eachtree City resident Jane White-Stevens may be 80 years old, but she has an active lifestyle–from driving every week to tutor her grandchildren to traveling to Kenya for mission work. Jane also drives her husband of 51 years to his medical appointments, and as a retired pastor, drives herself to numerous church prayer and Bible studies each week. This incredibly active woman had a very old car, a 2006 minivan. It was time for an update. “I picked Cronic because they are great supporters of our community and especially the Business Women of Fayette and Coweta. I work with a school in Kenya with TEAM Alliance that’s supported by the

BWFC fundraiser, Spring Swing, formerly O Christmas Tea.” Jane and her husband Rod went to Cronic Nissan to look at SUVs. “I was happy to see a really great looking white Nissan Rogue that was only a year old. To me it looked and felt like we were in a new car.” “What I like best is the camera when I back up, and the light that tells me if there’s a car in my blind spot. It makes some kind of awful noise , and it won’t even let me back into something. So it’s great.” Why is that feature so important to Jane? In her old car, she backed into a service person’s parked car in her driveway, when she forgot to look. It was incredibly upsetting to her, and with the technology available in cars like her new Rogue,

completely preventable. She’d like to prevent what she calls “a very bad day.” What’s it like for Jane to have her “new” car? “I’m kind of fussy with it. There was some dust on the rear bumper and I wiped it off with my finger to make it look like the day we got it. It’s a beautiful car. I love the front end; I think it has personality.” Cronic made the whole process of buying easy. With Jane having an unscheduled trip out of town, Cronic delivered her vehicle to Peachtree City, and fetched her trade in. Jane says to people who are considering buying a car, “I believe Cronic is a place you could trust. It was convenient, and with my experience with the car and the charity giving, they made me believe they are reliable. We were glad to get what we wanted.”

Love My Local

February 2022 PUBLISHER

Jennifer Conforti | jennifer.conforti@citylifestyle.com EDITOR IAL COOR DINATOR

Byron Pugh | byron.pugh@citylifestyle.com

I remember the day we moved from Midtown Atlanta to Fayette County. I looked my husband in the face, pointed my finger at him and said, "We are not moving again for a very long time. I am going to meet as many people as I can, get involved in local groups, and we are going to put down some serious, deep roots in our new community." For once, I actually did what I said I was going to do. Fayette County has topped the list of places I've lived. I love the mix of people; some original Fayette Countians, others from all over the world. I love the small town feel and knowing the big city is only 30 min away. The acceptance and sympathy for our special needs daughter are clear and very much appreciated. I have met some of the most loving, giving people here and am building life-long friendships with people who also love their community. I get to work alongside other business owners in the Rotary Club of Fayetteville, supporting some wonderful, deserving causes. I am a member of the Fayette Chamber of Commerce and I am privy to new business openings and seminars and networking opportunities. (right up my alley!) As the owner/publisher of this magazine, I have the great pleasure and privilege of working alongside other small business owners who love to work and love their customers. Owning a small business means lots of sacrifices and hard work, but it also means great satisfaction in the accomplishment of success. Growing a business from scratch takes determination, grit, lots of connections, and gobs of prayer! From the beginning, we have committed this magazine to God and we pray over each issue, every month. We are so grateful to be able to share our work with you and appreciate the time you take to read our stories. We REALLY appreciate our local writers and photographers as they are the ones who make our magazine so beautiful every month. And, of course, our local advertising partners who make all of this possible. We hope you enjoy our Love Local issue!

At the Georgia Military College, they are eagerly growing the next generation of leaders, “who fully embrace the core values of duty, honor, country, and character above all!”

GEORGIA MILITARY COLLEGE SEEKS TO BE YOUR LOCAL COMMUNITY COLLEGE, FAYETTE COUNTY!

