And while the particulars look different for each of us, the meaning and value it holds for all of us is undeniable.

Author Wendy Wunder said, “The magic thing about home is that it feels good to leave, and it feels even better to come back.” As we thought about home - we wanted to highlight what makes it special to our readers. That, of course, includes the food and drinks, the aesthetic and design, but most importantly - the people.

The word "Home" translates to the 5 senses for me. With memories from my childhood it's the smell of my dad grilling and my mom making our favorite sides in the kitchen. The feeling of thankfulness when we are all around the table together. The sound of my girls excitement as my husband walks through the door from work. The taste of sharing a drink together with my husband celebrating birthdays, anniversaries, life. Home is an irreplaceable word and one that I do not take for granted.

We feel like the lucky ones as we got to learn more about the businesses and individuals that comprise this city and hope the small lens into their lives and work brings people in this community together.

As you flip through the pages of this issue, we hope you’ll feel encouraged and connected to the people around you - in your city, neighborhood, and most all of - your home.

Building Dreams Real estate powerhouse John Jones talks about his passion project, Riverview Cove

When you talk to John Jones about his job, one thing is readily apparent. It’s not just a job, it’s a passion.

While the John Jones name has become synonymous with housing, it wasn’t necessarily supposed to go this way. “It’s not like I grew up wanting to sell houses or anything like that,” Jones says. Jones grew up in Murfreesboro, played college football on scholarship, and then tried his hand in the corporate world. But it was his uncle Howard Wall, who originally suggested he should go into sales. Jones said he already knew he wanted to be an entrepreneur, but when it came to real estate, “I learned

by doing. I took a lot of bloody noses in those early years.” he admits.

One thing Jones did have was an understanding of art and design. His taste was almost innate, given that his mother owned a local interior design business, The Peddler.

From a young age, he was immersed in homes and beauty and instinctively learned to discern what looks good, what doesn’t, and why.

With these skills and his intrinsic entrepreneurial spirit, it was a natural progression into real estate. And after working for Coldwell Banker (as a top producer) for ten years, he opened his own brokerage, John Jones Real Estate, in 2008.

Most recently, Jones got the opportunity to channel his love of architecture into developing a new subdivision, Riverview Cove.

As you might imagine, Jones was very involved with the builders when it came to the aesthetic of Riverview Cove, knowing exactly what he wanted. He knew how people in the community felt about the subdivision would ultimately come down to the architecture, so Jones was a stickler for some very specific features. He knew he wanted variety. Therefore, Jones didn’t dictate any specific architectural style (e.g., federal, french country, farmhouse, etc.). When he met with the four signature builders, he said, “look, guys, if you’re going to build the same floor plan twice, you better fool me on the exterior. I don’t want to see two that are the same. Even if one is here and one’s over there.

I want to keep everything interesting.”

McFarland Construction owner and Murfreesoro Mayor Shane McFarland says of the community, “I’m pleased to be one of the [four] signature builders in Riverview Cove. As a builder, it’s always exciting to take on challenging projects such as these, and as the mayor, it’s refreshing to see something unique being built right here in the heart of town...”

While these parameters may seem inconsequential, Jones knows that they matter. Ultimately it comes down to those little details. The fact that Jones knows this intimates an instinctual and intellectual understanding of design. “I think the subdivisions that people say, ‘I really love this subdivision, or I really love that street, you know, I think if you really boil it down, what they love is the architecture. To me, that makes a subdivision. How the homes work, and when each home is kind of an individual piece of art, it really lends itself to making it beautiful and interesting, and people like that.”

Listening to Jones talk about architecture with passion and enthusiasm is beguiling.

And his vision is reflected in the houses of Riverview Cove. It’s apparent why he and his wife Tracy are building their own dream home there, as Riverview Cove will be a subdivision built of dreams.

NOURISH FOOD BANK WILL PROVIDE A MILLION MEALS IN 2023

What would it be like if our neighbors didn’t have to go without food? This is the question that Ladawna Parham has been thinking about for ten years since she began working with Nourish Food Bank. She recalls arriving early one morning and discovering that a woman had passed out, and an ambulance was called because she had gone so long without eating. This experience fueled Parham’s passion for growing and expanding Nourish because “it is unacceptable for any of our neighbors to have to go without food or not know where to turn for help.”

A decade ago, the Symrna-La Vergne location provided around 79,000 meals a year. They now have three locations and are on track to provide 1 million meals in 2023. Spend just a few minutes talking to Parham, and you quickly realize how vital Nourish Food Bank is to the area. Just in Rutherford County, they are supplying meals and basic needs to 3000 people per month.

