There's No Place Like Home Home is our grounding. Our base. Our launchpad. It’s our haven. And while the particulars look different for each of us, the meaning and value it holds, is shared. Having moved more than twenty-two times in the first twenty-ish years of my life, I have always known that home is wherever my family is. When I ask myself what is important in a home, I think of a few things. I think of the aesthetic and the design, then my mind goes to the food, and most importantly I think of the people. The most memorable times in my life have centered around breaking bread with my favorite people! I’m thankful, in more recent years, to have settled into a home I love in a community such as this one! In the infamous words of Dorothy; “there’s no place like home.” This month I had the absolute joy of chatting with Tish McLemore of McLemore Design Group as she shared about the transformation of her client’s house into a home in Horseshoe Bay. A Cypress local, Tish is all about family and faith, a dynamic woman with an eye for design, and a genuine love for the Cypress Community. At Cypress Lifestyle, we feel so fortunate to get to know the businesses and the individuals that comprise this city and hope the small lens into their lives brings people in Cypress together. Every month, we hear from readers who keep this magazine for longer than just the month labeled on the cover. We feel proud to be the coffee table book on coffee tables across the area. QUESTION: WHAT IS THE OUTLOOK FOR INTEREST RATES FOR THE REST OF THE YEAR? Debbie: Just last November, we saw interest rates top at close to 8%. From there we’ve witnessed them fall back down to mid-6% levels, being led by the peak-inflation narrative playing out. If the Fed has done its job and the long-term target rate is reached within the next two Fed meetings, we see interest rates settling into the mid-5% range this year on a 30yr fixed.

Q: I’D LIKE TO BUY A HOME, SHOULD I WAIT TO SEE IF HOME PRICES OR INTEREST RATES COME DOWN? Melissa: I don’t predict single family home prices coming down in 2023. They are going to stay steady or go up, maybe slower than previous years, but they will go up along with your equity. You can always refinance at a later time when interest rates come down. So no, don’t wait to buy a home waiting on interest rates to come down. D: Now is a great time to buy a home and get a great price. We’ve seen sellers paying for closing costs and also waiting could cost you more money in the long run. It is important to date the rate, marry the home. Rates will be declining from what we have seen so far in the last few months. Waiting could mean the price of homes increases.

Q: ARE MORTGAGE COMPANIES OFFERING PROGRAMS TO OFFSET RISING INTEREST RATES? D: Yes! There are programs like the ‘temporary buydowns’ that have graduated interest rates. For instance, the market rate is 6.5% with a 2/1 buydown. The first year, your rate would be 4.5% and then the second year it would increase to 5.5% with the third year capping out at the original market rate you locked in at 6.5%. With the intention of hopefully refinancing before the third year to a more attractive lower interest rate.

Q: WHAT KIND OF INCENTIVES ARE BUILDERS OFFERING ON NEW HOMES? M: With rising interest rates builders are finding buyers searching for an affordable monthly payment. One incentive is an ‘interest rate buy-down’, paid by the builder. This creates a lower monthly payment for homebuyers and reduces financing costs over the life of the loan. Another incentive being offered is extended interest rate locks (also paid for by builders) which allows homebuyers to lock in today’s interest rates and protect themselves against any future rate increases. They are also giving design center upgrades or throwing in appliances. An experienced realtor can help navigate these incentives and help you negotiate with builders. I personally have established many great relationships with builders and enjoy working with them.

Q: ANY ADVICE FOR HOMEOWNERS WHO WANT TO SELL THEIR PROPERTY?

M: Find an experienced realtor you trust and who knows the market. Watch out for these “discount brokers” who oftentimes don’t know the local market and will not provide good service or advice. You get what you pay for, right? Declutter and deep clean everything including windows inside and out. Make sure all light bulbs are working to help with the brightness. First impressions are important so pay attention to the home’s curb appeal. Make sure your realtor uses a professional photographer. D: I agree with Melissa, now more than ever it is important to find a professional experienced realtor and mortgage loan officer, preferably one with their Certified Mortgage Advisor accreditation (CMA). A loan officer with a CMA is more of a financial advisor, who knows the market trends, products and overall economy.

Q: WHAT’S THE NUMBER ONE THING PEOPLE NEED TO KNOW BEFORE THEY START HOUSE HUNTING? M: When someone is ready to start house-hunting, it is so important to know what you can afford. A lot of people don’t realize how fast and easy it is to apply with lenders by submitting applications on-line or through an app. You need to provide a pre-approval letter when submitting an offer, so go ahead and contact a lender to start that process. D: Yes, get prequalified so you know your buying power! It helps tremendously with negotiations if the borrower has met with a lender and already has verified income, assets, and credit score!

A Lakeside Paradise Reimagined McLemore Design Group Transforms Vacation House into Stunning Retreat

Tish McLemore and her team at McLemore Design Group partnered with Gerardo Lorenzo with Horseshoe Bay Remodeling to reimagine the recently purchased vacation home of Cypress residents Clayton and Shanna Clark. The Clark’s already owned a home on Lake LBJ, where they loved the beauty and peace of the lake and surrounding wildlife, but when a more spacious house with a larger lot became available, they jumped on the opportunity. The 4200 square foot home on Horseshoe Bay has stunning views of the lake but just needed updates to bring it out of the 80s and make it more functional and modern for the Clarks and their guests. What was a four-bedroom, four-bathroom house was transformed into a five-bedroom, five-bathroom home, including the addition of a new bunk room that sleeps six. The new bunk room was achieved by removing outdated built-ins and a wet bar from what had previously been the office. Additionally, space was carved out

of a hall closet and large primary closet space to create an additional bathroom for use with the bunk room. All the bathrooms throughout the house were updated with large showers and modern features. The kitchen was brought up to date with new countertops, appliances, and refreshing the cabinets.

