In this season of giving thanks, we often find ourselves reflecting on the many blessings in our lives. The true spirit of Thanksgiving encourages the conscious expression of gratitude. Its focus is spending time with those that you love and encourages giving back in a meaningful way. While ambition, competition and slaying goals can be very healthy, forgetting to place importance on being present, enjoying the ride and appreciating those around us that have helped us along in our journey, can leave us missing out on what truly matters. We’ll never be content if we look outside ourselves and at our possessions or titles to determine if we are fulfilled. True contentment comes from within and from fulfilling who we were made to be.

Our November issue is dedicated to stories of gathering, gratefulness and giving back to our community. We are so thankful for the residents and businesses in our community who support so many wonderful organizations and help make our city the vibrant community that it is. 1-7: SNAPP is a non-profit that provides empowerment for teens through resources, mentorship, teen-driven curriculum, group activities, and peer-to-peer programs designed to create community, build relationships, and strengthen the sense of self needed to navigate today’s culture and process their lives. They hosted their annual fundraising gala on September 22nd with 150 guests in attendance and raising approximately $50,000 in support of their teen programs. The event featured silent and live auctions and music by DJ Lil’ Coop.

Guests were encouraged to donate money for a local nonprofit and were entered into a drawing; the drawing winner chose their favorite nonprofit to receive the donated money.

HIGHLIGHTING SIX LOCAL BUSINESSES WORKING TO BETTER OUR COMMUNITY ARTICLE BY TYLER WESTON

As a local business, we know that it’s incredibly important to invest in the community around you. None of us exist on an island and what’s good for the community as a whole is ultimately good for our businesses as well. That’s why we choose to invest significant time and resources into causes that we believe in and are passionate about furthering. That’s enough about us though. As a part of our November ‘Thankful’ editorial, we wanted to take some time to shine a light on some incredible local businesses that we see working hard to make a difference and act as a positive force in our communities every day. So here are a few who are making sure that impact is a part of their business.

When the father-daughter team of Chuck Layman Jr. and Alicia Lewis first founded their business, community outreach was already deeply ingrained in their mindset. Layman even used to operate a small food bank serving part of Denver’s homeless population and Lewis previously sat on the board of the House of Neighborly Service. Now, they utilize their resources and network to make the best impact they possibly can. In addition to hosting a regular radio show that dishes out financial advice for miles, the team regularly directs its efforts to support organizations like Realities for Children, House of Neighborly Service, and the Larimer County Food Bank.

While they do fundraise, gather resources for food and clothing drives, and volunteer their own time, one of their newest initiatives is to connect their clients with those same volunteer opportunities they participate in. While many of their clients express a desire to volunteer, the team noticed they didn’t always do so, often not knowing where to begin.

“We feel like we’re connectors,” Keri Livingston, the group’s Director of Marketing and Events told us, “connecting our clients with those volunteer opportunities.”

Building those connections between a willing volunteer workforce and the places that need exactly that is just the latest way this team is working to create a stronger community. For this family business, rooted in community and philanthropy, there is surely more to come.

Maxline Brewing “Craft, Community, and Culture.” When Maxline Brewing first opened its doors, a primary focus of the company was to create a gathering place for their community and to be helpful in that community in whatever way they could. Initially, that meant employees regularly donating their time to nonprofits and community causes. As their business grew, it began to make more sense to bring those causes to the community that had developed at the taproom, lending their space and resources more directly to those causes. Now, Maxline plays host to so many fundraisers it can be hard to keep track of them all. Puppy Yoga with OmKai to benefit Bounce Animal Rescue, Ales & Scales for the Colorado Herpetological Society, concerts like Friends of Bluegrass that benefit the Alliance for Suicide Prevention of Larimer County and Stuff the Truck for Homeward Alliance, Chili Cook Off’s benefitting the Food Bank of Larimer County and the American Cancer Society, we’d need another magazine to go as in-depth as we’d like to.

“That’s what we wanted,” General Manager Casey Rentz says of their grassroots approach to community fundraising, “to promote those smaller nonprofits, and the big ones obviously, but help the smaller ones grow and get more awareness for who they are.”

