When it comes to flooring, the trends seem to hold fast until a new and great product gets introduced. One of those types of products came into the industry some years back. Also known as LVT (Luxury vinyl tile) and LVP (Luxury vinyl plank), these products have held the top spot for quite a few years because of what they have to offer—waterproof and resistant to scratches, stains and dents. LVT and LVP come in a wide range of colors and designs, and cost less than wood flooring but provide a similar look.

Real wood flooring is still a popular choice. You cannot beat the beauty of real hardwood flooring. The thinner strip wood is a dated look; the wider planks are the most popular. The hand-scrapped, distressed and chiseled look provides beauty to any home. Laminate, a hot product from some years past, is making a comeback. Laminates are cost-effective and relatively easy to install in a home. They are durable and stand up to staining and scratching, making them particularly useful in properties with children and pets.

Carpet trends this year focus on the softness of the new fibers and the ability to be easily cleaned. The new graphics and patterns have made carpet a great choice in areas where you want that soft feel. Carpet can also be used to make a stylish and modern statement. Low-pile options can help you retain a sleek and polished look while still benefiting from the softness, insulating and sound-dampening properties. After college, she never returned to Frederick. That is not until her husband landed a job in the Washington, D.C. area. Of all their metropolitan choices, with the support of her family, Wendy returned to Frederick. This time as a wife and mother and with a new idea in mind. When her children were young, Wendy had been a teacher. Then she worked in real estate, buying “fixer-upper” homes to make reappear as welcoming and comfortable options for a new family. Doing so on a reasonable budget was a critical key. Many of the aspects of the old homes were repurposed and a passion emerged. Wendy loves the challenge of taking something old and changing it to something with a new design, style and/or purpose. She began repurposing furniture and selling it in two booths at a shop in Savannah. She took college courses in Interior Design from a graduate of the highly regarded Savannah College of Art and Design. Her friends would ask for some advice and assistance, then shower her with compliments on the appeal of her design ideas. Over time Wendy developed her eclectic style.

Because she loves the coast, Wendy’s design business and shop are called Coast Designs. “It is also an acronym for my goals,” she shared. “The letters stand for Comfortable, Original, Accessible, Stylish and Timeless.” The primary objective in her design work is Comfort, first and foremost. “A comfortable and welcoming home is essential,” she said. “After all, it’s where my clients begin and end their day.” Many of her design projects are quite Original because of her repurposing passion and skill. With a really slow supply chain and lead time problems for furniture these days, repurposing provides a new look with nearly immediate gratification. You’ve heard the saying “They just don’t make things like they used to.” Wendy says that’s particularly true for real, solid wood casework and upholstered goods. “In addition to reducing the environmental impact of manufacturing, the end result of a repurposed item is something with history and a long future,” she says. Wendy believes everyone deserves to love where they live. Making design services Accessible to all is essential to her. A one-hour consultation for choosing a new color for a wall or a room is an easy step toward a smile-generating new look. Uniquely, she offers a menu of services from ideas to major projects to make design services at some level possible for whatever fits her clients’ dreams and budgets. Speaking of dreams, if you share a home with someone, you know one person’s vision of a change doesn’t always match the co-resident’s vision. In fact, changing the look of your home means giving up some control over your living space and your comfort zone. It’s uncomfortable. “Sometimes I feel like a therapist or marriage counselor,” Wendy commented. “But everyone deserves to have a space or product that brings them joy. I’m married. I have children. I understand. Everyone deserves to love where they live.” Style is so personal. We often doubt that a designer will “get” us. “Some people wonder how a designer will really know what appeals to them. But, I’m usually intuitive about a client’s style. We all give away little clues,” Wendy said. “I’ve lived in coastal, cottage and colonial. I love modern and mid-century,” she stated. “No matter what the period or style, good design is Timeless.” Having people visit her brick and mortar Coast Designs shop is helpful. She can conduct some of her design meetings there. Plus, it’s also easy for most people to find elements in the shop that fits their taste. It’s very eclectic and creates conversational clues in style. Just like in a home where designers like Wendy will focus on a color or piece the client frequently