ARTICLE BY JACKIE BOEHEIM PHOTOGRAPHY BY TYLER WILLIS PHOTOGRAPHY

Home to twelve community college campuses throughout the state of Georgia, Georgia Military College (GMC) is offering a robust liberal arts experience for students. “Duty, honor, country and character above all” can be heard around campus as these are the core values that are embraced at GMC. Residential cadets and non-cadet/non-residential commuter students can attend GMC. The U.S. Army ROTC program, Early Commissioning, which allows graduates to become commissioned officers in the National Guard or Army Reserve in just two years is offered at GMC. ROTC Programs are offered but not required, nor is military service. Each student can gain their own unique education by way of 2-year transferrable associate degrees or 4-year Bachelor of Applied Science degrees. Overseeing the GMC Atlanta Metropolitan Region and its four campuses, is Brigadier General Scott F. “Rock” Donahue (U.S. Army, Retired). While his home base is at the Fayetteville Campus, General Rock ensures the smooth operations of the Fayetteville, Fairburn, Stone Mountain and Zebulon campuses. General Rock is one of the dynamic leaders at GMC, who is passionate about growing the next generation of leaders. “To give them hope for a brighter future, and to ensure they can truly start here and go anywhere,” General Rock states. His journey to GMC began when he served in the Army with the current GMC President, Lieutenant General William B. Caldwell, IV (U.S. Army, Ret). For 24 years, the two served on active duty as well as General Officers, retiring from the US Army in 2013. Shortly after, President Caldwell assumed his position as GMC President. In 2014, President Caldwell and General Rock reconnected at a Change of Command Ceremony at Ft. Bragg, North Carolina. “He asked me to come work for him at GMC to build and operationalize a GMC campus in Fayetteville, Georgia,” General Rock recalls. “Essentially as an Army of One; there was no campus, no staff, no faculty, no students; just 8 acres of forest, a set of blueprints, and a budget.” On October 16th, 2014, the groundbreaking ceremony for GMC Fayetteville was conducted. Site clearing operations began in November 2014. By July 2015, construction was completed. On August 3, 2015, the newest GMC Campus in Fayetteville opened its doors to nearly 300 students. General Rock watched with pride as those 8 acres of forest were now home to 300 students who would go on to accomplish great things. He implemented discipline, respect and joy in his newfound position. General Rock says GMC's mission is “To create opportunities and equip college and career ready students, for success in a competitive global society." CONTINUED >

Rock and Assistant Director/Dean of Students, Laura Thomas

To help students achieve success, General Rock has provided a leadership model that is followed in the Atlanta Metropolitan Region and has shown to be widely effective. “Leaders manage schedules, budgets, and resources, but they must “lead” people,” General Rock explains. His operating philosophy is the T-E-A-M method of leadership, a development model set to produce principled leaders. T-E-A-M stands for Teamwork, Execution, Attitude, and Mission. Like his favorite author, John C. Maxwell, says: “Everything rises and falls on leadership”. The model is defined by three core leader attributes: Inspired leadership, disciplined execution, and superior customer service. It also embodies three shared ethical elements: values, trust, and accountability. Leaders at all levels will improve the organization, accomplish the mission and influence people. In General Rock’s view, “the fusion of interdependent core leader attributes, shared ethical elements, and foundational rally points produce principled leaders of character.” General Rock passionately leads with this model, giving the leadership at the GMC Atlanta Metropolitan Region a strong foundation to operate a successful program. “This T-E-A-M Operating Philosophy & Leader Development Model describes who we are and how we do what we do; it is incorporated into all we do and is emblazoned on mousepads given to each TEAM member.” Under General Rock and his staff’s leadership, students at GMC have the tools and resources to acquire a fulfilling experience. Through the early commissioning program, cadets can earn a commission into the U.S. Army in two years. Service Academy Prep prepares you for USMA, USCGA, USNA and USAFA. Citizens can also find opportunities at GMC through its associate, bachelor and online degree programs. Through the Bachelor of Applied Science program, students can earn a degree in supervision and management, business management, supply chain management and logistics, healthcare management, homeland security and emergency management as well as public health. The online degree programs give students the ability to earn 21 Associate Degrees or 3 Bachelor of Applied Science Degrees from anywhere in the world. Students never have to step foot on campus. The GMC Bulldogs stay busy as nine sports teams call GMC home. From football to cross country, golf, softball and more. The rifle team is 3-time NRA ROTC National Champions. As one of the five military junior colleges nationwide, GMC prides itself on the hard work and dedication provided by its leadership. Students gain success through its model to produce confident graduates. GMC is true to its motto, “Start here…Go anywhere!”

A GAD company member performs. a contemporary dance.

