LIFESTYLE LETTER

From Hats, To Fall Fashions, to Your Home, Style Is Here Here in Highlands Ranch and Lone Tree, we’ve got great style. Perhaps the best way to illustrate that is with our next installment of a multi-part series on Highlands Ranch’s first home, the Highlands Ranch Mansion & Historic Park. In past issues this year (check out our March and June issues on our website), we explored the original owners who built and first lived there, as well as what goes into creating and maintaining today’s botanic gardens that the public gets to enjoy. This month, contributing writer Sonja Nix features the architectural style of this cultural gem. The Mansion is the local darling of wedding photographers for a reason: There’s real diverse style in the 27,000-square-feet mansion. From its beginnings as a simple homestead made with local stone and timber, the owners along the way inserted Gothic Revival, English Tudor Revival, Art Deco, and more. Great style indeed. And it doesn’t stop there. This month, we share the heart behind Harvey Martin Hats, a Lone Tree brand created by neighbors-turned-family friends with a heart for style, entertaining and building something meaningful. Sterling Staging & Design owner Lauren Simmons gives her own take on how to spruce up your home furnishings for the fall. And we’ve also got you covered on the personal style front with local fashion stylists and boutique owners. We’re fortunate to have endless opportunities to celebrate and explore style in Highlands Ranch and Lone Tree. Whether it’s through visiting local boutiques, supporting creative entrepreneurs, or simply drawing inspiration from our city’s unique style and creativity, here’s to being unapologetically and uniquely you!

EVOLVING STYLE, LASTING LEGACY Beyond Aesthetic: Uncovering a Rich History Through a Century of Evolving Design

The Mansion today

In modern jargon, an “aesthetic” often implies uniformity: a carefully curated look that favors soft neutrals and color-coded palettes. The Highlands Ranch Mansion is decidedly “non-aesthetic” when viewed through this co-opted definition. Rather than a singular style, its exterior and interior styles diverge significantly, from

simple homestead to Art Deco masterpiece. However, beneath this style jumble lies a rich historical story. The mansion isn’t a hodgepodge, but a structural timeline of development, built on generations of individual expression and reinvention. When the Highlands Ranch Metro District acquired the property in 2010, they undertook the work of peeling back those layers. Former Director of Public Works and Lead Project Manager Jeff Case found the process both fascinating and challenging, noting, “There were very few accurate drawings to go by, so we often had to rely on the existing structure, labeling features as ‘original to how we found them’ when the origin was unclear.” As the crew opened up walls, they realized every owner had simply built over their predecessor’s work. “When we took off some of the plaster and drywall during the renovation,” Case explained, “we found windows that had been walled over, doorways that led nowhere, and stone from three different eras all tied together in the same frame.” From 1884 to 1976, seven owners left their mark on the mansion, expanding, adding, revising, and layering upon the mansion’s evolving footprint. The historical

revisions to the mansion primarily occurred from east to west and north to south, using both global design trends and local materials from the American West. These major architectural and interior themes mark that evolution.

19TH-CENTURY FRONTIER UTILITY

Original owner Samuel Allen Long’s 1.5-story stone farmhouse was built in 1891 with simple A-frame construction, using nearby fieldstone and timber that reflected the utilitarian spirit of period homesteaders. Little of the original architecture remains, as subsequent owners revised the interior footprint and facade. However, in what is now called the breakfast room, the farmhouse’s original exterior wall, as well as arches and doorways added and then revised over many renovations, can still be seen.

EUROPEAN GOTHIC

The next owner, John Wallace Springer, added the first defining feature of the exterior: the Gothic Revival stone castle and turret. Other features indicative of Gothic design include high-arched, pointed windows CONTINUED > S EP TEMB ER 2 0 2 6 | C I TYL I FE STYL E . C OM/H I GH L A N D S R A N C H

19

with leaded glass and wrought iron grilles and casings, built out of rhyolite stone hand-quarried in Castle Rock. Springer enjoyed a 360-degree lookout right out of his primary suite. Later design elements reference this first expansion. The chandeliers in the solarium, while added around 30 years later, have decorative ties to Gothic candle chandeliers. Sconces in the same room feature dragons, a distinct nod to the Gothic era.

