REAL ESTATE MYTHS DEBUNKED Myth: “Any home upgrades will add value to my home.” Fact: There are numerous upgrades that add no value to your home. Thankfully, I’ve had clients reach out and ask if certain home projects would increase the list price BEFORE they spent an entire weekend and a few thousand bucks on an unprofitable undertaking. Before listing a property, I work with my clients to devise an individualized plan that will maximize profits without needless spending. Myth: iBuyer real estate companies offer more profits to sellers. Fact: iBuyer real estate companies boast of streamlining the selling process with a quick close. However, this comes at a hefty cost to the seller as they lose thousands of dollars compared to what they would make through the traditional selling process. In fact, just this year, the FTC fined Opendoor, a fast-growing iBuyer, a whopping $62 million for cheating consumers. The takeaway: go the traditional route. The open market provides much better opportunities. Myth: The current real estate market is crashing. Fact: It’s not crashing, its cooling. Thankfully, we are experiencing a shift back to a less chaotic climate. The bidding wars are coming to an end, and you can expect more reasonable negotiations between sellers and buyers.

Welcome to fall, y’all! With the changing seasons comes a change in what we are craving and with fall that often means comfort food and local finds. October is our most delectable issue of the year, filled with some of our favorite dishes and delights around Gallatin. This month, we sit down with Chef Laura Rodriguez to hear about her culinary creations and desire to help others live healthier lives through food. We check in with our local coffee experts and a tour of their local roasting operation right here in Gallatin. We also include a Tennessee day trip for the golf and bourbon enthusiast. There is such an art to creating a memorable food experience that provokes fond memories. The aromas of certain foods can bring us right back to our childhood kitchen table, which can be incredibly powerful and comforting. Food brings us all together, and whether we are sharing a meal with loved ones or enjoying a night out on the town, the time spent while enjoying food is invaluable. Chef Laura Rodriguez’s Health Journey Uses Delicious Food To Combat Health Woes ARTICLE BY NICOLE BELL | PHOTOGRAPHY BY PAYTON WRIGHT PHOTOGRAPHY There have been a lot of misconceptions about holistic food and eating healthy. Fears of flavorful foods losing their delicious tastes or having to drastically overhaul an entire diet with substitutes of favorite foods for other options lead the way in preoccupations. While getting through the mindset of change can be difficult, there are certainly a few options that most don’t think of that can drastically improve health simply by adjusting what we consume. That specific change of routine and diet is exactly where Chef Laura Rodriguez comes in!
Over the past decade, Laura has managed her rheumatoid arthritis and has reversed a handful of other conditions through a healthy diet and lifestyle simply through many anti-inflammatory recipes and replacing problematic foods–many things we don’t often think of. “Inflammation is the root of all disease, including autoimmune conditions and eating flare-free food just simply helps reduce the inflammation,” says Chef Laura. Learning how to cook when living in Italy and as a vegetarian at the time, one of Laura’s friends worked in the kitchen of a local seafood CONTINUED > OCTOBER 2 0 2 2 | C I TYL I FE STYL E . restaurant and would teach her how to make every vegetarian Italian dish possible including pasta, eggplant parmesan and pizza. Laura’s eyes opened to new experiences and her mind began to focus on making meaningful changes in her life, as well as being used as a resource for others. Soon, she was researching and visiting farmers markets, eating vegetables she wasn’t previously familiar with and doing away with things like that processed parmesan cheese in the sprinkle-top canister after she realized what real parmesan cheese was! Ever since then, Chef Laura has been in love with food and holistic cooking which has led her to help so many others on their journey to healing! Most of Laura’s clients experience an overall improvement in their pain levels, quality of life and overall health once they truly embrace the lifestyle cooking for which she advocates and instructs. The anti-inflammatory recipes that are full of gut-healing and blood sugar-stabilizing ingredients are the lifeblood of individualized health. “Food is medicine and your body wants to heal itself,” she says. Laura has experienced firsthand the diseases that impact the functionality of life and going through it has allowed her to connect with clients on a deeper level and from a position of empathy. While now building her business from what she wished was available to her during the time she was healing, she now makes it her mission to pass along her experiences and to help form a plan for healthier eating for those who are on the same journey. “I live to serve and I’m kind of an encyclopedia of all things holistic healing,” Laura says. It’s the driving force behind everything

she does in her Flare Free Academy. If prepping and cooking isn’t your thing, Chef Laura also provides personal chef services, tailored to clients on an individualized plan dedicated solely to what her clients need and with specific health goals. “You have to listen to what your body is trying to tell you and give it what it needs,” she explains. Starting an anti-inflammatory diet is an easy place to start and Laura has become an absolute subject matter expert in the space. Laura will help craft a plan and will even teach you how to make your top-5 favorite dishes in a flare-free/anti-inflammatory way which is much more sustainable than trying to teach people to love salmon or kale salad. When you can simply change a few ingredients to remove the bad and substitute them with a better option while still being able to eat that same favorite dish, there really isn’t a better way to have healthy options! Chef Laura is thankful for where she is and appreciative of her journey. It wasn’t without difficulty or angst. It took Laura three months to start feeling better after starting a flare-free diet and two years to knock out her sugar addiction. This complete lifestyle change is not a quick diet or a quick fix. The path is not easy for some; but, seeing clients go from hopelessness, overwhelmed and confused, to excited, inspired and motivated to start using food as medicine as part of their healing journey, is the most enjoyable and rewarding feeling for her. “It’s not easy and the path won’t be linear but healing is possible!” Like every long journey, that linear path begins with the first step. It is said that the reason why coffee tastes so good is because of the love that goes into every carafe and brew.