Nourish Food Bank strives to make itself as accessible as possible, including availability on

some nights and weekends. They also have one distribution center located directly on a bus route, as transportation can be a serious barrier to getting help.

Nourish serves a wide variety of homes in this growing area. In addition to the pick-up locations, they deliver to those who are elderly, medically vulnerable, and disabled. Similarly, items are supplied to those with non-traditional housing. Meals go out to domestic violence shelters, children’s homes, and a large number of families who live in campgrounds or low-budget hotels. Volunteers choose goods based on each family’s needs, namely their ability to store and refrigerate non-perishables and access cooking appliances. The thoughtful care and consideration that goes into these selections make a big difference for the clients they serve and also helps to ensure that no food goes to waste.

Timing is important too. For example, a traditionally-housed family is equipped with a full week’s worth of meals – breakfast, lunch, and dinner – for every member of the home.

However, homeless individuals may come more frequently as they are limited in their ability to store or prepare large amounts of food. During school breaks and holidays, meal kits are supplied for students who typically receive free or reduced lunch rates.

When possible, Nourish supplements with diapers, formula, hygiene products, and even pet food. Parham believes that eliminating the stress of these basic needs can free up the family to focus on other things to help them build sustainability, such as vehicle expenses, medical visits, utilities, or childcare.

The intake process at Nourish ensures no one is turned away without food. Equally important, families are assessed for their goals to help them receive additional resources available through partner organizations, including drug & alcohol rehabilitation, counseling, and transitional housing. The appreciation from clients is genuine and frequent. Staff members share the countless times they have been told, “Thank you! We couldn’t do this without you! You treat us like we really matter.”

The past few months have been challenging as supply chain issues continue to trickle down.

This food bank was previously receiving around 30 different items from the USDA, but now only one item is available – diced tomatoes. Parham says Nourish is currently low on everything.

Food drives are one of the best ways to partner with this organization. These can be set up through your company, school, neighborhood, or scout troop.

Nourish Food Bank’s vision is to be continuously and fully stocked by the community and not as dependent on federal commodities. They love to partner with businesses, individuals, and groups for both financial and volunteer support.

CLOSINGS WITH AU T HOR I T Y The Ladies of Authority Title & Escrow are making their presence known in an unlikely field.

They’ve been in business for less than a year, but it is no surprise that Authority Title & Escrow is appearing at more-and-more closing tables in Middle Tennessee and beyond.

Co-owners Melanie Harper, Tabitha King, and Katelyn Seng have more than 40 years of combined experience and legions of satisfied customers. And as a female-owned enterprise, Authority is an anomaly in a male-dominated industry. “Most title companies are owned by men and run by women,” says Harper. “We’re changing the game! Our subcontractors are men.”

According to Harper, Authority doesn’t exist to make a statement to the world.

Instead, it’s the natural progression for three professionals who know their industry, respect their craft, and who happen to be women. “Traditionally, deals have been made because men golf or socialize together, and they feel more at ease doing business with other men,” she says. “That cycle perpetuates, so it’s a challenge trying to get into those circles. But we’re smart, determined, and we’re driven to provide clients with an amazing closing experience so that they’ll call us again.”

Authority Title & Escrow traces its innocuous beginning to 2007 when Harper moved

to Tennessee and landed a job at a title company where King already worked. King was well into her career, having gone to work in title with her aunt right after graduating from the University of Tennessee. Harper and King worked for different companies over the years but stayed in touch and, by 2013, reconnected at another firm. A year later, they were hired by a law firm to open a new title company.

They launched the company and hired Seng, fresh out of college, to fill in while Harper was on maternity leave. Eventually, she was promoted to full-time status.

The business grew, but when ownership changed, they formed their own title company and worked for themselves, and Authority Title & Escrow was born. Authority facilitates closings throughout Tennessee and Alabama. The company’s headquarters is in Murfreesboro, with additional offices at Cummins Station in Nashville and Athens, Alabama.

The Authority team understands that closing on a real estate transaction can be a harrowing experience because it’s something that most people don’t do very often. But their years of experience enable them to make the process seamless, if not enjoyable. “Coordinating a closing is not as simple as getting a contract and scheduling

a meeting,” says King. “In the days and weeks prior to closing, we will run down the history of the property to ensure that you have a clear title to it when you receive your keys and leave the table.” “It goes beyond the title,” says Seng. “While the property may change hands, there are many people who have an interest in it. We’re mindful of that, whether it’s the buyer, the seller, or the agent. Others may have an emotional connection to it, and that’s important, too, because title is a relationship business.”

