Spring symbolizes new beginnings. Nature reveals it’s beauty through budding trees and flowers, and the fresh temperate air invites us to spend more time outdoors. As we prepare our garden and flowerbeds, new life awakens joy in the beauty of our world and the desire to explore it. And for those of us without a green thumb, the local farmer’s markets are gearing up for a busy season of visitors to enjoy fresh produce from local farmers. There are a multitude of diverse spots around town to discover, whether it is a new restaurant with a great patio to enjoy with friends and family, a hiking trail to take in nature and the surrounding scenery or a niche boutique hotel for a relaxing staycation—there is something for everyone. For our April issue, we wanted to share with you how some of our neighbors are getting out to explore both locally and globally. We are so excited to partner with Megan from @campbymama and her new local experiences section of our publication. How to Navigate Being a Buyer or a Seller in this Crazy Market.

5 Critical Steps for Success.

Today, the housing market is a source of stress, competitiveness, and sheer joy when one is successful in buying a home. Navigating through the process has become a multi-faceted approach while stealthily learning how to become the ‘winning bidder’. As a buyer, a ‘winning’ bid needs to be a calculated and well thought out process that must begin long before the desired house hits the market. Sellers, who are now securely in the driver’s seat after years of wallowing in a slow market, are hesitant to list their homes because they don’t know where they can or will move. This is creating an historically low inventory of homes. Buyers, who now have the ability to workfrom-home, are willing to pay more than they would have pre-Covid. The rise of interest rates and the fluctuating stock market also heavily comes into play. There is a push for buyers to give up what was standard in a normal offer scenario such as a building inspection, the mortgage and/or appraisal contingency, and more. This leaves buyers vulnerable and obligated. With multiple bids going 5% to 10% higher than the list price, banks need to be sure the house is worth the mortgage risk.

So, how do buyers and sellers navigate this process? 1. Work with a trusted real estate professional who has the experience and expertise in working in this kind of market. As a buyer, you do not pay the commission and to choose a new or inexperienced agent will cost you money in the end. As a seller, you need every bit of expertise your agent has to help you prepare your house for sale, price it right, and negotiate it well. Work with an agent who has resources and contacts who can help you through every step needed to buy or sell a house. 2. Learn how to protect yourself and your money, how to circumvent the trend to give up inspections, and how to buy responsibly and without regret. 3. Know your buying power. Be prepared to buy by speaking to a bank or lender well before you find a house, and have your loan underwritten in advance, making you as desirable to a seller as a cash buyer. Have your 10% cash deposit fluid and ready to wire without delay.

4. Educate yourself about homes by seeing as many as possible before you decide on one – this can be with your real estate agent or at public open houses. Keep track of what they sold for, so you know what to expect when you’re ready to offer on a home. 5. Remember that every real estate professional you work with must adhere to the highest standards – this would include not only your agent, but also your attorney, inspector, lender and more. Good recommendations are worth their weight in gold.

I've never been a math person. In fact, geometry specifically was the bane of my high school career. However, if someone would have explained to me that with a little more studying, geometry could contribute to having the closet of my dreams? Then I would’ve paid a bit more attention. But here I am. The Petal Preservation Co. is a local floral preservation company located in Fairfield County with services provided to the entire Tri-State area. Owner and floral extraordinaire,Tanya Jacobi, preserves various kinds of flowers, for all types of occasions. Including; weddings, baby showers, gradations and memorials. Their goal is to create an everlasting keepsake, allowing someone to freeze a moment or memory in time. Darien Lifestyle spoke with Jacobi to find out more about her business.

DL: WHAT TYPES OF SERVICES DO YOU PROVIDE? TJ: I offer floral preservation, which includes custom shadow boxes and terrariums. I also provide one of the newest trends of preserving flowers, using resin. These pieces range from smaller pieces such as ring holders and spheres to larger pieces such as bookends and square blocks. By having a wide range of options for our clients, we are able to make each piece unique and exactly as the client desires.

TJ: Tanya started her own floral preservation company because she realized there were limited options in this area when she went to preserve her own wedding bouquet in 2017. After talking to florists and friends, she knew a need existed, which she had the ability to offer. This venture would not only provide a solution for a lot of individuals wanting to preserve flowers, but would also allow her to get back into some type of creative space utilizing her art background from The Fashion Institute of Technology and marketing background/MBA from Sacred Heart University.

As for the lay of the land, Nashville is definitely a city of neighborhoods. Each neighborhood is known for its own distinct feel and personality. East Nashville is funky, artsy, trendy and quirky. IN A DIGITAL WORLD OF EMAILS AND TEXTS, THE SIMPLISTIC, AND ONCE STANDARD “THANK YOU” CARD HAS FADED. Does that mean we are no longer appreciative and grateful for the nice gestures that are extended to us? Absolutely not! We are just caught up in those casual platforms of communication, that we don’t take the time to sit down and give the time and attention to craft our heartfelt thanks in a way that shows purposeful thought. The written word is proof on a page and this is valuable for so many reasons. Gratitude spurns happiness, but thankfulness is tricky; the only way it is known is if it is verbally acknowledged. Writing it down is evidence of that feeling. Putting words on a page is also more intentional than shooting off a text or email. Communicating your thanks in the common, oversimplified fashion isn’t necessarily bad, but setting aside time be “old-fashioned” with pen and paper, demonstrates the value you place on what has been done for you. Plus, handwriting is an extension of who you are as a person. It breathes your life onto the page. It exudes your voice, your spirit and your message in a way that is uniquely yours. With the holidays just around the corner, there is quite a fine line