It doesn’t stop there, of course. Since they began canning their beers for sale outside the taproom Maxline has also donated a portion of every package sold to nonprofit organizations. You can even see a record of who’s received their quarterly donations on their website at maxlinebrewing.com

Sprague Roofing

For the team at Sprague Roofing, partnering with nonprofit organizations just makes sense. When Shelia Kolacz joined the team as the Office Manager for the company’s Fort Collins office, one of her first tasks was to organize community outreach. Going around to each employee and asking their favorite non-profits was a simple task that opened the door wide. Sponsoring Realities for Children, The Larimer County Food Bank, Hope Lives!, Living Her Legacy, running food drives and chili cook-offs, the list is already long and constantly growing.

The bar is high for this team as well. Last year’s Thanksgiving food drive raised a literal ton of food. That’s over 2,200 pounds of food for families in need, and this year combining their Veteran’s Day Chili Cook-Off at Maxline Brewing and tabling efforts at King Soopers, they hope to at least match that contribution and increase their cash contribution totals.

“It’s just important to us to care about our community,” Kolacz says of their efforts. “When we come to work we know we are doing more than just replacing someone’s roof, we’re creating awareness for important nonprofits in our area.”

Not to say they don’t have a good time as well.

Participating in golf tournaments to benefit Hope Lives! and Living Her Legacy might mean a lot of time spent organizing and planning, but it also means taking a day off to enjoy the greens and grow their community in support of the causes they are passionate about. What more could anyone ask for in a job?

Candlelight Dinner Playhouse How does a dinner theater give back exactly? That’s easy, you host a benefit concert! Of course, the details are a little bit more complicated than that, you’ve got to find the right performers, pick an appropriate cause, staff the venue, feed the crowds you draw in for a good cause…

Of course, that’s all in a day's work for the team at The Candlelight and they don’t seem to mind. After all, when a community has given so much to your business, it’s important to give back. As the Candlelight team enters their 15th season of shows, a major milestone in the world of theater, giving back is very much on their minds.

Over the past five years their consistent efforts have raised more than $45,000 for the Denver Actors Fund, whose tagline is, “For when you break a leg.” The fund helps Colorado performers who are unable to work due to injury or illness, keeping their heads above water while they’re out of commission. Most recently Candlelight hosted Tony Nominated Broadway star Beth Malone for a fundraising concert. Jalyn Webb, Candlelight’s Director of Sales and Marketing, is one of the fund's first ambassadors.

“I wish that we talked about this more,” Webb told us of her drive to help others.

“We need to be a society that gives.”

Supporting Realities for Children through the holidays, responding to the crisis in Ukraine by partnering with local performers to raise funds for the USO, and sharing their theater with children's productions to give them the opportunity to perform on the big stage, just to mention a few places of impact.

Most of the businesses on this list find their way to impact the community through well-established nonprofits.

Raising funds, hosting events, that sort of thing. All of that is excellent, of course, but every now and then you find someone who likes to work a little bit more directly than that. You might call it ‘grassroots.’

Lori Redmond, owner of BoxDrop Fort Collins, looks at it a bit more straightforwardly than that. “When I hear the need I try to fill that need.”

When Redmond first opened her mattress store, it wasn’t because she was particularly passionate about sleep or mattress components, it just made sense. She found an opportunity to support herself as a business owner and ran with it. Now, well established in the area, she gives back similarly - in a way that just makes sense.

She’s done that by building a network in which she is able to help. Churches, the Veterans Association, Loveland Housing Authority, sober living homes, you name it. When there is a need, she’ll fill it. That could be a family fleeing domestic violence in the middle of the night, a veteran fallen on hard times, a person fighting their addiction and simply in need of somewhere to rest their head, Redmond receives a call and out goes a mattress, or several, to ensure whoever needs that help can sleep soundly.

“I think we’re called to give to those who need a hand,” Redmond says, “It’s just the right thing to do, I think every business should give back to the community that supports them in some way.”

Snack Attack

When Shawn Storeby, a nine-year Marine Corps veteran, and his wife Lauren decided to open their restaurant, they knew that other local businesses and community outreach would be a major part of their plan. Even more, they knew they wanted to work to support the local veteran community. Perhaps their largest event is the annual Community on Tap 5k they host alongside Odell Brewing, this year on November 12th. While this will be their fifth installment of the event, it will be the first effort benefiting Honor Street, the newly minted 501c3 founded by Shawn Storeby.

