Joanna Janas was recommended to us by a new neighbor who used her to both sell their home and purchase a new home in our neighborhood. From the moment we met Joanna we knew we had found our realtor. She lights up the room and discusses how best to market the property. Always prepared, she anticipated our questions and was able to take us in the proper direction on what was a very tight timeline. 10 days from listing to signed sales contract! Proof of her capabilities was that our home sold at a 20% premium over the listing price! Joanna Janas Real Estate is a GEM, Committed to Excellence!

A Jason Thomas Homes home is a unique reflection of you. With over 15 years of experience, Jason T. Kratochwill, Owner/ Founder, specializes in crafting custom homes that are tailored to meet the distinct needs and dreams of each client - every build  is one-of-a-kind.

Building a home with Jason often starts in the company showroom located on Hubbard Ave in downtown Middleton. “Building is a relationship,” says Jason, and “Getting to know clients is important in any business, but when your business is building the home your client will live in for years after, it’s something you have to get right.”

“It’s important to understand who they are, what they want, and how they live. I’m a little old-fashioned, I like to have people in person in the showroom so we can read their body language and see their faces, and make sure we’re all on the same page with this vision.  We all really need to get it right.”

Jason is more than willing to get creative when it comes to demystifying the home-building process.

“It can be tricky getting from a piece of paper, an idea in your head, or pictures in your phone to a full 3D space, but that’s how a house is built. I had a couple this morning struggling with deciding on the right size for a pantry.  So I measured the

space in our office, put a couple of chairs up, and said, ‘Now stand in here with me.’ And it made sense.”

In addition to a staff of seven full and part-time professionals to assist each client, Jason Thomas Homes also utilizes cutting-edge technology that ensures transparency during the build.

“They get a phone app that connects them to every stage of their build from the calendar, photos and communications. It has a macro budget tracking system to help clients manage their elective expenditures and keep a big-picture perspective of the total cost.  Our process is probably more collaborative than other experiences people have with building.”

“EVANS CROSSING HAS ALLOWED ME TO PUT A SIGNATURE AND STAMP ON WHAT MY PRODUCT IS.”

A truly custom home forces people to think about how they live and the right features for them. Some of Jason’s projects have incorporated a family heirloom antique door and transom, a full power bank with off-grid capabilities, a barn to match their home, and a fully custom chilled wine cellar.

“We don’t use model plans here. All of our homes are one of a kind. If you have something cool and unique you want to do, we’ll figure it out.”

This commitment to creativity ensures that each home is not only functional but also deeply personal and high quality. A Jason Thomas Homes home doesn’t just meet building codes—it exceeds them. From upgraded furnace systems to comprehensive radon mitigation, Jason’s approach prioritizes long-term health, safety, and durability.

“I really want the house to look new when it’s seven years old and decisions to be made as if I were making them myself. We don’t cut corners.” One thing you can always count on is his honest thoughts.

“I’ll say if something wouldn’t be my first choice. At the end of the day, if we disagree, that is ok,  it’s their home after

all.  I would feel like I wasn’t doing my job if I didn’t at least raise my hand every once in a while, just to make sure we talk things through. I want my clients to make good, informed decisions.”

Building about 15 homes a year, Jason is able to keep a close eye on every house they build. In recent years, Jason has expanded his vision as a niche developer, creating Evans Crossing, a 15-lot development. The development is located near the intersection of Mineral Point

and Pioneer Roads with coveted neighborhood access to the Town trail system, Pioneer Pointe golf course and club, and walking distance to West Middleton Elementary. New homeowners started moving in this past summer and there are only a few lots left to build.

“I’ve always had a vision for what I wanted a neighborhood to look like, and Evans Crossing has allowed me to put a signature and stamp on what my product is. It has been very rewarding.”

In both his homes and Evans Crossing, Jason’s passion for quality and client satisfaction is evident in every detail.

