GIVING BACK HOME SERVICES Comforts of Home ARTICLE BY JILL CLARK | PHOTOGRAPHY BY MATTHEW J CAPPS BUSINESS IMAGE SERVICES & PROVIDED New Life Furniture Bank provides furnishings, decor, dignity and hope to area residents in need. The New Life Furniture Thrift Store. 14

It can’t be stressed enough, donating furniture is easy—one call, a gas contribution and New Life comes to you to pick up that couch, bed, table or chairs. Best of all, you know it’s going directly to a family in need, rather than getting lost in a donation-sorting shuffle. Whether you donate, volunteer or shop, you’ll be helping an amaz ing organization, while making someone’s home—some one’s life—better.

Heather Voit, New Life’s marketing and communications director, beams with pride as she shares her compassion for the people they help and the collective enthusiasm for the incredible work they do. While the main mission of NLFB is to provide gently used furniture to families in need, that’s only part of the story.   Heather explains how founder Holly Young’s chance meeting with a family led her to start the organization in 2009. “Holly noticed a mom and her children look ing through a dumpster—and found out they were there searching for something to sleep on. Holly had been vol unteering with an organization that connected homeless people to housing resources and meeting this family made her realize a piece of the puzzle was missing," explains Heather. "People who get help with housing often live in those spaces without furniture, which leads to desperate acts like searching the trash for a mattress.”   Such circumstances can lead to bigger issues. Heather points out, “When people are left to make a bed out of blan kets on the floor, or eat dinner on the floor, it takes away their dignity. Many stop caring about their space, stop pay ing rent and end up back in a shelter. With furniture, people are much more likely to stay out of homelessness.” Simply having furniture can increase their chance of success.   Holly collected items for the family she found searching the dumpster and was able to fully furnish their apart ment. She continued repeating the process, and slowly but surely, New Life Furniture Bank grew into what it is today. The nonprofit now helps families in dire circumstances by furnishing empty houses so they can feel more like a home. Last year they served almost 1400 households.

Shopping at the new thrift store is just one way you can support NLFB—there are so many interesting ways to help, even for older kids and teens. Volunteering is easy but does need to be pre-scheduled for logistics purposes.

“We start by asking each client what they need. And because we now partner with interior designers through our Design With a Heart program, we also get to ask about their design preferences. We do our best to meet requests, and somehow, we’re able to give many clients just what they’d hoped for.”   She continues emphasizing, “Watch the stories on our website—especially the video that shows the move-in pro cess. You get to see a family coming in for the reveal. What you don’t see is that one little boy’s bed was delayed, and I had to break the news to him that his bed wasn’t available yet—but his only concern was if his sister had a bed.”   Even more impressive? The Furniture Bank can now help more people as it continues to grow and thrive, especially with the organization’s most recent addition: New Life Furniture Thrift Store, now open in Sharonville. “All of the sales fund our mission, plus it allows us to accept more donations, even clothing and large appliances," Heather shares. "In the past, we’ve had to say no to certain things like large sectional sofas and china cabinets. Now, we can fill the store with donations, and people in the community can find affordable items for their homes.”

Once you hear about New Life Furniture Bank (NLFB), you’ll likely be inspired to roll up your sleeves and get involved.

“We deliver and set up an entire household of fur nishings and essentials like fresh linens, dishes, pots and pans,” Heather explains about part of their work.

Custom home builder Frazier Homes is making dreams come true through out the Tri-State area. Their dedicated team of professionals has been deliv ering beautifully designed, quality-built custom homes to clients since 2011.

Andre is a proud Cincinnati native who was a captain of the Cincinnati Bearcat football team while earning his degree in finance at the Jay Oney and Andre Frazier.

Hardworking, integrity, availability, respect, high standards, and fine craftsmanship—all describe the ‘Frazier Difference.’ Andre explains, “We are different from other builders because we strive to build lifelong relationships with our clients. We work hard to have a close-knit bond of respect and understanding throughout the build process and beyond. Too many builders just build quickly and leave.”

