LUXURY REAL ESTATE GURU CHRIS KARAS DEALS IN A NICHE SO ELITE, WHERE PRIVACY AND KEEPING DETAILS ON THE ULTRA DOWN-LOW IS A GIVEN. But when he closed the highest Arizona MLS real estate deal to date in November 2019, it begged for attention. The co-founder of Launch Real Estate and president of The Karas Group sold a 28,000-square foot Paradise Valley estate that went to its new owners for a record $19.25 million.
It boasts five bedrooms, a two-bedroom guest house, private exercise studio in the master, oversize spa, formal spaces, chef’s kitchen, bar, glass walls to make the outdoors part of the house, and an indoor basketball court. Views of Camelback Mountain frame the home that sits on five acres. “It’s one of the most magnificent estates in Paradise Valley in one of the most sought-after locations. It checked every box for them,” says Karas, a 15-year industry veteran and Paradise Valley resident. Professional athletes, entrepreneurs, investors and physicians are among his happy clients. He’s done speaking engagements with stars of Bravo’s Million Dollar Listing shows, and lent his expertise on documentaries about the luxury real estate industry. Among his goals: To see every home in Paradise Valley. He estimates there are about 8,000 of them. “Let’s just say I still have a few more to go,” Karas says with a laugh.

“Mountain Shadows Resort Residences is the only threestory building in the center of the town of Paradise Valley,” adds Hundelt. “Given that the town is known for its austere zoning guidelines, I do not see this opportunity happening again.” Hundelt adds that the condominiums are a unique find locally. “Mountain Shadows resort condominiums is the only project in the state of Arizona on the market now that comes fully furnished up to and including linens, kitchenware, and artwork,” he shares. “It is truly unique in that it is the only product that you can purchase and move into immediately.” With so many housing options to choose from in today’s local real estate market, there are many reasons why locals may opt for resort-style condominiums, Thompson says. “I believe there are reasons for several different types of buyers in this environment,” he explains. “We have witnessed many people selling their large-scale homes and downgrading to a more manageable household size, or choosing several different smaller homes in favorite travel destinations to provide more freedom in their lifestyle. We have witnessed younger buyers purchasing units to have a more active lifestyle within a resort setting, yet in the middle of what is primarily a large home/acreage community such as Paradise Valley. And the most appealing aspect of our residences is the optional rental program, where residents can elect to place their qualified unit, or part of their unit if multi-bedroom, into the resort accommodation inventory and earn revenues from guest stays.” Whatever reason a new resident purchases a Mountain Shadows Residence, they’re sure to enjoy luxury resort living. CullumColwell recalls her dad running from job site to job site and her mom manning the office. As she grew up, she worked for the family business too and did “all of the jobs you can think of when you’re the daughter of homebuilders,” she says with a laugh. “I’m pretty much the same age as the company,” Cullum-Colwell shares. “It’s been an adventure my whole life.” “It would have been difficult to imagine our current organization, number of projects and custom homes from that kitchen table,” Kim recalls. “Our humble beginnings allowed for steady growth and low overhead. It’s incredibly rewarding to see how far we have come, and how many lives and businesses we impact. “It’s a privilege to provide such an important piece of our clients’ lives, and we are focused on remaining at the forefront of the architectural design capabilities and client-friendly technology that allow us to deliver an excellent client experience and a home they love to live in,” she continues. “We are proud of our team and the recognition they recently received from the 140,000-member-strong National Association of Home Builders, who named us National Custom Home Builder of the Year.” Cullum-Colwell explains that Cullum Homes does the gamut of home builds—from lock-and-leave communities to luxury, one-of-a-kind builds. “We do everything from home site selection to home design,” she explains.

