My closest friends and I recently escaped for a girls’ weekend to a lake house in Marble Falls, Texas. We try to meet up as much as possible throughout the year, but that’s a tall order when factoring in kids and jobs and living in different cities. A weekend together was just what we all needed. When we weren’t catching up, cracking jokes or seeking heartfelt advice, we just talked. We talked about everything and anything. Prince Harry and Meghan. Botox. In-laws. Families. Jobs, weight, money. We tackled a puzzle at the dining table. We hovered at the kitchen island cooking dinner. We drank our coffee outside in the 50-degree sunshine. We kicked our feet up on a plush sectional in between everything else. At this lake house, we did everything together, even if it was just sitting around. It was our home for the weekend. As we sadly packed our bags to leave, we threw out locations for our next weekend together. A hotel here or a resort there, perhaps. Lots of all-inclusive bells and whistles, we thought! But then, a wise friend pointed out, where would we just sit around together doing nothing? Isn’t that the joy of being at home? We agreed. None of us liked the idea of retreating to separate rooms in between pre-planned activities. For us, being at home meant being together: And that’s the idea that inspired this issue. What does home mean to you? Whatever it is, I hope you get to enjoy it along with this, our annual Home issue of Park Cities Lifestyle.

The SMU Tate Lecture Series returns for its 41st season with Presidential History in Real Time: Insights into the White House from Inside Washington. She was born and raised in Arkansas, but Becky Frey has been a part of the Park Cities for nearly 40 years. A fixture in the residential real estate scene, Frey moved to Dallas to attend SMU and has been here ever since. When she’s not working, Frey can be found walking her dogs, shopping at Hermès (orange is her favorite color), or enjoying Le Bilboquet with friends. And we asked her what buyers and sellers should expect in the coming months.
PARK CITIES LIFESTYLE: FIRST, WHAT EVERYONE WANTS TO KNOW. WHAT ARE YOU EXPECTING IN THE PARK CITIES REAL ESTATE MARKET THIS SPRING? Becky Frey: We’re coming off a wild last 18 months in the real estate market and now we are starting to see a more “normal” market. We are seeing fewer concessions from buyers than we did a year ago, but with inventory still historically low and the constant influx of people and companies moving here every day, it is likely we will still see competition among buyers.
PCL: BASED ON THAT, WHAT SHOULD BUYERS AND SELLERS BE DOING RIGHT NOW? BF: Regardless of the market, sellers should always keep their homes in tip-top shape: fresh paint, declutter, landscaping, staging, etc. are all things that pay off and get you the most money. Buyers should have their finances in order— make sure you have cash readily available and you’ve spoken to your lender so you know exactly what you can afford. Find a great agent with a vast network that can help you buy something off market.
PCL: WHAT DO YOU LOVE ABOUT DALLAS AND THIS AREA? BF: It’s a big city with a small-town heart. I love that Dallas has all the fixings of a huge metro area, but I run into people I know all over town. I love that! CONTINUED >

PCL: YOU GRADUATED FROM SMU, AND NOW BECKY FREY-COMPASS REALTY IS THE “OFFICIAL REAL ESTATE TEAM OF SMU ATHLETICS.” WHAT DOES THAT MEAN TO YOU? BF: It is so exciting and I am so honored for my team to be the Official Real Estate group of SMU. You carry your college experience with you the rest of your life, make incredible connections and friends, and it has been so meaningful and fun to get to be a part of SMU again.
PCL: WHEN IT COMES TO FINDING THE RIGHT HOME, WHAT ADVICE DO YOU GIVE YOUR CLIENTS MOST OFTEN? BF: I’ve been doing this a long time and my clients know that I have seen a lot through the years—they trust my experience. My best advice would be to buy the home that’s right for you, that you love, regardless of the market. Real estate has always fluctuated, so I tell my clients to go with their gut.