“My upbringing influenced my decision to become a home builder. Both my mother and father were involved in real estate and building homes and I was always a part of that growing up. I would even help with some of the construction work. It gave me a great work ethic at an early age.”

Current Frazier clients Jay and Kristine Oney echo these sentiments, “Our experience with Andre has been very positive. He is always available and has a remarkable quiet confidence, engaging us through every step of the process. He is fair and transparent. Andre has an informed opinion to guide you but listens carefully to what you want. He builds your home as if it were his own.”

chose Andre from the list, they spoke with neighbors and others who had built homes. When researching, they discovered Frazier Homes had won numerous awards at Homearama including the first-place People’s Choice Award for Overall Favorite Home. After meeting with Andre and experi encing what they call “immediate chemistry,” they chose Frazier Homes to build their family’s dream home. The Oney home will include a custom-tailored home office for Jay’s con sulting business. After spending 27 years at Procter & Gamble as a mechan ical engineer, patent attorney and sourcing buyer, he started his own con sulting firm five years ago that helps companies of all sizes grow and find cost savings in supply chains, shipping and IT. Some of the features of his uniquely-designed home office include interior brick walls, a standing desk and specialty built-in cabinets. Building a custom home requires many months of detailed deci sion-making, monitoring progress at the job site and overcoming chal lenges such as the current economic climate. Andre relates, “We face challenges every day. You have to roll with the punches. We work with all our partners to help the client through any issues. With honesty and transparency, we explain everything thoroughly and provide options.”  Jay agrees, “When lumber prices were skyrocketing, Andre was willing to wait and monitor the situation and involve me in the process. He truly cares and made decisions throughout the process that would benefit us regardless of the cost to him.”

The close builder–client relationship extended to Jay introducing Andre to software called SketchUp. The 3D modeling technology helped Jay and Kristine better visualize 2D architectural drawings using a full-motion virtual experience. During the materials selection process, the 3D animations were updated so they could see how everything might come together.

Frazier Homes is considering using the technology with future clients. Frazier Homes is committed to providing an exceptional experience for every client. “Building a custom home is a process like no other,” Andre reflects. “A custom home is completely tailored and custom fit to your family. “The idea came to me on a summer day in 2020,” shop owner Jackie Smith remembers. “Working mostly from home in my current career gave me the opportunity to sit still and ask myself, ‘if I could do anything, what would it be?’ I felt drawn to opening a plant shop. But also living near downtown Mason, I’ve always craved a nearby store that has all of my favorite things.” She landed on an idea for a shop with items like plants, unique pottery, interesting home decor, books, and candles. Jackie’s vision also included a space with a garage door.  She recalls, “I didn’t have to go far to find the per fect space. I discovered an old beer drive-thru that had been sitting vacant for years.” While the building needed a lot of work, she couldn’t pass it up. “It not only had one garage door, it had two!”   26

Home decor store Moss & Ivy converts locals to plant-lovers, one person at a time. You know those special places you walk into and just being there makes you feel good? Moss & Ivy is one of those places—an enchanting plant and home decor shop with a welcoming vibe. Situated near Mason’s Downtown Plaza, the store’s concept was born during the pandemic and opened in June 2021.

TIPS FOR YOUR HOME OASIS TAILORED PLANT RECOMMENDATIONS

Jackie and her staff can also introduce you to ideal beginner plants, “Many of our customers started out with one plant in one room and now have plants in every room,” she says.

SAFETY FIRST Many plants are toxic to animals. “We can help guide customers to the best pet-safe plants if they have dogs or cats that might try to eat a leaf or two,” says Jackie.

BEGINNER PLANTS

There are two great beginner plants that require very little light and do not require weekly watering like most plants. They are the Zanzibar Gem (ZZ Plant) or what the Moss & Ivy team calls, “the Easy ZZ” and the Sansevieria or the Snake Plant. Both are low-maintenance and add great warmth and dimension to any room.

Jackie recently celebrated Moss & Ivy’s first anniversary with her staff and two chil dren, who worked nights and weekends to help her open. “I have an amazing team of women who make the store what it is every day and call it their happy place,” she says.