BAMBOO SUSHI
Chef's Choice Nigiri
“We’re trying to change the business of seafood and inspire change in the way people eat,” says Kristofor Lofgren, founder and CEO of Bamboo Sushi. “When it comes to sustainability, we can truly say that we walk the talk; from the food we serve to how we build our restaurants to the hospitality we offer our guests, you can see it in everything we do.” While rooted in the art of traditional Japanese sushi, the menu expands beyond classic dishes into signature rolls, vegetarian and vegan options, as well as Japanese-inspired small plates. The restaurant, which opened at Biltmore Fashion Park, was the world’s first to know its carbon footprint down to the menu item. It has other locations outside of Arizona, and became the world’s first certified sustainable sushi restaurant in 2008. 2502 E. Camelback Road; BambooSushi.com March 2020 | Paradise Valley Lifestyle

Depending on what you order, you may need some of your own supplies. When you select your meals, think about what you will need to cook the food in and if any other kitchen utensils would be helpful. Have them ready to go so you don’t have to make any last-minute trips to the store, defeating the purpose of getting your box delivered! Look over the prep times and cook times to ensure you won’t be rushed, and have fun! If the meals are foods you would enjoy reheated, you could do all of your cooking the day you get the box to meal prep for your week, or you can just store the ingredients to the other meals in your fridge and cook them throughout the week.

DANCING DREAMS GET OUT AND DANCE WITH FRED ASTAIRE DANCE STUDIOS
ARTICLE MICHELLE GLICKSMAN PHOTOGRAPHY WHITNEY DINOTA

Paradise Valley Lifestyle | March 2020
“BALLROOM DANCING IS THAT PERFECT COMBINATION OF PHYSICAL ACTIVITY, SOCIAL INTERACTION AND MENTAL STIMULATION, AND IT CAN BRING SO MUCH TO YOUR LIFE,” EXPLAINS BRIANA USTYMOVYCH. “It’s a great workout, has documented physical and mental health benefits. can enhance your social life and self-confidence, reduces stress and depression, promotes relaxation, is a wonderful outlet for self-expression and creativity, and it’s FUN!! Ustymovych owns the Fred Astaire Dance Studios in Paradise Valley (FredAstaire.com/Paradise-Valley) along with her husband, Igor. The location first opened in 2007, and the couple purchased it four years ago. Dance was always part of their lives. “We both have danced since our youth,” Ustymovych explains, saying she began dancing at age 3. “Our parents believed that it was important for us to have connections to the arts and it stuck with us through adulthood.” The pair met 12 years ago in San Diego through dancing. Since then, the now husband-and-wife team has competed throughout the United States. “Igor is internationally trained since age 4 and has many titles from various prestigious competitions nationally and internationally,” Ustymovych shares. Now, they also share their love for the practice through the studio. “At Fred Astaire Dance Studios, we provide instruction in both International and American Ballroom styles, and then some!” she explains. “And as a Fred Astaire dance student, you can choose which dance style you’d like to learn first based on your individual dance goals and what’s most appealing to you. For example, students interested in high-energy lessons for improved physical health would likely choose a different style of dance than couples looking for an elegant first dance for their wedding. No matter your age, your ability level or whether you’re planning to take lessons with a partner or on your own—you’ve come to the right place.” In addition to ballroom dance, the location also offers lessons for Country Western and weddings; as well as dance camps, private lessons and more for kids. Those interested can participate in private lessons, group classes and practice parties. Private lessons provide specialized and personalized attention. Group classes complement the private lessons, and are “where patterns, technique, and style are learned.” They also enable students to meet others with similar dancing goals. Finally, the practice parties are fun events where students can put their new moves to work in a relaxed social setting. The lights are turned down, the music is turned up, and everyone gets to enjoy time dancing with different people. “Ballroom dance is a fun activity for everyone, from children to senior citizens, which is another reason it’s such an effective form of exercise,” Ustymovych says. “At Fred Astaire Dance Studios, we work with students of all age groups, physical abilities and skill levels—and we’ll create a custom dance program that’s comfortable yet challenging, and will help you attain your dance AND exercise goals.” Why does the couple love what they do? “We enrich people’s lives through dancing,” they say.