Dance cast a spell on a young Sherri Davis that has never been broken. During her career as an artist, educator and advocate, her passion for the creative arts has continued to grow. Something inside an 8-year-old Sherri said, “I need to do that” as she watched the Houston Ballet perform Swan Lake. Her mom signed her up for classes at Mississippi Ballet Theatre in Jackson where she fell in love with dance and studied drama. Her drama coach was James Best, remembered for his role as The Dukes of Hazard’s Sheriff Roscoe P. Coltrane. “All that experience of dance and acting came at a rush at a young age,” she said. After a family move to a North Carolina town without a quality dance program, she commuted to a college where her ballet barre was the back of a chair and guest teacher, Patricia Sorrell of Norfolk, Va., taught her once a week. Sorrell told Sherri’s parents, “This child needs to come to Virginia because she’s talented.” At 13, Sherri accepted a full residential scholarship to study at the Tidewater Ballet Association, now Virginia Ballet Theatre. “As soon as I started dance and got into it, I was serious,” Sherri said. “I didn’t waver from that. My dance experience as a young child molded me completely as I am today. I literally was attached to very professional, highlevel people. That’s why I have the vision that I do because I don’t know anything else.” Training and performance with prestigious ballet companies carried Sherri to many places in her early career, including Atlanta. Although she had no thoughts of becoming a full-time dance educator, after settling in Fayette County she realized educating others and choreography were her greatest gifts. In 1990 she opened Georgia Academy of Dance and the Performing Arts and established Georgia Dance Theatre, which provides scholarships and performance opportunities, and features professionals from throughout the United States. Sherri has educated and mentored many dancers toward professional careers. She has also written and produced an original ballet, The Growing Up of Annabelle Potts, and created ballets from classics such as The Three Musketeers, West Side Story, The Hunchback of Notre Dame, and Jane Eyre in addition to 32 seasons of contemporary and early childhood productions. GAD’s productions of The Nutcracker Ballet and interactive Nutcracker Tea have become a local Christmas tradition. Sherri’s artistic vision has operated within the confines of a successful business garnering commendations from local chambers of commerce, the Georgia Council of the Arts, and the National Endowment of the Arts. She credits GAD’s excellence in arts education and presentation to the support of family, individuals, and local businesses. In 2019 Sherri formed the non-profit Arts Council of Fayette County as an additional platform for local artists of all genres. “There are plenty of meetings for those in business, but we don’t have that for the arts,” she said.

“Many artists work in isolation as is part of the creative process. I would like to expand the Arts Council’s efforts to assist with the needs of interested artists.” With support from the Atlanta Opera, Atlanta Symphony, High Museum, the Alliance Theatre, and local arts patrons, ACFC hosted its first gala in 2020 to celebrate local artists. “The creatives we featured taught me so much,” Sherri said. “Their passion for creating their art, including their efforts at making a living from their art fueled my passion even more to celebrate them and offer additional platforms.” Sherri’s dream is for Fayette County to have a professional arts facility for the entire community. “We are a creative county because of the talent here, but there’s not a professional facility to present that talent,” she said. “Having a hub like that would be amazing and would solidify the county’s ‘Create Your Story’ slogan.” Until then, the Arts Council will continue celebrating, assisting, and introducing new artists. “Artists always need to connect and become a bigger voice,” she said. Another gala is planned for February 2023. Despite her accomplishments, Sherri isn’t looking back. “I want to keep looking forward,” she said. “I’m excited about the future and hope to continue to educate, celebrate and nurture the arts in our community and beyond.” For more information about GAD or ACFC, visit www.gadance.com or www.artscouncilfayette.com.

