Spring is upon us, the daffodils are making their debut, and rain or shine we are all ready to make the annual shift from keeping warm indoors to engaging in outdoor adventures. In this issue, we explore ways to make the most of the season while both reducing our carbon footprint as well as the muddy footprints on our floors. Join us as Chris experiences the joy of driving the 2023 BMW i4 AllElectric Gran Coupe through the beautiful northwest terrain. We have learned that making the switch from gasoline to electric is not only good for the planet but exhilarating for the driver when you have the right car. Check out some of the incredible backyard renovations locals have tackled to make the most of their own outdoors. From outdoor living rooms, to firepits and open air kitchens, some of these projects may keep us from venturing back indoors. However, when we eventually do, we’ve discovered that keeping the inevitable mud and debris from working their way into our homes can be a joy when you have a mudroom and laundry room that makes the job easy and stylish. Check out the laundry room with a wallpapered ceiling, and another with a pet washing station. These rooms are worthy of taking a sojourn on their own. Whatever adventures beckon you this spring, we hope that this issue inspires you to make the most of it! We are looking forward to our May edition, which will feature Mercer Island “Women of Influence”. I’M RESEARCHING MY HOME VALUE, BUT...
What is My Home Really Worth? When you look up your address online you will see that several companies offer a “market value” for your home. These are called AVMs—automated valuation models. Automated valuation models (AVMs) are statistically based computer programs that use real estate information such as comparable sales, property characteristics, and price trends to provide a current estimate of market value for a specific property. So why does it feel impossible to get an up-to-date value of your home? Or at least values that aren’t tens of thousands or hundreds of thousands of dollars apart from each other? (And seem to change every week!)
Algorithms Try... But Algorithms Lie
AVMs usually look at variables such as price per square foot, lot size, bedrooms, bathrooms, and amenities to draw comparisons. However, there is a limit to the data that can be collected and compared. The AVM might see two homes with similar features and conclude they have a similar value. The truth is that there could be vast differences in finishes, updates, style, landscaping, and more that would not be evaluated by the AVM.
Buyer Count & Market Shift Lag
Demand in any market is fueled by how many buyers are willing to purchase a certain type of product. It is further influenced by interest rates, the local economy or employment scene, inclement weather, and more. However, AVMs have a challenge measuring the number of buyers in the market and what they are willing to pay. Eventually, trending sales data will be incorporated into the algorithm, but only after it has affected the market.

Your Choice of Representation
On top of everything, your agent’s marketing and networking efforts can directly impact the number of buyers who find your home and the final sale price. (This is why For-Sale-By-Owner homes often receive significantly less than homes listed by an experienced agent.) AVMs can’t calculate this factor— they can only report estimates according to their programming. The bottom line is that the nuances of the market can only be properly assessed by a real estate professional with their boots on the ground. AVMs can give you a general starting point, but if you really want to know what the current market value is of your home, give me a call. I am always happy to be of service!
The spring mar ke is here! Let’s t discuss your re al estate goals!

ADVENTURE IN YOUR OWN BACKYARD ARTICLE BY HEATHER SITTIG PHOTOGRAPHY BY NW LIFESTYLE HOMES AND ADOBE
Spring is upon us and this is the time many Mercer Islanders start planning outdoor projects with a view towards spending summer days in their backyards. Some of us get creative with our existing yard and set up a wiffle ball net or pitch a tent on a warm night and go “camping” with the kids. Others go the extra step by recreating their outdoor space through custom landscape design. Some ideas for making the most of what you’ve got include setting up a campfire, pitching a tent, and spending a night under the stars in your own backyard. This is a great way to introduce young kids to camping before a camping trip to the beach or the mountains. Another idea is to simply lay out a blanket and have a backyard picnic. It’s lovely to enjoy sandwiches and lemonade while lounging on the grass. For those who are game for more permanent solutions, there are all kinds of projects that can transform a backyard from drab to fab. From fire pits to pickleball courts to outdoor
theaters, there are a plethora of ways a backyard can become an extension of the interior living space, offering a welcoming change of scene and pace. Sometimes making a change can seem difficult and may require some creative design work to pull off. For example, a steeply sloped backyard, or a lot where the home is sited with the front facing the sunny south may not present obvious opportunities for outdoor living. But just because the back yard isn’t very amenable to landscaping, it doesn’t mean the side yard or sunny front yard can’t fill the gap. NW Lifestyle homes was presented with such a challenge and graciously overcame it by adding a covered patio with an outdoor fireplace to create a sheltered outdoor room off the side of a home, while also defining a generous sitting are in the front yard by adding a short wall that makes it clear this isn’t any ordinary front yard. By taking advantage of the best the lot had to offer, and thinking outside the box, the results from this project not CONTINUED >

