Happy April Denver North Family! April is our Investment Issue and inside you will find amazing articles about incredible businesses and people who invest in a variety of ways. We have the pleasure of investing in the best businesses in Denver. We get to work with the best of the best and love getting to bring Denver to all of you! Our Denver North partners invest in their communities, in their customers, and in their employees. Each business we work with contributes in their own way to making Denver the best city in the nation and highlighting the work that is possible when awesome people follow their dreams and invest in their passions!
While lots of investment includes dollars and cents, I know that, for me, my greatest investment is in my two precious kiddos. My work is helping them to navigate this great, big world and become the incredible adults I know they will be! Each day, each conversation, each hug, each story read, each game played, each good night song sung are deposits in their banks, building them up and preparing them for the many highs and lows to come.
How can we all invest in those around us? Supporting local businesses, encouraging entrepreneurs, and investing in education, are just a few ways that we give back and create a thriving community and local business scene.
So, Denver North Family, if there is anything we can do to help and support and invest in each of you, all you have to do is reach out and let us know! We're here for you!

Her transition from a corporate Supply Chain Manager to a trusted real estate agent was serendipitous, ignited by the encouragement of a former employer, Mark, who saw potential in her ability to navigate the complexities of the real estate world.
Establishing High Ridge Realty wasn't just about forging a career path; it was about embodying trust and integrity in every transaction. Since its inception, Nancy has closed over $30 million in sales, driven by her unwavering commitment to her clients' needs and aspirations. Her vision to expand and create a brokerage that prioritizes trust and excellence led her to establish High Ridge Realty, where she now leads a team of dedicated professionals.
“RENTAL PROPERTY OWNERS CAN BENEFIT FROM VARIOUS TAX DEDUCTIONS, INCLUDING MORTGAGE INTEREST, PROPERTY TAXES, AND OPERATING EXPENSES. ADDING RENTAL INCOME TO YOUR RETIREMENT PORTFOLIO DIVERSIFIES YOUR INVESTMENTS, SPREADING RISK ACROSS DIFFERENT ASSET CLASSES.”
Nancy's team at High Ridge Realty comprises six agents and two unlicensed assistants, each playing a crucial role in the firm's success. From property management to transaction coordination, their collective efforts have propelled High Ridge Realty to new heights.
In the realm of real estate investment, Nancy's insights shine brightly. She underscores the stability and potential of investing in real estate, especially in Colorado, where property values have shown consistent growth. Unlike the volatile nature of the stock market, real estate investment offers resilience and stability, making it an attractive avenue for investors.
For those looking to venture into real estate investment, Nancy emphasizes the importance of consulting with a mortgage lender and conducting thorough research. She provides invaluable guidance, offering rental analyses and assisting clients in finding properties that align with their investment goals.
Nancy's top tips for real estate investing echo the sentiments of her friend and financial advisor, Alex Johnstone. By leveraging tax deductions and diversifying investment portfolios with rental income, investors can secure their financial futures while mitigating risks.
In the vibrant tapestry of Denver's real estate landscape, Nancy Henderson's High Ridge Realty stands as a beacon of trust, integrity, and innovation, shaping the dreams and aspirations of investors and homeowners alike.

“IT’S NOT HOW MUCH money YOU MAKE, BUT HOW MUCH MONEY YOU KEEP, HOW HARD IT WORKS for you, AND HOW MANY generations YOU KEEP IT FOR.”
Robert Kiyosaki
Have you ever been to an art show or gallery and seen that some pieces are priced differently, than others?
Do you think to yourself: "Why even ask more about the piece of artwork if I do not have the space or maybe seems out of your budget?"
I will tell you this is a negative default action, whether you are a beginner or an experienced art collector.
As an artist, I appreciate you appreciating my talent, effort, and connection to the piece. The next time you hear that small voice, silence it and ask more! I want to hear what or why you’re interested in a piece that is a part of me.
The true beauty of being a collector of fine art is that art retains its value over time; it does not fluctuate with the economy. Not to state the obvious, but it all allows you to surround yourself with beauty, creativity, and inspiration.
When investing in art, think of it as your own piece of magic that only you will have.
What I like to say is if it causes you to feel every time you look at it, whether that be a sense of tranquility, accomplishment, or individuality, it is worth it. How many things in your home can you invest in that make you feel this way?
Bacon is good on its own, but what makes this worthy of the million dollar title is the syrupy sweet topping. It creates an addicting balance of sweet and salty.
