Buy vs. Rent After considering commercial space or an outbuilding on his property, Heatly discovered Garage Condos and was immediately impressed. He not only liked the idea of building equity, which a rental wouldn't provide, but found that purchasing a luxury work and storage space was a recent trend in bigger cities that hadn't been tapped into locally, until now. Garage Condos in Edmond offers 85 luxury, climate-controlled units in various sizes, plus 24-hour surveillance, gated entry and a clubhouse.

estimated to already have the disease, and almost 34 million more are estimated to have low bone mass, placing them at increased risk for osteoporosis. Shawn Bennett, founder and owner of 1 REP GYM, says he has the answer to prevent and even reverse osteoporosis using a system that can take only 10 minutes a week of effort. 1 REP GYM is a piece of equipment that utilizes user-generated “force” to increase bone density and muscular strength. In 2004, Shawn developed “Measured Intensity Training”™ the measured isometric strength exercise protocol, and combined it with osteogenic loading, which is a rehabilitative medicine method with the goal of increasing bone mass density and preventing bone fracture. Shawn spent more than a decade training thousands of clients and conducting more than 20,000 training sessions. The manufacturers of the equipment he used went out of business and eventually, he was forced to design his own equipment, which he calls 1 REP GYM and is available for commercial and in-home private use. “All you do is get into position. You push as hard as you possibly can in a number of different exercises for basically 10 main exercises,” Shawn says. “Each time you do this, you get stronger. So every few days, we keep track of how much you push.” 1 REP GYM makes your body do effort that it’s not used to doing. Most people are not used to pushing as hard as they possi-

RENOVATE & REFINE

IT'S ALL ABOUT S TAG I N G SUPER REALTOR RYAN SMITH SHARES BEST TIPS TO SELL YOUR HOME FASTER

ARTICLE HEIDE BRANDES | PHOTOGRAPHY PROVIDED

20

OKC Lifestyle | November 2019

Staging and space can help you sell your home for faster and for more money.

RYAN SMITH OF ESQUIRE REALTY OF OKLAHOMA CITY KNOWS A THING OR TWO ABOUT STAGING A HOME FOR THE MARKET, AND HIS KNOWLEDGE MEANS HOMES HE SELLS TAKE TOP PRICE, SOMETIMES WITHIN DAYS. Staging is the key to making your home more appealing to buyers and fetching a higher price. Simple changes—like decluttering closets and taking away overly personal items—can make potential buyers more attracted to your home. “If buyers can see themselves living in your home, that’s the important thing. The less a buyer has to do, the higher your home will sell,” Ryan says. “You want the buyer to see themselves living there.” Ryan shared his best tips on staging to get the highest price and the quickest sale. RENOVATE & REFINE

(CON TI N U ED)

Neutral, earth-toned paint and clean, modern furniture can make staged homes look more appealing.

Updating fixtures and countertops to at least the minimum of what's currently in style brings a higher home price.

Cleaning and decluttering storage spaces is vital to making a home appealing to a buyer.

22

OKC Lifestyle | November 2019

STAGING TIPS 1. CLEAN AND DECLUTTER. Clutter takes up valuable storage space. One reason people want a new home is for more storage, so unstuff those closets to give the illusion of space. You want your closets and storage areas to have as much open space as possible with items organized neatly. Cleaning is vital as well. Give your home that spring cleaning, or hire professionals to make sure all the spaces are sparkling and smell nice. 2. DEPERSONALIZE YOUR HOME. Take the big family photo off the mantle and replace it with a mirror or painting. Let buyers see the home as “theirs” instead of “yours.” If you have pets, be sure the home doesn’t have that “pet smell,” and keep pet toys hidden away or put into one single spot. The same goes for kids, Ryan says. People visiting your home expect to see a child’s room, but put up the toys and paint over any “artwork” that may be on the walls. 3. UPDATE YOUR FURNITURE AND FIXTURES. Replace old worn furniture and upgrade fixtures like countertops and lighting to “keep up with the Joneses” when it comes to modern styles. Ryan suggests visiting open houses in the area to see what the current styles are and what people are looking for. Brand-new homes are also a good way to explore what the current design styles are. 4. STICK WITH NEUTRAL, EARTH-TONED PAINT ON THE WALLS. Beige, gray, tan and taupe match anything, so don’t shock buyers with your bright blue room. “Staging makes a home sell,” Ryan says. “But, also be realistic about what your home’s value is. The No. 1 reason a home doesn’t sell is that it is listed too high. Just because the home down the street sold for so much doesn’t mean yours will. Listen to your realtor. Your realtor is the expert and is truly working on your behalf.” Call Ryan Smith at 405.323.5555. November 2019 | OKC Lifestyle

