Real Estate Market Shift I keep hearing from colleagues and media alike that the market “has shifted” which is an interesting term that I am going to delve in deeper here. As I write this article it is the end of April and so it is with current data in mind and growing trends that I discuss our greater Seattle real estate market.

Let me level-set: up until this week, buyers I have represented at all price points, between North Bend in the south and Marysville to the north, have had to escalate to over 20% over asking price and regularly 30% over list price, while also waiving all contingencies, in order to win a bidding war. Meanwhile the suburbs of Seattle overall have seen softer escalations since last May 2021, whereas buyers on the Eastside set an average minimum escalation bar of 30% over list in order to beat the competition. Waiving all contingencies continues to be de facto and making an earnest money contribution way over the recommended 5% limit non refundable to the seller, is now expected. Even more to the point, the average time on market in both King and Snohomish counties for single family homes has been 5 days. This means that homes sold at or prior to review date represent

the overwhelming majority of listings and means that the market has, in effect, not shifted yet. Not in any significant manner anyway. Here is what has shifted, which may be a sign of buyers’ spending capacity being affected by rising interest rates; as of March 2022 we started to see less offers overall per listing. This means that instead of 15+ offers we are seeing 5+ offers and in some cases, one or two. Are there homes that are “sitting”? There are a handful, yes, and in almost all cases, it is as a result of a home hitting the market priced too high to start off with. The good news is that there is so much demand and there are so few listings, that even homes that don’t sell in the first week typically sell in the second week, almost always at list price.

WHAT DOES THIS MEAN IN PRACTICE? * Buyers are proving to be more resilient than anticipated in amongst rising interest rates and lenders are starting to get creative on how to structure loans to allow buyers to buy down points or save on closing costs. * Demand overwhelmingly exceeds supply. We have felt this acutely in both 2021 and 2022, perhaps more than ever. This has contributed to a steady, seller’s market, even in the face of economic and political stressors. * While the stock market has experienced a downturn, this has not been significant enough to put off affluent buyers, who represent a majority of the spending power in the single family home market. * Major employers in our area continue to grow and recruit, including from out of state, so the influx of new buyers continues to fuel the existing demand.

In the last four years we experienced two very defined market shifts; the first was in mid May 2018 when the bottom seemingly dropped out of the market and the other occurred in Spring 2020. The former appeared to be caused by a trifecta: sustained competition and rising home prices resulted in buyer fatigue; rising interest rates tempered buyer spending power; while economic uncertainty ground buyers to a halt. Ironically as a result housing inventory returned to near “normal” levels for the first time in years, yet buyers remained reluctant to make a move. In this pressure cooker scenario, buyer demand simmered in the background until it exploded in tandem with the 2020 pandemic. This explosion of pent up demand coupled with all-time low interest rates created the extreme competition we have witnessed over the last 24 months. The Fear of the Unknown and The Fear of Missing Out are both psychological drivers responsible for polarizing the market in one direction or the other, neither of which are “healthy” states to be in. Buyer demand is ultimately what fuels our local housing economy and that’s not likely to change. While the market is bound to “shift” as we adjust to rising interest rates, it should not hinder our ability to sell and buy. What it will impact is spending power, so perhaps we will see a hiatus in 30%+ escalations and welcome a buoyant, yet less aggressively competitive market.

The idea for Save Our Salmon Mural all started in October 2021. Austin Picinich, local 16-year-old artist, was one of 28 teens from across the country selected to attend the First Tee Innovators Forum in San Jose - a weekend-long leadership summit challenging teens to develop an innovative community service project to bring back to their communities. Austin’s idea for his project was a public art project to raise awareness for salmon - and the Save Our Salmon Mural was born. Over the following months, Austin began implementation of his project and plan. Austin selected SPUD Fish & Chips in Kirkland as his location. SPUD’s has been a Seattle establishment since 1935, and the Eastfacing wall at the iconic Kirkland location is over 112-feet-long – a perfect wall to use to brighten up the community and raise awareness for salmon, and the owners were excited to support Austin’s plan. By partnering with the University of Washington’s North Lake Washington SalmonWatchers program, Austin was able to bring this mural to life by bringing awareness to the community.

SalmonWatchers works to research, restore, and raise awareness for stream health and salmon populations; they work with students and community volunteers to positively impact streams like Juanita Creek. Seattle-based nonprofit, Urban ArtWorks, helped host a community paint day on April 2nd, 2022, and over 160 volunteers signed up to help paint. The mural design features kokanee salmon (often referred to as “Little Red Fish”) in Juanita Creek, a bright vivid illustration to remind people of the wildlife we share our local streams with. “I spent several weeks drawing my design up onto the wall. I outlined the whole design as “paint-by-number” style so it’d be easy for volunteers to get involved painting it. My goal with the design was solid colors and solid shapes, so anyone regardless of art experience could participate in bringing the mural to life. We were blown away by the overwhelming support of this project, and were able to take several walk-ups during the Paint Day. Thanks to everyone who was involved!” said Austin.