“achieving the dream” team

COVID has had a direct impact on how people and many businesses view home and workspace, resulting in big market drivers that have significantly influenced today's real estate market. "Not having to go into the office as much, if at all, people can work from pretty much anywhere. They don't necessarily need to live in or near metropolitan areas." Heather Beard, Branch Manager for the Beard Mortgage Team with Loan Depot, understands and navigates - exceedingly well the cyclical nature of the real estate market. Home prices are on the rise across the country, and it is mostly a seller's market. Husband and team member, David, offers suggestions as to why this is perhaps more prevalent in Fayette County. "We live in an amazing area. If you're in the Atlanta area within however many miles, you can do anything. You can be at a football game, a concert, a ballet or play, a 5-star restaurant, an amusement park, or at the largest aquarium in the United States. There are so many things within our reach." Heather has been in the mortgage business since the late '90s, and as a result of the 2007 recession, lost her job. Smart and confidently ready to reinvent herself, she pursued an education at LaGrange College to become a real estate attorney. The Beards can thank Darlene, the sweet lady who managed the bookstore at LaGrange College, for bringing David to Heather's attention in 2009. "Heather, you have got to meet the guy who does our website." The early encounters between Heather and David created the foundation for their love story. The two married not long after and enjoyed life with their two daughters and son, in LaGrange . . . for a time, that is. According to David, "Heather is always thinking five steps in advance of me and most others." In 2016, after gauging David's willingness, Heather put wheels in motion to sell their home and move her family from LaGrange to Peachtree City. Their home sold within two weeks, leaving the Beards with one month to move out of their home and find a new one. With a second attempt, the Beards were blessed to have an offer accepted and moved into their new home in Peachtree City just three days before Christmas that year. They absolutely love living in Peachtree City. While the Beard Mortgage Team is in the business of processing mortgages, building a meaningful relationship with their clients is at the heart of everything they do, and providing an exceptional experience with a high degree of care as they guide them throughout their mortgage journey. The expertise and technology that exists within the Loan Depot infrastructure lend CONTINUED >

itself to the team's ability to process loans quickly, as well as compete competitively with cash offers when everything required is in place. The process is such that you can be qualified for a mortgage before you even start looking. Today, the Beards are seeing that there are many well-qualified people with savings and a good credit score. Heather and David offer sound advice when looking to engage, on any level, in the real estate market. "If anyone is even remotely in a situation where they are thinking about buying or refinancing, they should reach out to a trusted financial advisor to look at their complete financial package - where they are in their investments, their retirement, their equity; what their goals are 5, 10, 15, 20 years down the road, and let that person help them with their financial plan. One that's not only good now but will be good through those other milestone years. If and when they decide to sell and buy, reach out to a trusted real estate agent who will have their best interest in mind. There are a lot of great agents in this area." For prospective buyers who have a concern about being able to recoup the investment made in purchasing a home in today’s market, consider interest rates. Oftentimes, when you buy a house that has a

slightly higher purchase price, but you get a lower interest rate — when you offset those two things — it means your payments are ultimately going to be lower than if you were to purchase at a lower dollar amount, at a time when rates are higher. Although values are higher right now, interest rates are still at good lows. This impacts whether the decision to purchase is going to be a positive long-term investment. The Beards believe that “most real estate transactions are positive investments.” Seeking financial guidance before putting plans in motion, will be integral to making informed decisions. Whether you are an investor looking to fund your next investment property or a prospective homebuyer looking to purchase your next dream home, Heather Beard and her team have the expertise and creative real estate financing strategies that can help. Braciole

A RUSTIC, TENDER ITALIAN BEEF DISH, PERFECT FOR A ROMANTIC DINNER FOR TWO. ARTICLE BY JENNIFER CONFORTI

Braciole (pronounced "bra'zhul") would be lovely served with a bright, fruity Sangiovese, then followed with juicy, chocolate-dipped strawberries, or a creamy tiramisu!

INGREDIENTS • 1 lb - 1.25lb Flank Steak • Salt and Pepper • 1/3 cup grated Parmesan • 1/3 cup grated Provolone • 1/3 cup Italian Breadcrumbs • 2 tablespoons chopped Italian Parsley • 2 tablespoons Butter • 1/2 cup Red Wine • 1/2 cup Beef Broth • 4 cups Marinara Sauce (homemade is best) • Butchers Twine

INSTRUCTIONS Heat oven to 300 degrees. Pound flank steak until it’s as thin as possible, about 1/2”. Dust with salt and pepper. Mix Parmesan, Provolone, breadcrumbs and parsley together in a bowl. Spread evenly over steak. Roll up the steak, starting at wide end and tie it closed tightly with 3-4 pieces of butcher’s twine. Melt the butter in a dutch oven over medium-high heat, and brown the steak on all sides, turning every 2 minutes. Once browned, add the wine and broth. Then pour marinara sauce over the beef, cover and place in oven. Roast the beef at 300 degrees for 1 1/2 hours. Baste every 30 minutes with marinara. Remove from oven and let the braciole rest for 10 minutes before slicing it. Remove the butcher’s twine as you slice. Serve with polenta or your favorite pasta.