HOUSEPLANTSThe Perfect Roommate

AN INDOOR GARDEN SANCTUARY

The ubiquitous houseplant has long been a cautious curiosity for many. Comments such as “I don’t have a green thumb,” or “I can’t keep anything alive,” have echoed through the rooms and hallways of almost every home in America. Well, it’s time to dispel all the mistruths about whether houseplants are beneficial and to lay the foundation for a little oasis of green happiness in the corner of every home!

By the way, you don’t really need a green thumb as there are plenty of hard-to-kill houseplants that can survive any level of neglect! And remember not only do houseplants look pretty, they also decrease stress and anxiety, increase happiness, and bring a sense of joy and relaxation to every room.

Houseplants make us feel better about ourselves in many ways because they allow us to care for them and we reap the rewards of that love. No one is alone when you have a houseplant, as they are our forever listeners. Yes, some people actually do talk with their houseplants all day long! There are many science-based benefits to having houseplants in the home and office environment. Aside from reducing indoor air pollutants and increasing humidity in the home, house

plants have been shown to reduce mental fatigue, accelerate the healing process, as well as improve productivity and focus.

Pothos, spider plants, lady palms, yucca, and succulents are so pretty and easy to grow. It is no wonder that we have seen a revival of indoor gardening trends.  Instagram is teeming with photos of incredible indoor “living green” vignettes that show us all how clever we can be when decorating with house plants! All you really need is to a pick a place in the home that has the best light and pick your plants.

Think outside of the box when it comes to decorating with houseplants. Look for underused spaces. Use mixed and matched pots of different sizes and shapes. Turn a shelf into a plant display. Go vertical with some hanging plants or an antique ladder. You can even group some of your favorite plants together into a single large decorative pot.

Signature large plant displays anchor the most well-designed rooms in America and it’s all there for us to look at, learn from, and bring into our own home. Whether combined into a single large decorative pot or clustered together in a corner, always remember the key to any house plant décor is to have a thriller, a tall plant usually with a strong color and form; filler plants that literally will fill the pot covering all the soil; and a spiller plant that trails over the edge of the pot. Try any combination of your favorite plants or a tried and true combination of a fiddle-leaf fig, a prayer plant, and a string of pearls. No matter how you look at it, houseplants improve our lives in many ways. Indoor gardens provide us an alternative way to commune with nature and to reconnect with the living world. We all benefit from the additional life that houseplants bring into our homes. In this crazy world of ours, wouldn’t be it nice to return home to your own personal indoor greenspace.

Happy gardening!

YOUR HOME

A Place to Exhale: Featuring Olivine Designs and Home Solutions Owner, Melissa Dale

When you come home after a long and possibly stressful day, do you feel that your home welcomes you? That is, does it feel like a space where you can finally exhale after your long day? Melissa Dale, owner of Olivine Designs and Home Solutions, Inc., feels that your home should offer

Melissa’s goal is “to bring out the personality of clients, incorporating things that will set them apart from their neighbors.”

that sense of peace. Melissa chose the name of her company, Olivine, after a mineral that is believed to contain the properties of refinement, revitalization, creativity, and emotional healing. Investment in Olivine’s design services can be a positive life-changing decision.

Born and raised in Middleton, Melissa is now raising her own family here. She has a Business degree from Madison College, as well as a degree in Interior Design. Melissa feels very fortunate to have interned at the Designer’s Studio. There she found a supportive group of five women designers who encouraged her success as an Interior Designer. The experience of finding this group right out of school had such a formative influence on Melissa that she purchased a partnership in the

Designer’s Studio in 2003. Melissa is a licensed Realtor, working for her family’s real estate business in Middleton. She sees how well the two, Real Estate and Interior Design, work with one another. Melissa’s interest in interior design came at an early age when she enjoyed designing her own room and continued as she began remodeling her own homes.

When working with her design clients, she considers their first meeting to be an interview. This takes place in their home so she can get to know them, their needs, wants, and design style. From that meeting, Melissa uses this information to put together a presentation. This may include paint selection, furniture, finish selection, a kitchen or bath remodel or any other remodeling.

Melissa knows that this is a real investment for her clients, and she always has “an appreciation for what people want to spend.” She is also conscious of how much time clients want to spend on the design process.