only add wonderful curb appeal, but are also immensely livable all times of year. Another common way to amp up the outdoors is to add an outdoor kitchen. This can be easily accomplished if you are already embarking on a kitchen remodel by incorporating fully opening windows to the kitchen plan. In this way, an internal kitchen does double duty by opening onto an outdoor bar and dining area that is serviced by the open air kitchen. Adding heat lamps and a built-in barbeque to the outdoor dining area extends both the utility of the space but also the seasons that it can serve. In the Pacific Northwest, our wet weather doesn’t have to prevent us from spending time lounging and entertaining in our backyards. By adding a combination of open spaces to lounge in the sun, and covered spaces with heat lamps, fire pits, or fireplaces, we can enjoy the fresh air in complete comfort for most of the year.

Mud Management INSPIRING LAUNDRY ROOMS AND MUDROOMS DESIGNED TO MAKE CLEAN-UP A SNAP.
ARTICLE BY HEATHER SITTIG PHOTOGRAPHY BY GALLAGHER CO.
In the Pacific Northwest, we love outdoor activities. From throwing the ball for the dog in the backyard to mountain biking in the rain, we are likely to come home muddy and wet. So it’s no wonder a trend in adding highly functional, and sometimes extravagant, laundry rooms and mudrooms has developed. We spoke with Tom Gallagher and the team from Gallagher Co. to learn more about what Mercer Island residents are looking for in their mudrooms and laundry rooms.
Q: FROM A BUILDER’S PERSPECTIVE, WHAT ARE PEOPLE LOOKING FOR IN MUDROOMS AND LAUNDRY ROOMS? A: Wet weather is hard on our floors, so well-planned mudrooms with tile floors are a great addition to any remodel. They offer an organized place to remove wet clothes and muddy shoes. One great idea to add to your mudroom is to put an electronic heat mat

under the tile so wet shoes can dry overnight. Also adding USB outlets creates a great spot for people to recharge phones. Laundry rooms need places for folding, but putting counters over the tops of washers and dryers blocks access to important shut off valves, so we always put spare shut off valves in upper cabinets. We also like to use recessed dryer boxes between the wood studs so that machines can sit flush to the wall and not stick out. Another item we always recommend is putting a floor drain in any laundry room just in case a hose springs a leak someday. Lastly don’t skimp on sound insulation. Lining your laundry room walls with good rockwool sound insulation is an inexpensive way to keep your house quiet when doing laundry.
Q: WHAT FEATURES HAVE YOU BUILT THAT ARE REALLY OVER THE TOP? A: Quite often we install two sets of washing and drying machines in laundry rooms. One of our clients had us build
an island in the laundry rooms that was on wheels so that it could be moved around depending upon how busy the laundry room was. We’ve installed wallpaper on the ceiling, added giftwrapping stations, and one even had us install a separate commercial size laundry setup for washing large amounts of linens, table cloths and napkins after a large gathering.
Q: WHAT ARE THE MOST POPULAR FEATURES CLIENTS ASK FOR? A: Separate cubbies, drawers with outlets installed, or lockers, help keep family members organized and clutter contained – not just shoes and backpacks, but also keys, wallets and purses so you’re not hunting around the house when trying to rush out the door. Sinks are often incorporated into a mudroom so hands, beach toys, gardening materials etc. can be washed without tracking the mess further inside the house. We are also building a lot of CONTINUED >

mudrooms with pet washing stations, as well as incorporated pet beds, crates, and feeding stations (including water dispensers). Water bottle filling stations as well as extra under-cabinet fridges are great for grabbing drinks on your way in and out. Because mudrooms are often close to kitchens, it’s a convenient place to add cabinetry for storing small appliances or party platters that are only used occasionally. A place to fold as well as line-dry delicates is essential, and can be designed to fold away when they are not in use. Stand-alone clothing steamers are also popular and great for extending time between dry cleaning trips.

Not many people enjoy doing laundry, but when it’s in a well-designed space, with fun and useful details, it makes the chore less terrible.
Q: WHAT SHOULD PEOPLE CONSIDER WHEN ADDING A MUDROOM OR LAUNDRY ROOM? A: Choose appliances first, not only because of long lead times, but the custom framing, plumbing, and cabinetry built around those items. Think about how you want the spaces to function and make a list of features you’d like. Then hire a great, local interior designer who will create smart, functional and beautiful rooms.

