down to chat with Dr. Christina Pham, DDS, from Magnolia Dental to learn the expert tips about stewarding a smile that stands the test of time.
WHAT ARE THE BEST WAYS TO PRACTICE GOOD ORAL HYGIENE AT HOME?
I encourage my patients to brush their teeth in the morning and at night. Of course, flossing at least once a day is vital as well. However, getting into a good routine with flossing can be difficult. I recommend purchasing the individual floss picks and stashing them where you spend the most time. You can floss while in the car on your commute to work or dropping the kids off at school!
WHAT IS THE BEST KIND OF TOOTHBRUSH TO USE?
Electric toothbrushes are the most effective. These days, they come with all sorts of bells and whistles. I recommend buying either Oral-B or Sonicare electric toothbrushes. If you're investing
in a new toothbrush, find one with a timer (so you're brushing for the recommended amount of time) and a pressure sensor. People tend to brush very aggressively, damaging their teeth and gums. A toothbrush with a pressure sensor will tell you when you're brushing too hard –electric toothbrushes do most of the work for you, anyway!
WHEN CARING FOR YOUR TEETH, WHAT IS A LIST OF FOODS TO AVOID? ARE THERE ANY FOODS THAT PROMOTE TOOTH HEALTH?
Sugar is known to cause cavities, but having a sweet tooth isn't the only issue. Foods that are sticky or high in carbs are considered cariogenic (cavity-forming). The treats that have the highest risk of giving you cavities are sticky, chewy candies (like gummies) or chips and bread. However, good oral hygiene can protect your teeth from these foods (in moderation). Some foods that promote good oral health include celery, apples and dairy products.
WHAT IS THE BEST WAY TO WHITEN YOUR TEETH?
Many prescription and over-the-counter products claim to whiten teeth. Hydrogen peroxide or carbamide peroxide are the main active ingredients. In-office whitening provides instant results, whereas at-home whitening could take several weeks. In our office, patients receive a set of whitening trays to use at home for maintenance.
Dr. Pham recommends seeing a dentist at least twice yearly for exams and cleanings. Her office proudly has state-of-the-art equipment that allows crowns to be made on-site and completed in one visit. If you haven't seen a dentist lately, Magnolia Dental is always accepting new patients. They are in network with most insurance companies and will work with patients who may be out of network or have no dental benefits. Schedule a comprehensive exam by calling their office at (720) 647-9880.

We are also able to progress and vary combinations and movements to continue to challenge even advanced members.”
The 30 Minute Hit’s inclusive community consists of women investing in the physical, emotional and mental health benefits of exercise—on their own time. “You never need to worry that a class will be full or canceled,” shares Jody. “Show up any time that works for you and get (H)IT done on your terms!”

Introducing Glenwood Springs...
“The greatest legacy we can leave our children is happy memories.”
Happy memories await in Glenwood Springs, Colorado. Known for its hot springs, the Rocky Mountain resort city is rich with wildlife and sheer beauty. Offering an array of family-friendly activities, the area is home to the esteemed Glenwood Springs Adventure Park, a must-do with amusement rides and subterranean caverns—a magical geological excursion.
Surely, you’ll want to take a dip in the world’s largest mineral hot springs pool. Invigorating and rejuvenating for adults and super fun for kids, there’s a vast splash zone, water slide, diving board, and lap lanes.
Glenwood Springs is primed with pristine river spots; the white water is mild and ideal for guided rafting adventures. You can also rent duckies (inflatable kayaks) or paddleboards.
If you’re going to check one hike off your list, opt for the Doc Holliday memorial, and for older kids, explore mountain biking paths for every skill on the paved Rio Grande Trail. In addition, Bair Ranch, located in Glenwood Canyon, offers several activities like horseback riding, ATV & Jeep tours, and sport clay shooting.
Family accommodations include Hotel Glenwood Springs, located at the Glenwood Gondola base that goes to Glenwood Caverns Adventure Park. The property also flaunts a small indoor water facility. Introducing Snow Mountain Ranch... “Never underestimate the importance of having fun.”
Consider Snow Mountain Ranch a fun hub for families; a camp-like atmosphere for those seeking a genuine back-tothe-basics escape. Located in Grand Country Colorado, the YMCA of the Rockies destination is what vacation is meant to be... packed with frivolous play. Awake to breathtaking mountain views and the sound of songbirds, and after an actionpacked day, witness a dreamy sunset from your personal porch.
Accommodations vary; choose between private cabins, spacious lodge rooms, scenic campgrounds, or yurts. Cabins can sleep up to 12, and are equipped with full kitchens, a fireplace, and a deck. You’ll likely spot some deer outside your front door.
