Tal Thevenot says he’s wrapping up a project in which an outdoor patio with a firepit transforms into a spa. “The floor actually goes up and down. You can have it up and walk out, and it looks like a patio space with the firepit. Then, with one push of a button, that floor slowly goes down, and the water exposes itself,” he says. A landscape architect, Thevenot has designed and led outdoor projects that include pools with acrylic windows and/or significant cliffside drops; Roman bathhouses; and even one pool with a faux tree swing, rope bridge, grotto, and underground slide that his team dubbed “Pirates of the Caribbean.” “We brought in
a set design firm for Disney to build some of the elements for us,” Thevenot says.
At the helm of Carrollton-based AquaTerra Outdoors, Thevenot says he aims to create cohesion within the landscape architecture market. “You probably wouldn’t go hire five different builders to build a house and five different designers to design a house. So, why are we doing that in your outdoor environment?” he says. The CEO and principal designer launched the company in 2007 after
an early career with a boutique DFW firm. “I saw an opportunity to bring the true landscape architecture approach to our clients with, not only professional design solutions, but full master planning and implementation of the entire outdoor environment, essentially a single source solution,” he says.
Thevenot developed his passion for the outdoors during his childhood on an Iowa farm. “Before sun up and after sundown, we were outside,” he recalls. He interned in Dallas during his undergrad at Kansas State University and took a job in North Texas upon graduation. Three years later, he accepted a CONTINUED >

post at a Frisco-based pool company. “They initially just focused on swimming pools, and when I came in, we started incorporating outdoor structures, landscaping, irrigation drainage, fencing, hardscape concrete rules—the whole nine yards—and had a lot of success,” Thevenot explains. He decided to create his own company shortly thereafter.
Now, AquaTerra Outdoors has grown to 50 employees and won several industry awards for creativity and construction. The company was also featured on HGTV’s show Cool Pools. “We created an indoor Roman bathhouse, and myself and the project were featured on HGTV on Cool Pools,” Thevenot says. Another big milestone was constructing a
new headquarters for AquaTerra Outdoors in 2018.
“Growing the company to a point where you have the ability to purchase the land and build a large building to office and operate out—one that was really designed for how we operate as a business—was a big undertaking,” he says.
Historically, a large percentage of projects for AquaTerra Outdoors have been within Park Cities and Highland Park, but Thevenot says the boom of relocations to DFW’s northern suburbs is generating new business: the company has three projects that are part of the new PGA lots in Frisco and other master planning work in nearby Hills of Kingwood, as well as projects for large estates and ranches North of Celina and into southern Oklahoma.
Thevenot hopes to continue growing the business and perfecting its one-stop shopping design and build process (see sidebar). “The big thing is we want to be the undisputed market leader in the industry for design to build,” he says. “We’re very focused on that, and every day, internally, we are working to become better and better.”

THE DESIGN PROCESS
Founder and CEO of AquaTerra Outdoors Tal Thevenot says each of his company’s landscape architecture clients work through a consultive and creative master planning process with his team. Here’s how it works:
1. Consultation. AquaTerra Outdoors staff meet with the client to discuss their unique needs for their outdoor environment and learn more about how they plan to use the space.
2. Design Proposal. The AquaTerra Outdoors team present a proposal for services to the client. With approval, they can begin ideating.
3. Site Analysis. The landscape architects visit the project site, usually a high-end residential location, and research existing infrastructure, views, terrain, and more. Any HOA rules and restrictions are discussed as well.
4. Schematic Design. The team assesses different creative possibilities for the project. They create drawings and renderings to present to the client.
5. Design Development. The client provides any revisions and project tweaks are worked into the design.
6. Master Plan. The client approves the scope and plans for the project, and AquaTerra Outdoors provides a construction proposal. Once this proposal is signed by the client, the team begins working on any necessary permitting and construction documents. The project execution begins.