mentions, there are pieces in her shop that draw focus to a style preference. It’s amazing how a great designer can totally refresh your home by simply moving things around. Those of us who have furnished and then lived in a home for fifteen or twenty years see the status quo. The fresh eyes of a designer can repurpose a chair, a lamp, a painting or even an entire room, thereby totally enlivening one’s living space. Too often we think of staging as only something we do when selling a home. Wendy is quite skilled at that, but she can also give you new reasons to fall in love with the home you currently have. She is very creative at using something in the same way in a different place, modifying the original intended use of something or totally changing the look and form of an object. “My goal is to provide a home that is affordable, inspiring, beautiful, functional, practical and comfortable for the entire family,” Wendy shared. That’s a big job. Her favorite thing about being a designer is helping people create a home that they will love. As a former teacher and mother of a special needs child, it’s part of her style. When you meet Esther Caulton, a soft-spoken woman with gentle mannerisms, you don’t see the iron inside. Rather than forged in the fire, perhaps her iron was forged in the cold. Born and raised in Stockholm, Sweden, Esther became very independent and determined at an early age. No parent drop off or school bus for this city girl—she took the subway to school. Esther also fell in love with languages early on. She had opportunities to study English in England during the summers. And in 1988, her parents sent 15-year-old Esther as an exchange student to Florida for a year. The experience exceeded her expectations. Since her mother worked for the Swedish State Department, Esther hoped she would seek an assignment at the Embassy of Sweden in Washington, D.C. In 1990, she acquired a threeyear posting, just as Esther was accepted to a college-prep foreign language program. During her time in the United States, Esther experienced larger and more diverse opportunities than she would have in Sweden. After earning the equivalent of a Master’s in Education in her home country, Esther jumped into life. With her suitcase, determination, mastery of several languages and a J-1 trainee visa, Esther left for Washington, D.C. Almost immediately, this iron-willed young woman applied to several private schools. Subsequently, she was hired as an intern teacher

at the Charles E. Smith Jewish Day School. She stayed on permanently as a French, Latin, basic modern Hebrew, and basic Spanish teacher, and the school sponsored her green card helping her on the path to US citizenship in 2008. Although Esther loves languages, teaching them wasn’t her passion. She knew there was something else for her. When she and her new husband bought a home, Esther was enamored with the process and fascinated with every detail. After studying during pregnancy with her second child, Esther became a Realtor in 2010. “The slow market at the time gave me an opportunity to get my bearings,” Esther said. Using her diplomatic community connections, she became somewhat of a relocation expert. “I was working mostly with high-end rentals for embassy staff,” Esther said. “But that grew into buyers.” Success grew as Esther and her family moved from Montgomery County to Frederick County. “I’m not an overnight success,” she said. “Real estate isn’t like that. I’ve been growing my business for thirteen years...there were a lot of transferable skills and knowledge that came from teaching.” Esther says she’s still a teacher in several ways for both new and experienced buyers and sellers. Teaching and her mother’s job in diplomatic protocol for the Swedish State Department provided organization

and people skills. In their reviews, clients comment on her communication skills of clarity and understanding, along with her thorough and deliberate research. “My father was a government lawyer, but had a love for interior design and he liked to take my sister and me to visit castles, historic churches and state buildings every other weekend. At 20, I subscribed to Architectural Digest, Elle Decor and a Swedish design magazine. I obviously inherited the love for design and architecture as well as my attention to details and contracts from my father.” Based on her past and her dreams, Esther became a real estate broker in 2022. As a lifelong learner, she sees this as a new opportunity and creative outlet. She wanted a local presence and wanted the opportunity to continue teaching and guiding new agents. As an independent woman believing in the American Dream, it’s also not surprising that one of her reasons was wanting something that was uniquely hers. Creativity runs in Esther’s family. Her husband is the marketing arm of the brokerage. He photographs all her listings

and finalizes her advertising. His drone photo from above their home in Brunswick, facing the Harpers Ferry Gap, is the basis of the company’s logo. In establishing her visual brand, Esther sent the photo to a logo designer in Kyiv, Ukraine. Since the work was initiated in March, 2022, there were days when they weren’t even sure if the designer was still alive. Depicting the scenic beauty of Brunswick in her logo was important to Esther because she was in love with the town and all its potential. As part of her real estate practice, she’s created a Facebook page called Brunswick Maryland Living to highlight businesses and people in the community; and, of course, her listings. Given her international background, it’s no wonder Esther also thinks rather globally. Even though she lives in southwest Frederick County, Esther loves working with clients throughout the entire county and DMV region. Established in June 2019, Steadfast is eager to open the doors of its first “transformational” home, with a mission to provide safe housing in a caring, supervised and home-like environment for unaccompanied homeless youth and for youth transitioning out of foster care. Steadfast aims to lift our local youth out of homelessness and poverty, and restore their unique hopes and dreams. According to the Maryland Youth Reach Survey, there are at least 145 unaccompanied homeless youth in Frederick County. (Many believe this number is likely much higher because these youth tend to stay below the radar.) We spent some time with Steadfast Founder and Executive Director Cindy Morgan, President of the Board Richard “Benny” Bienvenue, Vice-President of the Board Cary Plamondon, Esq. and House Lead Kelly Christiano, to learn more about the opening of the Steadfast house as they prepare to welcome their first “family members.”