Even with all the energy and creativity brings to each project, she doesn’t want someone to walk into a newly designed space and immediately know that she was the designer. Her goal is “to bring out the personality of clients,” not her own personal style, which she jokes might be “all beige.” She encourages her clients to incorporate “things that will set you apart from your neighbors.” One client wanted to include a piece from a great-grandparent that didn’t exactly fit into the style that had been decided on, but Melissa found a way to incorporate it into the final design. She is committed to be with her clients in every detail and in every step of the process.

Melissa is happy to have a fabulous resource for kitchen and bath design as well as all of the design resources needed for any project. She is very thankful for the team of contractors, subcontractors, and installers who share the same attention to detail and help her bring her designs to life for her clients.

Melissa is looking forward to incorporating the 2025 trends into her clients’ projects. These trends are continuing to move away from grays and into natural earth tones. She also encourages her clients to consider the use of textures and even bold patterns. Why not have Melissa help you create your home to be a place that expresses your own unique style and a place where you can truly exhale?

This is one of my constant “go to” DIY projects. It’s fast, it’s easy and it looks oh so professional. I love displaying photos, but I don’t necessarily love a lot of photo frames. These canvases create a crisp, clean look... All in about 30 minutes! Let’s get started.

DIY Photo To Canvas In A Snap

STEP 1:

First things first, grab your supplies.

• Photo on photo paper

• 1 ½ inch thick wrapped canvas

• Mod Podge in Matte finish

• Black spray paint in Satin finish

• Clear spray paint in Satin finish

• 4 inch or 6 inch foam paint roller

• Small paint tray

Place your photo on the clean, dry canvas to make sure it fits correctly. Trim if necessary.

STEP 2:

Spray paint the canvas sides and a little of the top with the black spray paint. It is VERY important to let this dry completely.

STEP 3:

Using your foam roller, roll Mod Podge over the entire top of the canvas. Center your photo on top of the wet Mod Podge. Smooth the photo with your hands starting in the middle and pushing out toward the edges

STEP 4:

Roll a thin even layer of Mod Podge over your photo. This is a little scary “painting” over your photo, but I promise it will dry clear. Once it is covered with a thin layer start at one side and roll straight rows from side to side, in the same direction, as to avoid roller lines once it dries. If you see small bubbles in the wet Mod Podge, it is too thick. Thin it out by taking an almost dry roller over the photo to lift some of the Mod Podge. Repeat until the bubbles are gone. Let this dry completely.

STEP 5:

Spray the top and sides of the entire canvas and photo with satin spray paint. Dry…Hang….High Five. Congratulations on your new Photo Canvas!

This same technique can be used on 4x4 tiles of your choice to create custom coasters. You will add a bit of Peel and Stick Cork or felt to the back of the tile so the coaster doesn’t scratch. Cheers!

Expert Advice for Homeowners

LOCAL BUSINESS OWNERS PROVIDE INDUSTRY INSIGHTS FOR VALUE AND LONGEVITY

Sean

Carrington,

Carrington Lawn and Landscape

“Unseen aspects are crucial for a landscape’s longevity. Proper paver base compaction, drainage, and backfill matter. Choose a contractor who communicates well and follows best practices to ensure successful projects.”

Kris Laufenberg, The Badger Company

“Regular inspections prevent small issues from escalating into costly repairs or compromising the home’s safety. Signs an inspection is needed include missing shingles, water stains, granule loss, and storm damage.”

Kelly Mulqueen, Happy House Cleaning

“Spray-on shower cleaners cause buildup and make showers worse! The best way to maintain glass doors is to squeegee them dry after each use, preventing hard water buildup.”

Rolando Salas, VR Painting and Contracting

“Choosing the right paint isn’t just about color; it’s about durability and maintenance too. High-quality paints last longer and withstand environmental factors, saving you money over time.”

Andrew Pfaff, EcoWash

“Pressure washing can increase a home’s value from 1-3% at the time of sale. On a standard Middleton home, this increase in value can be anywhere from five to twenty thousand dollars.”