• 1 pound thick cut bacon (10 to 14 slices)
• 1/3 cup maple syrup
• 1/2 cup brown sugar
• 1 teaspoon freshly ground black pepper
• 1/4 teaspoon cayenne pepper
Step 1. Preheat the oven to 350ºF. Line a 15x10x2-inch baking pan with foil. Place a wire rack on top of foil.
Step 2. In a small bowl combine brown sugar, black pepper and cayenne; set aside.
Step 3. Pour syrup in a small shallow dish. Dip bacon strips in the syrup, coating both sides. Lay bacon on wire rack in a single layer. Sprinkle bacon with the sugar mixture, pressing gently to help it adhere.
Step 4. Bake for 40 to 50 minutes until bacon is caramelized and beginning to crisp. (Bacon will firm up upon standing.) Let cool 5 to 10 minutes before serving.
Nestled in the heart of Denver, Colorado, the Young Americans Center for Financial Education stands as a beacon of financial empowerment for young minds. Comprising both a non-profit 501(c)3 organization and a for-profit entity, the Center pioneers innovative approaches to youth financial education, setting the stage for lifelong financial literacy.
At the core of the Center's mission lies the Young Americans Bank, a unique FDIC-insured, state-chartered institution tailored specifically
for individuals aged 21 and younger. Founded on the principles of financial education, the bank operates as a for-profit entity, yet its focus transcends profits, aiming to instill sound financial practices and values in young depositors.
Since its inception, Young Americans Bank has been sustained by a commitment to youth education. Supported by the Daniels Fund, the bank fulfills its promise of financial empowerment, bridging the gap between financial theory and practice.
Alongside the bank, the Center delivers transformative programs such as Young AmeriTowne and International Towne. These immersive experiences provide students with hands-on exposure to business, economics, and free enterprise. Through engaging simulations and interactive lessons, students cultivate essential skills in financial management, entrepreneurship, and global economics.
Young AmeriTowne, in particular, captivates students with its dynamic curriculum and real-world applications. Designed for 4th, 5th, and 6th graders, the program immerses students in a simulated town where they assume roles as business owners, bankers, and consumers. This innovative approach to learning has garnered widespread acclaim, reaching over 30,000 youth annually.
Similarly, International Towne extends the boundaries of traditional education, inviting 6th, 7th, and 8th graders to explore the intricacies of international business and diplomacy. Through experiential learning, students gain insights into global economics, trade relations, and responsible financial practices.
“He has learned so much about finances, real world concepts related to money management, business success, etc.”
~ Sara Ostrom, Parent
As Colorado's premier hub for youth financial education, the Young Americans Center for Financial Education remains steadfast in its commitment to empowering the next generation of financial leaders. With each program and initiative, the Center cultivates a legacy of financial literacy, ensuring that all youth have the knowledge and skills to navigate the complexities of the modern financial landscape.
Retirement marks the culmination of years of dedication, perseverance and sound financial choices. A key element of effective retirement planning is diversifying your income sources. While staples like 401(k)s or IRAs are foundational, it's equally important to branch out.
Tax considerations significantly influence retirement strategies. Each financial action, from asset sales to account withdrawals, can carry tax consequences. Knowing these details can greatly influence one's overall retirement income. Tactics such as Roth IRA conversions can help distribute tax liabilities over time, allowing for tax-free withdrawals later on. Using strategies like tax-loss harvesting can balance out capital gains, ensuring proactive steps to reduce tax impact.
Annuities have long been recognized as a popular retirement income source. An annuity is essentially a financial contract that can offer a steady and predictable income, with options that might even extend to lifetime payouts. Retirees should also be aware of certain drawbacks. These might include fees
and expenses, issues around liquidity, and potential concerns related to inflation.
Delving into the world of Alternative Investments, retirees can consider assets such as hedge funds, private equity and real assets, among others. These investments may promise higher returns and provide diversification away from traditional stocks and bonds. However, the complexities of these investments mean they often come with challenges like illiquidity, higher fees and the need for a thorough understanding of the investment itself.
The backbone of many retirement plans, Social Security Income, provides a safety net for millions. Established with the intent of financial assistance, the amount one receives depends on various factors. There are also strategies retirees can employ to maximize these benefits, such as deciding on the optimal time to claim or considering the implications of working while receiving benefits.
You only get one retirement. In the ever-evolving world of finance, staying updated and flexible is essential to ensure the continued relevance and efficiency of one's retirement strategy.