Macklemore is known for his music, but lately, Ben Haggerty, the man behind the hits has been busy making moves offstage. Kirkland Lifestyle has been shadowing this local celeb; haunting his secret sources for vintage cool, watching him “grow the game” as a player and investor in the new 5i indoor golf venue on Capitol Hill, and celebrating the Grand Opening of his Bogey Boys lifestyle brand pop-up shop, now open in University Village. Performing a full life as a designer, entrepreneur, social justice advocate, and part owner of the Kraken, Macklemore is glowed up and shining as a father of three young kids with his wife, Tricia. As Father’s Day looms, he confesses how he succumbed to the lure of golf, the ultimate Dad game. In his own words: “My love for the game of golf started 2 years ago. It was a balmy morning on the beautiful, yet sleepy island of Kauai, the day after thanksgiving in 2018. My brother, my best friend, and a tall lanky older gentleman who for the sake of this writing will be referred to as “Marko,” peer pressured me into renting clubs and venturing out onto the course behind our Airbnb. The only golfing I had done prior was a handful of rounds in the late 90’s at the local par 3 course where the longest hole was 110 yards. I don’t think I had ever hit a driver.

My brother and I have always been competitive with each other. While warming up at the range, he made a bold claim to the group that he was a “bogey golfer.” I still have yet to witness him break 100, but that’s not the point, I had something to play for that day. As we stood on the first tee box, I looked out onto the vast fairway of pristinely mowed and very hydrated grass, but that isn’t what stood out. The entire course was lined with nice homes, some tucked behind palm trees, others that were more vulnerable to golfers like me. Sure enough, on my first swing the golf ball came off the club in a sweeping, high and aggressive duck hook heading left. Somewhere between anxiety, excitement and pure terror I tracked my ball with bated breath as someone in our group mumbled “oh shit”. Turns out roofs make a really loud sound when you hit them with golf balls and this opening tee shot was no exception. We all fell out laughing as I quickly requested my god given right to a mulligan. Midway through the back 9 I had a decent lead on the “bogey golfer.” Between the two of us we had hit a total of seven houses and weren’t slowing down. At that point golf seemed like more of a lawsuit waiting to happen verses something I could

see myself getting into. But then everything changed. On the par four, 14th hole, I found myself in a fairway bunker off the tee. I had struggled the entire round making contact in the sand, much less getting it out, so my expectations for the shot ahead were low. I assessed the yardage to the green and decided that a 5 iron might get the job done. I pulled the club back, closed my eyes, and swung as hard as I could. The truth is, I don’t remember if the ball made it to the green that day. I don’t remember my final score or what I ended up with on that hole. That’s not important. What I do remember is I hit it, and I hit it pure. A rush came over my body. A sudden surge of dopamine and a feeling that hasn’t left me since. I wanted that feeling again. If I don’t hit that shot who knows where I am now. Maybe I leave the course that day with the mere satisfaction of defeating my brother and that would have been enough. Maybe I have some funny tales about that one year we hit a bunch of houses and that’s where my golf story ends. But it wasn’t. It turns out that day marked the beginning of my journey with the sport that I have fallen in love with. And for the last 2 years I wake up every day with the same thought…I want to play.”

How long have you lived in Kirkland? About ten years. What is the best fatherhood advice you’ve received? I had a great father, and one important lesson I learned was to parent each child in the way that best meets their needs. I try to communicate with my kids in a way that is customized to each of their personalities and to empower them each in a way that speaks to their individual gifts. What is a favorite family activity in Kirkland? Going to the waterfront to connect with friends who are boating. Summers are the greatest time to live in Kirkland! Do you have any advice for balancing career and family? The goal for me isn’t balance, the goal is to be present and giving attention to the people I am presently with – whether that’s my wife, children, friends, or business connections.

What is the best fatherhood advice you’ve received? Just to love your kids. To be a gracious person in light of both successes and failures. To demonstrate a strong work ethic and be defined by your values and who you are as a person.

What is a favorite family activity in Kirkland? Enjoying the waterfront parks, watching Little League at Everest Park, and the 4th of July parade and fireworks. Do you have any advice for balancing career and family? For us, kids were the “main event,” and we made decisions accordingly. What is the best fatherhood advice you’ve received? My father told me growing up that “It is impossible to have a bad day two days in a row.” I grew up believing that and whenever I had a “bad day,” I would bounce back and believe the next day was going to be amazing. I am now teaching my children that same mantra. Do you have any advice for balancing career and family? This is an ongoing challenge as my wife is an internal medicine doctor and we have two children. We have managed for many years working full-time and doing the drop-off and pick-ups from daycare and school ourselves. I like to finish all of my clinic work/notes at the office before coming home and that way, I can spend all of my time with my family. I try not to be on my phone or computer in front of my kids as much as possible and I do all I can to be at their sporting events and practices. Is there a hobby you are nurturing right now? My second “job” stemmed from social media. I started as a way to disseminate credible information around medicine and dermatology and my channels have evolved into a blend of lifestyle and skincare and some humor. I am so grateful for the support I have received and now have over 700K subscribers to my channels. YouTube (Dr. Daniel Sugai), TikTok (@drspf) and Instagram (@danielsugaimd).
