COVID-19 also changed the market somewhat as many sellers had buyers who viewed their homes virtually and had never even entered the home. We had seen a significant number of buyers move into the

DFW area starting in June/July of 2020. The majority of these buyers are from California, NY, NJ, Chicago, some of the heavily locked down states. Some of those states also had businesses move to or open up in TX. When the country opened earlier this year, the real estate market in the DFW area saw dramatic changes, including buyers offering more than the asking price. Most of those areas had much higher real estate costs, so moving to the DFW area, they were and are willing to bid high in order to get exactly what they wanted. “There are certain factors that contribute to this, certain price points, subdivisions, updates all are factors that affect the how and why of this process. With this everchanging market, you need a strong agent who can navigate this. If you list too low, you're probably losing out on what could be a higher net. If you list too high, you might not get offers, ultimately affecting your net and the future marketability of your home” says Linda. CONTINUED >

Currently, there is low inventory because of the lack of sellers listing their homes— they will get more for their home selling, but they will likely have to pay more for another home than they were anticipating, therefore, they're not moving. Also, new home supplies dwindled significantly. Building supplies are still in short supply (lumber, concrete) or while vendors are "catching up" on the lingering supply chain that was disrupted last year. No one was prepared for the hurdles they faced over the last 12 months, builders included. Linda goes on to point out how dedicated she and Sotheby’s are to designing an extraordinary experience for every client, at every price point.