LOCATED DEEP WITHIN THE OZARK MOUNTAINS OF MISSOURI LIES AN UNEXPECTED DESTINATION THAT JUST MIGHT BE THE NEXT BIG THING IN GOLF. Big Cedar Lodge is a premier wilderness resort, stretching along the shores of Table Rock Lake, which has long been hailed as a world-class resort. Johnny Morris, the founder of Bass Pro Shops, created Big Cedar Lodge to encourage visitors and their families to connect with the great outdoors. Within moments of entering the property, it is easy to see that nature was the muse behind the resort’s design. A winding entry road takes you deep within the lush hills of the Ozarks, calling you to slow down and take in the beauty that surrounds, as the road travels over trickling water crossings and showcases stunning vistas. The scene opens to reveal the hidden oasis: secluded cabins tucked into the hillside, Adirondack-style lodges that blend into their wooded backdrop, a chapel reminiscent of your grandparent’s country church and a collection of restaurants and activities placed to not disrupt of the natural splendor of the land.

02

The holes at Mountain Top gives players some of the most dramatic and unforgettable views in the Ozarks.

03

The view from Top of the Rock are spectacular and include a view of Table Rock Lake.

The captivating setting is only the beginning of what makes this luxury, rustic retreat so inviting. The amenities and attractions at Big Cedar Lodge have been designed to ignite an excitement for nature within guests of all types. Every restaurant uses the lake views as its backdrop, and every attraction incorporates natural elements, like birch trees that line the entrance of the resort’s 18,000-square-foot 01

spa. You will enjoy natural touches like a real wood-burning fireplace in your cabin and rustic decor. Some of the premier accommodations offer custom details like a glass floor with a trickling stream below or an outdoor shower that, while private, showcases views of the lake. But what does all of this have to do with golf? Morris, along with some of the most legendary names in golf, spared no detail in creating a multi-course destination at Big Cedar Lodge that masterfully incorporates the spectacular Ozark Mountain beauty into four (soon to be five) distinctive courses. The first course, Top of the Rock, is a Jack Nicklaus design and holds the honor of being the first-ever par-3 course to be included in an official PGA Tour-sanctioned event, hosting the Bass Pro Shops Legends of Golf from 2014 to 2019. Each of the carefully crafted nine holes showcases unique elements, including an island green on the sixth hole. The Arnold Palmer-designed driving range features 10 fully lit target greens ranging from 55 to 285 yards. While at the driving range, you will be surrounded by views of the “Cathedral of Nature,” a canyon with towering rock formations that was unearthed after a sinkhole opened in 2015, revealing a true natural wonder. A round of golf at Top of the Rock includes an experience you truly can’t get anywhere else. Each golfer receives a pass for the Lost Canyon Cave and Nature Trail. Buffalo Ridge is an 18-hole, Tom Fazio-designed course that is intended to bring you in close contact with nature. Native prairie grasses line the course, and as you play, you will travel over many streams via Amish-built bridges and take in views of waterfalls, lakes and caves. The championship course gets its namesake from the North American Bison that roam the ridge. This par-71 course was rated the No. 1 course in Missouri by Golf Magazine and holds a Golf Digest rating of 4.5 out of 5. 28

For the Mountain Top course, Morris teamed up with World Golf Hall of Fame legend Gary Player to create a 13-hole, par-3 short course that delivers an unparalleled experience for golfers. Holes range from 66 to 221 yards, giving players the opportunity to hit a variety of shots using different clubs. The course routes through some of the most dramatic and unforgettable views in the Ozarks. Continuing the theme of nature-inspired courses with incredible views, Ozarks National is a breathtaking, 18-hole championship course designed by architect duo Bill Coore and Ben Crenshaw. The course measures 7,036 yards from the back tees and features challenging carries and a variety of visually appealing approach shots that are highlighted by the native habitat. One of the course’s most interesting features includes a 400-foot wooden beam and plank bridge, which connects the tee box and fairway of the 13th hole and stands 60 feet above a flowing creek. Rounding out Big Cedar’s collection of bucket-list-worthy courses is Payne’s Valley,

the

designed by 81-time PGA Tour winner Tiger Woods. Set to open in 2020, Payne’s Valley pays tribute to Ozarks native and World Golf Hall of Fame member Payne Stewart. The championship course offers a style of play that will allow golfers of all skill levels to fall in love with the game as well as the beauty of the region. Payne’s Valley will showcase features like a dramatic bridge gliding over the water on hole 5 and the bet-settling hole 19 known as “The Big Rock.” Beyond the game of golf, Big Cedar is home to countless restaurants and attractions. Two marinas, a 10,000-acre nature park, expansive shooting facility, worldclass spa, natural history museum and a 50,000-square-foot activity center are just a few of the activities to keep you entertained when you’re not on the links.

