ARTICLE AND PHOTOGRAPHY BY STUART WARNER
My cousin Amy and her husband Ben had just bought a new house in East Hampton. Amy is a senior partner at Price Waterhouse and Ben is a broker on Wall Street, and they wanted a weekend getaway house. After looking for a while, they found this house, which was fairly unremarkable. They bought the house at the height of the market. They asked their realtor whether they should invest in renovating the house. The realtor told them that since they had bought at the height, it would be at least several years before they made a profit on the house and to just stick to decorating the house with new furniture and painting. Amy and Ben wanted us to come out to the house and look at it to see what we would suggest as far as doing any decorating, painting, furnishings and lighting replacement.

Originally, the plan was just to decorate. However, upon seeing the house, we determined that the house needed more than decoration. What the house sorely needed was some personality and architectural bones. It had none. After taking the tour, we told Amy and Ben that we felt that the house needed far more than just new furniture. Tim and I told them that we would come up with a plan and a proposal and after a couple of meetings, they gave us the green light to go ahead with a gut renovation and new construction inside of the house. Upon seeing it the first thing we knew to do was to give it the bone structure and architectural details that it was lacking. Tim and I have been in this business for quite a while, and it’s something that is just instinctual to us. It comes naturally - it also comes with schooling! CONTINUED >

The existing interiors were in the shape of an A-frame with vaulted ceilings in both the master bedroom, the main living area, kitchen, great room and then it had regular flat ceilings in the guest bedrooms and the bathrooms. We talked to our contractor, told him what we were looking for was to give the house some history, and asked him if he could find some OLD solid beams. Our contractor found beams from a 200-year-old barn in Pennsylvania. The beams are fabulous; they added authentication, gave the house an immediate history, and bone structure that the house desperately needed. We found from one of our many vendors custom wallpaper for the entrance that really made a bold statement. There were no existing ceiling lights in the house, so it was very dark and relied totally on lamps, floor lamps and table lamps. We had the electrician come in and rewire the whole house, adding recessed lighting in every room, especially the great room. We added different colors, accessories, lamps & original paintings. We had a New York artist bring several paintings out to the house - we feel as good designers that having real art, whether it’s from an emerging or established artist, is very important for the interior of the homes that adds a level of taste and sophistication. The art gives a sense of personality to the home for the homeowners and to their guests. This is our objective: to make the house look like a reflection of the homeowners’ individual personalities and a reflection of their tastes. Lastly, we did end up proving the realtor wrong! The guys sold the house one year after we finished the renovations, and not only did they make a handsome profit on the house, but the sale price paid in full the cost of all the renovations! Proving once again that we do know best when it comes to maximizing the potential resale of a home!

REVIVING NEW YORK HARBOR: THE BILLION OYSTER PROJECT The waters surrounding New York City have a long and storied history, filled with tales of maritime trade, bustling ports, and vibrant ecosystems. Yet, in recent years, pollution and overharvesting had taken a significant toll on the health of New York Harbor. The Billion Oyster Project, a remarkable environmental initiative, emerged as a beacon of hope for the restoration of this iconic estuary.
THE BIRTH OF AN IDEA The Billion Oyster Project, often referred to as BOP, was born in 2010 when Murray Fisher, a former high school teacher, founded the organization. The
project set out with an ambitious goal: to restore one billion live oysters to New York Harbor over the next two decades. This seemingly audacious mission would prove to be a gamechanger for both the local environment and the communities it serves.
THE OYSTER ECOSYSTEM Oysters may seem like an unlikely savior for a polluted harbor, but their unique ecological role makes them indispensable. Oysters are natural filter feeders, capable of purifying large volumes of water. A single adult oyster can filter up to 50 gallons of water per day, removing excess nutrients and toxins while promoting clarity and balance in the ecosystem. Furthermore,

oyster reefs provide a critical habitat for various marine species, contributing to the overall biodiversity of the harbor.
EDUCATIONAL OPPORTUNITIES One of the cornerstones of the Billion Oyster Project is its commitment to education. BOP partners with numerous schools and educational institutions, offering students the chance to engage in hands-on learning experiences. These students become citizen scientists, actively participating in the restoration of their local environment while gaining a profound understanding of marine science and ecology. The project's educational programs range from oyster gardening to water quality monitoring. Students cultivate oysters in their classrooms, observe their growth, and ultimately contribute to the replenishment of oyster populations in the harbor. Through these activities, students not only learn about the ecological importance of oysters but also develop a sense of stewardship for their local waterways.
COMMUNITY ENGAGEMENT The Billion Oyster Project is deeply rooted in the communities it serves. Local residents, business owners, and volunteers play a crucial role in the organization's efforts. The project hosts events and initiatives that bring people together to work on oyster restoration and environmental preservation. These events not only promote a sense of environmental responsibility but also foster a strong sense of community. Moreover, BOP's outreach extends to the restaurant industry, which benefits from the cleaner waters produced by oyster restoration. Many New York City restaurants have joined the project, with some even becoming "Billion Oyster Project Partners." These restaurants contribute to the cause by recycling oyster shells and using them to create new oyster reefs, thus supporting the regeneration of the harbor's oyster populations.