PCL: HAVE YOU TAKEN YOUR OWN ADVICE WHEN IT COMES TO FINDING THE RIGHT PLACE? BF: Yes, I have lived in my home for about 20 years and love it more now than the day I moved in. It’s fun to take a place that you love so much and update it with the times and your own changing style.
PCL: AND HAVE YOU EVER THOUGHT ABOUT MOVING? BF: I have seen some incredible properties that I could definitely imagine living in and have thought about it from time to time. But I love my house and it would take something extraordinary to make me move.
PCL: WHAT ELSE DO YOU LOVE ABOUT WHAT YOU DO? BF: I love our Park Cities community. It is special in so many ways, the safe streets, the unbeatable convenience, beautiful architecture—but most of all the community in general is so fun and welcoming. I love what I do, the best part is playing matchmaker and finding my clients the perfect home. And it is so humbling when clients come back to me and say, “Becky, we’re ready for our next move.” Whether it’s driven by schools, location, home size or anything else, I love getting to work for my clients. Imagine being able to renovate your home and then redecorate with the same team from the same business. You can modernize outdated kitchen cabinets, swap out lighting fixtures, or install a whole new shower without having to look elsewhere for new accent pillows or a statement coffee table. You can have walls painted and even rugs cleaned after making one phone call.
You can, in fact, do all of these things—and more—with The Interior. Mark Lafferty, who has a background in textiles, founded the business in February 2019 as a haven for Dallas residents to tackle their home renovation and design projects and a place where they can find the perfect contemporary or modern piece to complement any room.
“We had been in Plano but had been looking for a location to expand our business, and this was the perfect location to deliver to our targeted clientele,” Lafferty says of the storefront on Inwood Road, in the heart of the Park Cities and Preston Hollow. “The Inwood location is our main spot that we opened first, and as we expanded our merchandise and the size of our design projects, CONTINUED > MAR CH 2 0 2 3 | C I TYL I FE STYL E . we opened our second location in the heart of the Design District to multiply our clientele and attract more business. Both locations have an abundance of merchandise, with our location in the Design District being twice the size of the original Inwood location.” As an entity, The Interior caters to bespoke clients and offers renovations, remodeling, and design projects to match and mirror the customer’s precise taste and style. There are several in-house designers who can help clients take on a whole home remodel or focus on a particular room or area. If the client requires a renovation, The Interior partners with a construction team to get the job done, but the beauty remains that you need only to work directly with The Interior, no matter the project. “They come out and see the space, see what would work best, what renovations are in your budget, what you have in mind—and compare that with items we have in store from our vendors, and craft that all together to make a space that’s all yours from The Interior,” says social media manager and design associate Coco Pons. “We can do start-tofinish renovations or a smaller project where you need to reduce space.” When it comes to The Interior’s design inventory, Lafferty and the designers have amassed an eclectic mix that still feels elevated and distinguished. “The selection of merchandise is a unique blend of contemporary and transitional pieces that have a certain style and flare,” Lafferty says. “This blend can be used throughout your home in any way you’d like.” Of course, what was trending during the years many homes in the Park Cities and beyond were built is no longer in vogue, causing homeowners to reevaluate the aesthetics of their living spaces. While browns and beiges once dominated kitchens and bathrooms, whites and grays have taken their place in many cases. But now, according to lead designer Vicki Lewis, clients are moving away from the stark white that has reigned in recent years. “You don’t see as much white white anymore,” Lewis says. “I think a lot of people have softened down to a gray or an ivory. We’re also seeing a majority of the furniture in neutral tones—and then the accessories and pillows, things that can be changed out more easily, in more color.”

Lafferty agrees that color is back, something that helps to create more of a statement room. “Whether it be in accessories, rugs, pillows, or lamps, adding that splash of color can create that happy point in your home,” he says. “In the coming year, I also see natural and neutral colors expanding, with a hint of earth tones being interjected in the color palettes.” For Lafferty, being located in Dallas is a boon for The Interior and its many clients throughout the area. Dallas is the mecca of design, he says, and with that, it brings art, interior, and fashion trends to the forefront of conversation. It’s a mix of young and old, old and new—and there’s always something happening. “Dallas gives you a true sense of being,” Lafferty says. “We are always looking to grow the business where our