ENGLISH TUDOR REVIVAL

Oilman Frank Kistler, who bought the ranch in 1926, is responsible for the mansion’s second defining feature: the English Tudor facade. Kistler wanted a grand estate for high-society entertaining. Working alongside Boettcher Mansion architect J.B. Benedict, the team looked to European grand manors for inspiration. Tudor styling here is characterized by high-contrast vertical timber framing against lighter-colored exterior walls above a stone base. Steep, gabled rooflines with dormers, arched windows, and wavy, hand-blown glass are defining features. Inside, the era is marked by dark wood paneling, wainscoting, a grand hand-carved staircase, and faux timber panels that conceal the structural steel beams used to support the expanded second floor.

MEDITERRANEAN, CLASSICAL, & MOORISH REVIVALS

Inspired by the Greek heritage of Kistler’s second wife, Leana Antonides Kistler, this era introduced Mediterranean influences to the estate. The sweeping quartz veranda designed for grand entertaining features archetypal Greek vasiform, or urn-shaped, balusters. Inside, the foyer is anchored by structural plaster columns that mimic solid rock, and doors are crafted with subtle ogee curves that meet at a decorative peak, reminiscent of Northern African design. Also of note, the Tudor framing on the back of the mansion, with its flourishes and whimsy, contrasts with the strictly linear detail on the front facade. Finally, the murals found in the mainlevel guest bathroom feature scenes of the Roman Colosseum, Italian ruins, and cypress trees.

ART DECO & CHINOISERIE

The 1920s Art Deco movement introduced modern glamour to the mansion. The solarium, a popular sunroom trend associated with Art Deco, features expansive wrap-around windows, geometric tile, copper inlays, and a marble fireplace. It serves as a transition space connecting the formal indoor living spaces to the outdoor gardens and lawn. By the 1940s, Elaine Oakes Phipps, wife of Carnegie Steel heir Lawrence Phipps Jr., added whimsical flair to the second-floor bathrooms. Separate his-and-hers bathrooms were typical in luxury homes at the time. According to the mansion’s website, “While the husband’s bathroom artwork consists of geometric designs and patterns in red and black, a more delicate, nature-oriented approach was taken in the wife’s bathroom, where soft yellow and blue tones dominate.”

20

D E C OR T R E N D S | HO M E + D E SIGN

The library

The westernmost second-story bathroom features a decidedly specific period design: Chinoiserie. These details, such as handpainted cranes and bamboo shoots against a red background, reflect the era’s fascination with eastern motifs.

THE PRESERVATION LAYER

The 2010 through 2012 renovations prioritized invisible modernization, tasking local artisans with concealing modern HVAC systems behind period-accurate woodwork, adding a working commercial kitchen, and building public-use restrooms to allow the community greater access to the mansion. These improvements also created a sustainable, income-producing event space to ensure its continued preservation and accessibility. The most compelling spaces aren’t generated for a digital feed or mass consumption; they are built over time. The Highlands Ranch Mansion stands as a place where frontier utility, Gilded Age romance, European grandeur, and modern design coexist as the ultimate lasting luxury: proof that the stories found in the layers of a place are far more meaningful than any curated image. Editor’s Note: This is the third in a multi-part series on our community treasure, the Highlands Ranch Mansion. Please see our March and June issues, and visit the mansion’s website to learn more or schedule a tour. highlandsranchmansion.com

WESTERN STYLE, MADE WITH LOVE LONE TREE CUSTOM HAT SHOP HARVEY MARTIN CREATES THE PERFECT HEAD TOPPER FOR THE COWBOY AND THE COWBOY-AT-HEART ARTICLE BY JENNIFER STARBUCK | PHOTOGRAPHY BY ANGELA MARIE CREATIVE

