Cherokee Nation Film Office Unveils Incentive Program The Cherokee Nation Film Office has announced it will soon offer a groundbreaking film incentive program, becoming the first tribal film office in the U.S. to do so. The Cherokee Nation Film Incentive will provide up to $1 million in annual funding for productions filmed within the Cherokee Nation’s 14-county reservation. The kitchen has always been a central gathering location in our homes. After the past two years of spending more and more time at home, the kitchen is even more the heart of a home. To help you give this family space a much-deserved makeover, we asked Jo Meacham at Urban Kitchen Designs about the kitchen design trends she is seeing for 2022. While trends indicate what’s hot right now, it’s important to decorate your kitchen with your own personal needs and tastes, but Jo’s tips offer glimpses on how refresh your space. From warmer wood cabinets to cozy accessories, the newest kitchen trends can give your culinary space a bright, warm new life. 1. Black and Gray Fade Away: “I say that black and gray are pretty well over. Everybody’s going to a much warmer personable look,” said Jo. “With cabinets, I am not gonna say it’s all over with white cabinets, but people are using more wood. They’re wanting a more warmer look. They’re

going with a combination of Boho with plants in the kitchen. Plants are going to be very big.” Even countertops are shying away from grays and blacks. Warmer stone colors and wood are bringing coziness back to the kitchen tops “We’re still in engineered quartz, but people aren’t wanting a big veiny gray and black marble-looking look that is too formal. People are looking for countertops that have a warm tone to it,” Jo said. According to the 2022 U.S. Houzz Kitchen Trends Study, an overwhelming majority of homeowners (91%) replace their countertops in a kitchen remodel, a 3-point increase in 2022 compared with 2021. And 35%

of homeowners say they decided to spend more on new countertops than they had originally planned. Engineered quartz remains the leading material with granite as the second-most-popular choice, Quartzite rose slightly with other countertop materials following with laminate, solid surface and concrete. For cabinets, the use of custom cabinetmakers continue to rise in popularity. Nearly a third of homeowners (31%) in the Houzz study hired a cabinet pro. The hiring of kitchen designers, interior designers and decorators, and kitchen remodelers like Urban Kitchens is up year over year as well. 2. Pops of Color: Color and accent pieces will be huge going into the later part of 2022. All-white is too severe this year, so neutral tones paired with strong colors, like deep greens, rich reds and blues, will become popular for most. “Maybe you paint your island a bold color. Say it was white, but you can repaint it with dark blue or something green,” said Jo. Splashes of color still appear, with 20% of renovating homeowners choosing a multicolored backsplash and 6% choosing blue. Kitchen island cabinet colors of blue, black and green bring visual interest if contrasted with white cabinets. 3. Going Green: Green is a hot color for kitchens, Jo said. Whether you decide to add green in the form of plants or add a light sage tint to the walls, adding various shades of green will instantly bring the outdoors feel inside. Accent pieces

like green fruit bowls or green shades are different ways to add this popular color into a modern kitchen. “Just having some plants helps bring the outside in. Put a few plants out, even if it’s just a little pot of succulents on your countertop or ivy hanging from the wall,” said Jo. “Those plants make it a little more personal, a little more relaxed.” 4. Little Touches for Big Personality: The farmhouse look may be fading out, but that shouldn’t stop you from adding antiques, wooden accents or handme-down treasures to your kitchen. The culinary space is becoming much more personal, so anything that adds a home-like feel or a sentimental touch will make your kitchen shine. “A new trend is ‘Grand Millennial,’ which is bringing in some antiques. Maybe you’ve inherited some stuff from your grandmother, and you want to fit it into your gray and white house,” said Jo. “The rustic, old world look was in, and before that, everything was light

and clean. Now we are looking at our kitchens through the pandemic, and people want something friendlier. They want to be able to use it and they want it to be comforting and welcoming.” Jo said displaying antiques, pictures, wooden accent pieces and homier items are good ways to add a little friendly personality to a monotone space. “If you have open shelves, I would go to color or maybe put a plant up there. Take your open shelf and maybe put part of your cookbook collection there or a big red bowl or things like that,” Jo said. “Maybe choose rugs that are boho or oriental and not black. Maybe you paint the room or add wooden floors. When Don Hildebrand of Don Hildebrand Home Designs built his personal home in Edmond’s Autumn Ridge neighborhood, he channeled his favorite architect to create a modern take on a streamlined, open space. An admirer of Frank Lloyd Wright, he incorporated many of Wright’s Prairie style design elements into his own residence. “I’ve always admired the Prairie look for its long, clean, and simple lines,” he said.