Nobody knows this better than Tim and Ashley West, owners of Black Press Coffee Shops and Roasting. Black Press was originally started by two friends with varying backgrounds; one with a divine interest in coffee and the other an entrepreneur who had a passion for creating local jobs in our area. Together, and with the support of family, friends and the community, they turned their dream of producing quality coffee products and having an amazing community space, while roasting their own coffee beans, into reality when they opened their first coffee shop location in 2018. Currently, they now operate three coffee shops in our area (Gallatin and Hendersonville locations) with plans for future growth. Their roasting facility is also in Gallatin and Black Press even has a mobile coffee cart for events and gatherings. A steady rotation of different coffees, beverages, food items and even apparel sets Black Press apart from the cadre of corporate and national chain coffee shop conglomerates that have seen a recent influx around us. Their community-focused coffee shops provide safe working areas for studying, meetings, gatherings or just catching up with friends. “We want to offer a safe place for all people in our shops to interact and get to know one another,” says Tim. The local feel, customer service and story of success continue to prove that local businesses really do it best when they can provide exceptional services for the betterment of an area. While growing, keeping the hometown feel is the top priority for Tim and Ashley. Their products and services being based in Gallatin and being able to serve those in our area are of the utmost importance. It’s also the reason their roasting facility and headquarters are local here, too.

As a high-quality coffee shop with an intimate, local feel, Black Press continues to roast its own specialty coffee beans and blends right here in Gallatin. “We get our coffee beans from as many parts of the world as possible: Columbia, Peru, Costa Rica, Mexico, Ethiopia, Tanzania, Sumatra and Papua New Guinea,” says Dustin, Black Press Coffee Roaster. From all around the world, straight to Gallatin for the roasting process, and eventually into a cup at one of their shops or a bag someone purchases to brew at home, those beans have quite the story and quite the travel behind them–a story of success in their own right. The community has been a huge part of Black Press's growth, its influence and being able to reach so many since the beginning. Most important to Tim and Ashley is to make sure that Black Press always protects and reciprocates that same company and community commitment to the culture on which they were founded. Engaging in the lifestyle and community allows Black Press to provide jobs within the area, give back to others and demonstrate kindness to those who make Gallatin so amazing. Nestled among the East Tennessee hills between Lynchburg and Chattanooga lies a storied golf course that has become one of the best-known treasures in Tennessee, affectionately named Sweetens Cove. Revered for its beautiful and challenging layout, it quickly became a popular destination among locals. However, while the course was known to many in the area, it faced hard times financially and was in danger of shutting down in 2019. It was then that a group of sports legends and investors saw an opportunity to preserve this amazing piece of golf lore, including Tennessee’s own Peyton Manning, tennis champion Andy Roddick, developer Mark Rivers, legendary sportscaster Jim Nantz and PGA golfers Brad Faxon and Keith Mitchell. While the star power of ownership is impressive, the facilities and ambiance are anything but Hollywood. The course is a complete divergence from the traditional norm and etiquette and that is most certainly by design. The beautiful hills and mountain views are sublime, but there are still some nuances and traditions at Sweetens Cove that further the uniqueness and luster. There has always been a ritual (one that continues today) where golfers take a shot of whiskey on the first tee box. This was always a nod to non-traditional irreverence, but also to commemorate the camaraderie among friends. There was never a clubhouse, bar, concession, shop or structure on the grounds. This remains the same today with no formal amenities (other than a restroom) and so a BYOB rule remains healthily in effect. There is, however, a covered porch, fire pit and area to sit, sip, relax, enjoy and tell stories. The charm and romance could never be replicated even if someone tried.

As if preservation of the fabled course wasn’t enough, Sweetens Cove now boasts its own whiskey. Sweetens Cove Spirits began producing Tennessee Whiskey and has recently added their newest product, Kennessee, a crafted blend of Kentucky and Tennessee bourbon whiskeys as a premium offering. Teaming up with Kentucky's first female Master Distiller, Marianne Eaves (who is also among the youngest to ever claim the title of Master Distiller), Kennessee blends the two storied regions of whiskey making into a single product. While both the entrepreneurial golf and whiskey spaces are challenging, one would imagine that pairing them together would be even more of a monumental risk. However, there are times when certain combinations are beyond symbiotic and seem to perform harmoniously in unison than they ever would independently and Sweetens Cove has found that perfect balance.

Praline Pecan Crunch Snack Mix Ingredients • 8 cups brown sugar or cinnamon cereal squares • 1 cup pecan halves • 1/3 cup light corn syrup • 1/3 cup firmly packed brown sugar • 3 tablespoons butter • 1 teaspoon vanilla • 1/2 teaspoon baking soda • 2 cups white chocolate-covered pretzels • 1 cup salted peanuts • 2 packages of large waffle cones or paper bags Instructions 1. Heat oven to 250°F. Spray a 13 x 9-inch baking pan with non-stick cooking spray. Combine cereal and pecans in pan and set aside. 2. In a 4-cup microwaveable bowl, combine corn syrup, brown sugar and butter spread. Microwave on HIGH 1 minute 30 seconds. Stir. Microwave 30 seconds to 1 minute 30 seconds or until boiling. 3. Stir vanilla and baking soda into mixture. Pour over cereal mixture; stir to coat evenly. Bake for 1 hour, stirring every 20 minutes. Spread on baking sheet and cool completely; break into pieces. When cooled, add peanuts and pretzels. Makes about 10-11 cups. Store tightly covered.
