LORI, WHAT WERE YOUR ORIGINAL PLANS? We opened this winter with the anticipation that we’d be selling as a brick-and-mortar—one-on-one personal relationships were at the top of our list. I wanted customers to know me, and I wanted to know them when they walked in the door. HOW DID THAT ALL CHANGE? Only having been open around a month and a half, we hadn’t really had a chance to build a customer base. Our shoppers were mostly from walk-in traffic or referral business. Not being able to come in and see what we were all about was a huge hurdle for new shoppers. But we weren’t willing to give up—we upped our social game by showcasing merchandise numerous times a day on both Instagram and Facebook, and we go live on Facebook at least twice a week. We also started providing curbside pickup and delivery options. AND THE RESPONSE? Our customers have responded in such an amazing way! From our very first FB Live, we’ve had people tuning in and interacting with us. We get comments, messages, phone calls—we’ve established some close relationships with shoppers who cheer us on and want to see us succeed. YOUR PLANS FOR THE FUTURE? We love the way things are going with our social selling, and we fully intend to continue to grow that segment of our business—continuing to offer amazing personal service. Last year, Ohio required all home inspectors to be licensed—this went into effect November 2019, and Don is now a fully licensed Home Inspector for the State of Ohio. Along with multiple additional certifications, this all contributes to his well-rounded knowledge of home maintenance. Don also provides an extensive array of services like termite inspection, radon detection, thermographic tools to detect unseen leaks, mold and sewer inspection, and even drone surveillance to provide a bird’s-eye view of areas that are difficult to assess otherwise. Most home inspection organizations can’t offer this kind of technology or options, which is designed to help homeowners with residential upkeep. Recently, public health measures have many Loveland residents either still confined to their homes or in various phases of returning to work. Now, of course, is the perfect time to make good on those overlooked tasks— home improvement projects have never been easier to cross off the “to-do” list. For those considering buying a new home, Don has critical advice for them, too. “I would challenge prospective buyers to answer a few questions as they are walking through … that information will make the buying process much less stressful.” However, keeping an eye out for potential problems isn’t just a job for homebuyers. “I would also challenge most homeowners to consider an annual maintenance routine,” Don adds. “Preventative maintenance versus repairing and/or replacing over time is always more cost-effective.” “Now, more than ever, the space we live in needs to be dependable and safe,” Don points out. “It will always be a place to gather, rest, make memories and grow. Your home is a special place.”

Windows “How many windows are there, and what type? How old are they, and did the current owner replace them? Windows, like the roof, have an average life of 20 years,” he points out. “The average replacement costs about $400 each.” Furnace & Water Heater What type of service does the home have—gas, electric or both? “Gas heating typically only runs a few months of the year, sharing the cooling service with a heat pump and extending the life of the entire HVAC system. Whereas an all-electric home runs the heat pump year-round, and will wear out quicker.” Foundation “A poured foundation is less likely to have water leakage issues. But any home with poor gutter and downspout maintenance will eventually leak. A home with a sump pump system is a plus.” Electric Service Make this a priority to avoid getting zapped by improper amps. “Open the service panel and look at the main switch. Typical amps of 100, 125, 150 or 200 are listed.” Why is this important? “It’s nice to know if you have ‘room to grow.’” Final safety check: the kitchen, bath, garage and exterior should all have GFCI outlets. Overall? Knowing which questions to ask in advance can help homebuyers gather the facts needed to make good investment choices.

Mile 42 is the newest kid on the block, and it’s quickly become a regular stop for Wolterman Law Office’s Amber Rayburn. “You can’t beat the location—right by the bike trail!” Even a particular vibe can make the difference. For our publisher Emily Barlow, Hometown Cafe is the place to be. “I love drinking my steaming cup of coffee in their cozy sitting area … early in the morning before the rest of Loveland is open.” Sometimes, it’s about more than just the caffeine. THE

LOVELAND LEGACY FOUNDATION’S MANTRA. What began as a desire to help the brokenhearted Loveland community after 2017’s downtown fire has turned into a compassionate, giving, permanent presence that continues to revitalize all that once was. “We believe there’s a lot of need—even in normal times—and those in need don’t always know where to go to get help,” Steve Max, president of the LLF, says of the nonprofit. “We love to connect the need to the solution. The more we can help fund sustainable initiatives in the community, the better our community will be in the long-term.” Thanks to financial gifts and donations from generous community members and donors, the LLF’s purpose is simple: assist small businesses during challenging times with provisions that create long-lasting value for the community. In its first two years, the foundation grew from only a handful of grants to being able to fund six in 2019—Kingdom Warriors, NEST Community Learning Center, LIFE Food Pantry, Tried & True Parenting, CASA for Clermont Kids, the Care Center (with partner Wheels Cincinnati), and Loveland Educating Against Alcohol and Drugs (LEAAD). But six isn’t enough for Steve. His hope is to continue to grow the foundation’s presence and further impact the community. “There are hundreds of charitable efforts doing great work,” Steve says. “Our ability to help connect and strategize with them gives us an advantage that continues to grow. Our vision is to enhance the great things these charities do.” And the kindheartedness and desire to help run deep. The collaborative board members, composed of Loveland small business owners and residents (many of whom were personally affected by the fire), worked together to rebuild the downtown area after the tragedy destroyed much of the community’s lifeline and social hub. “We held a ‘Loveland Strong’ block party at Nisbet Park to raise money for the fire victims,” Steve says. “It was so cool watching people literally empty their pockets and stuff the collection boxes for their fellow residents—that’s the spirit of Loveland.” It is that same generous spirit that has spilled over into the recent COVID-19 pandemic affecting many local businesses. 30

“ When we hit times of u n c e r t a i n t y, w e w a n t to be there to help businesses and individuals through t h o s e t o u g h t i m e s .” “We are working to fill the gaps with small business owners by collecting funds and gift cards for owners and employees who may be in need,” Steve says. “In just a few short weeks, the response from the community has been outstanding. Within a matter of minutes of putting a communication out to small business owners, we identified one owner and his three employees who were hit particularly hard. We’ll be working with them to see how we can help.” If there’s one thing that the LLF and Steve want small business owners and the broader community to know, it’s that they are not alone. “When we hit times of uncertainty, we want to be there to help businesses and individuals through those tough times,” Steve says. “We all love being in the community—whether that’s supporting local businesses for dinner and a beer, shopping or working one of the many events.” “Loveland is filled with such wonderful people who truly care about each other. Being part of the LLF puts us right in the middle.