Don wasn’t content, however, to simply replicate a style. He brought the style into the present by infusing the house with natural light, deftly adding plenty of thoughtful storage solutions, and creatively using space to maximize the livability of the home. This won’t surprise anyone, though, as Don’s work has been known for these qualities since he started designing homes in 1974. After opening his own firm in 1995,

his reputation for high quality designs has only continued to grow. “Don’s ability to use space in a design is unequaled” said Penny Roberts of Hildebrand Home Designs. “A lot of the newer contemporary and modern homes don’t have enough storage space. First-time homebuyers especially don’t realize until they’ve moved in that there’s nowhere to put the towels, nowhere to put the sheets, nowhere to put anything that you need to store. “April is National Rebuilding Month, so for the entire month, we focus on our mission and make sure people hear about what we can do.” For 30 years , Rebuilding Together Oklahoma City has been guided by their vision to “create safe homes and communities for everyone.” They do this primarily by helping older adult homeowners maintain, repair and modify their homes so that they can continue to live there. “Older adults are our central focus,” said Lauren Sullivan, Rebuilding Together OKC’s executive director. “Nearly 80% of older adults would prefer to stay in their homes, and so we are just here to help them age in place in a safe and healthy way.” Rebuilding Together OKC is a nonprofit that works year-round making safe and healthy modifications to homes, five and sometimes six days a week. Sullivan says that the all-volunteer ramp team builds ramps every Thursday and, “in the last year alone, we built 33 ramps, with some ramps taking more than two days.” She says ramps currently cost about $100 a square foot as a result of pandemic-related impacts to the construction industry, and the overall cost of a ramp has jumped from about $1500 in summer 2020 to a current expense of $2000 to $3000 per project. The organization’s services became critically important when the pandemic hit. “For those we serve, we didn’t have an option. We had to keep on going,” Sullivan said. “Many of the homeowners we serve became then, if they weren’t already, the primary caregivers to their grandchildren and great grandchildren, so the need to make sure that their homes were safe, warm and dry was more important than ever.” Sullivan said that clients’ needs included reliable heat and air, running water, safe ingress and egress, CO2 detectors and fire extinguishers. On April 30, the nonprofit will hold their annual Rebuilding Day, the event that started it all for the group back in 1992. “April is National Rebuilding Month, so for the entire month, we focus on our mission and make sure people hear about what we do,” Sullivan said. Another annual event is SheBuilds, typically held in the fall, which focuses on helping women-owned homes. “Rebuilding Together is starting its 30th year and the impact is amazing every day,” Sullivan said.

HOMEOWNER STORIES (PROVIDED BY RTOKC) Ms. Opal Childs received services when she was 98 years old and had been living alone in her home for 45 years. The exterior of her home needed painting and siding repair, as there were vines growing through the siding. There was hail damage and the roof was leaking in the kitchen. In addition to those repairs, RTOKC helped with a ramp and handrail. Mr. Joe Placker, 62, received a bathroom remodel that included a walk-in shower, shower bench, ADA toilet, handheld shower and grab bars. A handrail and ramp were added along with smoke detectors. Ms. Azella Holt, 88, had her mailbox relocated since she loves to check her mail. RTOKC also completed a bathroom remodel, did interior painting, plumbing, added a ramp and other safety modifications.

HOW TO GET INVOLVED There are many ways to help. One of the main needs for Rebuilding Together OKC right now is volunteers, Sullivan said. The pandemic forced many volunteer groups and individuals to stop serving because of limitations placed by their group facilitators or their employers, even with RTOKC having a wellness policy in place. Sullivan wants volunteers to know that RTOKC has an immediate need for help, and that there is a role for everyone. Groups are also encouraged to participate. When volunteers contact RTOKC, they are matched with tasks based on their skill sets. There are jobs available for all levels of construction skill and ability..

While “not a store,” Sullivan explains, they can accept materials such as paint brushes, masks, fire extinguishers and more. If someone wants to donate an appliance, such as a refrigerator, Rebuilding Together OKC would work to place that item in a home that needs it. Rebuilding Together OKC shares that $20 buys a smoke detector, $30 a carbon monoxide detector, $40 a fire extinguisher and $50 gets visible house numbers that can easily be seen. These values go on from $100 for grab bars up to $10,000 for a roof.