“It has always been Shawn's goal to create and operate his own nonprofit,” Lauren Storeby says of their latest move in working to support veterans in the community.

In order to address a gap in locally available support for veterans, Honor Street aims to help local veterans with basic and fundamental daily life needs to show up as their best selves and continue to thrive in their lives on the road to success.

Even through the monumental task of founding a nonprofit, the Storebys have continued to support the community in every way they can: fundraising for schools, the Larimer County Food Bank, healthcare worker support through the pandemic, breast cancer prevention and then some.

• Build a menu around the season. “In November, people crave turkey, sage stuffing and cranberry sauce,” Chef Kyle says. “Autumn dinners mean bigger-course meals with varied proteins, like turkey, duck and sirloin, hearty starches, and good fall produce, especially root vegetables such as butternut squash and pumpkin.”

• Always greet guests with a beverage and appetizers. “Offer champagne for wine-lovers or a sparkling drink or signature cocktail.

It’s all about serving guests to the highest caliber,” Kyle says.

• Draw inspiration from the season’s changing colors, cooler temps and lower humidity to move back outdoors. “Think flannel blankets, wooden tables, fire pits, open grills, string lights and candles to create a really cool environment you haven’t been able to do all summer.”

• “You can’t go wrong with fresh flowers,” Hannah says, “but keep bouquets low to not interfere with conversation flowing. For fall, I like richer, jewel-toned florals to mix and match and keep whimsical. I vary glass vases with burnished brass for warm fall vibes.”

• An easy but thoughtful detail is to put a simple menu at each place setting, so guests know what to expect. “Add a pen, so guests can jot tasting notes, especially for wine pairings or multiple courses,” Hannah says. “Guests can share comments, then take the menu home as a sweet reminder of the event.”

• Follow the French principle of mise en place or everything in place before your event. “This is actually our company’s name,” Kyle says. “It’s that important to us. Make sure the wines are all open, cocktails are pre-made, place settings are out, candles are lit and music is playing. When guests arrive, it gives that wow-factor and shows you intentionally made them feel special.”

• To build confidence as a host, start small and practice. “Keep the menu and guest list small,” Kyle says. “Choose recipes you already have confidence in. If you make a great Beef Stroganoff, then go with that. People will love it!”

• As fun as it is to dine outside, always have an indoors back-up plan. “We’ve had to bring it indoors before,” Hannah says. “It’s still fun.”

Wine Pairing

According to Savor & Swirl, wine pairing doesn’t need to be overly complicated for a casual outdoor dinner party. Have a lighter and fuller body style of white and red available with some sparkling thrown in.

“Lighter to medium-bodied wines from Rhône Valley, Italy or California would be a good place to start,” they state. “Viognier is one of our favorite wines that goes great with fall-inspired cuisines. Pinot Noir wine goes great with just about any food. Lean towards California or Willamette Valley for a new-world style and go with France for a more earthy, old-world style. A big bold Napa Cab would fall in perfectly for the grilled ribeye steak! Cheers!”

The Ins and Outs of Property Investment

Getting into investment real estate may seem like an impossible task. As a realtor and property manager of 16 years there have been many opportunities and options open for creative thinking that can help with getting into real estate investing. Let's start with a little more information about different ways that I started investing. I have invested using multiple strategies such as, owner finance, loan assumption and 1031 exchanges, and have completed specialized courses in property management, construction and 1031 exchanges.

You may be asking, “Where should I start?” There are a few questions that should be answered. Determine your financial situation. How much money is available for a down payment? What is my credit score? When you know your financial status, then evaluate what you want to get out of your investment. Investors usually look at two categories, cash flow and equity.

Skilled investors and realtors determine this by looking at the current market and running numbers for cap rates, return on investment, and rental rates.

Purchasing for equity. Getting assistance from an experienced realtor to get a picture of the current market and trends is helpful. What type of market is it? Is the market one that tends to cycle with large crashes or steady with increases in value. The realtor can assist in finding a property that has potential to increase in value. There are two ways to increase value.