ATTE NTION TO DETAIL WINDOWCRAFT ISN’T JUST A FAMILY BUSINESS, IT’S WHERE CUSTOMIZATION MEETS QUALITY IN THE PARK CITIES.
Windows and doors seem to share a romantic purpose—representing openings for natural light, freedom, and endless opportunities. Such is the case for WindowCraft as well, which opened in 1995. Luke Morrow grew up in it. “When we say, ‘family business,’ it’s not just my relationship with my dad, the founder, but the entire team,” Morrow says. “Our core group is fully invested.” WindowCraft is where customization meets quality. “Excellence and attention to detail is our primary focus,” Morrow says. “We take extra time to consult and educate customers on options so they can make wise decisions.” Why change windows? WindowCraft can also provide wood windows with an aluminum-clad exterior that preserves the wood-window look but is maintenance-free or friendly. “We are historic replication experts and offer products that reproduce historic details to the level the client may require, but can also incorporate modern innovations for functionality and care as well as efficiency,” Morrow adds.

WindowCraft has a variety of doors; from traditional swinging and sliding doors, to multi-panel stacking sliding doors, pocket doors, accordion doors, and lift and slide doors, available in various materials. Innovative door systems have come a long way over the last 15 years,” Morrow explains. “We’re experienced with all of them. Many new construction projects and major remodels today are centered around several unique doors, with windows selected to complement.”

If a client can dream it, Morrow says, “We can build it and install it.” “Our first home visit is generally for fact-finding and measurement, to develop options for clients,” Morrow says. The WindowCraft showroom at 4412 West Lovers Lane has intriguing samples and is convenient to Park Cities clients. “We take a consultative approach, and let customers decide if we are the best partner for their project.” With some exceptions, companies advertising on local media don’t carry WindowCraft products. “That’s a significant difference,” Morrow says. Many have limited options and focus on high-pressure sales. “We’re different: Our proposed price is the price, and we work to keep it valid as long as material prices remain consistent.”

When designing your dream kitchen, it’s important to balance timeless features with elements that reflect your personality and design aesthetic. You may not plan to remodel your kitchen each year (does anyone do that?), but that doesn’t mean there aren’t creative ways to keep your space feeling modern and fresh. We spoke with interior designer Brooke Cover about the trends in kitchen design she’s seeing this year, touching on everything from cabinet colors and lighting to tile and countertop combos she’s loving.

WA R M I N G U P THE WHITE We doubt the classic white kitchen will ever completely go out of style, but trends show people are going away from the white kitchen and gray cabinets. They’re opting for white mixed with warmer wood tones, dark greens and blues. Some homeowners are mixing vintage in with the new and modern through butcher block islands or other unique cabinetry choices. Black is making a bold comeback in some kitchens, while

others usher in warmth through painted islands or other darker contrast tiles in the bar area. You don’t have to leave behind the timelessness when you warm up your space if you opt for equally timeless black and wood-stained accents. If you want a quick refresh, consider adding pops of wood through cutting boards or other decor accents on countertops or open shelves.
HIDDEN STORAGE, VISIBLE APPLIANCES Gone are the days of it being a given to hide the fridge behind custom cabinets. Many brands of appliances are so beautiful and sleek these days, homeowners want to see them rather than hide them behind a cabinet facade. Small appliances, however, are another story. Custom cabinets and “appliance garages” aren’t going away anytime soon. Form and function make them a desirable addition to any kitchen.
BOLD H A R D WA R E Mixed metals and sizes are having a moment in kitchens across America. Brooke says not to shy away from a variety of sizes of pulls and handles, depending on the drawer and door size. For instance, you may see a mixture of longer pulls on larger drawers and square knobs on smaller glassware cabinets - and that’s more than just ok - that’s recommended. As the heart of the home, kitchens shouldn’t feel sterile and hyper-coordinated - they should feel inviting and tailored to the space. Since no two kitchens will be exactly alike, feel free to boldly mix the hardware sizes and styles to the needs of your kitchen. CONTINUED >

Brooke’s Pro Tip: I suggest viewing countertop slabs in person vs. a small sample piece because each slab has unique movement and colors. They are all so beautiful and works of art.