Most Americans have never ridden in an EV (Electric Vehicle). Washington boasts one of the leading per capita ratios of EV ownership and most still do not own one, including me. My anxiety is quite common, and it is called range anxiety - the fear that you will be stranded in the middle of nowhere. EV proponents now say this is a myth. My friends at BMW Seattle were quick to answer my call and introduced me to the 2023 BMW i4 and the BMWGENIUS™ team led by Christopher Fisher, who graciously loaned me the car for 2 days. The grill is menacing, the profile of the car is sleek and sporty with the BMW curb appeal. As soon as you sit behind the wheel, you are comforted in luxury.
It is so quiet! While the car was running, Christopher and I discussed the BMWGENIUS™ team and their purpose. They are 100% customer-focused and a free service. They “know” that questions happen on the fly and are accessible to help you in those moments, when and where you need it! BMW does not miss a beat with the i4. Everything about this car is intuitive! Your iPhone pairs with CarPlay and the display is instantly useful. The instrumentation on the console is easy to find and when the car starts in Drive mode you feel like you are driving a conventional gas-powered car. The heads-up display displays your speed and the speed limit in augmented reality, allowing you to see what is ahead. It is a subtle safety feature. Typical speedometers are poorly positioned and force the driver to look downward. You really feel safe in the i4. It is a quiet low stress driving experience. When you are in Drive, you can change modes on the fly. The two driving modes are Drive and Battery Drive. In Battery Drive, you are in EV mode, and you do not move unless the accelerator pedal is pressed. In Drive mode, you have cruise, so you must press the brake pedal to stop. This is most like the conventional gas-powered experience. Battery Drive works great in heavy traffic and on streets with traffic lights, while driving in Drive mode is better on the highway or where there is lighter traffic. You can also toggle between Sport, Comfort, or Eco settings. Sport mode has a stiff feel, especially in steering. Best of all, you can also change these settings on the fly! CONTINUED >

London Agrawal, General Manager, demonstrated Parking Assistant Plus. He pulled into a tight parking spot, remarkably close to a concrete pole setting up one of the most dreaded parking experiences everyone faces. In this situation, we all fear scraping our bumper or body against an obstacle. London simply pressed the parking assist button, and the car safely retraced its route back to its origin. “Sheer Driving Pleasure”! Not only is the car luxurious inside and out with plenty of safety and efficiency features, but it also has impeccable road response. EV’s boasts instant torque and the BMW i4 is above the norm. You will be pleasantly surprised by the touch of the accelerator. No herky-jerky experience while accelerating. It is smooth and responsive, quick and effortless, going from 0-60 mph in less than 4 seconds in the M50.

SAVORING SPRING WITH KITCHEN & MARKET Mercer Island’s Small-But-Mighty Grocer Shares Lineup of Crave-Worthy Spring Meals

ARTICLE BY STEPHANIE KING PHOTOGRAPHY BY NICK SOUTHCOTE AND ANNIE LALISH
Hello! Stephanie here. Since opening the doors last fall to the Kitchen & Market Mercer Island location, we have been so humbled and grateful for the open arms and adventurous appetites the community has shown us. And just as things were humming along here, we locked in another future Eastside neighborhood location: Medina, opening the second week of March at the site of the beloved Green Store! We’re easing out of winter and clinging to those increasingly extra few minutes of daylight (yes!). So naturally, my mind drifts to spring, its colors and all