SCIENTIFIC RESEARCH The Billion Oyster Project conducts comprehensive scientific research to assess the impact of oyster restoration on water quality and ecosystem health. Collaborating with marine scientists and environmental experts, the project gathers data on water clarity, nutrient levels, and the presence of other marine life. The findings from these studies provide valuable insights into the success of oyster restoration efforts and inform future strategies for harbor revitalization.
CHALLENGES AND SUCCESSES While the Billion Oyster Project has made substantial progress, it also faces its share of challenges. Pollution, climate change, and habitat loss remain significant threats to the harbor's health. These hurdles underscore the importance of the project's long-term commitment and the need for broader environmental initiatives to address these pressing issues. Nonetheless, BOP's successes are noteworthy. The project has already reintroduced millions of oysters to the harbor, significantly improving water quality and fostering a more vibrant and resilient ecosystem. It has also empowered thousands of students and community members to become environmental advocates and stewards of New York Harbor. The Billion Oyster Project's audacious goal of restoring one billion oysters to New York Harbor is a testament to the power of community-driven environmental initiatives. Through education, collaboration, and a shared commitment to revitalizing the harbor, BOP not only makes significant strides in ecological restoration but also builds a sense of unity and environmental consciousness among the diverse communities of New York City. In the face of environmental challenges, the Billion Oyster Project offers a shining example of how the simple oyster, with its remarkable ecological properties, can become a symbol of hope and transformation for an iconic urban ecosystem. As the project moves forward, it continues to inspire both local residents and the global community with its dedication to restoring the natural balance and beauty of New York Harbor.

Every woman dreams of an organized and beautiful closet space, but it often comes last on the list of places that get their time and attention. Follow our nine tips for transforming and elevating your closet. How you organize your closet will of course differ based on the size of your space, the size of your wardrobe, and the kind of life you lead. But applying these guidelines will result in a much more organized and aesthetically pleasing space.
01
FACE CLOTHES THE SA ME DIRECTION
It may seem silly, but when dealing with a small space, little things count. Hanging all clothes the same direction is a no-brainer for continuity in your closet.
03 02
USE REAL ESTATE WISELY Reserve the front and middle of the closet for clothes worn most often. For someone who gets dressed for work each morning at 6 a.m., work clothes should be at the front of the closet. Store lesser-worn items like formal wear and out-of-season clothes toward the back and on the upper shelves. A large mirror and counter with chair provides the perfect spot to select jewelry and finalize finishing outfit touches. While every closet is different, the key here is everything has a home.
04
HIDDEN STOR AGE Hidden storage is a game changer in keeping a closet visually clean. Tuck folded clothes behind closed cabinet doors if the space is multipurpose. The floor-toceiling built-ins in Keri’s closet contain folded clothes, athleisure and other items she needs as she gets ready each day. Tuck away the least-used items: Use hidden storage and the very top of the closet for out-of-season items and stuff only worn a few times a year.
NEGATIVE SPACE
Using space efficiently is important, but keep in mind every good design includes some negative space. For instance, consider adding built-ins on the long wall of your closet but keep the short wall open with a mirror.
05
ORGANIZE BY KIND AND COLOR
Group clothes by kind first and color second. This ensures quick location of that favorite shirt when it’s needed. Bonus - it’s easy on the eye. Group like with like: Gather belts, sweaters, long-sleeve shirts, work pants, dresses, button-down shirts, jeans, shorts, etc., and decide the best place to store each item as a group (e.g., hang pants in the closet, fold and stack sweaters in a bureau). Working with groupings will help you figure out how much space you need and the best way to store each type of item.
CONTINUED > D ECEMB ER 2 0 2 3 | C I TYL I FE STYL E . C OM/MA N HAT TA N N Y
27
06
UPGR ADED HANGERS The simplest and fastest way to make a BIG difference in your closet organization is to get matching hangers that go beyond the traditional plastic or wire hangers. And for sure ditch any with paper from the dry cleaner!
07
BAG & SHOE STOR AGE Alternate the way shoes are facing. This ultimately helps fit more on each row and provide a visually appealing way to display those prized possessions. Everyone understands the frustration of searching for that one clutch when rushing out for the evening. Bags benefit from a space all their own. Get clear container storage for small bags and purses so you can locate and access them easily.
08
M AKE A STATEMENT Why use an armchair when you have room for a sofa? Slide up a stool and colorful area rug to complete the look. If you have excessive wall space, consider a mini gallery wall or a statement wall with wallpaper to polish things off.

Giving Campaign
2023 30
G IV IN G BAC K | L IFE + CULTURE
“
This Giving Campaign is all about personally impacting the lives of people we know with an unexpected check in the mail just to say that someone thought of them this holiday season.”
The annual City Lifestyle Giving Campaign is in its 4th year. Last holiday season we gave away over $300,000 to help 116 individuals and families in need, but we need your help to make it happen again this year. With nominations flooding in from community members and leaders such as judges, police officers, teachers, nurses, social workers, mentors and readers like you, we were able to reach people who might otherwise go unnoticed. Perhaps you know of a single parent struggling to provide for their family, an elderly person who has experienced loss, someone enduring a health issue, a co-worker suffering a sudden, unexpected tragedy or a neighbor with a financial hardship who has fallen between the cracks of getting assistance. Chances are you know someone with a specific need, even if no one else does. “We believe in giving back and serving the communities where we live in a real and tangible way,” says Steven Schowengerdt, CEO and founder of City Lifestyle. “This Giving Campaign is about personally impacting the lives of people we know with an unexpected check in the mail just to say that someone thought of them during this holiday season.” “We believe God has blessed our company with continued success, so we in turn want to be a blessing to others,” Matthew Perry, President of City Lifestyle adds. City Lifestyle has also enacted an internal giving program whereby every employee in the company receives $100 to give away to someone in the community. “The idea is to encourage our employees to keep giving on their own,” Steven says. “Taking care of one another and blessing others is truly rewarding and it perpetuates a cycle of giving. It’s extremely important to me as a person and as a company to foster a culture of generosity.”