WHAT IS YOUR BACKGROUND AND HOW DID YOU GET INVOLVED WITH STEADFAST? Cary: I am an attorney and do some pro bono legal work. I got involved with Steadfast through the CASA (Court Appointed Special Advocate for children) program. As a CASA advocate, you are assigned a youth that is in the foster care system and you help represent them in court...They may be taken out of their home due to neglect or abuse. They may be with a foster family...This opened my eyes to how great the need was in Frederick. When I met Cindy and some other women who are in the CASA program...remarkably most of us served male youths in their teenage years. We learned a lot about what the struggles are for youth when they don’t have adult support. So, when Cindy said, “We need a place for these youth to go.” I said, “I’m in!” Benny: I ran a residential school for juvenile offenders, older teenage boys, for 27 years. Cindy came down one day. She told me she wanted to create a home for

kids who needed a place to stay. We talked for a bit...I could tell that this was going to work!…I decided to help because it’s a mission that is extremely needed without a doubt. Kids are staying on couches and in cars and all that stuff. Listening to Cindy more, and the fact that she was going to give up a good job to do this…I said to myself, “WOW! That type of commitment and passion is going to be successful!” I was getting ready to retire after 47 years of working with kids, but I decided I had to be a part of Steadfast…I’ve seen lots of youth facilities and homes that just don’t work. But, I knew that this would work. She invited me to be on the Board and I said, “Of course!” Cindy: Benny started Our House from scratch. So, when I came into this new field...he helped me to navigate through the nonprofit world. Kelly: I am a social worker by trade. It’s a pretty big honor for me to be Steadfast’s first employee in the role of House Lead.

I met Cindy when we collaborated on a different program. The more we talked and got to know each other, we discovered we were on the same wavelength about how services should be delivered and how people should be treated. We really connected. It was time for me to transition from where I was and start something new. Cindy said, “I have something new for you!” Cindy: It’s been a little over a year...Kelly has helped us grow leaps and bounds. She has made her stamp on this home as well. She has helped us really propel forward.

HOW DID STEADFAST ORIGINATE? Cindy: My dad, Robert Hemby, grew up in foster care beginning at age four through graduation from high school. He went through four different foster care families. During high school, he was with a foster care family and the mother passed away. The father moved out of the home and told my dad he could live there by himself. Basically, he was abandoned. The house had no electricity or running water...So, he hunted and fished and went to school and played football and he eventually graduated from high school. During his high school years, nobody knew how he had been living. He stayed below the radar. ...My mom and dad were high school sweethearts. When my mom graduated from high school, they immediately got married because all my dad ever wanted was a home and a family. They immediately started having us and there are five kids in our family. He was a really hard worker. He believed in God. He was a survivor and a very strong man and broke that chain.

As I got older, he shared more with me about his unfortunate experiences in foster care...He shared with me that the social services would come and interview him in these homes in front of the foster families. There was never anyone that was there to stand up for him. Years later, I learned about CASA and thought, “This is what my dad needed.” I decided to volunteer for the CASA program...What I learned is that about 50% of youth getting out of foster care become homeless within 18 months. Robert (the same first name as my dad), my CINA (Child In Need of Assistance), had a HUGE impact on me, as it was his journey through the Foster Care system that inspired me to open a home. I want him to know that his life has made a difference for others. [About three years ago], God laid it on my heart to start a home and here we are. (We will open one for homeless young females once we are strong and operating.)...I had a very good job with an airline but decided to step down during Covid. The airline gave me an opportunity for early retirement and that allowed me to be 100% all in!

WHAT IS THE SIGNIFICANCE OF THE CHAIRS? Kelly: Cindy’s vision for the chair was for “Everyone to have a seat at the table.”...We have youth coming from traumatic backgrounds, never having a home-like environment. Cindy said, “We want this to be as homelike as possible.” And I said, “What is more ‘home’ than having your seat at the dinner table?” One thing we want is for the youth to have this visual that they have a seat at the table. So, we

give them a chair to decorate however they want. It’s their chair forever. They can either leave it here or take it with them when they transition out, and they are always welcome to come back to Sunday dinners. They always have a place at their Steadfast home. Cindy: And that’s very symbolic, too! We want them to know that if they need something, we are here for them. They can pick up the phone. They can say, “I’m having trouble with this. What can I do?”...If you want to be, you are a part of our family. It’s not forced, but we’re here for you.