CAMP CHAMPIONS MONTE CRISTO IRONWORKS’ OWNERS DUSTIN AND HOLLY CHILCOAT DEDICATE TIME, PASSION TO HELP KIDS AT YMCA’S CAMP CLASSEN

WHEN IT COMES TO SUMMER FUN, NOTHING BEATS CAMP. Hiking, outdoor games, archery, lake fun and sing-a-longs are the traditional play of summer, but for many children, having such an experience is out of reach. Enter Camp Classen. The YMCA Camp Classen has been providing campers, young 03

and old alike, with unforgettable memories since the 1920s. Nestled in the Arbuckle Mountains near Davis, Oklahoma, YMCA Camp Classen offers camp facilities year-round. Of course, overnight summer camp is the busiest time of year, when thousands of kids come together to enjoy horseback riding, canoeing, rock climbing, games, arts and crafts, fellowship and so much more. For two business leaders in Oklahoma City, Camp Classen is also a passion, allowing them to give back to the community that supports them as well.

SUPPORTING THE KIDS Dustin and Holly Chilcoat own Monte Cristo Ironworks, a design company that specializes in designing and manufacturing ornamental iron doors. The work is handcrafted with a mixture of traditional techniques and complemented by the use of modern applications. They also support YMCA Camp Classen every year, helping children discover confidence, friendship and the outdoors. “I discovered Camp Classen when I was teaching in Moore Public Schools,” Holly says. “It was something the school participated in every year during the fall. This is a true outdoor classroom. This is a science teacher’s dream. Teaching science really comes alive when you are on trails with students getting to interact with nature.” Campers build confidence, gain independence and leave with a better sense of responsibility. Additionally, Camp Classen works with school districts to provide Outdoor Education, an immersive week at camp where students learn in the outdoors. “Students are able to participate in activities like horseback riding, archery, canoeing and even life/survival skills like fire-making,” Holly says. “We’ve had kids that were terrified of horses and then ended up being their favorite thing at camp. I had one student that had ever picked up a bow before hit a bull’s-eye on the target. They are able to come out of their shell and discover new interests and talents.” For many of the children, time at Camp Classen is the first time they have been away from home. For Holly and Dustin, the camp enriches their lives as well. “This is a time for us to serve the community and specifically the younger generation,” Holly says. “It allows for us to be positive mentors.”

THE GENTLEMAN SAT IN THE 1950S BARBER CHAIR FACING THE MIRROR WHILE THE BARBER PUFFED HOT LATHER ALONG HIS NECK. Pulling out a straight razor, the barber scraped the blade over the neck stubble as Frank Sinatra crooned about going to the moon. In another chair, a machine attached to the barber’s hand hummed as he administered a head massage, utilizing a skill that was used in the 1940s. The smell of V’s Signature Tonic floated through the air as the snip of scissors kept beat with the “swish swish” of the Sole Brothers shoe shine in the front corner. Located at 300 W. Memorial Road Suite 119, V’s Barbershop is as old-school as it gets, but with a modern flair. You can get a haircut for $25 here, complete with a complimentary neck shave, hot lather, massage and tonic finish. Deluxe beard trims and “fades” are popular, and a traditional shave can be paired with a soothing

Along the walls, the black and white stares of sports greats from decades past share space with the patches, flags and challenge pins of the U.S. Military, local law enforcement and fire brigades and first responders. You won’t find “hipster” prices or crazy haircuts at V’s Barbershop—just a good old-fashioned barbershop experience that is attracting the gentlemen of old alongside customers of the modern age. “It’s just that old-school barbershop feel—the smell and look as you walk out the door. You remember this experience the minute you leave,” says Sharif Khan, who opened Oklahoma City’s V’s Barbershop with his wife, Stacie. “The older generation comes in here, and it’s like they stepped back in time. But on the flip side of their kids in. It’s an experience you remember.”

Memorabilia and more give V's Barbership a vintage feel.

OLD-SCHOOL AND SUPPORTIVE Franchise owners Sharif and Stacie Khan moved to Oklahoma City from Houston a little over a year ago. They used to take their son to a V’s in Houston, where they became big fans of the old-school barbershop look. “Opening a barbershop has been a dream of mine for years,”

As a former U.S. Marine, Sharif also wanted to honor those who serve their country and community. They offer a 20% discount to the military, law enforcement and first responders. “But our shop has taken it to the next level. We collect the patches and get memorabilia, and that shows those military and first responders that we care,” he says.

Sharif says. “True barbershops today are a lost art because most

The shop is lined with six antique Koken chairs from the 1950s that were located and purchased by a brokerage for V’s. The barbers are all licensed with additional licensing to use the straight razor.