I NSP IR E D BY | STYL E + B E AU T Y

The team at Harvey Martin Hats

Julianne Martin and Anne Ingham are longtime Lone Tree neighbors who turned their love of entertaining, travel, and style into a custom hat shop, cutting, steaming, and styling their Western-inspired creations at high-end events such as weddings and conferences. A combination of family names, Harvey Martin Hats is a venture that blends Martin’s deep Texas roots — she hails from a third-generation South Texas ranching family — and Ingham’s 30 years working in product development and clothing design. In addition to their mobile events, they host private groups at an in-home studio that includes curated cocktails and a nibble spread to wet the whistle. To keep up with demand, they’ve grown their business to include other family members and friends who also trained in hatmaking to help with the growing brand. The neighbors-turned-family friends know how to party, and look good doing it. Here, they share how they started Harvey Martin Hats and what custom can do for you. TELL US THE STORY BEHIND HARVEY MARTIN HATS. Martin: Traveling together, we found ourselves collecting not only memories but hats. Wherever our adventures took us, especially to my home state of Texas, we embraced the tradition, often wearing hats that reflected the places and people we encountered. Getting our hats cleaned at a local hat shop, we chatted with the owner about our growing passion for hats. They looked at us and asked, “Why aren’t you turning this passion into your own business?” We walked out of the shop inspired. Before we had even reached the car, Anne turned to me with complete certainty and declared, “We’re doing this!” CONTINUED >

BEFORE LAUNCHING HARVEY MARTIN HATS, YOU INVESTED TIME LEARNING THE CRAFT. TELL US ABOUT THE TRAINING YOU WENT THROUGH TO BECOME HAT MAKERS. Ingham: We were fortunate to spend a week learning from a generational hat maker, immersing ourselves in the craft and tradition of hat making. We knew that if we were going to put our names on a product we were truly passionate about, we needed to invest the time and effort to master the skills behind it. From cutting brims and shaping hats with steam to working with a variety of materials, every step was both challenging and incredibly rewarding. Along the way, we gained a deep appreciation for the history, craftsmanship, and artistry behind each shape, style, and material. It was an experience that exceeded anything we could have imagined and continues to inspire every hat we create. WHAT SETS HARVEY MARTIN HATS APART? Martin: One of the biggest lessons we learned during our training is that there’s room for every hat maker. Every maker has their own style, their own process, and their own way of presenting their craft. For us, it’s never been just about the hat; it’s about the experience.

Branding the hats adds a personal touch.

Our goal is to create a one-on-one experience where every customer leaves with a hat that is uniquely theirs. Each hat is carefully fitted to their head, cut, steamed, and shaped to complement their face and reflect their personal style. No two hats are exactly alike because no two customers are. We aren’t a click-and-buy online business, and we don’t believe customization stops with choosing a color and tying on a ribbon. Every detail is intentional. Whether your style is simple and timeless or bold and bougie, we work with you to create a hat that tells your story. Some of our most meaningful embellishments come from a ranch visit and generations of gathering special pieces that have found new life on our hats. We are constantly creating new ways to make each hat and every appointment as personal and memorable as possible. WALK US THROUGH WHAT HAPPENS DURING A FITTING, AND WHY CREATING THAT ONE-ON-ONE EXPERIENCE IS SUCH AN IMPORTANT PART OF YOUR BRAND. Ingham: Living in Colorado, we all know there are incredible places to buy a great hat. Some specialize in luxury, high-end pieces with luxury price tags. Others focus on fun, trendy hats that are easy on the budget. We wanted to create something in between, a high-end, personalized experience that feels elevated without requiring a luxury-level investment. A place where quality, creativity, and style come together in a way that’s both bougie and budget-friendly. Every appointment begins with you. We measure for the perfect fit, help you find the right color and shape, and guide you toward a style that feels authentic. Then the fun begins.

Our collection includes exclusive mixed-metal accessories, custom-made as both magnetic and pin options, making it easy to personalize your hat without compromising versatility. Whether you’re looking for a classic Western cowboy hat, a modern ranch-inspired style, or a hip fedora that’s ready for a concert at Red Rocks, we’ll create a hat that’s uniquely yours. WHAT TRENDS ARE YOU SEEING RIGHT NOW? Martin: People walk in all the time asking for a black hat, but interestingly, it’s actually the color we sell the least of. Instead, we’re seeing customers fall in love with beautiful blues, rich earth tones, and other bold colors that create a much more custom, one-of-a-kind look. Personal branding has also become incredibly popular. We’re creating brands that go far beyond simple initials, making each hat tell a unique story. We’ve designed wedding hats featuring names or special dates stenciled onto feathers, tribute brands honoring loved ones, and even incorporated meaningful keepsakes like bullet casings from a family ranch or memorable experiences into hat pins and hatbands. More than ever, people want their hat to represent something personal, something that reflects their story, memories, or the people they love. That’s what makes a custom hat so special.