Start by looking for unfinished space that could be finished or a home that is under normal market prices.

Finishing a space increases the price per square foot, thus increasing the value. The strategy for equity gain may be holding a property long term. Keep in mind

that if a property is held long-term, the property needs to be maintained and the market is not predictable.

Investing using a cap rate and ROI are also strategies when determining whether to invest. A cap rate (capitalization rate) is determined by dividing the Net Operating Income (NOI) by the property value. Net Operating Income is the income minus expenses. If a property has a NOI of $100,000 per year and a value of $1,500,000 it has a cap rate of 6.67%. Investors look for cap rates between 4-10%. When making an offer make sure there is a period of due diligence before making an offer or within a time frame to review the financial documents of an investment property. The large property equals more time required to review leases, Profit/Loss statements and bank statements. It is highly recommended that a realtor with experience in investment property can help to review documents and what documents to request in the contract.

Investing as a self-employed person or if you are not self-employed, lenders will require documentation to be approved for a loan. They are looking for 2 years of tax return, W2’s for employed persons, Profit/Loss statements for self-employed. Loans require a credit score to be pulled. The higher the credit score the lower the interest rate tends to be.

Time should be set aside to gather documents to send to your lender for qualification.

Several loan types are available to invest in Real Estate. Depending on the type of loan that is chosen will determine the amount of funds that will be needed for a down payment. VA loans, FHA loans, 203k FHA loans, Conventional loans and Property Qualifying loans are the main loans that will be discussed.

VA loans are for Military Veterans past and present. These loans have a loan limit of $458,250 on a single-family residence in Larimer County. Contact a lender to find out loan limits for a multifamily property.

With VA loans, quadplexes (4plex) can be purchased with no money down and closing cost assistance provided by a seller. This is a great tool to start investing.

Rental income may be used to qualify for the loan. It is required to live in the property for approximately 6 months before moving to another property.

FHA loans can be used for investing with 3.5-10% down. Like the VA loan, quadplexes are the largest properties that can be purchased. You must live in the property. FHA loans are structured for first-time buyers. If you have not owned a home, you could qualify for this financing.

Has a property been found that requires remodeling? A 203k is a program through FHA that allows for the purchase of that property. A contract and draw schedule are required from a licensed builder/general contractor. A down payment of 3.5% will be required on this loan and you will be required to live in the home for a minimum of 12 months. This loan does have the benefit of gaining the funds for the remodel of the home that will be included in the loan.

Conventional loans require 10-30% down payment.

The potential rental income may or may not be considered depending on the lender or the bank servicing the loan. Conventional loans consider the buyer's credit score and debt-to-income ratio.

Property Qualifying loans/Asset Qualifier Home Loans are great for self-employed individuals. They generally do not require tax documentation to be approved for the loan because the lender is looking at the property as an asset. The downside to this loan is that it is at higher interest rates and the down

payment required will be 20-30%. To qualify the property will need to have a specified rental income versus what the mortgage amount will be. The property will also have to be “seasoned” for at least 6 months. This means that the property will need to be rented for 6 months minimum prior to closing.

Using a 401k to purchase real estate or refinancing a home to buy investment property is a possibility.

There are some tax benefits to using the funds for real estate investment purposes. It is recommended that you speak with a tax accountant and/or the company in which you have a 401k held to make sure the process is done correctly as to minimize impact to your taxes.

Now that the options have been assessed for investing, let’s look at the market. Larimer County has seen property values steadily increasing up until around July. It seemed like a battle to get an offer accepted, causing buyers to offer over asking price. While investing during a “boom” is difficult, it is not impossible. In today’s market we see more properties available for sale with longer listing periods. Now is the time to get ready to buy investments and personal use real estate.

To understand where the market is heading, we need to look at the past. February versus August shows that property value on average increased approximately $9000. In February there was less than a month's supply of homes for sale compared to 1.7 months’ worth today. While Colorado tends to fare well when the rest of the country comes down from a housing boom, Colorado also sees lower prices in the months from October through the end of January. Buying over the holidays is the prime time to purchase your next investment! If you are ready to start your investment journey, I am ready to guide you and answer any questions that you have.