the seasonal deliciousness that comes along with it. I’m excited to share a few of my favorite fresh, flavorful meal kits, lined up for your spring home cooking and entertaining. These meals will be available in-store as well as for home delivery, and the recipes will always be available on our website if you’d like a preview! First up, our Pomegranate Braised Chicken meal kit: just… W-O-W. This braised chicken will fill your home with divine aromas! Our richly spiced pomegranate braising base reduces down into a shiny glaze that pairs perfectly with its meal kit sidekick: a currant-studded pilaf and a peppery fennel, citrus and arugula salad. A perfect bright spot for a cloudy spring day, this complete meal will generously feed four. I can’t rave enough about one of Kitchen & Market’s most ardent supporters from the very start, beloved Seattle-area Chef Ethan Stowell. We’re proud to exclusively retail his Ethan Stowell at Home freshly made pastas and the ESR X Mark Ryan wine collection, previously only available at his restaurants. This spring, look for Ethan Stowell’s Cacio e Pepe, where his pasta prowess is on full display with this stunningly simple cheesy pasta, flecked with lots of cracked pepper. After all, literally translated to “cheese and pepper,” this minimalist entree is like a stripped-down mac and cheese—but extra because we’re talking Ethan’s freshly made spaghetti, our tuxedo pepper mix and plenty of parmesan! Paired with a beet and arugula salad atop a creamy base of ricotta-chèvre, plus a side of marinated olives, you might as well be seated at Ethan’s trattoria, Rione XIII! With just 15 minutes of prep time, this complete meal for four is on the table. Mangia! Speaking of: Last year Ethan divulged his top-secret Bolognese sauce recipe to us, and this flavor wonder can be yours with the simple twist of a cap! Pick up jars of Tavolàta’s Bolognese (yes, that Tavolàta) at Kitchen & Market anytime with some of his fresh pasta (or as a lasagna shortcut!) and eccolo…the easiest restaurant-quality dinner is served right at home! And let’s hear it for the one-bowl wonder, one that’s healthy, fresh and flavorful: Our Hearty Rainbow
Grain Bowl! You just might make this your meatless Monday (or any day of the week!) go-to. This quick vegetarian meal layers the color, textures, and tastes for a great meal. Warm quinoa and roasted sweet potato provide the base for crunchy pickled vegetables, healthy greens, toppings of cotija and pepitas, and our famous Herby Green Sauce! All you need from your own pantry are a little olive oil and salt and pepper; everything else under this springy ingredient rainbow is provided. When not in a rush, I like to arrange all of the toppings on a platter, so my family can keep mixing in more pops of flavor as they work their way to the bottom layer of the grains! Best of all, this meal kit feeds two to three people with just a half-hour of total kitchen time--only 10 of which are active, so there’s plenty of inactive time for cork-popping! I recommend reaching for a slightly chilled bottle of Sauvignon Blanc, Pinot Gris or a dry Rosé to suit. Spring holidays are always full of so much promise for the season to come, and I’m saving the best for last: our Spring Lamb Feast! With Passover (April 5 at sundown) and Easter (April 9) approaching, Kitchen & Market is your holiday feast destination! What might otherwise be a daylong slog in the kitchen becomes a complete meal for four to six people in just 90 minutes. This vibrant, all-trimmings-included spread for your friends and family deliciously rings in spring. This dinner is an absolute feast for the eyes and the palate, bursting with herbaceous sauces and greens while showcasing the earthy flavors of tender lamb. The full lineup includes blanched asparagus with basil-parmesan aioli and toasted almonds, a citrusy roasted beet and arugula salad, and a sumptuous rack of lamb with pesto-smashed potatoes. With easy-to-follow steps, this feast may become your new spring tradition! If only we could be superhuman! Kitchen & Market is here to bring a little balance to our everyday busy lives by helping put a truly delicious meal on the table…with minimal fuss! Just like spring, we’re right around the corner, ready to pep things up! CONTINUED >

Sleep Inside, Outside

3 Incredible places to (literally) sleep under the stars It’s always magical to spend a night sleeping under the stars. In decades past, adventure seekers have packed the SUV or camper with tents and gear for ‘roughin’ it’ in the great outdoors. But the swanky and exploding category of luxury outdoor hotel is something to investigate for an unforgettable, next-level experience. For those who prefer glamping rather than pitching their own tent fireside, here are a few options that incorporate sweeping views and a unique opportunity for travelers to be more authentically embedded in the landscape of the place they’re visiting. These resorts have bucket list-worthy rooms that capture the best of both the luxury resort experience and the outdoors. Whether you crave the dry heat of the remote Utah desert or the luminous beauty of the Northern Lights, we’ve curated a short list of some places you *must* check out.

Amangiri, Utah In southern Utah, Amangiri is a five star resort perfect for an adventurous weekend in the desert. However, it is the simple rooms built to emphasize the beauty of Canyon Point that truly make it an incredible place to stay. Each suite has an outdoor lounge and fireplace with private pools or rooftop terraces available too. Don’t miss a dip in the ‘gram-worthy pool, which wraps around the landscape’s curved dunes and arid plateaus.
Hacienda Na Xamena, Ibiza The Spanish island Ibiza boasts lush pine forests, hidden calas (cove beaches) and Hacienda Na Xamena, a resort suspended on a cliff 600 feet above the Mediterranean. Guests flock to its spa for the eight saltwater thalassotherapy (seawater as a form of therapy) lagoons, which are linked together with waterfalls. Swim to the edge of the pool and drink in the sweeping sea vistas.

Pacuare Lodge, Costa Rica This jungle hideaway is so out there, you have to whitewater raft down a river or ride a gondola to get there. A network of hanging bridges connect the villas, which have thatched roofs, plantation teak wood floors, rattan furniture and private plunge pools. In the evening, zip 400 feet down a cable for a meal at the Nest, a platform at the top of a ceiba tree, then take a night-time stroll along romantic pathways lit by candles and lanterns. Shakespeare in Love
MERCER IS LAN D HIG H S CHOOL | 7 :0 0 P M In this play, we can witness a version of what might have been. Lee Hall’s version of this successful screenplay follows the same story of Shakespeare meeting and falling in love with an aristocratic woman, Viola De Lesseps, who wishes to be an actor, and transforms for the stage, just as Shakespeare. Funny, clever, filled with references to Shakespeare’s work. M AY 3 RD