28

I NSP IR E D BY | STYL E + B E AU T Y

WHAT’S BEEN YOUR FAVORITE CUSTOMER MOMENT SO FAR? Ingham: Recently, we had the opportunity to create custom hats for a couple and their two adult children from Chicago at an event in Vail. They all left talking about how much fun they had and what a memorable part of their Colorado visit the experience became. I love that they shared that moment together, and that we were able to be a small part of creating that memory. Seeing people feel the same excitement and connection to a hat that we feel when we make them is truly something special. RUNNING A BUSINESS TOGETHER AS FRIENDS ISN’T ALWAYS EASY. WHAT HAVE YOU LEARNED ABOUT ONE ANOTHER, AND WHAT MAKES YOUR PARTNERSHIP WORK? We are great friends, and we have the ability to disagree without taking things personally. We each bring different strengths and talents to the business, and we want those talents to thrive. At the end of the day, our friendship is the most important thing. We communicate openly, work through challenges, and always find a solution together. We’re finding success because we both understand why we’re here and what we’re working toward.

FAVORITE HAT YOU MAKE? Julianne: One I need to quit calling a Tweener! It’s a fedora I made into a cowboy-style hat. Anne: I would say the Lizzie, a twist fedora front and slightly curved side brim. FAVORITE HAT COLOR? Julianne: Blue Anne: Olive RANCH DAY OR DATE NIGHT? Julianne: Hard one! Anne: Date night wearing a hat. BOOTS OR SNEAKERS? Julianne: Boots Anne: Boots MORNING COFFEE OR MARGARITA? Julianne: Morning coffee and afternoon margarita. Equally important. Anne: Coffee ONE FASHION RULE YOU’RE HAPPY TO BREAK? Julianne: I don’t like matchy–matchy. I like things to feel curated and meaningful, interesting. Anne: I like to wear white all year round. Learn more at harvey-martin.com and on social media @Harvey_martin_hats

ELIZABETH SANDERS

BROOKE SVANDA

Personal Stylist

Suburban Girl Boutique

For more than 23 years, Elizabeth Sanders has helped women discover their authentic personal style. She believes fashion is more than clothing; it’s a form of self-expression that should reflect who you are, not define you. Working one-onone with clients, Elizabeth creates wardrobes that are both beautiful and functional, helping women feel confident through every stage of life. Her goal is simple: for every client to look in the mirror and truly see themselves. This fall, Elizabeth encourages women to have fun by mixing patterns. This floral blouse pairs beautifully with the coordinating skirt and jacket for a fresh, confident look. This exact set can be found at elizabethsanders.cabionline.com.

As a mom of three boys and the owner of Suburban Girl Boutique, Brooke Svanda knows how important it is to have a wardrobe that makes you feel confident without overcomplicating your life. She opened the boutique to create a welcoming shopping experience where women can find elevated, wearable styles that fit their everyday lives. For this feature, Brooke chose a black two-piece maxi skirt set because it perfectly captures the transition into fall. It’s lightweight enough for warm days, but by adding a cozy chunky knit sweater and a great pair of boots, it instantly becomes the perfect fall look. She suggests investing in versatile pieces like these that can be styled together or in multiple ways throughout the season. KELLY CROSSLEY

A Fashioned Life

Modern Vintage Marketplace

Kim Nowlin is a style coach, speaker, and trained image consultant with her business, A Fashioned Life. Kim believes style is more than what you wear; it’s how you express your identity. At the heart of her work is the belief that when women change the language they use to describe themselves, they transform the way they see themselves and show up in the world. She helps women discover the words that define who they are and translate them into their own personal style. Kim’s pick for a versatile piece for fall is the cropped trench coat. It was big for spring and will continue to add a classic twist to your wardrobe this fall. Instead of a blazer, style your jeans, trousers, and even your denim culottes with this modern take on a classic trench! Follow along on Instagram @a_fashioned_life.