A well-educated professional with years of experience, Cat Carothers received her college degree in Art History at the University of Kansas, and an MFA from the prestigious

After graduation, she went to work in 2016 at a new company just ramping up called WeWork. “It was a good experience, starting at a small company and seeing how it scaled,” she explains. Cat worked as a commercial designer and in construction and project management.
After Covid struck, Cat and her husband moved to Dallas. She transitioned from commercial to residential design. But, her greatest passion was furniture and objects. “How could I stay in design and go back to what I really loved, art history and the historical context behind pieces?” she reasoned. That’s when The Selby House was born, starting in the couple’s home before eventually opening a space in the Design District in 2022.
Working as a residential designer showed Cat the ropes in Dallas. “I didn’t want this to be a thing I did

Originally Cat’s emphasis was exclusively on vintage pieces. “Now I’m bringing in more contemporary artists, and artisans, like ceramicists.” The focus remains on vintage, but it ranges from collector’s pieces to anonymous rare finds. She says some of what sets The Selby House apart is her expertise in combining pieces from different times, styles, and origins, rather than collecting items from a single period. “We range from mid-century modern to American, Scandinavian, Italian, French,” an eclectic combination. Cat likes blending pieces and helping modernize the outlook people have when buying and collecting, making it a personalized, engaging, and collaborative experience for customers.

Global colleagues are continually sourcing for Cat. Plus, there are many tools available to modernize the process. “We don’t have to go to Europe to find a piece for a client.” She’s also focused on custom sourcing. “Just because I may not have it in studio, doesn’t mean I can’t find it.” There are exclusives at The Selby House, quality pieces, and one-of-a-kinds. “I want to find uniques with significant provenances that clients can have for a lifetime, not just a piece that looks like something from a large furniture retailer.”
Park Cities residents are deeply invested in their homes. Cat wants consumers to know that she’s a good resource for finding one-of-a-kind objects or pieces of furniture for their home, big or small. When looking for a unique gift, or something special for an event, she is a resource.
“My studio can be a source of inspiration, a space for clients to come and collaborate. Maybe they’re stuck and don’t know what they want a room to look like. Or what piece they want. We’re here for sourcing needs as well as inspiration.”
One of the reasons Cat started The Selby House is the repetitiveness she observed in Dallas, different from what

she calls a “New York mentality.” This local pattern of “follow the leader” consumerism presented a colossal opportunity. “Why does everyone have to own the same chair?” In New York consumers said, “How can I find the coolest chair … that no one else has?” Nowadays you can get a sofa in a week. Or online in three days. An appreciation of quality design and craftsmanship can get lost in the shuffle of today’s furniture market. The Selby House is embracing originality, individuality, authenticity, and the rich stories behind furniture and works of art. “I want to bring that back to life,” she says.