Incorporating plants into home decor is a growing trend, and Moss & Ivy is the place to go if you need some pointers. “Plants can go anywhere you have light, whether that’s little or plentiful,” Jackie explains. “We can guide you to the best plant for your space depending on your available light and the level of maintenance you prefer.”

WATCH THE WATER Most plants hate to be overwatered! If you feel like you kill every plant that you’ve ever bought, typically it’s because you’ve been overwatering them or the lighting is not appropriate for your plant choices.

DECORATING WITH PLANTS With a unique, decorative planter, you can quickly transform any room of your house from boring to lively and interesting.

Stop in to experience Moss & Ivy for your self. Take in the store’s unique atmosphere while browsing beautiful decor pieces, items for entertaining, gorgeous plants, and maybe even something for your pet! Whether you need a gift for a friend, or you simply want to browse for yourself, you’ll find practical and whimsical items that anyone would enjoy unwrapping (even if that someone is you)!

The store hasn’t only brought smiles to the staff. “When the garage doors are open and the music is on, the vibe is perfect at Moss & Ivy,” says Jackie. “Customers say they come to our store because they need to lift their spirits, so I know we have some thing special. Seeing how the store provides joy has been a sweet and humbling feeling.”

Now in its 23rd year of business, Lichtenberg Landscaping offers experience, creative vision and quality workmanship.

Lichtenberg Landscaping creates custom designs to bring a stylish outdoor oasis to life.

“People want a user-friendly space with ample room to entertain and enjoy,” Steve Lichtenberg, landscape architect and owner of Lichtenberg Landscaping of Mason explains. “This is achieved by designing separate outdoor rooms with good circulation and flow between the spaces and defined functions such as a casual sitting area, a bar area, a dining area and fireplace or fire pit.”

The backyard is no longer simply something to be mowed.

OUTDOOR LIVING | HOME + DESIGN

“The lighting creates the ambiance, sets the mood and brings your scene to life at night,” he explains. “When the lights pop on, they make you want to go outside and enjoy your beautiful space.”

First, Lichtenberg Landscaping will meet with the cli ent to collaborate on ideas, analyze the site for the best location and consider drainage and sun orientation. An outdoor living plan is then tailored to the client’s needs, designed to complement their home and its surroundings.

With the help of a creative team, it can be transformed into an outdoor living space as comfortable as one’s living room.

The planning process includes many steps and any large project, such as a pool installation, should be scheduled at least one year in advance.

The pool company finishes the pool interior while the other contractors complete the above requirements, and voilà—a beautiful pool and unique outdoor living space is created!

Lichtenberg Landscaping offers installation services including outdoor living spaces, paver patios, bars and grills, fireplaces and fire pits, pergolas, landscape instal lation and outdoor lighting. Steve tells us that outdoor liv ing spaces and lighting have become increasingly popular.

TRANSFORMATIONSBACKYARD

“I knew it was going to be beautiful,” Melissa tells us. “However, the finished result has exceeded my expecta tions. Lichtenberg Landscaping has truly given us an oasis in our own backyard.”

A pool project, as pictured, requires setting the pool elevation, excavation, pool deck and patio installations, landscaping, lighting, irrigation and sod. Additionally, coordination between all contractors is essential.

“It’s a good idea to have meetings ahead of time with the pool company, landscape architect, excavator, electrician and plumber to get everyone on the same page,” Steve explains.

“I put a lot of thought and time into every custom design. I want to understand how the homeowner will use each area,” Steve explains. “This enables us to create the proper space for all elements and deliver functional, resort-style living.”

Client Melissa A. Brunner recently had a pool installed and Lichtenberg Landscaping helped tie all of the pieces of their outdoor living space together including the instal lation of a pergola, outdoor bar and grill, dining area, fire place and full-color lighting on her property.

“We have the experience to know what works and what doesn’t, and how to do it right the first time,” Steve explains. “I believe our design work sets us apart from oth ers in the industry.”