In an age of one-click shopping, there’s something refreshing about wandering through a space where every shelf holds the possibility of an unexpected find. That’s exactly the experience Kelly and Wil Crossley have created at Modern Vintage Marketplace (MVM) in Highlands Ranch. Filled with vintage treasures, antiques, handcrafted goods, stylish clothing, home décor, and distinctive gifts from more than 30 local artists and makers, the shop invites visitors to slow down and explore. Every visit offers the simple joy of discovering something with a story to tell. Owner Kelly suggests wearing a pair of upcycled palazzo pants by local artist Tremar this fall. These are custom-created in store by transforming a loved pair of jeans with colorful scarf fabric. They are still breezy for the hot days, but are a step away from the shorts of summer. Learn more about MVM at modernvintagemarketplace.com.

Four Designer Tips For a Cozy, Welcoming Home This Fall As the air turns crisp and the days grow shorter, there’s something special about creating a home that feels warm, comfortable, and inviting. The good news is that the transition into fall doesn’t have to be complicated or expensive. In fact, some of the most impactful seasonal updates are often the simplest, relying on thoughtful details that add warmth, texture, and personality to your space. As an interior designer working in home staging, I’ve learned that the homes people remember most are the ones that feel welcoming from the moment they walk through the front door. Whether you’re hosting family gatherings, enjoying cozy evenings at home, or preparing to sell your property this season, creating an inviting atmosphere can make all the difference. Small changes can instantly transform the look and feel of a room without requiring a major investment. Autumn is the perfect time to embrace natural materials, rich colors, and comfortable spaces that encourage people to slow down and relax. The goal isn’t to overwhelm your home with seasonal decorations but to create a timeless, lived-in look that feels both stylish and authentic. Whether you’re refreshing your home for yourself or hoping to impress potential buyers, these four simple tips will help you create a space that feels warm, curated, and ready for everything the season has to offer.

Layer cozy textures One of the easiest ways to make a room feel instantly warmer is by adding texture. As the temperature drops, swap lightweight summer linens for richer materials like velvet, boucle and faux fur. Think beyond the sofa. Add a soft throw over an accent chair or incorporate textured pillows in varying sizes to your bed. These simple additions make a room feel collected and lived in without adding unnecessary clutter.

Refresh your florals

Don’t overlook lighting

One of the quickest ways to transition your home from summer to fall is by updating your greenery and floral arrangements. Instead of bright florals, opt for dried botanicals, eucalyptus, pampas grass, or branches with rich autumn colors like burgundy, rust, golden ochre, or plum. A well-placed arrangement on a dining table, entry console, or kitchen island can completely change the feel of a room with very little effort.

As daylight fades earlier, lighting becomes one of the most important design elements in your home. Choose warm-toned bulbs, add table lamps to create pools of soft light, and incorporate candles throughout your living spaces. Try placing lamps in corners that tend to feel dark or adding candlelight to your dining table or coffee table. Layered lighting creates a warm and cozy atmosphere for the colder months.

Focus on color instead of seasonal decor You don’t need to fill every surface with pumpkins and fall signs to celebrate the season. Instead, think about your overall color palette. Incorporate rich tones like caramel, olive green, cinnamon, terracotta, burgundy, and warm neutrals through pillows, artwork, throws, or accessories. A few pumpkins here and there can certainly add a festive touch, but letting color lead the design creates a timeless, elevated look that feels intentional rather than themed. CONTINUED >