KITCHEN The basic layout of the kitchen and cabinet bases remained, but updated doors and Sherwin Williams Shoji White paint refreshed the dated stained look. The fluorescent lights and enclosed area between the top of a kitchen cabinet and the ceiling, called furr downs, were removed and pendant lighting was added over the island. New hardware and caning accents were added to the cabinets for a mid-century modern look. The high/ low main island was transformed into a large, one-level island with Quartz countertops and backsplash, which along with new appliances, make a kitchen space any chef would envy. BREAKFAST AREA A new sidebar including double wine refrigerators and matching Quartz countertops in the breakfast area, along with a more modern hanging light fixture over the table, and larger windows providing enhanced lake views and more natural light complete the update. Between the kitchen and breakfast area, there is plenty of room to entertain family and friends.

LIVING ROOM The stone comprising the wall arches in the living room was carefully extracted and repurposed to create an electric corner fireplace that provides a warm, cozy feel to the room. The remaining space on the TV wall was given a grasscloth wall-covering for added texture and color. Extra-large drawers along the bottom of the wall were added and stained to coordinate with the island in the kitchen. The clipped corners in the tray ceiling were removed and eye-catching, dark walnut-stained ceiling beams were installed. Replacing the three windows with one large picture window enhanced the view of the lake and let in more natural light.

BUNKROOM FULL BATH Repurposing a hall closet and part of the primary closet helped to create a fifth bathroom for the bunk room. The design included subway tile stacked vertically on one wall and Terrazzo tile on other walls, in addition to stained white oak cabinets with modern cabinet hardware, a large shower with extra-large niche, mosaic floor tile, matte-black plumbing fixtures and sink faucet that includes a sprayer for easy cleaning.

LAUNDRY ROOM The existing cabinets in the laundry room were painted with Sherwin Williams Elephant Ear. A wavy oversized subway tile backsplash and butcher block countertop were added, as well as patterned ceramic tile on the floor in shades of gray. New double washer and dryer combos, plus an extra refrigerator for food and drink storage helps accommodate multiple guests.

EXTERIOR OF HOUSE The exterior of the home was also updated with a metal roof, painted stucco using Sherwin Williams Natural Tan and Urbane Bronze for the trim, and a chemical wash of the Texas Limestone. New wood and glass-stained double doors give a warm Hill Country welcome to all who enter the house. ARTICLE AND PHOTOGRAPHY BY CHEYENNE LEITCH Lacie and Brent Fridrich have been in the generator business for 20 years, but decided to start their very own generator company in 2017. Texas Elite Generators boasts top of the line generators, expert installations and support with maintenance and monitoring. They have seen incredible growth since their business opened. “I think our greatest accomplishment is how quickly and how much we’ve grown,” said Brent. “We’ve doubled or tripled every year since we’ve been in business.” They are dedicated to supplying power to those who need it in times of emergency, severe weather or pesky unscheduled blackouts. However, the thing that matters most to Lacie and Brent is their customers. “We like to focus on customer service,” said Lacie. “When a customer calls, I’m going to ask how their dog is or how their

grandma is or about whatever it is that we talked about the last time we spoke, because we want things to feel personal. We want our customers to know that we care, we want them to feel like family.” Customer service is a key component to Lacie and Brent’s business and it is what they strive for in their work, every day. Making sure their customers feel like family is so important to them because they are a family-owned business. “We’ve been married for 18 years,” said Lacie. “My daughter’s husband works for us and Brent’s high school friend works for us. A lot of people that we are very close to work for us and with us, it’s like a big family.” Brent and Lacie met through Lacie’s older brother. Brent also used to work for Lacie’s dad. So, working with family is nothing new to the both of them.

They are so used to working with people that they are close to, and that closeness extends to their customers. Lacie and Brent really showed how much they care about their customers during the power crisis brought on by the severe weather conditions back in February, 2021. They also showed just how they compare to their competitors. “During the winter storm, when a lot of people were out of power, a lot of generator companies were not answering their phones, so we were getting their overflow,” said Lacie. “We were working day and night to help these people and it was just me, Brent and one other person.” Lacie and Brent went out onto the icy roads to make sure that their customers felt safe and secure in their houses during those harsh weather conditions. “It wasn't fun,” said Brent. “But we knew that there were people, especially elderly people without a generator and they needed it, so we did what we had to do.”

Servicing this community is important to Lacie and Brent because this is their community. Brent grew up in Cypress and went to Cypress Creek High School and Lacie grew up close by in Jersey Village and went to Jersey Village High School. Their loved ones live here, friends of their loved ones live here, so spreading kindness and caring for their customers who live in this community comes easily. 45 CFISD MUSICIANS NAMED TO TMEA 2022-2023 ALL-STATE ENSEMBLE Forty-five CFISD high school music students earned All-State honors through the Texas Music Educators Association (TMEA) audition process. Students competed locally and advanced through rigorous rounds of competition to earn this performance distinction; All-State honors is the highest distinction a Texas music student can receive. Approximately 1,875 students were selected for the honor out of more than 70,000 students state-wide. The students have been invited to the TMEA Conference to work with world-class conductors to present All-State concerts.

TWENTY-EIGHT DISTRICT WRESTLERS EARN MEDALS AT CFISD INVITATIONAL The Cy-Ranch High School girls’ wrestling team placed first overall in the 20th annual CFISD Invitational, scoring 157.5 points, giving the Mustangs five top-four finishes in the last six invitationals. Twenty-eight CFISD wrestlers won medals in their respective weight classes at the tournament.