Authority is actively involved in the community. Harper is a Diplomat for the Rutherford County Chamber of Commerce, while King is set to become president of the Tennessee Land Title Association next year. On the philanthropic side, each year, Authority hosts a Trivia Night fundraiser to benefit Isaiah 117 House, where young children are sheltered and fed in a safe and clean environment while awaiting placement with their new foster families.

As a third-generation builder, Middle Tennessee State University Associate Professor of Construction Management Duane Vanhook knows a thing or two about building a home. Whether it’s the first time you’ve built a house or you’re buying your forever home, Vanhook says there are some dos and don’ts you should always consider.

Know what you can afford

Learn about the building process If you’re building a home from the ground up or doing major renovations to an existing home, it’s important to know from the beginning it’s not going to be anything like you see on a television show, so educating yourself on the process is a must. “You’ve got to work with a builder who can explain why this happens or that happens and what to expect during the process – ‘What should I expect to see if things are going well? What should I expect to see when the wheels fall off?’ Most builders can do that because they realize most people don’t know what the process is like,” Vanhook.

Manage your expectations Understanding the process also means being flexible and knowing deadlines and timelines can change due to things outside the builder or contractor’s control. Vanhook described the process of building a home as “managed chaos.” “Before someone starts the process, they need to make sure the builder can

communicate with them properly, and they understand that there are a lot of schedules involved,” he said. “A new building is not perfect, and things are going to happen along the way. Every new home has its quirks.”

Know the difference between wants and needs Knowing the difference between what you need and want in your home will help with many things, including staying on budget. “Understanding the difference between what you need and want is a big thing as understanding how you will use your space.

Most people want more than they can afford.”

MTSU’s School of Concrete and Construction Management MTSU’s new School of Concrete and Construction Management opened in the fall of 2022. The 54,000-square-foot building is home to classrooms and lab space that offers hands-on experience to students, including visiting job site locations and making connections with local builders. “What MTSU does that’s different from most universities in the country is we get the students out, and we get them involved, we get them involved with builders and contractors,” Vanhook said.

Starting salaries typically begin just above $60,000.

Buying or building a home can be stressful, no matter how prepared you think you are. Vanhook emphasizes knowing what you can afford and never buying at the top of your budget is key. “The first thing you need to assess is what you can truly afford. That doesn’t mean just because you can make the payment, you can afford it,” Vanhook said.

The mortgage payment isn’t the only thing you must consider when buying an existing home or building a new one. Jamie Dailey of Musical Duo Dailey & Vincent Shares About Music and His Love of Tennessee

Celebrating their sixth anniversary as members of the Grand Ole Opry this month, musical duo Dailey & Vincent are currently traveling the country on tour, including a stop at the incredible concert venue at The Caverns in Pelham, TN, on March 18. Catch up with the duo’s Jamie Dailey about their most recent music and his appreciation for his home state of Tennessee.

WHAT WAS YOUR FAVORITE PART OF MAKING YOUR MOST RECENT ALBUM, “LET’S SING SOME COUNTRY!”?

I think it was working with Paul Worley, who is a renowned producer. He’s produced a lot of hits, including Lady A, Need You Now, and “Independence Day” with Martina McBride, and the list goes on and on. But his expertise in the studio with us is second to none – a great guy. And, of course, working with some of our heroes who were special guests and friends—Alison Krauss, Vince Gill, Jake Hoot, the winner of The Voice, Sharon White Skaggs, and Rhonda Vincent—was an absolutely amazing experience as well. So that made it a lot of fun, and the songs that we love so much are on it. One of the songs on the record, ‘I’ll Leave My Heart In Tennessee,’ was written by my neighbor [songwriter Karen Staley]; she put it in my mailbox. It had never

been recorded before, and it just tells the story of how I grew up and my life in Gainesboro [Tennessee]... I live in Downtown Nashville, but I still have a place in Gainesboro. Lo and behold, the Tennessee House, State, and Senate asked us to sing it on the chamber floors, and they voted it in unanimously to be a new Tennessee state song, and Governor Lee signed it in. We feel really blessed by that.

YOU’VE REFERRED TO THIS ALBUM AS “OUR VERSION OF COUNTRY MUSIC.” HOW WOULD YOU DESCRIBE YOUR MUSIC? …In our style of Country music—not that there isn’t in others—but in ours, there’s certainly a lot of heart, and we put a lot of soul into it. It talks about life and about every day, the way we live….

WHAT DOES IT MEAN TO YOU TO HAVE A SONG THAT YOU GUYS HAVE RECORDED BE AN OFFICIAL STATE SONG? It means the world to me because I love Tennessee. It’s where I grew up, it’s where I lived my whole life, and so it means the world to me that people would like that song enough for it to be pushed into being voted for [a] Tennessee State Song….