Included in all stays: roller skating, swimming, mini-golf, sports, hiking/biking trails, nature walks, and more. But
what makes Snow Mountain extra special are the entertaining “extras.” To make the most out of your stay, partake in archery, axe throwing, horseback riding, arts/crafting, knot-tying, geocaching, and beyond. Plus, there are tons of educational programs that teach guests about local wildlife like bears and wolves. And here’s a tip; if you’re craving some adult-only time, choose to register your child (ages 3+) for summer day camp. Grown-ups can do some adventuring of their own while the kids get a taste of what summer’s supposed to be. And as for food, there’s an array of on-site dining options available.
Everyone will feel like a kid at Snow Mountain Ranch, and the secret’s out; cabins book far in advance, so be sure to secure your spot well ahead of time.
RRETIREMENT INCOME PLANNING: MAXIMIZING WEALTH AND LEGACY
YOU ONLY GET ONE RETIREMENT
ARTICLE COURTESY OF IMPACT WEALTH
Retirement marks the culmination of years of dedication, perseverance and sound financial choices. It's often envisioned as a period of relaxation, exploration and deep connection with family and friends. However, this dream doesn't just manifest. It necessitates forward-thinking and detailed planning, regardless of one's financial status. Amid global economic changes, evolving life expectancies and intricate tax systems, an all-encompassing and strategic retirement plan is more crucial than ever.
A key element of effective retirement planning is diversifying your income sources. While staples like 401(k)s or IRAs are foundational, it's equally important to branch out. Dividend-bearing stocks can provide regular dividends, bonds offer both periodic interest and principal return and real estate, whether directly or indirectly owned, has potential for both rental income and value growth. Private investments can also yield passive income and impressive returns.
Tax considerations significantly influence retirement strategies. Each financial action, from asset sales to account withdrawals, can carry tax consequences. Knowing these details can greatly influence one's overall retirement income.
Tactics such as Roth IRA conversions can help distribute tax liabilities over time, allowing for taxfree withdrawals later on. Using strategies like tax-loss harvesting can balance out capital gains, ensuring proactive steps to reduce tax impact.
SOURCES OF INCOME DURING RETIREMENT
Annuities have long been recognized as a popular retirement income source. An annuity is essentially a financial contract that can offer a steady and predictable income, with options that might even extend to lifetime payouts. Available in varieties like fixed, variable and indexed, they often come with tax advantages. However, retirees should also be aware of certain drawbacks. These might include fees and expenses, issues around liquidity, and potential concerns related to inflation.
Delving into the world of Alternative Investments, retirees can consider assets such as hedge funds, private equity and real assets, among others. These investments may promise higher returns and provide diversification away from traditional stocks and bonds. However, the complexities of these investments mean they often come with challenges like illiquidity, higher fees and the need for a thorough understanding of the investment itself.
Delaware Statutory Trusts (DSTs), while not familiar to everyone, can be a potential retirement income source. Historically rooted, DSTs offer a form of passive real estate investment, which can lead to regular distributions. They also open doors to 1031 exchange possibilities, offering tax deferral benefits. But, just like any other investment, DSTs have their limitations, notably the lack of liquidity and the heavy reliance on trust management.
Introduced by the Tax Cuts and Jobs Act of 2017, Qualified Opportunity Zones (QOZs) were designed to spur economic development. Investing in these zones can lead to deferral, reduction and even the potential elimination of certain capital gains taxes. However, they often require a long-term investment horizon, and retirees must be well-versed with the specifics of the chosen opportunity zone.
Rental income remains a favorite for many looking for consistent returns. Whether through direct property ownership or Real Estate Investment Trusts (REITs), real estate can offer passive income, tax benefits and appreciation. Yet, the
responsibilities tied to property management, the uncertainties of market fluctuations and other associated costs must not be ignored.
The backbone of many retirement plans, Social Security Income, provides a safety net for millions. Established with the intent of financial assistance, the amount one receives depends on various factors. There are also strategies retirees can employ to maximize these benefits, such as deciding on the optimal time to claim or considering the implications of working while receiving benefits.
ESTATE PLANNING AND PHILANTHROPY
Beyond the immediate realm of retirement, estate planning emerges. This encompasses not just post-retirement arrangements but also asset distribution for future generations or charitable endeavors. Regularly reviewing wills, trusts and beneficiary designations ensures alignment with changing circumstances.
Philanthropy seamlessly integrates with retirement plans. Beyond fulfilling a personal mission to give back, it also carries financial benefits. Using instruments like donor-advised funds or charitable trusts lets individuals make impactful societal contributions while enjoying tax advantages.
You only get one retirement. In the ever-evolving world of finance, staying updated and flexible is essential to ensure the continued relevance and efficiency of one's retirement strategy.