WHAT DIFFERENTIATES STEADFAST? Kelly: We have learned that significant changes don’t happen outside of significant relationships...you don’t learn from [a] workshop, you learn from people. Many of us that grew up in homes with loving, supportive adult relationships; we learned how to drive a car or get a bank account from our parents or grandparents or someone who loved us…in a process over time... We’re aiming to provide an atmosphere that cultivates significant relationships first so that the learning and behavioral changes will come. Cary: We already have a list of volunteers that are ready to help in that regard. We have mentors...and potentially grandparent mentors...The other important thing is that we’re not reinventing the wheel. There are so many great non-profits in Frederick. So, we’re tying into as many as we can...We can’t wait to get open because there are so many people out there who want to be a part of this. It’s exciting! Cindy: If it’s already out in the community in another non-profit or organization, we’re connecting with those organizations and working together. If it’s not in the community, then we offer it here at Steadfast.

WHAT IS ONE THING YOU WANT READERS TO KNOW ABOUT STEADFAST? Benny: Steadfast is effective and workable. It will really teach young men to get out on their own, put their lives together and be successful. This will work!

Cindy: I really want to recognize FCF church for gifting this house for a very long-term agreement that is rent-free. I went to Pastor Randy Goldenberg to share what was on my heart and what we were doing. I went to him asking for prayer. He asked, “what do you need?” I told him we really need a house. He said, “Well, we have a house!” They have been so generous. Cary: Just because you don’t see youth homelessness, doesn’t mean it doesn’t exist here in Frederick. We idealize Frederick a lot because it’s a great place to live. There are a lot of things that go unperceived. We would love the Frederick community to be aware that this is a problem and that a big need does exist. Kelly: The term “transitional housing” is the idea that there is a transition between homelessness and permanent, forever housing. We provide “transformational housing.” The idea that you’re not going to leave how you came...While most transitional housing offers one year, we give youth up to three years. This provides time to grow up, get skills, have a stable foundation and have lasting relationships. Cindy: I’m surrounded by so many amazing, wonderful people. It really, truly does take a village. Everybody has a part to play. Everybody has a purpose. Everybody has something to bring to the table and it brings it all together. Laura Grabowski Laura Grabowski was living in Tampa, FL when she found her calling. She got the encouragement she needed to switch her career and become a mortgage loan officer from a phone conversation with a claims adjuster, and she hasn’t looked back since. When Laura returned to Maryland after living in Florida for over ten years, she knew Frederick would be the place where she settled for good. A peek at what’s ahead: bold cabinet colors, statement hardware and swaths of stone. When designing your dream kitchen, it’s important to balance timeless features with elements that reflect your personality and design aesthetic. You may not plan to remodel your kitchen each year (does anyone do that?), but that doesn’t mean there aren’t creative ways to keep your space feeling modern and fresh. We spoke with interior designer Brooke Cover about the trends in kitchen design she’s seeing this year, touching on everything from cabinet colors and lighting to tile and countertop combos she’s loving.

TAKING THE COUNTER MATERIAL UP THE BACKSPLASH Although the iconic subway tile backsplash is timeless in its own right, Brooke says she is seeing a big shift toward marble slab backsplashes — which add drama and depth to the kitchen. Not only is it easier to clean than tile, but a marble backsplash and countertop also sets the tone for the entire space and makes a big statement.

WARMING UP THE WHITE We doubt the classic white kitchen will ever completely go out of style, but trends show people are going away from the white kitchen and gray cabinets. They’re opting for white mixed with warmer wood tones, dark greens and blues. Some homeowners are mixing vintage in with the new and modern through butcher block islands or other unique cabinetry choices. Black is making a bold comeback in some kitchens, while others usher in warmth through painted islands or other darker contrast tiles in the bar area. You don’t have to leave behind the timelessness when you warm up your space if you opt for equally timeless black and wood-stained accents. If you want a quick refresh, consider adding pops of wood through cutting boards or other decor accents on countertops or open shelves.

CONTRAST, CONTRAST, CONTRAST! From painted and stained islands to dark lower cabinetry with bright white uppers and mixed lighting fixtures, contrast is the name of the game this year. You’ll see this juxtaposition between clean white and darker colors or even this year’s favorite - greens and blues - all over newly designed kitchens. You’re not breaking any rules by coordinating sculptural pendants over the kitchen island with more vintage-inspired gooseneck sconces over the standalone bar or a chandelier over the eat-in kitchen.

Brooke’s Pro Tip: I suggest viewing countertop slabs in person vs. a small sample piece because each slab has unique movement and colors. They are all so beautiful and works of art. Taking a trip to the warehouse will really help a client to understand the different types available and see the difference in the look of the material.