From electrical work, to hardware upgrades, to general recurring maintenance, it seems like a new property need arises as soon as the last one is met. Homeowners are then burdened with finding reliable handymen, specialized service providers, and contractors to complete these projects. Enter Manorly, a locally owned and operated concierge home management company that provides all of these services and more under one roof.
“Our clientele has more valuable ways to spend their time than chasing subcontractors or managing every minute detail of their home projects, and that was the need that we initially stepped in to fill. Trying to give our clients time back by creating a comprehensive home management service.” Executive Director Cason Wright says.
Originally called Dallas Home Management Company when the company started in 2012, Wright and Construction Director Travis Terry teamed up in 2017 to rebrand the company. They have spent the last several years perfecting their business model to meet their client’s wants and needs via white glove service and commitment to superior quality output. “During the freezes, we get emergency calls from members at 12AM,” Travis Terry says. “I was in my car within five minutes, and at their home shutting the water off within ten minutes. We’re on demand and ready to rock when it comes to taking care of our clients.”
Wright, Terry, and the Manorly team have vetted and selected a well-rounded group of in-house handymen, contractors, and other specialists who are available via a single point of contact whenever the client needs them. Harking back to the company’s white-glove approach and focus on creating a seamless experience, Manorly provides a one-stop-shop for its clients.
“We cover anything to do with the home, from changing light bulbs to new construction. We have several licensed professionals in-house, including an electrician, carpentry team, and paint team,” Wright says. “We also have a remodel division that Travis [Terry] runs, along with spec new builds. So, really everything residential, we do.”
“If a client wants to remodel a bathroom, we coordinate all the different pieces that need to come together, so that the member doesn’t have to keep up with which subcontractor is doing what next, what time or if this person is going to show up, and what they need to have ready, etc.” Marketing Director Claire Terry says. “So, we’re like the quarterback of home management.”
“Another feature that our members really love is that we manage most of their recurring services,” Wright says. “So lawn and landscape, pool service, HVAC maintenance, chimney cleaning, etc.—we set all of that up for them and coordinate the maintenance protocols.”
Not only does Manorly take care of maintenance and service needs in-house, but they will also coordinate all recurring services such as lawn care, pool service, pest control, etc. as well as large-scale projects for the client. This allows the homeowner to communicate with only one contact versus a whole suite of service providers. Manorly’s home concierge team and white glove handymen truly handle every detail of their client’s homes, inside and out.
Manorly primarily works on a membership basis, however, non-members can utilize services on a oneoff basis if needed. With a monthly membership fee of $125 (about $4/day), members receive 1 hour of handyman services monthly, filter changes, a personalized residence plan, an annual inspection, and access to exclusive membership amenities, service providers, and pricing. When a member first signs up, a Manorly concierge does a detailed walkthrough inspection of the home to catalog all the specifics, such as HVAC model numbers, age of appliances, and other pertinent information so they’ll be ready to address any future problems or needs on a moment’s notice.

In place of your toaster, keep a fruit bowl on the counter. Create a low-level junk food drawer. Stop buying processed meat, potato chips, sweetened snacks like cookies and candies, and worst of all, sugar-sweet beverages, and start buying more beans, nuts, grains, and tea.
“Am I going to tell you to never have these? No, people deserve to treat themselves. But you’ll do yourself an enormous favor if you just don’t bring those into your home. If you want to go out for those treats, go ahead,” Dan says. “Simply just don’t bring them home, and you’ll cut out 70-80% of consumption right there.”

“The Blue Zone approach is to go through your contact base and think of some friends whose recreation is pickleball, biking, or gardening. Who will care about you on a bad day and have a meaningful conversation? Identify one or two friends who are vegan or vegetarian and show you how and where to eat whole foods. Actively invite them out for lunch, and bring them into your social
circle: this will have a bigger, long-term impact on your behavior than any new diet or exercise, and it costs you zero. Plus, there is a ton of data that shows it works, and it’s long-term.”
“We are marketed the idea that if we change our behavior by exercising more, taking the right supplements, trying this longevity or that anti-aging hack, that we will lose weight and get healthy, yet it never works for the longterm,” says Dan. The Blue Zones approach is not trying to change your behaviors, it is asking you to change your surroundings…your eco-system.

How you organize your closet will of course differ based on the size of your space, the size of your wardrobe, and the kind of life you lead. But applying these guidelines will result in a much more organized and aesthetically pleasing space.
MAKE A STATEMENT
Why use an armchair when you have room for a sofa? Slide up a stool and colorful area rug to complete the look. If you have excessive wall space, consider a mini gallery wall or a statement wall with wallpaper to polish things off.

The simplest and fastest way to make a BIG difference in your closet organization is to get matching hangers that go beyond the traditional plastic or wire hangers. And for sure ditch any with paper from the dry cleaner!
ORGANIZE BY KIND AND COLOR
Group clothes first by kind and color second. Group like with like and decide the best place to store each item as a group (e.g., hang pants in the closet, fold and stack sweaters in a bureau). Working with groupings will help you figure out how much space you need and the best way to store each type of item.