AVOID FOUNDATION, ROOF AND TERMITE ISSUES

At the beginning of my Real Estate career, three repair items found by Home Inspectors caused my clients and me a little anxiety. The three items felt like a deal-breaker to buyers and sellers alike. After 15 years and thousands of Real Estate transactions, I come to refer to these items as just “The Common Three.” The Common Three are foundation repairs, roof replacements, and termites treatments. A few maintenance activities and knowledge can save you from potentially needing to install piers, pay for a roof replacement, or have to treat for termites. Foundation: Foundation problems discovered during a Home or Structural Inspection are commonly solved by installing piers to firm up the foundation. Oklahoma soil is composed of Port Silt Loam, which is sand, silt, and clay. Port Silt Loam consists of tiny particles; heavy rains with poor drainage around the property can wash away the particles, while arid conditions can cause the moisture-rich ground to “pull away” from the foundation. A simple home maintenance routine of ensuring water drains away from the property or keeping the soil around the home moist during dry periods may prevent potential expensive foundation repairs. Roof: It is not uncommon to assume hail damage is the roof obstacle to overcome when selling or buying a home in Oklahoma. Hail damage roof replacements are pretty easy to work through with insurance companies. Inadequate ventilation is the roof killer. When a roof has insufficient ventilation, significant problems can develop that may not be covered by your Homeowners insurance, such as premature aging of the roof or blistering or bridle shingles. Not sure if you have the proper amount of ventilation for your roof? Not a problem; many roofers will evaluate your roof free of charge to determine if you require additional ventilation. Termites: Let’s talk termites. There is a common saying amongst Termite Inspectors that goes, “There are two types of homes: those that have had termites and those that will.” Statistically, every acre in Oklahoma has an average of three termite colonies. The number one cause of termites entering a home is from wood-to-ground contact, including wood decks, garage door framing, and stacked firewood on the side of homes. Typically whole-home termite treatment costs around $1,200, whereas a Termite inspection costs $100 with a 1-year warranty. Following the termite inspectors’ recommendations can save you the cost of treatment and termite damage repairs. Over the years, I have had the opportunity to work with great companies and inspectors that offer free to low-cost inspections. Adding Third Parties Into a Divorce Proceeding A divorce proceeding can be complex enough. Where parties do not agree on one or more matters, it can turn a divorce into a contested legal proceeding. Whether the differences be on child custody, child support, spousal support, property and debt division or any other issue, if there is not a complete agreement, a judge often has to resolve the dispute after a trial. However, in some cases, matters may even be more complex. For example, in some cases, third parties may need to be added to the divorce itself for jurisdictional purposes. In addition, third parties can hire legal counsel, call witnesses and present evidence at trial. Thus, the dispute between the two parties to the marriage can become broader and complex. Many are confused at the notion of a third party being added to a divorce proceeding. But in some cases, the third parties have to be added to ensure the court has jurisdiction to address all relevant issues. Without their addition, the court lack may lack jurisdiction to address essential matters regarding property and debt division and child custody. Here are some examples of times where third parties are necessary: Third Party Fathers: When children are born of the marriage or a pregnancy, there is a presumption that the husband is the father of that child. However, in some cases, that is in dispute or not true. It might be alleged

that the wife had an extramarital affair and that another individual is the father of the child. In those cases, the actual father of the child will need to be added to the divorce if it is proven that the husband is not the father through a DNA test. By adding the natural father, the court can divorce the parties, make a finding that the husband is not the father and can name the third party as father of the child for custody and support purposes. Trust Assets: In some marriages, there are trust assets that can come into the dispute as to marital property and debt division. The exact type of trust can vary. However, many of these trusts can be irrevocable trusts where neither party to the divorce is a trustee. Yet, one party to the divorce argues that trust assets or income is marital property in some regard. When this is the case, the trustee of the trust often needs to be added as a third party to the divorce for matters relating to the trust in the divorce resolution. Jointly Held Property: Parties who are divorcing can sometimes hold property jointly with other third parties who are not their spouse. For example, it could be real estate, vehicles, bank or investment accounts and various assets. Sometimes, this is done innocently. But in other cases, the property is jointly held in an attempt at shielding it from the divorce court. When one spouse alleges that the jointly held property is martial property, the third party who holds title to this property often needs to be added into the divorce as a third party. Otherwise, the court would have no jurisdiction to order this third

property to do anything relative to this jointly held property. Business Interests: If a business interest is at issue in a divorce, the business or corporation may need to be added to this litigation as well. Adding the business or corporation into the litigation as a third party gives the court jurisdiction over the entity. It also gives the entity the ability to defend their interests. Adding a third party entity into litigation is often more important where there are other owners besides the divorcing parties. When a third party is joined, the third party generally has a right to file legal pleadings and motions to protect their interests. These third parties may also opt to issue discovery, take depositions, call and examine witnesses and president evidence at trial. Thus, the addition of a third party can delay the divorce proceedings in certain respects. It might also make the litigation more complex and costly. At the same time, the addition of third parties is sometimes a necessity.