Lauren Simmons and her family

About Sterling Staging Meet Lauren Simmons, Sterling Staging’s fall home design expert. Written by HRCL staff | Photography Provided Lauren Simmons is the owner of Sterling Staging, a home staging company serving Douglas County and the surrounding communities. For the past 13 years, Lauren’s most important role has been being a mom to their three children. When she decided to return to work, flexibility was non-negotiable, especially as one of their daughters lives with Type 1 Diabetes. She stumbled upon an opportunity to begin staging homes part-time, allowing her to continue putting her family first while rediscovering her passion for design. Staging homes gave her an opportunity to enjoy a creative outlet and still be completely present for her family. As she gained experience, Lauren recognized opportunities to elevate both the customer experience and the quality of the finished product. Rather than waiting for someone else to make those changes, she took a leap of faith and purchased the company in December 2025. Today, Sterling Staging focuses on helping homeowners and Realtors throughout Douglas County maximize a home’s potential. Guided by the motto, “Design That Moves,” Lauren believes every space should create an emotional connection that inspires buyers the moment they walk through the door, while helping sellers confidently move on to their next chapter. While learning to build and grow a business has come with plenty of challenges, the relationships she’s developed with local Realtors and clients have made every step worthwhile. Lauren is dedicated to continued growth and leadership in the staging and design space. sterlingstagingdesign.com

APPLE CIDER

sangria A LATE SUMMER/EARLY FALL TREAT

As the season transitions into fall, it still features the warm, sunny days of summer but nights start to drop into the crisp temperatures. That leaves us in the limbo of wanting cool, refreshing drinks part of the time but also craving the deeper, spice-infused flavors of autumn. This recipe for apple cider sangria is the perfect blending of the seasons, leaving you feeling both refreshed and warmed through the deep flavors and interesting hints of spice. It’s a great drink to add to any dinner party, cocktail gathering, back deck after-hours get-together, or birthday bash. Here’s what you need to make the perfect mid-season cocktail to enhance whatever event you have planned.

44

H AP PY H OU R | FO O D + BE VE RAGE

INGREDIENTS: • • • • • •

1 bottle, standard size, of pinot grigio 2 1/2 cups fresh apple cider 1 cup club soda 1/2 cup ginger brandy 3 Honeycrisp apples, chopped 3 pears, chopped

DIRECTIONS: Combine all ingredients together and stir. Refrigerate for an hour or so (or longer) before serving. The drink can be enjoyed immediately, if desired, but the longer you let the ingredients sit and mix, the deeper the flavors will be. Giving it time to develop will make the drink more captivating and interesting.

NOTE: Regular brandy can be used, but ginger brandy gives it an extra kick of flavor.

Caring for People, Holistically Meet Your Neighbor: Catching up with Dr. Colleen McGuire of Cottonwood Psychiatry TELL US A BIT ABOUT YOURSELF.

I was born and raised in Los Angeles. I spent a portion of my childhood in St. Kitts, where my father was studying monkeys. I moved to Denver in 1999 to go to vet school, though it turned out I was better with people than animals, so I decided to go to Osteopathic Medicine School at Touro University in California. I currently love living in South Denver. I am married with 2 cats. I love swimming, gardening, being outside, and growing sunflowers.

HOW LONG HAVE YOU BEEN INVOLVED IN THE MENTAL HEALTH FIELD?

I‘ve been involved in mental health for 22 years! I believe it’s an underserved part of medicine. When I was on my psychiatric rotations in medical school, I never looked at the clock, which told me it was something I loved.

WHAT SETS YOU APART FROM OTHER MENTAL HEALTH SERVICES?

I provide holistic care, with the idea that we need to treat mind, body, and spirit. I started my psychiatry practice in honor of my late father, who was also a psychiatrist, and currently offer telehealth so that I can reach more people. I hold 20 different licenses so I can see people in rural parts of the United States that do not have access to transportation or care.

TELL US THE HEART BEYOND EVERYTHING YOU DO.

I practice psychiatry and provide therapy to help people get back to a place of calmness and neutrality. While I cannot solve every issue, we can at least work on ways to improve issues in people’s lives.

WHAT’S THE BEST PIECE OF ADVICE YOU’VE EVER RECEIVED?

“When you move, you do not have to unpack in one day.” You can look at this in many ways with regard to mental health.

WHAT IS YOUR FAVORITE QUOTE?

“You are the sky. Everything else, it’s just the weather.” -Pema Chödrön
